### "Not Perfect, but Still a Great Software "

Overall, my experience with has been a positive one. It's easy to use and is user-friendly. Even with the few things that I wish could change, it's been great as a whole.

Pros

Overall the ease of use for is what I like most. When I first started, it didn't take long for me to get the hang of how Entrata works. The way everything is organized in the system as well is great and very user-friendly. The Entrata Help Center is very helpful, between the articles they have and customer support team they have.

Cons

The part I like the least about is that when you're uploading documents or pictures, you can usually only upload one at a time. If it's just one or two documents, that's not too bad, but sometimes I'm uploading four or more items, and it slows me down when I'm trying to get my work done. There's also some times that Entrata is extremely slow, and it takes a long time for it to load a new page or load a document you're trying to look at or generate.

Overall very happy with . The reports and ledgers are easy to understand and follow. I have been able to save a lot of time with the various reports they allow to be uploaded with a csv!

Pros

I like how easy it is to use once all of our information is integrated. It's great at keeping us organized. Happy to see that there continues to be improvements from the software. Being able to import csv files is also a BIG deal for me, so any additional reports that allow us to do that would be great.

Cons

Integration is an issue sometimes. Also, it can be difficult to find which settings need to change in order to get something done. Sometimes multiple settings have to be changed before we are able to make the change we want to make. If there is a way to make it easier to identify which settings need to change in order to get something done would be great.

There is more positive than negative. Overall... I like it! - Hines needs to do a roundtable to get our input on improvement.

Pros

I like that it's a all in one platform. I don't have to go to several different platforms to do leasing, CRM, processing. billing/invoices, pricing.

Cons

It's very buggy in some areas. Like email templates don't populate as they should when I am doing renewal reminders... I have to back all the way out of the Renewal tab and then pull up the resident I want to email and THEN email them from their profile, select templated and then the template I wanted will show. So you have to do a lot of back and forth and a lot of "digging" to do a simple task like an email. Also the tect in reports in entrant and so small... even at setting 5.

I've been a client of 's since I started in this industry in 2010 - going on 16 years, and I have nothing but great things to say. I have seen so many changes, and all positive, with growth in mind.

Pros

This is the most customizable property management software we have seen. Instead of just providing a platform, they truly provide a partnership and listen to what clients have to say. It's intuitive and user-friendly, and their dashboard makes it easy to manage tasks for each department. Our team had their to-do list and their goal is to clear it every day. Residents have given great feedback - from being able to pay rent online, to opening work orders, signing lease documents, and seeing their files. It provides transparency that it is so important for this industry.

Cons

The only downside is paying for different products. With each added product, it's an added cost, which makes it difficult to sell it to owners.

### "GREAT PMS Once you get the hang of it"

As mentioned above, the setup was very stressful. At that time they didn't have an assigned 'reporting' person to take me by the hand and walk me through all the custom reports I needed to create. HOWEVER, now that time has passed, I'm a pro at the reporting and am VERY pleased how customizable the reports are. Our assigned product knowledge person is VERY available and super pleasant to deal with. I'll often ask her "I need a report that will give me XYZ" and she'll respond immediately with a path to get to the right report. The way reports are named took some getting used to too.

Pros

I absolutely LOVE their customizable reporting feature. Once you get a handle on where each column pulls from it's super easy to create all kinds of custom reports.

Cons

The initial setup was stressful. They needed an assigned reporting person to help you through those first few months of creating custom reports. But I think they've corrected that now.

Overall, we love and value our partnership. We provide a lot of feedback and depending on the team/product we see amazing results. The majority of workflows work great and make our teams daily tasks easier.

Pros

consistently works to improve their product line. Their teams are great to work with and have a great attitude.

Cons

Won't let you out of a product if that product is not working. Too much change in product leaders over certain products that need revamp leading to no change for needed products year after year.

Excellent! Great team of people. Implementation was painful but we knew it would be. Some surprises that were not explained right however everything got worked through well. My main contact person \[sensitive content hidden\] is outstanding.

Pros

Ease of use. Also, the people who help us through issues are all first class. Great follow up from everyone.

Cons

Things changed from what we were told. And making changes to forms now is difficult as things we did not know, needs adjustments.

Very easy to work with. If a problem arises, the ticket team is there to help to the best of their ability and in an efficient timing.

Pros

Very easy to use and intuitive. Corrections are very doable, and the Help desk data base is very useful for learning new processes on your own, or even requesting a meeting to clarify things.

Cons

There is many quality of life items missing like consistent filtering options between different reports. There is not a place where we can put customer recommendations for the development or QA team. I have had a few technical issues that the ticket team could not be resolved beside just having our only admin person make a transaction or change, which did not resolve the initial issue of someone with the proper responsibilities being able to complete a task.

Easy to navigate also easy to follow because All you have to do is go to the next option and if you make a mistake you can just cancel it.

Not able to type in a issue and get annanswer like how to add an roommate and get a simple answer that is all.

Help had been great if you needed it. Very easy to use and set up. The integration was way better than when we went through Yardi's a few years back.

Pros

It is very easy to use and is much better than what is out there at the moment. Our staff find this so much easier. It also has a way better permission set up.

Cons

The only thing I don't like is the specials do not connect to your ILS's very well like we had with Yardi. I had to turn off that feature in Apartments.com so we can put in the specials.

I love . It is a make or break point in regards to accepting a position as to whether or not they are using the platform. We are a 100% paperless office because of it.

Pros

is very intuitive. I've used the main three property management software platforms available and Entrata is by far the best in regards to ease of use, options, and integration.

Cons

The ability to create your own reports could use a little tweaking. It is not as easy to manage as the other parts of the program.

Overall, it has been pretty helpful for completing my daily task as a leasing consultant. I like how it keeps you on top of your leads and shows you the lead source. Once you do the training its pretty much smooth sailing.

Pros

It's a pretty good tool for property management. I really like using the advanced filters to find exactly what you are looking for. Also, making custom groups and sending mass text that uses each resident's name is a great feature. It makes it feel more personal.

Cons

Sometimes it feels a little over complicated to do simple things. Or find the location of the call tracker log or something of that sort. Or sometimes our text isn't delivered or received.

Cons

It needs to stop expiring renewal leases. No one wants to retype the same lease multiple times. When an applicant cancels, we shouldn't have to make a screening decision in order to refund them. They canceled! We should be able to delete notices that are not needed/accurate. The follow up needed in leads & applicants should show move in date desired & unit type desired. This help quickly find the prospect that matches with a NTV that we just received. The merge files is not helpful when a prospect has multiple guest cards under the same name. It always says no match found. GRR!

It is a useful tool but needs some tweaks to make it easier and more user friendly. I like how you can add certain documents and if you have the approval, you can do a lot more.

Pros

I can keep track of leasing and write leases pretty easily. I like that it can connect to funnel and keep track of all my correspondence.

Cons

There is no holding section in the leads board. It would be really nice if there was a section where I could hold a lead, but not need to contact them each day. I want to be able organize the lead board in a certain way.

What I love about is how organized it is with work orders and turn schedules. The mobile version is definitely a 10/10 and not to mention it doesn’t feel like a chore but more like a tool.

Not much I can complain about because in reality it functions exactly as it should for the task that is given

It makes my job easier I don't have to be on the computer when doing work orders all I have to do is look on my phone when walking the halls. I can put photos and notes so many things can be done

I have an apple phone, and the resident always see my number when calling from the app now many residents have my personal number maybe it's in the setting but don't know to fix it

Overall, it’s a wonderful app, especially when it comes to being able to submit work orders. There are just small accessibility issues.

Pros

The app is user friendly if you know how to use technology well, along with being able to close out work orders remotely.

Cons

I am unable to submit videos which i feel is a necessity for plumbing problems. If you’re not tech-saavy, navigating is difficult. Being unable to re-open closed work orders on the app is another issue.

Pros

is easy to navigate and very helpful when it comes to sharing information, completing move-in paperwork, taking applications, etc

Cons

What I like least about is the drop down menu for example when putting in work orders. If what you are trying to request isn’t there you can’t add it. You have to choose a similar request and type it all out in the comments. Confusing for residents.

Pros

It's very easy to learn and use software. And every time I call support I get right through and all their techs are knowleable and take the time to walk me through the steps so I understand the process.

Cons

The only con is some of the residents struggle with the application and processing payments.
