I love the people that work there. They are extremely helpful, kind, and knowledgeable! What I enjoy most about Avail is how it brings everything I need into one platform. The features are practical and save me time from screening tenants to tracking expenses, I feel like I have real control over the details. I also value the security the platform provides. Knowing that sensitive information is protected helps me feel confident using it for important transactions and records. Another reason I like Avail is the way it supports business growth. By simplifying lease management and keeping all the paperwork digital and organized, it gives me space to focus on improving my properties and building stronger relationships with tenants. For me, Avail is more than just a tool it’s a partner in making property management smoother and less stressful.

Pros

What I like most about Avail is how easy the learning curve is. The platform is set up in a way that’s intuitive, so I don’t feel overwhelmed trying to navigate the tools I need. I also really appreciate the strong focus on security. Knowing that both my information and my tenants’ data are protected gives me peace of mind. Another standout is the value for money. The features included make it feel like I’m getting much more than I’m paying for, especially considering how much it supports tenant management and lease management all in one place. Overall, Avail feels like a tool that doesn’t just simplify property management it also contributes to business growth by freeing up time and making processes more efficient. Additionally, and most importantly, I love that it is free. This is what got me started on here in the first place I’ve added additional properties since originally starting.

Cons

One challenge I’ve run into with Avail is adding a new tenant to a property before the previous tenant officially moves out. For example, I had someone living in the home until July 1, but on June 15 I found a new tenant ready to move in on July 1. Since the original tenants ended up leaving early, I wasn’t able to just add the new tenant to the existing property profile. Instead, I had to create an entirely new home address in the system, which felt like extra work for something that could be streamlined. It would be really helpful if Avail allowed overlap in lease management, or at least the ability to set up an upcoming lease at the same property without creating a duplicate address.

### "This could have been an email; cumbersome portal"

We would have happier tenants if we printed them papers to fill and ran our own credit/criminal/eviction reports for them for less (about $7 cheaper using transunion). Software is supposed to make processes easier, and this feels like it's only easier for dealing with multiple properties in bulk, for the landlords. Not end-user-friendly. Not ideal for managing a single property with people who are not great at jumping through multi-stage online processes.

Pros

Free for managing one property. Pretty transparent about fees. Functionally does what it says. Includes basic credit/background checks on applicants for the same price as other software does.

Cons

After a thorough review of owner landlord property management software, we picked Avail. The applicant management process is bad, clunky, confusing, and misleading. The "dashboard" tells you nothing about the stage people are in. Did they click the application link and leave immediately, filling nothing? Did they fill it, but not pay for background checks? Are the checks done and paid for, but they now have to log in a second time to authorize sharing the report they paid for? It's also dumb to have them create an account before applying. Leave that to when they are signing. Why can't applicants fill out a form without an account, once, and not have to re-login later to share the credit report they requested?

### "Makes my life so much easier"

My overall experience has been fantastic, like I said above I recommend Avail to all my landlord friends

Pros

Avail makes my landlord side gig so easy!! I live with two housemates, and I use Avail to stay organized and be more professional. The software lets me create and customize leases from templates, which feels much more official than making something up myself. AND it saves the lease in my account with my edits, so that when I want to renew it I can just copy what I had last year. One time I was on vacation without my laptop and realized I forgot to send a lease for renewal, and I was able to just log into Avail on my phone and create the lease and send it. My housemates have told me they like that can set up auto rent payments by connecting their bank accounts, and I like that I don't have to remember to ask them every month for a check or Venmo. Plus, Avail automatically sends them email reminders if an upcoming payment isn't scheduled. The $9 per unit per month is well worth it for me! I recommend Avail to all my friends who own houses and are thinking about leasing out rooms.

Cons

I can't think of anything I dislike about Avail. The only thing I dislike is the character count minimum on this question

Pros

Avail is easy to use and the interface is very user friendly. I enjoy the tenant management and lease management features as well.

Cons

Every now and then Avail has system glitches but this is rare. Overall I do like to see the Leases to be updated based on Local - State laws regulatory to further protect landlords and RE investors.

I’ve had a great experience using Avail as my property management system. From the very beginning, the platform was easy to learn and navigate, even as a first-time landlord. Setting up my account and adding my tenants was a smooth process, and I really appreciate how simple it is to share important documents and leases directly through the system. One of the biggest advantages for me has been managing maintenance concerns. Avail makes it straightforward for tenants to submit requests and for me to track progress, which keeps communication clear and organized. Overall the Avail experience is very positive and I plan on continuing to use the platform due to the features and easy of use. As long as the pricing does not get more expensive.

Pros

Avail is easy to use both for landlord and the tenant. I like the alerts that help with communication around upcoming bills due from tenants.

Cons

At times, there have been some payment setup issues with the tenants and at least one tenant complained about how the payment was not set up correctly with their bank

Disappointing. Claiming that my listing would be syndicated to 21 websites, one of which is exclusively for California (my vacancy is not in California) another exclusively for high rises (my vacancy is not in a high rise), another two for sales only (my vacancy is not for sale), then it does not appear in others although it should. Emails receive no reply, and talking to someone is not an option.

It's a no brainer since it's free and it works really well. My tenants like it and I like it. What's more to love

Pros

Super easy to use right out of the box. Easy to learn. Really great value since it's free! It's let me really manage my tenants and my one lease so far really easily. Easy to use features feel secure and lets me grow my business. Referred to a family member and he was able to get it rented in a couple of weeks after trying manually by themselves for months. This is a no-brainer

Cons

No cons that I can share. Just great. Even referring was a simple process. I wouldn't think twice about this if I had to do it all over again

I use Avail for my property management company. Avail is a helpful platform for small landlords who want to streamline their process. Setting up a listing is straightforward, and the software shares it across multiple rental websites, which cuts down on manual work. The application and tenant screening features are built in, so background and credit reports are easy to access and stay organized in one dashboard. Tools like digital lease signing and online rent payments also make managing rentals much more convenient without the hassle of paperwork.

Cons

Since most lease signings and tenant interactions happen on weekends, it would be really helpful if Avail offered phone support during weekends as well. Right now, support is limited to weekdays, which can be inconvenient when you need quick help.

Pros

I like that Avail makes managing rental properties simple. Listing units, screening tenants, collecting rent, and tracking expenses all in one place saves a lot of time and keeps everything organized.

Cons

The main downside is the cost. It can get expensive if you are managing multiple properties because there is a fee for each unit managed, and if you don't cover the fee then the tenant will have to.

I loved how you could customize your lease by state. It was easy to collect rent payments and lease signatures

### "Avail is Completely Meh, Better Going Elsewhere"

Pretty miserable. Their website is decent, but often times not intuitive at all, which makes it confusing. As said above, customer service is laughably bad and the reason I'm switching. And not having an app in this day and age is totally baffling. Cannot figure out where they are adding any value every time they hike their prices

I like that payments can be made with no fees if you go for the premium option

Cons

The price has been steadily increasing, but they lack even a basic app. Their customer support is horrible; they always are unavailable in the morning for "team meetings" and then in the afternoon you always get "all representatives are busy at this time" with no option to leave a message.

### "Beware of Avail payment systems "

Good for lease management and storing and editing leases.

Cons

Landlord using Avail for 5+ years now. Poor customer support and lack of support during payment disputes. Avail is great for happy-path conditions, but if anything misfires with payments or credit card disputes, Avail has no support available. Very disappointed to have represented by Avail and no confidence in using Avail payment systems moving forward.

### "This product is a dumpster fire"

My experience has been nothing but negative. I don't understand how someone ever thought to ship this product in this state. No I am not going to set up automatic payments. Why would I trust Avail's security back end when their front end app is designed so poorly? Why do I need a third party to leech off of such a simple process when they can't even do it right? The only thing that would save Avail would be to allow payments to process from my account to the landlord's account the same day they are submitted, including weekends and holidays.

Pros

There are no good features. Avail has literally taken something as brain dead as paying rent and added a bunch of barriers to be able to be able to do it efficiently. Their competitors for online payments are PayPal and Venmo or literally a bank transfer. Alternatively if I wanted the inconvenience of blackout payment dates I could use a check.

Cons

For software that is supposed to make payments easy, this does the complete opposite. Rental payments are to be paid on the first. In the classic days of literally just giving your landlord a check this was simple. I write a check, I give it to my landlord, they cash it. We even have new technological improvements such as using PayPal or Venmo to do this all online. Avail has managed to take this simplicity and convolute it to a point where I do not know when my payments will be received by my landlord. Take for example today 4/29/23. I log into the portal, go to pay my rent and lo and behold for some reason the option to pay my rent on 5/1/23 is not available. The first is not a bank holiday. The first is not a weekend. The first is a regular Monday that if I had used any other payment method my rent would be on time and in my landlord's hands day of. If I had used PayPal or Venmo, my landlord would have received cash in their account today, before my rent was due. This is not the first time where this issue has occurred. The dates to submit payment seem to shift without reason. Do I submit a payment request two days before or three? Weekends don't count? They don't work holidays? Why is Monday a blackout date?

### "Excellent apartment management system for sole proprietors"

Avail has an increasingly good customer service team for us as owners/managers and for tenants alike. We regularly offer suggestions to Avail for improvement and believe they take our suggestions into consideration.

Pros

The cost is affordable. We can use and adapt Avail's model lease to create excellent, personalized leases and rules and regulations. Most importantly, Avail provides lease language specific to our state. We were able to set up the structure for managing our 20 apartments in a reasonable amount of time. When we ran into a glitch, we simply called Avail and they walked us through. We use Avail for advertising apartments, leases, and for receiving and tracking security deposits and rental payments.

Cons

It would be very helpful if Avail offered an accounting process that easily integrated with QuickBooks. It isn't easy to download and provide easily understandable payment records each month. Thus we create our own spreadsheet that we provide to our accountant. We have recommended that Avail offer a limited access option for our accountant to view payments for security deposits and rent, and hope this happens soon.

Reason for choosing Avail

Affordability. General ease of use. Best range of options for the cost. We also liked that the company is located in Chicago (our time zone).

Stress imposed and the need to share extremely sensitive documents by email to get around the system and multiple phone calls for each application and to each party is an extremely poor experience, Lost opportunities, and put our personal information at risk, all with zero outcome and benefit.

Pros

ez to launch. that is it. wish I could say more the review requires more letters so am just typing more.

Cons

1) poor attention to catching user errors and explaining the problem to fix so user can proceed. 2) lack of awareness of use cases that real life users experience. Seems you cant live at same address 2x in past, cant own an address other than your current address. cant have prior rent be 0 (at least give a warning for that, (ie if you owned it).. and anyone without a credit rating will get stuck with a mysterious error and no explanation (which mean no foreign people can apply, which is some regions is an illegal restriction to impose.. but this software is by lack of function imposing it) 3) API (Application connection) hand of from Avail to Transunion is horrible.. sometimes TU get some info, no info, all info.. whatever the case.. the user gets no feedback.. Software that guarantees phones 4+ phone calls to 3 different parties Landloard, Software, Credit Check Company... is NOT a software Solution,, it is a Problem. 4) UI/UX lacking basic feedback.. can I save. can I come back. how do I go forward, did that work... Im stuck, now what...

Support has been terrific. Definitely contributes to my impression that Avail is well on its way to having the “Cadillac” identity in landlord management solutions. Nice work with your payment and Leasing setup. Also nice work with much of the marketing tools. Add premium adds (pay for top of list advertising) and syndication to the rest of the online rental sites and you’ll go from a convenient but moderately effective marketing solution to a slam dunk! Or, partner With RentLinx.

Pros

Avail has thoughtfully designed. The features it has work well and they have a more solid foundation in there product than any of the other offerings I explored. Avail has a great product in what feels like a budding market.

Cons

I’m looking forward to Avail tackling some new problems (feature requests): - user selectable widgets on the dashboard, new info options here (time sensitive actions pending in tenant on boarding, maintenance requests, financial performance KPIs, etc) - Kanban style board of maintenance requests - scheduling automation or better yet, partnership with other providers (ShowMojo) - marketing: listing distribution (partnership with RentLinx.com) - Application fees for Smart Move are prices higher than all competitors in your market. My biggest interest is in Avail continuing what you’ve done well: implement features that eliminate or minimize the things that cost me the most time in managing my properties. My biggest suggestion is to assess whether there are niche service providers that do a better job of tenant lifecycle management than you currently do. I’d so, partner with them or match/exceed what they are doing by developing that out in your system. - enable me to block CC payments or include language in the user agreement taking full liability for disputed payments. - listing syndication details seem to loose a lot in translation.

### "Best Customer Support"

There was an issue that a potential tenant when completing his application. He notified me and I called the support number. The person I spoke with went into the system to see what the problem may have been. He told me he would work on it and get back with me. He also said he would contact the potential tenant, which he did. A few hours later I received an email stating they figured out the problem and spoke with the potential tenant. The support person sending the email was different from the person I spoke with. She also let me know if I needed anything else to let her know and that she would be there through the weekend. Everything was fixed. I received the application with all of the reports. That’s as far as I’ve gotten at the moment. I was just amazed at the immediate response and the communication through email throughout getting the problem handled.

Pros

I am a new landlord with 2 properties. I was looking for software that would provide the background and credit check along with an eviction report. Being able to select a lease and add in my clauses for a specific state is a plus. It is also important for my tenants to be able to pay online and through ACH. I also wanted my tenants to be able to submit maintenance requests through the software.

Cons

I just started using it. So far it was fairly easy to set everything up and get the property listed.

### "Best Property Management"

Pros

Everything I needed for a property management software to start managing tenants with applications, background checks, upload own leases, deposits, email communications for the property manager to the tenants, maintenance request portal and more, but the best service I've enjoyed has been their awesome customer service team that has been so knowledgeable, patience and very helpful with all my questions. They took so much stress and concerns I had off my mind about using this software. I would highly recommend AVAIL to any other agent or company that's looking for an effective and simple program to use within their property management division.

Cons

Nothing serious. Just a couple of times I experienced a lag in information updating on the screen, but it could have been me (user error).

### "Great software for starting out"

As a family investing in multi-family properties we're wanting to manage them ourselves but we're also starting from scratch. Avail is a great option for listing, leasing and rent collection, which is a HUGE help. It's not perfect but for the price I think it's the best option right now. I'd recommend for anyone with small portfolios or just starting out.

Pros

The software is great about streamlining processes. It takes something like listing the property, which could take hours to post to individual sites like Zillow, Apartments.com etc, and lets you post in a matter or minutes.

Cons

The software can sometimes feel like a hammer when you need a scalpel. When you post your listings the software will scrub out anything that looks like contact information. I assume this is because they want all the communication captive in the system. This is in theory but it forces us to use clunky lines of communication while simultaneously trying to make a first impression with prospective tenants. There are enough examples of how that manifests itself that my newest tenant just moved in and isn't exactly thrilled when I tell her we have use Avail for certain operations.
