Pros Excellent program for asset managers and property managers to get insights into the data and analysis in real time from the property management software. The customer support for onboarding and help in getting the dashboards set up were invaluable in getting started making it a lot easier to use and more desirable to use. The data at 10,000 feet can be very useful in making key decisions on whether to sell, keep or refinance a property and it's helpful in determining where costs or income have gotten off track. Cons So, if you have a customized Chart of Accounts, it can be a bit of work to get it mapped right to the management company's accounts. Once it's done, it works well. The addition of AI is very useful and has some great, promising features, but it can bury the lead (the KPIs) a bit. Alternatives considered [AppFolio Property Manager](https://www.capterra.com/p/92228/AppFolio-Property-Manager/) [AppFolio Investment Manager](https://www.capterra.com/p/186948/AppFolio-Investment-Management/) Reasons for choosing Lobby CRE A lot more affordable and a LOT more useful and customizable. While it doesn't have some of the features that AppFolio Investment Manager has, we don't have as many investors to keep track of and, quite simply, because of the way that LobbyCRE pulls and imports data from the property manager's software and spreadsheets, it's a LOT easier to set up with LobbyCRE. The Income/Expense IQ Benchmark program is a collaboration between Lobby CRE, IREM, NAA, and BOMA in which professionals can volunteer to submit property data. To ensure that benchmark data is statistically relevant, there must be a minimum number of submissions for it to be available in the platform. Looking at our portfolio on a macro level then being able to sub portfolio them to our regional managers who can review there particular properties as well for the manager themselves. Cons I don't have any cons at this time. Lobby is a CRM that is constantly adding more and more tools. Cons Searching by "MSA" is slightly confusing because the MSA doesn't always correspond with the actual MSA. it would be easier to search by state and then filter within each state.
