### "FRB Rentals wouldn't be what it is today without Hostfully. The PMP that keeps on giving! "

The Hostfully platform and especially the team have been a pleasure to work with. They are VERY responsive to anything the FRB Rentals team throws at them, be it a question, suggestion for improvement or a bug.

Pros

Love the one place to rule them all approach. The ability to create all our FRB Rentals listings in once place, manage pricing and bookings and push it out to direct bookings as well as the OTAs (Airbnb, VRBO, etc.) is so central to a successful Short Term Rentals business. Hostfully, like any software app, isn't perfect, BUT their support and development teams take feedback and fix issues and implement new features requested by the user base. I personally have had many new features I've suggested implemented.

Cons

At FRB Rentals, we use automated templates to the extreme. Initially there is a learning curve to setting up the more advance automation using templates and trigger. Highly suggest you write it all down and map out how you want timing to happen on a booking through review, then implement it and test one step at a time. The formatting on communications should be tested with each OTA to ensure it looks good to the guest receiving it.

### "Amazing PMS, Great Cutomer Support"

Overall they are a great company and software. I would I highly recommend them. Very friendly and helpful Staff.

Pros

Their Tech support is amazying. They answer any concerns I have within minutes! which is a large difference from the previous property managment software I had.

Cons

There are some minor glitches here and there but nothing that drastically affects my business. So not a deal breaker for me

The staff is very friendly and they offered the same services for a better rate. But mainly because I felt more comfortable with Hostfully. Hostaway put alot of pressure on me to join and they wanted to have me sign a contract which I did not feel comfortable doing.

### "AVOID AT ALL COSTS"

It’s the first one I went with bc I didn’t know any better & now it’s so hard to switch & so much hassle, that they’re basically holding me hostage at this point.

Pros

Automated messaging, other app integration like ABB, VRBO, Pricelabs, Turno, etc, & direct booking are great.

Cons

There is zero customer service on demand. Have a problem? You’ll have to message & hope for a response within an hour to 24 hours, depending on the time of day. They use A LOT of virtual asst in foreign countries, so the time of day rarely ever corresponds to the time when I have an issue that needs immediate attention. There are glitches in their software ALL THE TIME. The guidebooks don’t work randomly. The info for bookings won’t load & I get a dead end link when I try to view it. Idk what the issue is, but I don’t have to “update my browser, clear my cookies or my cache” with ANY OTHER APP or SOFTWARE I use. So, it’s something on THEIR END. It makes me crazy. I use a Mac laptop. Idk why I should have to clear my data every other week so that Hostfully will work, when I don’t need to do this for ABB, VRBO, Stripe, Pricelabs, QB, AWS, Google, etc. And when a guest texts me that my guidebook link is broken, I need to be able to talk to someone. Not wait 24 hours for a response. If it weren’t so much trouble to switch all of my properties seamlessly, I’d do it in a heartbeat. Oh & they take 1% of every direct booking, so don’t let them lie & say they charge a flat fee. Not true…

### "Made managing Short Term Rentals a breeze!"

We had an easy integration, lots of support during and after we onboarded, and we've been supported by tech and account reps throughout the past year plus we've been using Hostfully.

Pros

We were looking for a PMS that would be easy to implement, integrate with all of our booking platforms (AirBnB, VRBO, Booking.com) and be cost-effective. We looked at three different PMS's before choosing Hostfully and we haven't regretted it for a minute! My wife especially loves how she can automate messages and have them triggered base on settings that she can customize and change whenever she wants. I love the customer support and the response to questions/issues. Most of all, I love the fact that it allows us to manage multiple properties and all of our tasks, integrated with Pricelabs, seemlessly for what amounts to one night's booking per month! Highly recommend for anyone with one or more properties.

Cons

I wish we had found it sooner. It's just by sheer luck that I found about them on a Facebook group.

### "One of the best property management systems"

We started with 2 properties and will soon have over 20. Scaling would have been much more difficult or impossible without Hostfully. Additionally, there is a lot of automation that Hostfully enables.

Pros

Hostfully is a great PMS with many core features. Stability is great, support is great, and there is a large number of integrations to 3rd parties. The value is tremendous. We did look at a number of other PMS systems and glad we picked hostfully.

Cons

Hostfully is good at listening to feedback and uses UserVoice for this input. There isn't much i do not like about hostfully. If I were to pick one item, it would be better flexibility on outbound emails....yeah, very niche item.

I love Hostfully, I use some other pms in the past, but this platform it's really friendly to use to all fo my team members, thats its amazing. I have never experience a double booking or missing task because a lack of syncronization. They are always sharing new updated and integrations to help us.

Pros

I like the support team, they are amazing, always answer quick and follow up with the pendings. I like the time of the syncronization with other integrations, I like the friendly to use. I like the customization options.

I didn't like the new changes on the layout, however I love the updated where I can do more bulk options in all of our my properties

After a somewhat challenging start, we’ve really found our stride with Hostfully. The platform keeps improving, and we can see how dedicated the team is to making it better every day. We’re confident that, with all their ongoing efforts, even our small pain points as French-speaking users will soon be addressed. Pros

What I like most about Hostfully Property Management Software is its intuitive interface and the way it centralizes everything in one place. It really helps streamline operations and saves a lot of time. The customer support team is also responsive and open to feedback, which makes the experience even better.

Cons

What I like least about Hostfully is that some useful features still feel a bit limited or could be more flexible — for example, the stay dates still appear only in English in the variables, we have to manually change it in each message; it’s also currently impossible to assign a new booking to a returning guest without re-entering all their details; there are quite a few duplicates, and the system doesn’t consolidate similar inquiries from the same person. Overall, there are still many small glitches — but the good news is that the team is constantly working to improve the platform, and we truly appreciate their ongoing efforts.

### "Multiple property solution"

It's been pretty good. Any issues or complaints are handled professionally and as timely as possible.

Pros

Honestly, it's the service. They are usually very prompt and very very patient and pleasant to speak with. They are continually upgrading the platform and after looking through other companies, the platform is user friendly and they are helpful through the whole process. If you have more than 5 properties, the subscription is a great value!

Cons

Sometimes it takes a little while for upgrades but they are getting better. The website provided is a good value but very limited on design and appearance.

We are able to remotely manage our listings seamlessly. Never have to worry about double bookings, our response times are great thanks to automatic email capabilities. Guest satisfaction with communication has been noted from our guest stays. Couldn't ask for a better platform to depend on running a successful vacation rental business.

Pros

The integrations with all the booking platforms and technology makes it very easy to remotely manage our property. Synching of the calendars have been great, and the fact that as soon as a guest books, our cleaner is automatically notified of a new job being created.

Cons

I wish that the direct booking site would load faster to give a better customer experience. The delay of pictures loading causes some issues with response time.

We’ve been using Hostfully a little over 6 months and it’s been great. If there is something that they don’t have then they are willing to go out and get the feature which is one of the best things about the software and the company.

Pros

We love their direct booking capabilities and their integrations with all of the software platforms that we need.

Cons

The thing that I liked least was there was no app but they have released the app and it has been great.

### "Too Many Bugs"

There is great potential with this product if they would ever fix it and it could do what they say that it is capable of doing. They have a user forum for users to suggest improvements for upgrades and it is a joke in my eyes when they can't get the bugs out of the current product. How can they be asking for suggestions when the current product won't work?

Pros

The calendar syncs between Airbnb and VRBO, which are the only two platforms we use right now. It is the only thing that works. The calendar is accurate. And, their support team is responsive because I spend 50% of my day messaging them about bugs in the system.

Cons

Bugs. It is so difficult to manage anything about the reservation - communicating with the guest (you can't get messages into the platform from VRBO; cohosts can't communicate via Airbnb); you can't modify rates or add on additional nights w/out rates changing from dates already paid for; messages don't come through; etc. You double space after the end of a sentence and it sends &nspc after each period; It doesn't have a sort system to show you outstanding balances or pending transactions so you don't know who to follow up with; and there are problems every single day trying to do basic things that the system will not do. The answer is "we are forwarding to our higher tier department". You never hear back.

I think Hostfully still has some kinks to work out, but I’m glad we are growing with them. I would recommend them.

Pros

We have been able to organize all of our properties and all of our platforms into one single hub, which has simplified our work.

Cons

I wish the app was better and you could do more from it and wish there was a phone # to call for help.

### "Finally settling in..."

Hostfully has grown with us this first year, and we anticipate it will hold up under our growth to 30 homes next year. We are settling into how it works and learning what other integrations we need to compensate for its faults. The cost is low, so we can use other integrations to help.

Pros

We have adjusted to the workarounds in the system and are enjoying using the platform. I like that they consistently upgrade and develop new integrations and business relationships to help our business grow. The support team is very helpful and always quickly responds to our questions. Their support site is good - I can generally find the answers to my questions in their help materials.

Cons

I think the guest communication process is clunky and not aesthetically pleasing. We wish there were a better Owner Portal where we would store home details. Would love to be able to white label a nice website and not have to build a whole separate site.

### "Good Staff, Good Price, OK Product"

Overall I would say Hostfully has GREAT people and potential. Some of the features and functions of their product are very good, but they could be better. Fixing issues and learning features are VERY time consuming and often frustrating. They have some good integrations with other companies which is nice. They are continually working on being better and I can appreciate that.

Pros

Good, friendly, knowledgable staff (just not enough of them). Price is lower than other vacation rental software, and more in line with what you are getting for your money, which is an OK product. So much potential with this company. They do seem to care. Good automation and timing controls in accepting reservations and payments, sending forms to fill out, and checkin paperwork. They work with other key vendors such as Safely, Airbnb, VRBO, Dropbox, etc. Payment processing works well. Usability and product design not too bad to work with once you go through a big learning curve. They offer a decent website for direct booking. It's OK.

Cons

Not enough staff. You can only communicate via chat box and the rep is not dedicated to your problem from start to finish They serve multiple customers at once so sometimes you wait hours in between getting answers. Some problems have taken days or weeks to fix. At this time I have been waiting for weeks for my cleaning person's calendar access to be fixed. Onboarding and learning the product with an undedicated chat box and tutorial links took hours/months. Better be tech savvy if you're going to buy this product. They now have a group chat on certain days/hours, but you sit there waiting your turn while you listen to everyone else's problems. It is time consuming and requires patience. The app is not very good and their mobile capability needs great improvement. Forms that work with a laptop won't work for guests on handheld devices. The website they offer is limited. Needs a basic contact form so guests can reach you. However, websites are not what they are in business for. It's a bonus. Payment processing works well, but only if you use Stripe and as a company they are not nice to work with. More options there would be better. You can send your guest a rental contract to e sign upon booking which is great but it would be better if their were fields for the guest to put information into the one document. They do integrate with Docusign but I know setting it up and working out the glitches will be time consuming so I have not attempted it yet.

A great experience over the nearly 4 years that we've worked together with all Hostfully team members being helpful and kind.

Pros

The customer support team are amazing, responsive and always friendly. The platform itself has a great selection of integrations and it is constantly expanding. The Hostfully dev team is constantly adding and updating things and everyone always seems open to new ideas and ways of improving.

Cons

There are a few features that would be nice to have for the Portuguese market like certified invoicing and guest check-in, however these are usually handled by integrations. A more robust owner's portal would be a great plus too.

Reason for choosing Hostfully

Price quality was far above any other option and they always look for ways to improve.

### "Comprehensive Property Management Platform for Small and Big Operators Alike"

Excellent. This platform has really improved and streamlined how we manage our business. And if we ever have an issue, the support team is very quick to jump in and help. This platform just keeps getting better and better.

Pros

Consolidates major rental platforms / channels into easy to understand calendar view. Message triggers and scheduling functions ensure messages to communicated to guests exactly when you want them to be delivered. Enhanced Reporting -- accurate and consolidated financial and transaction reporting -- itemized and aggregated across platforms makes accounting far easier. Platform built for easy integrations and Hostfully is continually bringing in new partners to further build out comprehensive service. Very strategic. We take advantage of the pricing algorithms, additional direct channels, and more. EXCELLENT support team that solves problems fast and communicates very well throughout the process. Providing a Direct Booking Website as part of our package is a GREAT benefit. Publishing tools make it easy to push photos and copy out to additional channels. Very knowledgeable and likable team who make themselves available for input and feedback. They take a very strong interest in knowing how their platform is performing at every stage of its growth.

Cons

Keeping in mind that my wife and I are small operators (five properties at the moment), we love this software but there are features we do not use that are more suited for larger operators, such as Dashboard and Pipeline. Reports vs Enhanced Reporting is confusing, we assume this will be sorted out as time goes on. And we would LOVE a mobile app!

Reason for choosing Hostfully

This is more than a few years ago, but I did a deep dive across many of the (leading) platforms at the time, which included: Bookerville, Guesty, Hostaway, Kigo, liverez.com, Lodgify, MyVR, Outswitch, tokeet.com, and more. Back then it was a little tricky to determine who did what as, I suppose, it continues to be today. Nonetheless, I was very impressed with Orbirental, which became Hostfully, which is why I signed up with them. And I'm thrilled these years later with my decision. I couldn't be happier.

### "Only getting 70% "

Pros

I would say the inbox is good. It lets me keep all the conversations with guests in the forefront. The sales funnel is good. I would say probably give us an option to delay when a customer conversation gets moved to "archived." I dont know its 24 or 48 hr after check-out. If I havent given them the "please review us and direct book with us" message upon check-out, I have to hunt for the conversation in the archived section, because its been moved. Luckily the sort feature helps the hunt move quickly, but i rather not have to hunt for it at all and choose to move it when I am satisfied.

Cons

Many of the features I want to take advantage of were briefly mentioned in the "onboarding." However, the highest priority, for me, during the onboarding stage was channel integration and VRP. Automated messaging, figuring out the calendar, etc, were all tertiary concerns. So at times, I feel like Im only getting partial functionality out of Hostfully. I dont feel comfortable using the support/chat for questions about features because I only use that when something is wrong. Maybe there can be a function for non-emergency/non-bug support, like an occasional email offering a "wellness check." "Is there anything we can do help you get the most out of Hostfully?"Also! Please, please, PLEASE remove the automated pop-up on the mobile site. If Im trying to login, for functionality not on the app, I do not want to mess with a pop-up while Im trying to log in. Its not an issue on the desktop because it doesnt interfere with UI, but on a smartphone its a PITA. If you cant parse the popup between desktop & smartphone, put it on a 2min timer or something. If Im dealing with something with a guest or staff that is timely, I dont need the added frustration a damn pop-up slowing me down from fixing the issue. If Im on the phone with police with a guest safety issue, or dealing with a pipe burst at 2am and away from my laptop, the "hey lets talk" type popup is just one more step getting in my way from fixing problem for my guests.

Reason for choosing Hostfully

I think there were three softwares I was looking into. Heard of them from youtube personalities. I cant remember why we decided on hostfully. Sorry I cant give you specific feedback as to why we landed on hostfully over the others. I do think we avoided a cheaper alternative, because sometimes "you get what you pay for." And I dont think I have ever left a support ticket with Hostfully staff unsatisfied or without a clear explanation. So as long as Hostfully continues with good support, we are likely to stick around. We only have 4 doors currently, but we have aspirations to increase to 15 by the end of 2024, with different types of STRs. Then another few markets after that. So I foresee plenty of support tickets in the future.

Overall experience has been positive. Some functions have not worked on the app but nice being able to reach out to support and getting answers quickly.

Pros

I don't like platforms that make you feel like you're on an island after you sign on. Hostfully provides prompt support to answer questions helping the user experience to live up to expectations.

If there would be a better/easier way to get setup. Too many things the new user needs to do in my opinion.
