October 6, 2021 5.0 I found "Landlord Studio" exactly as its mission statement claims to be and that is "provide the very best in property management software and content for landlords." Hence, I am completely satisfied with the application as it is easy to learn and operate, has an appealing user interface, separate portals provided both for the tenant and myself, and all of this provided at a very reasonable cost. I have already recommended it to other fellows I know of, who manage rental properties. Therefore, I highly recommend this software. Pros The most useful benefit of the product for the consumers is the transparency that it offers between Tenants and the landlord. For instance, Tenants can post and have access to all the transactions to avoid any confusion about Rent or any other additional fee. Other benefits include: - Availability of the app on iOS and Android mobile devices. - Automated rent collection. - A wide range of very useful features for real estate individuals and landlords. - Customized reports. - Secure online auto payments directly from Debit/ Credit card or Bank account. - Cloud-based storage for relevant and critical documents. Cons \- Level of detail in reports is limited as of now and requires improvement. - There is an additional rent collection charge of up to $2.25 per transaction. Also, I found the "TenantCloud" application quite mind-boggling at the beginning and felt that it will take a while to get used to. The application ought to be simplified for mass adoption. I think the ease of property management that they have provided is above par from any other platform that I had researched. Pros I was a first time entreprenuer who ventured into real estate in another city. I am also loving the ACH payment processing which has made it easy for my tenant and I both. Cons Havent come across any Cons yet. But, everytime I have a question or query the customer service reps are always there to help and support. Pros The support, I had an issue that was only happening on my iPad. I reached out to the team and the next day there was an update pushed in the App Store directly quoting the issue I had. Cons I have nothing bad to say. I haven’t used the app to the full extent yet. I wish there was a communications section where you could message tenants and send out mass notifications easily. We are able to answer questions on the road, make payments away from the office, contact tenants directly from the platform, and just manage our property with confidence. Landlord Studio can make you a better property manager simply by being in your pocket or in your backpack and available at a moments notice on your devices. You can manage from anywhere. Talk about passive income! Pros That it is an instant update of all of our properties and our data in one place. With four partners inputting from multiple locations any one of us can see at a glance what is going on, what needs paid, and what is outstanding. The information is as up to date as the data you have entered. Cons Currently we have not come across any cons with the product. Anytime that there was a feature we thought would help in our management of the properties we have spoken with the developers and they have either shown us how to do it or worked on upgrades to make such features available. It's great that I don't need to use multiple platforms to manage my properties as well as my finances. Cons Sometimes reconciling all transactions is a bit repetitive. As mentioned earlier, I think that transactions from the electric company, for example, should automatically be sent to the utilities category. Not a big deal but definitely efficient. Check out Landlord Studio" April 7, 2023 5.0 Pros Tenant portal, rent tracking and online collection available. Very intuitive and easy to use and understand. Landlord Studio also has a bank/credit card integration that is extremely fast and convenient. Cons At this time, the only improvement I can think that can be made is that the online rent collection take about 5-7 days to hit landlord's bank. So, if rent is due on the 5th, it will hit the bank account on the 10-12th. Setting up reminders for statutory checks, and timely rent reviews is worth doing at the start. Having everything available in one place is great, and the time savings are great. Pros So easy to use, both on phone and laptop. I can manage routine payments so easily when on holiday. The reminders work well, and the support is fast, appropriate and from friendly people. August 23, 2021 5.0 The software team has been wonderful to work with and very responsive with follow up from any questions or functionality issues. Most recently they solved a problem we were having with the export feature for the reports in a weekend and had it perfectly functioning by Monday morning at 5am. We have found that they are really listening to our needs as their customer and that means the world to us. Pros The software was easy to introduce and took less than a day to get functioning. The Interface both on the mobile and office versions are very easy to use. The Software is consistently getting better with updates, features, and functionality. We can manage almost all of the aspects of our business operations through Landlord Studio. Cons There are a few issues with expense tracking when it comes to partial payments made to expenses over time and and some more functionality on the dashboard would be useful but overall this is a very capable platform and has been a great tool for our business. Reason for choosing Landlord Studio We have really liked the ability to scale as we go. When launching a new business expenses are very important (okay, so they are always important!) and as we have grown we have been able to scale our use and expenses with Landlord Studio. The per property/per unit enrollment has been perfect for us as we started with four units and are now up to over twenty in less than two years. Despite the few things I would improve if I was magic, it is so efficient I would not even think of looking elsewhere. If it cost more, I might but honestly, the cost is SO affordable for the power it has, I will be using this for years to come, unless, like FreshBooks, they increase costs for their reduced service. Pros The cost. I was using FreshBooks before, for 10 years. They got too big for their britches. Their "new FreshBooks" cost a lot and lost a ton of really useful features. Landlord Studio, while it does not have every feature FreshBooks had, is entirely capable of managing all aspects of property management. I even use it for non-rental business income ... at $12 a year per 'location' I cannot think of a better solution.I think Reports is my most used feature, other than my almost daily use of Expenses. I could not love Reports more. <3The support is great. I don't always get what I ask for (features or improvements), but they are quick to respond and always very helpful. Cons There's a few. Gotta be honest.1) I wish "Expenses" was at the top of every property, rather than having to scroll way down ... it is the one thing I, and presumably others, use way more often than Overview, Payments, Leases, Tenants, or Notes. 2) I was unable to import from FreshBooks.3) I am \*huge\* on keyboard shortcuts so when I tab through an expense I am creating, it is annoying that the Paid date becomes the current date. It would not be so bad, but the Paid date is where Reports draws from. IMO, there should be an "Expense date", rather than a Due date or a Paid date and Reports should draw from the Expense date.4) Somewhere along the line, this got lost ... it used to work and it was invaluable to me. I used to be able to open an expense in a new tab and keep my original list of expenses open in the 1st tab. I could open as many expenses as I wanted that way. Now, it opens in the same tab, and what is worse, when I go back to my expense list, it is back at the original 10 expenses displayed, so if it is down the page, I need to use the picker to pick 25, 50, or 100 entries. If I could even choose 100 as the default that would help, but that is not an option. Once nice thing ... at lease I can right click on Properties to open each one in a new tab. :)5) There are options that are only available in the USA and therefore not to me in Canada. I leave the store take the picture and it’s logged into my app. Doing much better keeping track of receipts and expenses. End of the year tax documents are a piece of cake. Pros The ability to keep track of when rent has been paid. Also the ability to keep track and watch income and expenses. I have tenants that pay weekly and it would be a nightmare if I had to try to keep track of all of that on paper. Cons I wish that landlord studio had a method of being able to archive my payment receipts/photographs when I have sold the property. I need them for tax purposes. They have been great and worked with me as far as archiving those properties but it would be great if they had a system that I somehow could download and keep that information available after I sold the property. Reason for choosing Landlord Studio I changed at the beginning of the year I manually kept my books and records while I also used your app. I cannot remember the amount of time you gave it to me for free but that is what sold it. The ability to use it while I was still doing it manually made me realize how much easier it was using your app. I think I went about three weeks and quit doing it manually and switched over to your product full-time. Customer service is very fast, when you actually need them which isn't often as the platform is very easy to use. I researched a number of other platforms before electing Landlord Studio. It was the easiest with a great dashboard and reporting. Pros Integration was super easy. We discovered landlord studio prior to being tenanted so there was zero interruption. Logging expenses was a breeze, and we had a year worth to get organized so our taxes could be done timely. I could not have asked for an easier system. Cons I cannot see where I can customize the categories of expense. I imagine this is an option, but as a very new user have not dived into this yet to see. I simply needed to get this year's expenses logged ASAP and the categories offered worked well enough. This software has truly changed how I manage my real estate rental property business and streamlined how I manage and maintain the data in real time. As a result, my tax preparation work and time put in to prepare my taxes has decreased dramatically! Pros The software is simple to use, easy to access on multiple platforms, and provides real time data entry and review of property status that can take place from anywhere. This software allows me to track all of my properties in one place with a simple visual interface that allows me to see tenant/lease status and information, property details and notes, and income/expense data right at my fingertips. Lastly, the reporting functions are a huge feature as it makes tax time much faster and seamless as I fill out Schedule E's for each property accordingly. I can now literally push a button and generate the report! Cons There is really not much that I don't like about this software, but if I had to pick my least favorite it would probably be a limitation on the number of reminders that can be set and/or a few extra fields that would be nice to have on some data entry screens. That said, I've notified the developers of these items and they are working on adding all of these additions and features. Their response time and integration of requested features has been second to none. They are great to work with! Pros I like having the App version to track all Info about my properties, it's inexpensive, works well, reports are accurate and all expenses can be categorized with scanned receipts and ready to go for the accountant at the end of the year. Cons Changing rent price is difficult and need to set up a new lease for it and then dates overlapping and had trouble last time. Software crashes sometimes and needs restarting. Pros Before this app, I had used multiple excel sheets. I'd loose track of where I left off, update one and not the other...it was just a mess. The free trial is what made me try it and of course I was skeptical. But I QUICKLY subscribed at the end on my trail and havent looked back since. Cons Its truly hard to come up with something I like least about this product. But to be fair, I dislike the group emailing function (when more then one tenant is included on the email), the formula doesn't populate their names. But that's very minor.
