The experience has been excellent - again, from the first meeting. Jeri and her team have been kind, responsive, and knowledgeable. In fact, they had some of the most robust commercial property management knowledge, maybe wisdom even, of anyone I've met. They had great recommendations that really helped us with our medium sized portfolio.

Pros

My experience with Stratafolio has been truly pleasant from jump. It is an EXCELLENT value for the number of things it does. It is super focused on commercial applications and has been wonderfully designed to notify for renewals, CPI increases, and generally lease management. It is simple and easy to use.

Cons

It has, at times, loaded slow. However, some of our job files are large and it may be partially on our side. I wish it had some more flexibility in reporting - but exporting info is easy and the pros simply far outweigh the cons. It is always faster than logging into Quickbooks, most certainly.

STRATAFOLIO offers great value for money and delivers exactly what we were looking for. The lease and property management features are a significant added value and align perfectly with our business needs. Overall, it is an efficient and reliable tool that has made a positive impact on our operations.

Excellent and friendly team that is a pleasure to work with; Very responsive — questions are answered quickly and clearly; Strong ability to find great solutions tailored to our business needs; Outstanding support in transitioning from our old accounting processes to a modern, more efficient way of working

Cons

Not a con, but a suggestion for future product expansion: It would be helpful to have an option to include copies of tenant invoices for expenses incurred during the year. The software includes many tabs and hyperlinks across different areas of the system, which can feel overwhelming during the first few uses. However, after a short learning period, it becomes easy to navigate and manage.

Customer support is like no other. The Stratafolio Team is top tier, always quick to respond and extremely knowledgeable and helpful.

Stratafolio allows you to view each property, tenant and details of the lease in an easy and quick format

Cons

My only obstacle for my properties is I have to link to one single bank account instead of each properties bank

Stratafolio has saved us both time and money as it has improved our efficiency in invoicing, CAM reconciliations, and lease management. We have multiple companies so I love the fact that everything related to our properties is in one software package. The onboarding process was great- \[sensitive content hidden\] and her team were responsive and always willing to help problem solve.

Ease of use, tenant management, reporting, time savings on invoicing and CAM reconciliation, onboarding and continued customer service.

Cons

I wish Stratafolio could automatically sync with QuickBooks desktop version, but using WebConnect to sync is not difficult.

STRATAFOLIO has made CAM reconciliations, easier and faster to complete. I also love the fact that I get emails when a lease is about to expire or escalate. It has customizable tables to make reading the data easier.

Cons

Filters do not stay from one screen to another. When you click in to review operating expenses for a tenant and then go back you have to refilter.

It makes Cam Recs much more simple than how I used to do it. We are able to use it with Quickbooks Online which is a system we are already used to in the office.

Pros

The customer support is top notch. If you have a question, you know just where to start with getting an answer.

For the most part, I have no issues with the software. I'm able to utilize it for process automation easily.

This is a great tool for simplifying the CAM reconciliation process. It's also great to have one place to access leases and receive notifications for escalations.

Pros

The app is easy to use and their support is responsive to questions. The staff at STRATAFOLIO are wonderful to work with.

Cons

For the most part, I love the software and there is nothing I dislike. Filters in reports are sometimes frustrating if they don't stay.

Excellent. Extremely Pleased. When I found this software I knew I was in for a great time-savings and process management tool.

Pros

I am the accountant for a group of companies made up of a sole Proprietorship, a corporation, and several Partnerships. We have multiple reporting requirements from the lenders that we work with that finance several of our over 50 properties. Most of these are Industrial and Commercial, with a few Shopping Centers and Residential properties as well. Because of the time required every Quarter to prepare Debt to Credit Ratio reports, Operating Statements, and Rent rolls my A/R and A/P person, and I were spending way too many hours on these tasks. I needed a faster way to prepare these, so I started searching in QuickBooks on their App partner’s list. There I found Stratafolio, and the minute I saw their reporting capabilities I knew I had found the solution to our problem! Everything I needed to prepare all the reports was at my fingertips, and as I told the \[sensitive content hidden\]of the company, “what has been taking us hours to prepare will be a one touch solution if we join forces with Stratafolio!” It took some convincing as the \[sensitive content hidden\] didn’t think the cost was justifiable. However, we had been talking about adding another accounting clerk and I told him that Stratafolio could be that new employee for less than 25% of the cost. So, after some time considering it, he approved my request. We have been using Stratafolio now for 6 months and I will tell you it has saved us over 10 hours a month just in preparation of our DCR’s, and it has also saved me tremendous time in our recent Property Tax protest preparation of Rent Rolls and Operating statements that the local county government requests before they will consider our request for a reduction in our taxes. And we have won on some of those requests, and now our reports that we present are far more professional, and eliminate so many questions from lenders, taxing entities, etc., because we tell them that these reports are prepared by Stratafolio. And from what Stratafolio has told me, we are “just skimming the surface of its capabilities”, and we are excited to see what else it can do. If you have been thinking of using Stratafolio and want to talk with me personally, just ask the staff at Stratafolio to contact us and I will be glad to visit you.

Nothing, except not having in use for the last 3 years. It would have made the management of our financial reporting so much less time consuming!

Superior product, superior customer service both in timing and in solutions.

Pros

Product works as advertised and the have the best customer service of any software products I have ever used. They are both quick to respond and always have a solution. Initial integration was very smooth also with superior customer service.

Cons

Really there is nothing I do not like. The product is easy to use and maneuver around.

The on boarding process was ran very smoothly and done professionally. That made this the easiest process that could have been the biggest headache.

Pros

The ease of a single data entry with QBO make this the best feature. Also the CAM reconciliation makes the ease of NNN leases run so smoothly.

Cons

The biggest cons I have had with STRATAFOLIO is that you can schedule auto emails for future invoices. You still have to manually send emails.
