Overall, Breezeway has been amazing for our operations. It’s essentially where our company “lives” , if it’s not in Breezeway, it doesn’t exist. Everything runs through it, from task management to coordinating with cleaners and vendors. It’s also very easy to use for both admins and cleaners, which makes onboarding and day-to-day execution much smoother. Their customer support has been great as well, always responsive and ready to help when needed. For the value you get, the pricing is very reasonable. It’s hard to imagine managing multiple properties without it.

Pros

Breezeway has been a really helpful tool for managing operations, especially when handling multiple properties. It keeps everything organized in one place, so it’s easy to track tasks, coordinate with cleaners and vendors, and make sure nothing falls through the cracks.

Cons

One downside is that tasks can feel a bit limited. It would be really helpful to have subtasks within a task to better organize more detailed workflows. Also, the search function could be improved, right now you can only search by title, so it’s hard to find things based on descriptions or comments, which slows things down at times.

Downloading the Payroll makes it Easier. The tasks can also be easier done and calculated thru the time in and time out option,.

Cons

I AM from Accounting Dept but i couldnt see the invoices/ receipts we are Paying, Only the Administrator Which Happens to be the Owner of the Company. SO only the Boss can Audit/Open the said Docs. I reched out through email if they can provide to me the invoices. And Also There are Doubled Four Properties in Laurel. Are we also paying double for it? We need to know the details of what we are paying

Great! It's a great scheduling and tracking tool for both service tasks and maintenance tasks. I can't imagine running our business without it.

Pros

The ability to schedule our services for our customers. Breezeway support team is great and always responsive. Being able to put detailed notes in for each home or task. Being able to give suggestions on things that may improve the way the program works.

Cons

Not knowing how to pull all reports or having reports available. No history tracking in regard to who put what in when it comes to the property information. We have had some issues with details coming up missing. I think someone is accidently deleting them, however, I can't track who.

We had used Breezeway previously and it worked well. We thought it was more expensive than what it was. Once we found the price was optimal we switched. Upkeep did not provide the ability to schedule service tasks as we needed per property by using iCal links to track rentals.

We've been users of Breezeway for going on 6 years and not a day goes by that I don't use the system and feel thankful that such a platform exists to help us manage our day-to-day. Getting the operations out of spreadsheets and into a platform that can be accessed anywhere, by any device, has truly changed the way we do things.

Pros

The east of use and streamlined user interface. Often, these systems are clunky and hard to navigate, but Breezeway integrates all of the features seamlessly and makes them easy to use. Beyond that, their Customer Support is top-notch, always responding timely to any issues or questions that I have.

Cons

The API integration between Breezeway and our PMS is a little clunky at times, but it does serve the purpose with a little fine-tuning.

I like the mobile capabilities - but would like to see more accessable via the app rather than a redirect to the web. User interface is easy to navigate

Cons

Reporting capabilities could continue to be enhanced. I have had some issues with integrations and have run in to limited staff resources to work with delaying resolutions.

Some of the templates and triggers take a bit to set up. Once you get the hang of how they interact it gets easier.

I am absolutely happy with everything about Breezeway! I have been through several task software in the past and Breezeway is by far the best! The customer service is top notch and you can not ask for a better experience.

Pros

I love how Breezeway seamlessly works with Streamline and keeps everything on track. Breezeway makes my job so much easier with all of the filter options. The messaging with guests and the AI features is icing on the cake.

Cons

The only thing that I do not like is that the maintenance tasks are not linked together. It causes some of the tasks to get overlooked because they are created at different times.

I have used breezeway for more than 5 years between two companies and have come to found it a critical tool for operations management at both. One managed 1200+ units across the US and the other started from 0 and has grown to 150+ units across multiple markets in the US. I would be lost without breezeway and the alternatives built within PMS's or competitors just don't compare with their product features, support, and pricing.

Pros

Breezeway integrates seamlessly with our PMS and operations and helps us stay organized with property level tasks as our portfolio continues to grow.

Cons

I do wish there was the ability to add or edit task types beyond cleaning, maintenance, and inspection but we make this framework work well enough.

I’m very happy with breezeway and the customer support. They are very quick to answer any questions I have.

Pros

I like the new version of it. I like that that it’s more than a scheduling platform but you can also track inventory and so guest communication at once.

Cons

I wish that if a check-out date change all tasks that were schedule on that day would go automatically to the new dates. As of right now I have to manually move them over such as maintenance tasks etc.

I like the platform, but I find Breezeway Assist to be unreliable at times. I would like to see improvement all around

I find it very easy to use and great for keeping track of tasks and scheudles for all our properties.

Cons

I find Customer Support to be unhelpful. We have had issues with our on-call support as well as when I reach out to support regarding bugs with the Breezeway system and WhatsApp integration. I have also been noticing a lack of response to guests, multiple times I have had to jump in to answer the guest cause Breezeway Assist won't respond for an hour or more.

The interface is very easy to use, intuitive, clean, and simple for anyone to navigate smoothly. Also the reports are great

The lock system needs work. I understand that it is very new but need a better history of codes accessing the locks.

Breezeway is a game-changer. It has become an integral part of our tech stack. Without it, we'd be spending more manual hours in the office or hiring extra staff.

Pros

We now have 33 listings in our STR pool in Kimberley, BC. Without BW, we would have to employ many more staff on the ground. We also use BW Assist for after-hours guest care, which gives us peace of mind after hours and prevents us from always being available for guest questions.

Cons

There is nothing we dislike about this product. Maybe a Canadian messenger number would be good, as we have had one or two guests not liking the US number.

Breezeway utilizes an intuitive interface. The aesthetics more better than some of the other competitors. The ability to automate workflows is also helpful.

Cons

This is not necessarily a con, but this is a PMS targeting short term rental operators. Being primarily a cleaning company, this does lack some functionality as an end-to-end software for us, causing us to create some work arounds.

So far we are happy with the service, but are looking forward to additions.

Pros

Easy scheduling and automation of assignments. The portal for vendors/user is very useful. The company uses suggestions to better their product and listens. We love our contact at Breezeway, \[sensitive content hidden\]. She is the best :D

Cons

There are still some things that could be better. 1. Automating responses to closed out work orders would be VERY helpful. example: once the mattress is cleaned by the upholstery company, the close out triggers a hskg work order to remake the bed. 2. Ability for vendors to change their due date (maybe make this a reviewable option for manager/supervisor in the company) 3. Ability to add requirements to a work order without having to add it as a template would be nice as well. 4. Automations for completion of particular work orders (way to mark to email completion report on certain work orders that we need to follow up with owners/techs on). 5. No way to search work tags in daily check in dashboard. 6. You can't sort by assigned (much easier to follow up this way). 7. Would be nice on check in's to see any properties with an urgent work order assigned (it has to be assigned to the check in day to show up on the dashboard).

We started using the software in late 2021, early 2022. In the beginning, it lagged so in redibly bad. It literally took minutes to upload and sync the data with the server back at the office. When you are already on a time crunch, it has to be nanoseconds to upload. They fixed the issue and its been breat ever since. I would love to see a section to upload videos. I would love to be able to build out a template from scratch and assign rooms (and elements for those rooms) based on WHICH floor it is on. We can input the floor number but it doesn't pull over to allow this to be done.

Pros

This is a magificent platform to assign tasks to cleaners, inspectors, maintainence vendors and office staff. Its user friendly and the biggest impact is the ability to upload hundreds of photos when having people out in the field. In our case, out on the island.

Cons

You cannot upload video snippets. For example, if i walk into a home and the ceiling fan is buzzing or humming, a video is better to send to a repairman. They can hear and see what is happening before they ever get in their vehicle to make the drive. Saves time tremendously. Plus, it helps to identify an emergent situation vs something minor that can be addressed during business hours the next day. Aside from Breezeway itself, we also utilize the chat/text feature with all.our vendors and guests. Similar to the tasks needing video snippets, i feel the texring line should be able to receive a vido snippet. If a guest is in the home at 11 pm and the slider door is leaking, tbey should be able to send us a small video with the location of the slider, and how much water intrusion is actively in progress. Still photos do nothing but capture 1 single second. In 10 minutes it could be into thousands of dollars in lost revenue to the homeowner and a bad experience for a guest. In addition, the texting platform currently allows 1 single photo at a time. Event in a task you can upload a maximum of 10 from your gallery. Vendors and guests should be able to upload 2 to 4 photos in one click. Again, the time it takes to find, select, send, find select send, find select send, over and over again. For advanced as our technology is today, uploading only one photo at a time on the texting app is an antiquated process.

Cons

It logs me out a lot, the app especially. Breezeway assist also sometimes makes issues worse with guests unintentionally.
