Cons The calculations of financial waterfalls don't always match up to our deal structures so we still are using spreadsheets to calculate distributions. In addition, the reporting features are good, but would like to see them be more customizable. Its ease of use and information platform have been an excellent experience that keeps getting better! Pros As an existing Appfolio PM product user, we were an early user of the Investment Management platform. IM allows us to have information about our investors and their history with us at our fingertips. And the Portal puts information at our investors fingertips! This is such a time saver. Appfolio was a big help in the transition from our old database. The transition was smooth and, surprisingly, easy! Cons Report functions have come a long way within IM, but still lack some robustness. Appfolio is very open to suggestions and they encourage team meetings with us to see how things are going and what we see a need for in the various areas. Review Source MK Michael K. He knows his stuff, is nice to work with and doesn't seem to complain when I ask idiotic questions and request things that I likely should simply know how to do. He is a pro and I'd give him a bonus in the realm of 100% to 200% his annual salary. Pros As a smaller developer having a professional client-side portal helps to instill confidence in our product and investments. Appfolio allows us that in a very simple fashion. Cons The software is a bit primitive and still needs a few features. It feels like it's going in the right direction and I've watch this team systematically build the dnamic property management side in a very cohesive and sensible fashion and I'm sure if those same people are working here we'll look back in a couple years at a masterpiece. The people are professional, responsive, and knowledgeable. The software has all the horsepower we need and they continue to add more beneficial features on a regular basis. It is very easy to use. Pros AppFolio provides us with a highly efficient and cost-effective program that covers all of our needs when communicating with our investors. The upload was easy, provides performance metrics, and easy communication. But, what we like most, is the great Customer Support they have provided. Same day response with a phone call if needed. The Help Center is well thought out and provides all the needed material. Cons Limited ability to run "what ifs ". Adding a "what if" module tied to the properties' performance. Running hypothetical performance scenarios would be great. We had discussions for over a year before we made the switch and I saw constant improvements in the tool as well as specific enhancements that I personally asked for in our discussions. I truly felt that my requests were heard and implemented. Pros I love the integration directly with Appfolio's Property Manager software. It has made our life much easier when communicating between our offerings, distributions, and operations. Once you have spent some time with the tool, everything is very intuitive and laid out in a user-friendly way. G-mail integration was also a feature I really like that now allows me to search my own e-mails for what I have sent to investors without needing to go into the tool to do so. Cons The customer facing offering page and my ability to customize an offering to my investors could still use some upgrades, but has improved dramatically. Its taken a lot of time getting things set-up and I still don't have everything set-up so that things run smoothly when we handle our distributions. Pros I love the K1 feature! It has helped me a lot with cutting down the time tremendously on sending out K1's to the investors. I still have a few that reach out to me via email and I just refer them to their investor portal. Cons The distributions for waterfalls I have yet to be accurate, which would require having AppFolio help me to get things set up so that I don't manually have to enter this information. In addition, when it came time for us to do the first electronic distribution through AppFolio, the limits that we required were not available. After a phone call with one of my partners we were able to rectify the situation. The integration of our business processes into AppFolio was seamless, and they provided unlimited one-on-one training sessions with an AppFolio expert to help us with any questions or hurdles we had along the way. They continually ask for feedback on how to improve their platform; and while navigating the ins and outs of AppFolio, my team and I did come up with suggestions that they've already taken into account and implemented into the software. Their customer service is also outstanding. Our customer service rep, \[SENSITIVE CONTENT\] responds to all of our questions right away and with a great attitude. He is always willing to hop on a call to walk us through any questions we have. This platform is also extremely user friendly, and I really like how we can view AppFolio from our investors' point of view, not just the admin side. We look forward to continuing to use AppFolio and will gladly recommend this software. Every time we had a call or sent an email different content was shared and it was a labor intensive process that we couldn't keep up with. Even worse, our accounting team managed investor reports via Excel reports which were cumbersome, time consuming to create, had errors, and we weren't always sure which was the latest version. Using AppFolio IM we can add all investors to a prospective opportunity and launch fundraising with one distribution... and we never attach files to emails that used to get forwarded far beyond where they were intended. And our accountants save whole days worth of time. In numerical terms, we have probably 10-20x our equity raise from the time we started to just 4-6 months forward. And we were able to hire new staff to help raise capital and know they could rely on our pushing information out through the portal consistently and quickly to their new prospects. We've quickly moved past 6-figure investors and well into 7-figure investors. Pros Very intuitive and user friendly from an administrator's perspective to get up and running quickly and with only limited time available. Our customers report back we are a stand out among peers and everyone has commented that accessing the site and using the features was simple. The support from the AppFolio IM team is unparalleled; they adapt the program in response to feedback and are always available to help answer technical questions. You never get a "help desk" type experience! Cons No complaints yet. New features are added all the time which is great. We are also a user of the AppFolio Property Management site. May 26, 2021 5.0 Appfolio has been great when it comes to customer service and helping us get the system all set up properly. They have even offered solutions when it comes to replicating some of the complicated structures in the system. They have also been open to any feedback that would make the system easy for us and our investors to use. Pros The Appfolio Investment Management software allowed us to consolidate all of our various spreadsheets into one system. This allowed us to have one go-to place for investor information. It will also allow our investor to check their investments and access docs whenever they need to. The system has been very easy to use overall! Cons There are a few changes that need to be done on the back-end. However, every Appfolio associate I have talked to has been really helpful and quick with the turn around time. Reason for choosing AppFolio Investment Manager Compared to another software we were approached for, Appfolio was at a much better pricing point. We were using the Appfolio Property Management software already, which we really liked, so decided it would be great to just have everything in one place. Our favorite feature is the investor portal which allows us to keep our equity partners up to date on all of our properties. We love being able to offer our partners features such as this which prior to AppFolio would have only been available to firms much larger than ours. Cons We have run into very few problems with the software and anytime we identify an area of improvement the AppFolio Investment Management staff is quick to assist. Cons Some items require the AppFolio team to adjust them and the system is pretty unforgiving if a mistake is made (i.e. a data entry error is hard to delete without contacting support and having them do it via the backend). Pros Not only does IM integrate with AppFolio, but it eliminates our reliance on clunky error prone excel workbooks for calculating our distributions. It saves us time, and gives us peace of mind that that calculations are accurate, and it saves us time in entering them in a separate step. Cons Hard to say there is something we didn't like about the software; One place that we continue to see need is in reporting. The team has been great taking our recommendations and continually adding new functionality, especially in this area. It is a great platform and (still as of this review) costs a fraction of the leading products out there who have a few more features and are a bit more mature. However, AppFolio has been awesome in listening to reasonable requests which make the product better and hence they roll out new features often. This to me is very valuable. Try to have any of the 2-3 "leading elephants" move or change something .... Good luck. So I am very happy with the decision to go with AppFolio. It does 95% of what we need for 50% (or even less) of the price of the others. Pros \- The Investor view is very good and easy to understand for the investor. Good overview with easy drill down. - You can send out new investment solicitations from within the system - Integration into Email Cons Still a bit rough in some aspects like file management, if you have A LOT of files. If you only have let's say up to 10 or so files per investment, all is peachy. You can have an endless amount of files, but it is not that easy to display. They are working of making that easier on the eye. Cons I wish the software could be a little more customizable around which questions to ask when someone signs up, and then it could segregate them based on their answers.
