### "The Only Way = The Breeze Way"

We love breezeway! It has made managing 60+ properties a "breeze" ;). It allows us to exceed the high standards that we set for ourselves as well as our properties.

Pros

We love the level of detail we’re able to maintain across all of our properties. With Breezeway, we’ve built everything out so thoroughly that we can answer just about any guest question without even stepping into the unit—which saves our front desk a tremendous amount of time, especially during peak season. The interface is also incredibly easy to use and simple to train on, making it seamless for our entire team to get up to speed quickly. We’re also in the process of completing the safety training, which really helps set us apart in such an important area. Their customer service is top-notch—quick to respond, and if something can’t be easily handled over email, they’ll schedule time to walk through it with you so you fully understand. We’re especially excited about the Kaba door lock systems integration and have high hopes it will make our check-in process even smoother. And the digital guide is truly above the rest—it makes it incredibly easy to provide clear, helpful information for guests.

Cons

Not being able to close tasks directly from the schedule view—though this is more a future feature suggestion. That said, they’re usually very responsive and tend to implement feedback like this pretty quickly.

Overall, our experience with Breezeway has been excellent. Beyond the platform itself, what really stands out is the support team — they are responsive, collaborative, and receptive to product feedback. Pros

What I love most about Breezeway is how intuitive and organized the platform is. It keeps everything centralized and easy to navigate, which makes day-to-day operations run smoothly and efficiently. It’s a tool our team truly relies on to stay aligned and proactive.

Cons

We’d love to see expanded messaging integration — specifically the ability to include emails alongside texts and Airbnb messages within one guest conversation thread. Without email visibility, it’s challenging to use the messaging section as our primary communication tool.

I have been using Breezeway for about 5 years now, and it has always been so helpful to our teams. If I do not know how to do something, the breezeway help articles and support team are always a pleasure to work with! I could not imagine switching to a different software. Breezeway has everything we need!

Pros

I love using Breezeway because the online interface is so easy to use, read, and understand. It makes reviewing tasks for multiple properties quick and easy!

Cons

The 'internal access code' is not visible to our cleaners; we have to be sure to add the door code under 'internal access notes'. We are not able to reorder property-specific template modifier requirements.

Breezeway has been very secure for us to use, reliable and has many amazing features we utilize to streamline processes, especially on the operations side. Still some new features we are working towards implementing and excited to see whats in store in the future. Thanks!

Pros

I like the user interface, very user friendly and easy to navigate and set up systems. The customer support team is responsive and I feel we are getting a pretty good value for our money.

Cons

Theres a few elements that auto categorize, unless you manually add them to the section you want which is kind of annoying, I wish or want there to be a way to maybe customize that? Elements falling under "Interior" when I want it to go to "Mechanical" Etc.

It's a good and basic calendar and operation organization tool, and if this is what you need then this is the right fit. For the price of that feature, it works. a lot of manual input is needed right now. They are working on features that let service providers set their own hours, which will then make automating assignments much easier. Their add-on features need a lot of development, and like a lot of software out there, my comment regarding this would be to stick to improving your main platform.

Pros

Pros: the calendar feature works as far as your manual inputs go. it pushes out correctly to cleaners and service providers in a quick way. Once set up, their internal team for the calendar and property features are helpful.

Cons

the breezeway assist team is not helpful in set up, and not helpful once set up, there is also much less self-instruction available for this feature, and I would therefore not recommend it. In my case, each rely took one week to get an answer, and messages have never come in correctly. out of about 250 messages over two days, only 3 came in / were attended to.

### "App and website both need work but decent PMS "

Searching for task is not an easy feat. If you do not search the exact words used in the task title, it is nearly impossible to find completed tasks.

Pros

I like that all of our Property management records can be centrally located in one platform. We put all of our service calls in even if the vendor doesn't use Breezeway to keep records of dates, property, supplies, invoices, etc.

Cons

The app is constantly logging me out and requiring signing in. This is incredibly inconvenient when vendors call and I need to access information on the go. The app is not easy to navigate and overall is lacking key information without going to the mobile version of the website.

My overall experience was good. I feel like they are easy to get in touch with and it didn't take much work to get everything set up on my end.

Pros

Breezeway is easy to adopt and use in my short term rental operations. It makes scheduling cleans so easy! My cleaners have all been able to adopt the software and checklists. It also makes bringing new cleaners on a lot easier. Breezeway support is very quick to respond and their pricing is fair.

Cons

The payment processing fees can be hefty. I use it to pay my cleaners and spend an extra percentage to do so. The time it takes for the payment to get to them is also 3-5 business days which doesn't always make them very happy. You can always pay your cleaners outside of Breezeway, but payment processing was one of the main reasons I adopted a software system.

Overall, Breezeway is probably my favorite facilities management app out right now. We've been using it for several years now, and it continues to improve each year. Additionally, they integrate directly with our primary PMS for seamless system access.

Pros

I love how easy Breezeway makes it to customize different portions of their software. We utilize it for both our cleaning and maintenance departments, and you receive significant value from it. It definitely makes property management so much easier.

Cons

The biggest downside at the moment is that you have to attach everything to the properties one at a time. However, I'm working directly with our account rep to work with the development team to improve this.

It has been a game changer for our company, the organisation and flow of everything has been a delight and honestly taken a lot of pressure off of our backs. The customer service is amazing and the strive on making it the best system for everyone by taking all feedback into account.

Pros

Ease of organisation, automated task triggers, notifications, ease of use on both desktop and phones, clear to learn how to use (uncomplicated system) and so much more!

Cons

As its a newer system, there are still things that don't quite work, for example certain things will fail to be automatically scheduled when they are due to be, however this is a temporary problem that will be fixed.

Overall everything typically works as it should. It would be great if I didn't need a code every time I logged in. That is annoying.

Pros

Breezeway’s biggest strength is how it centralizes operations and improves accountability across the entire team. The task management system, real-time updates, and detailed checklists make it easy to track progress, ensure quality control, and keep everyone aligned. It also helps streamline communication between cleaning, maintenance, and management, which ultimately leads to a better guest experience.

Cons

It's very annoying always needing a code sent to my email when I want to login. There aren't enough consistent updates either.

Pros

I like that you are able to run your whole operation department on one system, and I enjoy being able to set individual requirements for separate listings.

Cons

I wish there were a way to stay on the mobile app when viewing the "properties" in more detail instead of switching to a web-based site.

Overall I can do the bare minimum with this tool in regards to my daily job. Any extra proactive or creative approach is blocked from the interface.

Pros

There is nothing I would say I like most, there are a lot of improvements that needs to be made in order this tool to serve operational needs

Cons

Filters not enough or inconsistent. Can't export comments or requirements. Can't filter all properties at once but need to thick separately. Not enough layers for authorisation - all housekeepers have same access as coordinators do.

Pros

I like that Breezeway makes daily and weekly scheduling across 150+ properties so easy to visualize, and so easy to make adjustments as needed. My favorite way to view the calendar is weekly by property or by user, and I can drag and drop tasks from one day to another. I also like the ability to auto-assign specific maintenance technicians to certain properties.

Cons

I wish Breezeway had slightly better filtering options, or ways to mass edit properties all at once. For example, we use auto-assigned property tags and maintenance technicians. It would be amazing to be able to select all properties under a certain tag and update them (either assigned maintenance tech or new property tag/group all at once)

We love Conner and love that if we ever have an issue he fixes it or finds out how to get it fixed :) Breezeway has helped us keep vendors and employees accountable.

Pros

We can now track where our vendors are on each task and when it is complete, keeping employees and vendor accountable and can easily see what is done and what is pending.

Cons

Not everything from Barefoot feeds to Breezeway. There are times where manual entry is necessary for Breezeway since it does not feed.

Pros

Timestamped photos make reporting more accurate, while automations save time by scheduling tasks automatically. The messaging system centralizes communication, helping reduce missed updates, and the app’s intuitive interface makes adoption quick and easy for teams.

Cons

While Breezeway is strong overall, there are areas that could be improved. SMS doesn’t yet support videos or hyperlinks, which can limit communication options. The messaging feature within the app can feel sluggish at times, taking longer than expected to open or send messages. There are also no notifications when photos are attached to tasks (a feature that would be valuable for off-site teams).

Pros

Great Features and Easy to Use, Lots of Communication and customer support is right there! Easy to streamline with the team and owners can understand. Big focus on safety standards.

Cons

Could use more detailed billing to differentiate between vendor and staff tasks when you have to take a team member off of the task and assign a vendor.

That you can’t take a video our team needs who take a lot of Videos for guest arrival it would make it a lot easer if all could be in the same place

Pros

The calendar is easy to read and interactive. The features are robust to add home info to. Really great for scheduling tasks! Agents are helpful and easy to work with/reach when needed.

Cons

Elements are not searchable - that can make finding info cumbersome. If that could be added, it would make the info we've added to the software a lot quicker and easier for our team to access.

Love it! Like I said above, I couldn't imagine doing my job without Breezeway. Desktop and App are a great addition to any property management company!

Pros

Breezeway is a great stool to have all of my tasks, reservations, maintenance things all in one place. I'm able to see when I have reservations and if tasks clash with guest arrivals. Couldn't imagine doing my job without it.

Cons

I wish supply reporting was more streamlined and easy to manage, reports being exported in CSV sometimes makes the info hard to read and interpret. Some sort of simplified way to report things would make it a lot easier to decipher what is needed.

It was pretty smooth from the very beginning even when instructing my team with the mobile app. Setting everything up was challenging because I have lots of listings but we made it work.

Pros

Organization, communication within my team and backup of tickets/pictures/activities to fight possible disputes / chargebacks and cover my team.

Cons

Sometimes I have trouble activating or deactivating properties, but I understand that could be something on my end because I have duplicate listings.

We brought cleaning operations in-house and, based on other reviews, assumed Breezeway would be the right tool for us. Unfortunately, that wasn’t the case. We ended up significantly overpaying for listings that weren’t removed from billing, even though there was no syncing activity. On top of that, we were charged for months during the notice period, which didn’t feel fair as we hadn't been using the tool for sometime (it takes time to switch and remove all the stored information) Overall, it was a disappointing experience given the time and cost invested.

Pros

On the positive side, their onboarding team was friendly and helpful, which made the initial setup process smoother than it might have been otherwise.

Cons

Breezeway automatically adds new listings to your billing, but removing a property from your subscription requires emailing their support team, meaning you either waste time managing this or end up paying for old listings for months. The setup also demands a huge amount of time and a significant investment from your team. Despite that, the payoff isn’t there, it feels like the only software in the industry that isn’t improving or releasing meaningful updates. The user interface is clunky That said, I’d recommend exploring other tools that aren’t specific to this industry but can achieve the same goals with better usability, flexibility, and value.

I like the platform, but I find Breezeway Assist to be unreliable at times. I would like to see improvement all around

I find it very easy to use and great for keeping track of tasks and scheudles for all our properties.

Cons

I find Customer Support to be unhelpful. We have had issues with our on-call support as well as when I reach out to support regarding bugs with the Breezeway system and WhatsApp integration. I have also been noticing a lack of response to guests, multiple times I have had to jump in to answer the guest cause Breezeway Assist won't respond for an hour or more.

Cons

I don't like the fact that you are not allowed to upload pictures after the work order started. Sometimes is hard, because we sent some vendors.

So far we are happy with the service, but are looking forward to additions.

Pros

Easy scheduling and automation of assignments. The portal for vendors/user is very useful. The company uses suggestions to better their product and listens. We love our contact at Breezeway, \[sensitive content hidden\]. She is the best :D

Cons

There are still some things that could be better. 1. Automating responses to closed out work orders would be VERY helpful. example: once the mattress is cleaned by the upholstery company, the close out triggers a hskg work order to remake the bed. 2. Ability for vendors to change their due date (maybe make this a reviewable option for manager/supervisor in the company) 3. Ability to add requirements to a work order without having to add it as a template would be nice as well. 4. Automations for completion of particular work orders (way to mark to email completion report on certain work orders that we need to follow up with owners/techs on). 5. No way to search work tags in daily check in dashboard. 6. You can't sort by assigned (much easier to follow up this way). 7. Would be nice on check in's to see any properties with an urgent work order assigned (it has to be assigned to the check in day to show up on the dashboard).
