### "From Zero to Hero - Struggle No More"

Landlord Studio is my one-stop shop for running a successful real estate investment business. I was looking for a tax prep software and was blown away by Landlord Studio's suite of capabilities. From tenant background screenings to rent collection to the online maintenance request portal to expense tracking-- Landlord Studio does it all. The dashboard graphics are on- point with the information that's most relevant to my business. Since starting my relationship with Landlord Studio, I went from being a sole proprietor renting out apartments to being a real estate professional with access to reporting tools that help me stay competitive in this industry. Customer service is timely (within hours-- if not minutes) and the coaching is top notch. Landlord Studio was the missing piece to my real estate success. I am grateful for their innovation.

Pros

I use Landlord Studio to track my expenses for taxes. When tax time comes, I press a button and my Schedule E prints.

Cons

The need for my bank to participate with Plaid for bank account linking (my bank doesn't use Plaid.)

Pros

How easy to learn the software. I try many different by far the easiest and I love the reports you can create.

Cons

I wish the support had a hotline to speak to a live person when requesting support. The accounting part took me awhile to to get the hang of it.

Besides the initial set up that had to be tweaked to be approved and the learning curve that I had to prove ownership of the property before you will list it, it has been GREAT. More than 30 leads, great qualified candidates, and your speedy responsiveness via email has been so impressive especially in this day of virtual assistance which can be super frustrating when you dont have time to go back and forth with a bot.

Pros

Having used Craigslist for the past few decades, I couldnt use it anymore due to the prevalence of spam and lack of leads. I found Landlord Studio and it is my new go to. #1-critical - It confirms ownership of property and will not publish until you show ownership. My property was used as spam on craigslist and everyone using that platform knows it is full of spam. Landlord Studio prevents spam and that is HUGE. #2 - it syndicates my listing across platforms, especially Zillow which seems to be used by most in my area (no cost). #3 - it has a clean, simple platform to quickly set up my listing and #4 - It offers to handle the application and vetting process if you so choose.

Cons

My only feedback is when initially my listing wasnt approved, it would have been helpful if in the automated response it told me what was wrong with my listing (had my cell phone in the listing which I am glad you prevent, as I learned that even that gets spammed). When I logged into my account, it still didnt let me know what the problem was. That could have been enough for me to abandon my efforts but fortunately, you were very quick to respond to my email to let me know what the problem was.

Pros

Landlord Studio has a full featured app that is very easy and convenient to use. There is no difference in experience between the app or website. Both top notch.

Cons

The price per unit to use landlord studio has really increased since we first started using Landlord Studio. I wish they would offer pricing in Canadian dollars.

Overall, Landlord Studio has been a very solid tool for managing my rental property. It simplifies bookkeeping, keeps everything organized, and makes tax prep much easier. It feels well thought out and continues to improve over time. I would definitely recommend it to small landlords who want an easy to use, reliable property management and accounting solution.

Pros

Landlord Studio makes it very easy to track rental income and expenses in one place. The interface is clean and intuitive, and I especially like how simple it is to categorize transactions and generate reports for tax time. It saves me a lot of manual spreadsheet work and gives me confidence that my numbers are accurate. The mobile app is also great for logging expenses on the go.

Cons

Like any robust tool, it takes a little time to get everything set up exactly how you want it, but once it’s configured it runs very smoothly. There are a few areas where additional customization or reporting options could be nice in the future, but the existing features already cover the vast majority of what I need.

With a little bit of a learning curve, which was made easy with the tutorials and help pages, I have found Landlord Studio to be an amazing app for multiple privately rented properties.

Pros

Ease of use. Reporting tools I need for tax time. Easy to keep track of multiple properties. Excellent value for money

Cons

I know this will sound like I'm sucking up, but I honestly can't think of anything that I don't like about this app. I think the only thing I don't use at the moment is the online listing and tenanting portion of the software.

I’ve been using Landlord Studio to manage my rental property, and I couldn’t be more satisfied. The platform makes it easy to create detailed tenant profiles and upload lease agreements directly to their file. I can conveniently track rental payments and expenses, and even upload receipts using either the desktop or mobile app. One of the standout features is the tenant portal, which allows tenants to submit maintenance requests seamlessly. On top of that, Landlord Studio provides a wide range of free resources to support landlords. The monthly subscription is very affordable, making it great value for the services offered. Pros

Customer service is outstanding! When you have a question, they are there. Lots of videos are provided to help you navigate and learn the APP. I also like that logging into the App on my phone only requires me to remember four numbers.

Cons

I have not come across anything that I don't care for at this time. I currently manage only two properties on my own.

Landlord Studio has turned the daunting task of managing 9 properties into a simple, relaxed operation. Setting up reminders for statutory checks, and timely rent reviews is worth doing at the start. Having everything available in one place is great, and the time savings are great.

Pros

So easy to use, both on phone and laptop. I can manage routine payments so easily when on holiday. The reminders work well, and the support is fast, appropriate and from friendly people.

Cons

I can’t really think of anything I don’t like. It is obviously written by people who manage properties.

Pros

Dashboards and the reporting! Fantastically clear and useful reports that give a great overall view of the properties I own! Allows me to easily see the status of rent due and the categories of expenses that consume dollars!!!

Cons

Would be good if properties could have unique currencies assigned to them. If you have properties in different currency markets, this would reduce to the need for multiple accounts! Getting more countries in with direct to Bank accounts would be a huge advantage too!

Very pleased with the system overall so far. Feels good value at £30/property pa for me. Haven't had to use the chat support service yet, but I feel reassured that it's there. Have already recommended to other Landlords!

Pros

That I can set-up my properties individually and also have general business expenses. I like that, after the initial set-up - which was quite intuitive and not too onerous - it is quick and easy to maintain my accounts. Looking forward to using the MTD facility soon.

Cons

In all honesty, found the bank reconciliation a bit of a faff. So far I haven't found anything else.

Excellent experience. Satisfied many court needs with attorneys when necessary and absolute completion with accountants and filing.

Pros

Each item is used in a different way for me. All my devices are linked and I use them for every use for ease and convenience.

Cons

The only thing I don't use is the credit check and automatic deposits through this software. We live in a small community with very little to no turnover rate inside of my homes I own and manage.

Took a chance when reviewing all products when doing my research years ago. Never looked for anything better because I'm confident one doesn't exist.

Having such a variety of financial reporting allows quick access to a multitude of reports that help give an overview of specific areas of property management.Having my leases all in one place and setting automatic reminders takes the weight off of having to remember key dates.

Pros

Landlord studio was recommended to me when I was searching for a user-friendly, inexpensive, detail-oriented program to help me manage several properties. Not only does this program allow me to track my expenses based on the category type, but it provides a multitude of one-tap reports that can give you a clear picture of your property based on specific areas broken down within income/expense reports.

Cons

Some of the features that I would like to use are not yet available in Canada. I am eagerly waiting for a wider audience access to these products so that I can use the program to its fullest.

The main thing I want property management software for is managing leases and producing tax/accounting reports each year. This is all done seamlessly in the app. It is also important to have good value for money as well, which is something this offers. The value for money is better than the free software I have tried as well.

Pros

I have used this software for a number of years now. I have tried free and paid for platforms in the past but when I discovered Landlord Studio I stuck with it. It does everything I need it for and I know it can do a whole lost more than what I use it for as well.

Cons

There isn't really anything that is lacking in the software. Having used different platforms in the past nothing had the features or usability that this one does.

Overall, my experience with Landlord Studio has been outstanding. The application has exceeded expectations. I've found it to be intuitive and has met all of my needs.

Pros

Landlord Studio's UX is extremely intuitive and easy to use. Minimal training is needed to start using the application. I've found it to be an easy transition since I started using it. The customer/technical support has been extremely responsive. Often times responding in less than 30 minutes.

Cons

No major Landlord Studio cons. I would make a few minor enhancements to the report templates and add a few things to expense tracking (e.g. reimbursed vs non-reimbursed, paid vs not paid, etc.).

Reason for choosing Landlord Studio

The balance between functionality and cost was IMO the highest for Landlord Studio. As a relatively new start-up business, the more robust property management applications were overkill for my needs. As my company has grown, I've continued to increase and expand my usage Landlord Studio functionality.

Landlord studio makes it easy to manage finances at tax time. With all expenses and income recorded, you can generate an easy to manage report to fill in the income and expenses in the tax return.

Pros

It is easy to add and track expenses on the property either on desktop or on the app. The app feature of reading through receipts to autofill the form is fantastic and easy to use.

Cons

Rent tracking is difficult to manage as I have an external property manager managing my properties. They pay on a particular date of the month, not each week which is difficult to marry up in Landlord Studio.

Pros

The Mobile app and desktop version are user-friendly. The customer service is EXCELLENT! I love that there are so many options for automatic reminders and email templates.

Cons

I wish leases could be added within the software and sent out for electronic signatures. I wish you could print maintenance reports based on the property address or a specific timeframe like the other reports.

LandlordStudio provided more options to track properties, maintenance, rent, and still allowed for online bank to bank connection which our accountant can review.

This is the best app I've ever used to manage my tenants agreements and payments. I also love the well put together reports I can send to myself including my tenants. It's extremely affordable. So happy I found Landlord Studio, they've taken all the manual work and long hours out of my day and it's so easy to use

Cons

Expenses and payment expense templates needs work on. Also bring in the auto direct transfer option to Australia and New Zealand already

My overall experience with the software and the customer support/development team has been amazing. This software has truly changed how I manage my real estate rental property business and streamlined how I manage and maintain the data in real time. As a result, my tax preparation work and time put in to prepare my taxes has decreased dramatically!

Pros

The software is simple to use, easy to access on multiple platforms, and provides real time data entry and review of property status that can take place from anywhere. This software allows me to track all of my properties in one place with a simple visual interface that allows me to see tenant/lease status and information, property details and notes, and income/expense data right at my fingertips. Lastly, the reporting functions are a huge feature as it makes tax time much faster and seamless as I fill out Schedule E's for each property accordingly. I can now literally push a button and generate the report!

Cons

There is really not much that I don't like about this software, but if I had to pick my least favorite it would probably be a limitation on the number of reminders that can be set and/or a few extra fields that would be nice to have on some data entry screens. That said, I've notified the developers of these items and they are working on adding all of these additions and features. Their response time and integration of requested features has been second to none. They are great to work with!
