I ended up with Avail after taking over the “problem” renter for my mom.
Once my rent auto-payment has been "authorized" - but before it's been deposited - there is no way from the tenant side to cancel the payment (that I can tell, anyways).

Overall: I ended up with Avail after taking over the “problem” renter for my mom. My (elderly) mother’s low never-increasing rents, non enforced due dates and lack of late fees had led to the tenant taking advantage of her generosity. Then for me, the stress of nagging unmotivated people for rent got old pretty quick. (Btw the rent is probably 10% of their steady income.) After doing some research, Avail was my answer.
Pros: With everything automated for my renter via Avail, much burden has been relieved.
Cons: Initially there was confusion getting everything set up, probably largely due to my lack of understanding. Customer service is very responsive though. They walked me through what I needed.
