Pros
Very good experience so far and the investors appreciate having a smooth and reliable portal to use to track their investment information.
The upload was easy, provides performance metrics, and easy communication. But, what we like most, is the great Customer Support they have provided.
Additionally, the ability to easily create distributions and print checks via Property Manager is a big plus for us. The support team is super friendly and helpful as well.
It is a great product which helps taking care of tenants and finances. I daily use it and the more I do, the more I like it.
Cons
I don't like that i can't activate the investment until all signatures are received. It is frustrating however causes us to be more disciplined.
That lack of HTML integrated email system. We use Mailchimp to overcome this.
Well, I am glad [SENSITIVE CONTENT] is my customer service rep. I hate that I can't call in with a problem, but [SENSITIVE CONTENT] answers me very quickly.
Some features are limited to the more tech savvy users.

"Top Tiered Investment Management Software at a Reasonable Price"
Overall: I'm a very happy customer and would definitely recommend this solution!
Pros: AppFolio Investment Management integrates seamlessly with AppFolio Property Manager, enabling seamless accounting. Additionally, the ability to easily create distributions and print checks via Property Manager is a big plus for us. The support team is super friendly and helpful as well!
Cons: Some items require the AppFolio team to adjust them and the system is pretty unforgiving if a mistake is made (i.e. a data entry error is hard to delete without contacting support and having them do it via the backend).
"On the way to a great product"
Overall: We got rave reviews from many investors. It is a great platform and (still as of this review) costs a fraction of the leading products out there who have a few more features and are a bit more mature. However, AppFolio has been awesome in listening to reasonable requests which make the product better and hence they roll out new features often. This to me is very valuable. Try to have any of the 2-3 "leading elephants" move or change something .... Good luck. So I am very happy with the decision to go with AppFolio. It does 95% of what we need for 50% (or even less) of the price of the others.
Pros: - The Investor view is very good and easy to understand for the investor. Good overview with easy drill down. - You can send out new investment solicitations from within the system - Integration into Email
Cons: Still a bit rough in some aspects like file management, if you have A LOT of files. If you only have let's say up to 10 or so files per investment, all is peachy. You can have an endless amount of files, but it is not that easy to display. They are working of making that easier on the eye.
"New user as of 2021"
Pros: I love that a great deal of data is in one system, the ease of uploading, sharing, un-sharing docs as needed... and having a place for investors to go to view/track their investments.
Cons: It would be nice to duplicate monthly/quarterly reports where a few items can be changed rather than having to recreate the full report. Experiencing difficulties with a few investors being able to set-up their log-in to the portal.

Overall: Great experience thus far. Customer support [SENSITIVE CONTENT] is excellent.
Pros: Very easy to use and has been a great tool to improve efficiency in managing investor data, fundraising, and document dissemination/storage.
Cons: The calculations of financial waterfalls don't always match up to our deal structures so we still are using spreadsheets to calculate distributions. In addition, the reporting features are good, but would like to see them be more customizable.
