February 10, 2026 5.0 The experience has been excellent - again, from the first meeting. Jeri and her team have been kind, responsive, and knowledgeable. In fact, they had some of the most robust commercial property management knowledge, maybe wisdom even, of anyone I've met. They had great recommendations that really helped us with our medium sized portfolio. Pros My experience with Stratafolio has been truly pleasant from jump. It is an EXCELLENT value for the number of things it does. It is super focused on commercial applications and has been wonderfully designed to notify for renewals, CPI increases, and generally lease management. It is simple and easy to use. Cons It has, at times, loaded slow. However, some of our job files are large and it may be partially on our side. I wish it had some more flexibility in reporting - but exporting info is easy and the pros simply far outweigh the cons. It is always faster than logging into Quickbooks, most certainly. Cons There are too many steps to keep leases and COIs current, and it's not easy to determine all the steps. The knowledge base concept is interesting, but it doesn't really help figure out all the steps to follow to enter a lease or a COI, etc. I don't like that Stratafolio is only cash based. I work with an asset management team and we primarily use it to assist with tracking our units, leases and rent payments, and have had some success using the tenant portal feature). I can see how much more functional it could be over time as my team fully integrates its potential uses into our daily routines. It has functionalities that could support more aspects of the overall health of our organization. I feel confident to move forward with using new elements of the functionality as my team is able to do so, knowing that the Stratafolio support will be there to assist. Pros Great customer service, very responsive and knowledgable team. Creates really usable reports that are easy to distribute. Very flexible in terms of how you view your data. Works smoothly when you have input all the right information. The software automates a lot of the tracking we've been doing on spreadsheets and helps avoid user error as well as saving a lot of time. The knowledge base is quite thorough and has a lot of detailed instructions on how to do certain tasks, which is helpful when they don't feel intuitive to any specific user. Cons Some steps feel unintuitive. Data has to be input in a specific order, and if you start at the wrong step you are continually redirected. (E.g., to enter a "lease", you must have already created a "tenant", and to create a "tenant" you must have already created a "contact". Personally I find this a bit clunky, though it's worth saying I've never used a similar software that I didn't have similar issues with, and so I don't consider it a major con. Also, there is a team of associates who sift through and upload the information into the system. I found all of the them to be very knowledgeable. They understand commercial real estate and all the intricacies with the wide variety of commercial leases that are in place. Pros Sophisticated commercial real estate software that helps manage complex real estate holdings. After researching several real estate property management software products I found Stratafolio to be the only one that is thorough enough to provide for managing our commercial portfolio. The others were residential products that they tried to covert for commercial use whereas Stratafolio is specifically designed for commercial real estate. I am glad I found them! When I found this software I knew I was in for a great time-savings and process management tool. Pros I am the accountant for a group of companies made up of a sole Proprietorship, a corporation, and several Partnerships. We have multiple reporting requirements from the lenders that we work with that finance several of our over 50 properties. Most of these are Industrial and Commercial, with a few Shopping Centers and Residential properties as well. Because of the time required every Quarter to prepare Debt to Credit Ratio reports, Operating Statements, and Rent rolls my A/R and A/P person, and I were spending way too many hours on these tasks. I needed a faster way to prepare these, so I started searching in QuickBooks on their App partner’s list. There I found Stratafolio, and the minute I saw their reporting capabilities I knew I had found the solution to our problem! Everything I needed to prepare all the reports was at my fingertips, and as I told the \[sensitive content hidden\]of the company, “what has been taking us hours to prepare will be a one touch solution if we join forces with Stratafolio!” It took some convincing as the \[sensitive content hidden\] didn’t think the cost was justifiable. However, we had been talking about adding another accounting clerk and I told him that Stratafolio could be that new employee for less than 25% of the cost. So, after some time considering it, he approved my request. We have been using Stratafolio now for 6 months and I will tell you it has saved us over 10 hours a month just in preparation of our DCR’s, and it has also saved me tremendous time in our recent Property Tax protest preparation of Rent Rolls and Operating statements that the local county government requests before they will consider our request for a reduction in our taxes. And we have won on some of those requests, and now our reports that we present are far more professional, and eliminate so many questions from lenders, taxing entities, etc., because we tell them that these reports are prepared by Stratafolio. And from what Stratafolio has told me, we are “just skimming the surface of its capabilities”, and we are excited to see what else it can do. If you have been thinking of using Stratafolio and want to talk with me personally, just ask the staff at Stratafolio to contact us and I will be glad to visit you. During this process we were able to get better organized. Pros Easy to use and navigate plus it is a central location for all of our real estate holdings. The cost is on the higher end but now that were using STRATAFOLIO its worth the extra cost compared to the other options available. Cons It's a pretty steep learning curve and we are still working on best practices for how to do certain tasks. That made this the easiest process that could have been the biggest headache. Pros The ease of a single data entry with QBO make this the best feature. Also the CAM reconciliation makes the ease of NNN leases run so smoothly. Cons The biggest cons I have had with STRATAFOLIO is that you can schedule auto emails for future invoices. They are truly a great company with outstanding customer service and care for their clients. Pros When looking for a platform that can handle asset management, property management, and tenant management - there was really only one option. There are a lot of platforms that can do one of these three things - but STRATAFOLIO is built to manage them all. Their Onboarding Team made the transition incredibly smooth. They handled everything for us so that we could focus on utilizing the tool. This software has helped our organization stay on top of rent increases, expired leases, etc - saving us a tremendous amount of time and money. From the Owner's Dashboard with high level overviews all the way down to the work orders and insurance tracking; I HIGHLY recommend STRATAFOLIO for anyone in the real estate industry. Cons I really don't have anything negative to say. They didn't have insurance tracking - but I asked for it and they built it! Pros I liked that they onboarded all my leases for me. Cons I am still learning all the ins and outs of the system. Becuase I did not do the onboarding myself I feel like I had a harder time learning the proper steps to entering new leases. Stratafolio has been very helpful helping me learn it as the situations arise. Reason for choosing STRATAFOLIO Because it integrated with Quickbooks the best. As good as it is, the staff is THE standout factor. They are knowledgeable, responsive, profession and personal. Pros This software allows access to the entire portfolio of properties in one location. Access to all documents, property details, lease details, escalations, investors, rent rolls, debt, insurance, etc in one place and at a simple click. Cons Our company utilizes STRATAFOLIO staff to upload property info which makes it much easier. Getting all the info uploaded in the correct place is not as intuitive as desired, but STRATAFOLIO has knowledge based articles available to increase understanding and expertise in use of the software.
