Breezeway is a core tool for my business, and I rely on it heavily for organization, task assignment, quality control, and communication with owners through reports. I feel it offers much more functionality than I currently utilize, as it is such a complete system.

Pros

It allows me to see a whole vision of my business, organizing tasks and planning it in the most effective way.

Cons

The property setup sometimes can be tricky and it should have some way to detect double tasks and offer a choice to merge them without havin go delete it mannually.

it has been a great experience. It is very user friendly and leaves little to no room for error and i dont even use all the features.

Pros

I love how easy it is for me to customize each of my propertys an how amazing the customer support is.

Cons

I didnt like that i didnt have control over the departments, but that was quickly changed! Some of the main elements dont match with a remote montainous community but thats where property specific requirments becomes your best friend.

We started using the software in late 2021, early 2022. In the beginning, it lagged so in redibly bad. It literally took minutes to upload and sync the data with the server back at the office. When you are already on a time crunch, it has to be nanoseconds to upload. They fixed the issue and its been breat ever since. I would love to see a section to upload videos. I would love to be able to build out a template from scratch and assign rooms (and elements for those rooms) based on WHICH floor it is on. We can input the floor number but it doesn't pull over to allow this to be done.

Pros

This is a magificent platform to assign tasks to cleaners, inspectors, maintainence vendors and office staff. Its user friendly and the biggest impact is the ability to upload hundreds of photos when having people out in the field. In our case, out on the island.

Cons

You cannot upload video snippets. For example, if i walk into a home and the ceiling fan is buzzing or humming, a video is better to send to a repairman. They can hear and see what is happening before they ever get in their vehicle to make the drive. Saves time tremendously. Plus, it helps to identify an emergent situation vs something minor that can be addressed during business hours the next day. Aside from Breezeway itself, we also utilize the chat/text feature with all.our vendors and guests. Similar to the tasks needing video snippets, i feel the texring line should be able to receive a vido snippet. If a guest is in the home at 11 pm and the slider door is leaking, tbey should be able to send us a small video with the location of the slider, and how much water intrusion is actively in progress. Still photos do nothing but capture 1 single second. In 10 minutes it could be into thousands of dollars in lost revenue to the homeowner and a bad experience for a guest. In addition, the texting platform currently allows 1 single photo at a time. Event in a task you can upload a maximum of 10 from your gallery. Vendors and guests should be able to upload 2 to 4 photos in one click. Again, the time it takes to find, select, send, find select send, find select send, over and over again. For advanced as our technology is today, uploading only one photo at a time on the texting app is an antiquated process.

Pretty solid experience, it helps us manage our processes in a clean straight forward way. The tasks reports are thorough and the ability to create cleaning and inspection lists to our needs is great.

Pros

The user interface is pretty straight forward. I haven't used the mobile option that much but had a glimpse and I loved what I looked.

Cons

The learning curve to take advantage of all the features. It seems that I every day I learn something new that I wish I knew before.

Good for operations. I love the checklists feature and Breezeway tools to document short term issues.

Cons

Not enough future to monitor tasks and to give feedback to cleaners for what is left from the checklist. Also, too many features that are not needed for me.

Breezeway has changed our daily operations tremendously! Our daily workflow for maintenance, housekeeping, and inspections is more organized, and we can now keep better records for our owners of tasks.

Pros

Real time updates Mobile App Monitor property inspections track repairs as well as any issues with our properties

Cons

It is hard to do actions across all properties in bulk. Filters and reporting are limited and we can't always get what we need.

I'm really satisfied with how this Tasks turned out on breezeway. It's very organized and untestable.

Pros

I like we are able to report any issues to the vendor and have sent them accordingly. Also how our vendors can accept the project.

Cons

The process of exporting tasks is time-consuming. I have to constantly be checking our barefoot every 10 minutes for tasks to export.

I've been using it for about 18 months - I feel like training was dull and then I was given this robust platform with no more real guidance. I wish I had had more educational meetings post onboarding to learn more and more about how I can make the platform work for me. Also meetings by departments would have been helpful. I don't need to learn about how the other departments would thrive but would love to know EVERY way I can help my team do more than just succeed with this platform

Pros

I like a lot of things about breezeway including task tracking for my department and the ability to see how much time my team spends on tasks

Cons

I wish auto scheduling could push tasks to calendar breaks even if they are over due - maybe based off of a task tag or sub department

It is very user-friendly and organized. Easy to learn and adaptable to your business model. Consistent updates as well

Cons

It logs me out a lot, the app especially. Breezeway assist also sometimes makes issues worse with guests unintentionally.

Overall, it's been a breeze! I have not had many issues with the app or the desktop version that a simple refresh has not resolved.

Pros

I enjoy the many ways of viewing task for the day, or the week, being able to close out certain people's tasks if they forgot while in the field. It is so helpful being able to see the check in and checks outs in the drop-down calendar when selecting a date for completion on a task. Aswell as being able to see a map view of where the members of the team are and easily seeing homes with task issues.

Cons

The lack of being able to place tasks in a certain order in a team members day to help with the route planning and time management for scheduling.

I have used breezeway for more than 5 years between two companies and have come to found it a critical tool for operations management at both. One managed 1200+ units across the US and the other started from 0 and has grown to 150+ units across multiple markets in the US. I would be lost without breezeway and the alternatives built within PMS's or competitors just don't compare with their product features, support, and pricing.

Pros

Breezeway integrates seamlessly with our PMS and operations and helps us stay organized with property level tasks as our portfolio continues to grow.

Cons

I do wish there was the ability to add or edit task types beyond cleaning, maintenance, and inspection but we make this framework work well enough.

Generally good. Ability to reach a person is very good, but is too frequently met with "sorry we can't do that." Onboarding was fine & included a real human, but is not customized to your needs necessarily & all of my sessions involved another company too, which was weird. It moved to slow for me as a result.

Pros

It's pretty well thought out & everything works as advertised.

Cons

App for my vendors is finicky - weird refreshes that sometimes don't actually refresh, Breezeway messaging also finicky both as an app on my phone & and in the browser. So far I've probably asked 5 questions that have gotten the standard "we'll put that in as a suggestion" which is super frustrating - specifically the inability to add additional elements.

It's a good tool for our company! While I do find myself annoyed at times, it is an overall net positive experience.

Pros

I like how it's a central hub for all of our relevant information as well as a lot of our customer communication.

Cons

I hate how sometimes when I go to a new house profile, it buffers and then goes back to the old profile. Also, not all of my messages are marked as read. Also, breezeway assist can be very patronizing!

For the most part good, with the exception of slow response/answer times for calls after hours, not prioritizing correctly needs of guests - i.e. lockouts - not marked urgent or a call made to on-call staff.

Pros

For the most part, the after hours team answering calls and leaving messages for office team for next day. Ability to put tasks in, assign and mark finished when complete

Cons

Slow responses to answering after hour calls. Sometimes urgent requests are mishandled. When putting in a task it would be nice if the name of the person entering in with a time stamp is included

The platform is visually appealing and easy to understand, it is easy to use on a mobile device. It saves historical data for easy tracking. Texting guests is easy.

Cons

When a bulk text is sent out, it simultaneously floods our inbox, and with over 300 properties, it is hard to filter back up.
