It has been challenging at times to learn the "ways of Entrata," as I have used and loved OneSite for many years before starting with Entrata at this company.

Pros

There are few things I truly do like about Entrata. The dashboard, by far, is the best though. I like the way it shows me my day and when I click on each tab, gets me what I need to clear it.

Cons

The click-throughs to get to one report or tab and the new renewal generator. NO THANKS. I also cannot stand when you go to look at a renewal or anything now on a resident's main tab and it makes you have to "close" out to get back to the beginning. Noooo. Just no.

Overall very happy with Entrata. The reports and ledgers are easy to understand and follow. I have been able to save a lot of time with the various reports they allow to be uploaded with a csv!

Pros

I like how easy it is to use once all of our information is integrated. It's great at keeping us organized. Happy to see that there continues to be improvements from the software. Being able to import csv files is also a BIG deal for me, so any additional reports that allow us to do that would be great.

Cons

Integration is an issue sometimes. Also, it can be difficult to find which settings need to change in order to get something done. Sometimes multiple settings have to be changed before we are able to make the change we want to make. If there is a way to make it easier to identify which settings need to change in order to get something done would be great.

I've been a client of Entrata's since I started in this industry in 2010 - going on 16 years, and I have nothing but great things to say. I have seen so many changes, and all positive, with growth in mind.

Pros

This is the most customizable property management software we have seen. Instead of just providing a platform, they truly provide a partnership and listen to what clients have to say. It's intuitive and user-friendly, and their dashboard makes it easy to manage tasks for each department. Our team had their to-do list and their goal is to clear it every day. Residents have given great feedback - from being able to pay rent online, to opening work orders, signing lease documents, and seeing their files. It provides transparency that it is so important for this industry.

Cons

The only downside is paying for different products. With each added product, it's an added cost, which makes it difficult to sell it to owners.

### "GREAT PMS Once you get the hang of it"

As mentioned above, the setup was very stressful. At that time they didn't have an assigned 'reporting' person to take me by the hand and walk me through all the custom reports I needed to create. HOWEVER, now that time has passed, I'm a pro at the reporting and am VERY pleased how customizable the reports are. Our assigned product knowledge person is VERY available and super pleasant to deal with. I'll often ask her "I need a report that will give me XYZ" and she'll respond immediately with a path to get to the right report. The way reports are named took some getting used to too.

Pros

I absolutely LOVE their customizable reporting feature. Once you get a handle on where each column pulls from it's super easy to create all kinds of custom reports.

Cons

The initial setup was stressful. They needed an assigned reporting person to help you through those first few months of creating custom reports. But I think they've corrected that now.

Entrada is very easy to navigate. The customer service department is amazing. They are always friendly and help in a timely manner as well as follow up to make sure we are good.

There really is not anything I do not like about Entrada. I have always had a good experience with the system as well as customer service

I worked for a temp service as assistant property manager. They used onsite. So it was not my decision to make. I have used Yardee and Onsite and Entrada by far was much more efficient and user friendly. Customer service was no where near as helpful and that is if you could even get someone to answer any question one might have.

So far the experience has been rocky, but working through all the processes and finding who has authorization for which , and utilizing the text enjoinment to test out theories

Pros

Full visability on all tasks, from Prospects to residents and renewals. It's user friendly to navigate once you understand how it works. Easy to pull dates and track data. Customers questions and concerns are all logged in the profile making for easy tracking

Cons

Right now all departments are working out of one " contact needed " we are finding it challenging and wishing there was a way to separate the contacts needed by department ( Leasing, Tenant Relations and Maintenance )

Overall, we love Entrata and value our partnership. We provide a lot of feedback and depending on the team/product we see amazing results. The majority of workflows work great and make our teams daily tasks easier.

Pros

Entrata consistently works to improve their product line. Their teams are great to work with and have a great attitude.

Cons

Won't let you out of a product if that product is not working. Too much change in product leaders over certain products that need revamp leading to no change for needed products year after year.

Overall, I like the system with Entrata, it is user friendly, especially for beginners. Great tutorials, and also self-explanatory so that I was able to click around and learn as I go very easily.

Pros

I like that Entrata is an organized system to keep track of incoming leads, and that we can track all communication with prospects and residents. Entrata has great security measures, so I feel safe using the system without complications.

Cons

I can't seem to figure out how to set up a follow up schedule with prospects. I have not yet tried to reach out to customer service, but I do believe if I did, I would get my answer.

Entrata is helpful to manage rental communities and keep track of ledgers, service requests, and new inquiries. It is not very efficient for staying in contact with an interested renter or a resident with ongoing issues, due to the lack of adequate incoming message notifications.

Entrata is very helpful to manage a rental community and keep track of individual files on a digital platform.

Cons

The lack of notification for incoming messages from tenants and prospects. Receiving error message "no contact/lead selected" after responding directly from a contact page or received email. Having to type my signature each message instead of having a clipboard of past items sent.

Cons

It needs to stop expiring renewal leases. No one wants to retype the same lease multiple times. When an applicant cancels, we shouldn't have to make a screening decision in order to refund them. They canceled! We should be able to delete notices that are not needed/accurate. The follow up needed in leads & applicants should show move in date desired & unit type desired. This help quickly find the prospect that matches with a NTV that we just received. The merge files is not helpful when a prospect has multiple guest cards under the same name. It always says no match found. GRR!

It's simple and easy to use and everything is right there at your fingertips! All of your lease documentation is in one spot.

It is a useful tool but needs some tweaks to make it easier and more user friendly. I like how you can add certain documents and if you have the approval, you can do a lot more.

Pros

I can keep track of leasing and write leases pretty easily. I like that it can connect to funnel and keep track of all my correspondence.

Cons

There is no holding section in the leads board. It would be really nice if there was a section where I could hold a lead, but not need to contact them each day. I want to be able organize the lead board in a certain way.

Pros

The program is very user friendly. It is easy to navigate and to teach others to use. I came from using a different software, but had no issues with the transition.

Cons

I do have issues sometimes with it glitching where I will be typing an email to a resident and when I hit send it is all of a sudden in another account and giving an error about the email.

Not work friendly. I think can be improve. Its so hard with some reports and rec's Its takes long time when there is a difference in rec's because of can't download with highlighted once. Reports also so hard to lean. not easy at all.

When running reports some details can get very easily. When doing bank reconciliations can see the details of AP & AR is perfect.

Cons

Some reports its so complicated how to download. Even to add things to reports so complicated. Bank rec's its so easy to click another transaction when checking and balancing . Can't downland with the clicked transactions to check. So difficult to check when there is a difference.

Very easy to work with. If a problem arises, the ticket team is there to help to the best of their ability and in an efficient timing.

Pros

Very easy to use and intuitive. Corrections are very doable, and the Help desk data base is very useful for learning new processes on your own, or even requesting a meeting to clarify things.

Cons

There is many quality of life items missing like consistent filtering options between different reports. There is not a place where we can put customer recommendations for the development or QA team. I have had a few technical issues that the ticket team could not be resolved beside just having our only admin person make a transaction or change, which did not resolve the initial issue of someone with the proper responsibilities being able to complete a task.

I have used Yardi, ResMan, Appfolio, and Entrata across my career. Only Entrata offers a true unified experience across all asset classes. It allows a robust build-out for every part of your property and company operations, which other PMSs may require integrations for. There is always room for improvement, but Entrata is the best well-rounded option.

Pros

Entrata allows you to have all your operations in one operating system to a degree that few other systems can achieve. I am a very detail-oriented manager and I believe that the fine details are what set apart good managers, management companies, and properties. Entrata has every tool I can think of to run any kind of asset to the best standard possible.

Cons

On the affordable side of the system, I think the Section 8 options should be better. I want to be able to mark residents as HCV recipients and be able to run reports based on that status. I also want to be able to see a snapshot of PHA information on any given resident profile including the name of the PHA, the type of program they are enrolled in, and the housing counselor's contact information.

I love Entrata. I been on several different software's and this is by far the best I have worked in.

Pros

I have been in the system since 2018. I have love the ease of it and navigating the steps. If you do it right the system will walk you through it.

Cons

On the back end the many different places to change something. If you change something and it has to be changed 10 other places for it to be right. Somewhere it should be set up that if I change this one setting the change is go to all settings that is effected.
