Positive. Our staff has easily acclimated to using the product and feels that the product improvement is a priority.

Pros

I am consistently impressed by Breezeway's commitment to development. It's obvious that the customer experience is of great concern. As a company that cares about customer experience, it's important that our software providers mirror that value. I've found that to be true of Breezeway and the staff.

Cons

Point Central integration has been an ongoing headache, but I'm not sure if that relates more with escapia.

Breezeway has really saved our company so much time and money by streamlining our operations. Their entire team is wonderful.

Pros

We originally implemented Breezeway for help with trackability as far as billing for maintenance, and accountability for housekeeping. It has worked wonderfully for that, and since then we have really utilized the many autoscheduling features.

Cons

We would love to see a little more flexibility and accessibility for our grounds team in the app. The BW team is always eager to hear our suggestions and have implemented several of them.

It's amazing! I have been working with the Breezeway team now for several years, and I can only say they are always ready to help; they listen carefully to our needs and so far have developed an amazing tool to make successful the BOH.

Pros

Schedule rules, text message tool, dashboard.

Cons

Integrations with a lost and found and after-hours service will be a great addition.

We absolutely love BW! It is a vital part of our business!

Pros

The texting ability with our guest has really changed things for us. Breezeway Assist has given us a more personal afterhours response. The people answering the messages or phone calls are trained in vacation rentals and know how to communicate with our guests.

Cons

Everything I've reported in the past has been handled or BW is working on for a later date.

Overall using Breezeway has brough so much organization and accountability to our business. We now use it at all of our vacation rentals that we manage throughout the world.

Pros

Breezeway's training and implementation process are excellent. They give you personalized training, but also have amazing videos and articles that help you troubleshoot when needed. Their support team is also extremely fast and through with their follow ups.Overall the program is very easy to use, and they also provide an app which is necessary for operations staff who are out and about working in the field and not at a desk. They also seem to constantly be making improvements and adding new features for guest communication.

Cons

I really can't think of anything negative about this program.

Simplified many areas (housekeeing and maintenance) a great deal. Also, you MUST take their safety course. 4 employees did and they learned a ton!! Great job Justin Ford for putting this together!!

Breezeway is a must-have product in our indutry. It simplifies so many departments and the support staff at Breezeway is awesome!!

Nothing. it's all great!! Working with jeremy, Justin and oryn has been awesome and i would receommend this product to everyone!

Organizing housekeeping, maintenance inspections, work flow and guest communciations.

Pros

We just love Breezeway. Our entire team is on it all daily. It's like our central control for all things housekeeping, maintenance and inspections.

Cons

The only item we would like to try and get solved is when we create blocks, the system doesn't recognize those. We have found a work around for now.

The customer support has always been great

Pros

The ability to communicate with our team, organize all our tasks, we wouldn't be able to function without it.

Cons

For me, the breezeway messaging closes often or doesn't allow me to type and all of this is on my phone. Very frustrating. The other is that all of a sudden all pictures taken are ending up in my personal photos. I accumulated over 10,000 photos in my personal photos. So, that's not great either. Otherwise, everything else is great

Pros

The overall ease of use is fantastic. I love that I can quickly view which cleaners and inspectors I have scheduled, make any changes on the fly, and the fact that everything is automated! Breezeway saves me time, and the more time I have, the more I can refine my systems and take down more deals!

Cons

The iPhone app is catered more towards users rather than hosts. I have to login to Breezeway using my web browser which is a minor inconvenience. Otherwise, everything is incredible.

Breezeway has helped our small company to better manage our maintenance, inspection and service order departments and has allow us to communicate with guests even more so than before! We feel as though we are excelling in many areas/departments because of this great new product we can use on the go!

Pros

The software has allow us to grow our business and in doing so we are able to better track all things vacation rentals including property inspections, home watches, maintenance & service orders and guest relationships! The onboarding process was great and Sissy was very patient with us!

Cons

Setting up each property can be tedious but once that is done, the ability to use the software is a breeze and well worth it!

Breezeway has been such a useful tool in our business, in so many different ways. I can't imagine operating without it.

Pros

I really appreciate how responsive and open to new ideas the Breezeway team is. We use the product every minute of every day to assist our staff with inspections, maintenance order management, guest communications, task scheduling, etc. I highly recommend this product.

Cons

Not a con, but it would be great if we could get an "end of day" report for all tasks that were completed throughout a day, by whom and the time stamps. This would help management to understand productivity a bit better. \[SENSITIVE CONTENT\] and I discussed this a while back, so it would be great if this request would eventually come to fruition.

Terrible implementation and billing. Be vigilant of your credit card and bank account. On the last months they have been charging between 4-5 times. I had to remove the automatic payments. Synchronization with PMS is not reliable

It is ok to manage field tasks , nothing else

Pros

Breezeway isn't perfect but man do they work hard on improvements and roll them out regularly and quickly. They are also great about communicating.

Cons

Some of the newer tools and features are buggy but that's to be expected. The biggest downside for us is that we still can't automate certain things like scheduling of vacancy checks and transfer of service orders to our owner portal. Hopefully those are on the horizon.

Breezeway is a great software to both manage service orders and housekeeping tasks on a daily basis, it also helps us manage recurring tasks that occur daily, weekly, monthly, or any other time frame you need to have set up!

Thus far anything that we have thought of to add to this program, Breezeway has seemed to read our minds and added our thoughts before we could even ask for them!

Pros

Our company has used Breezeway since their early days, and we have enjoyed growing alongside this incredible software. Breezeway is our crucial task management platform that we use to organize crucial field operations for our business. The clear and intuitive interface of Breezeway is my favorite feature as our company's primary administrator. The processes for building anything from home profiles to checklists is clear-cut. The software is easy for our field staff to operate and give us an effective safeguard against home issues. Lastly, their customer support is personal and friendly.

Cons

I think that, with Breezeway being a younger company, many of their ideas and systems are incomplete or yet to be fully developed. While the key processes, such as workflow scheduling, are currently automatable, most other features are only semi-automatable or non-automatable. When working with a large home portfolio, processing lots of data at once can be time-consuming.

Kaitlin is super easy to work with and answer questions. I love the app management side of it.

Where to start - easy of finding workorders. Easy of creating workorders. The communication inside a WO - cuts down on phone calls to each other. The guest texting feature. Recurring WO.

Cons

At times it takes both the ap and the desktop version on your phone to get all the information.

Breezeway now manages the majority of all maintenance scheduling, including cleaning for our property management company. Our vendors that have used the program in tandem enjoy the ease of scheduling.

Pros

This software package has a clean and modern design which make it easy for anyone to use. The app is almost completely self-explanatory. We can invite our vendors to use the program with us at no additional cost.

Cons

The entire team must be on board! The set-up process can be tedious, but thoughtful decisions early on will make future use and set up much easier.

Requests: 1. All Statuses should and need to be a different color. Mainly Finished and Approved should be quite different. I would love to have the status change to something like Exported with another color when I send to escapia. 2. Team communication. I would love the option to text and message from within breezeway so all communication stays within breezeway. This would a direct texting/messaging within the app with similar notifications of a text message. 3. Auto scheduling without having to go through the process of committing with last minute bookings. If I'm off on Saturday and Sundays and an new booking happens on Saturday for a sunday arrival, Breezeway should just schedule my appropriate tasks so HK gets notified. 4. The ability to upload PDF docs to properties so we can keep reciepts and other warranty info with property.
