Everything is easier: communication, payments, work orders, leads, follow ups etc.

Pros

Entrata offers great products all around but the fact that their staff is available all the time is huge! You can call on the weekends or during the week and actually speak with a real person! Their online resident portal goes above and beyond giving resident's access but access that we can see on the management end as well! Being able to offer them streamline services with work orders, application processes and different payment options, proves that a software company can do it all. I also love that they are always evolving and asking for input!

Cons

The improvements could be the apartment order as the numbers show up in the reports. It groups by several different options, but not a consecutive list. I am sure they can easily fix this!

### "Entrata User converted Lover"

I used to be an avid fan of Onsite Realpage and in the last 6 years I've converted to a believer of the Entrata product the ease as well as the all in one capacity of the services.

Pros

I appreciate the ease when onboarding new team members and residents but still being able to have functionality of multiple systems in one place on the back end. For my role it allows me to utilize the reports daily to track our progress whether it be financials, leasing or how effective our marketing strategies are working.

Cons

I would love to see ways to create higher quality email blast within the system rather than always having to outsource and import. Additionally trainings of some of the higher level tools that entrata provides for managers regularly through monthly corporate trainings or possibly set up by individual teams within each firm.

### "Entrata is Simply the Best for Property Management!"

Entrata is very easy to use, there's a couple of Wishlist items that I wish they would fix or include but overall, it's made my job as an Assistant Property Manager much easier than my previous property management companies who have used Yardi/Voyager/Yieldstar. There are very much similarities between Entrata and Apple as far as user-friendliness goes, top notch property management software, I'll always choose Entrata and vouch for it anytime I'm in a position to make those kind of decisions in the near future.

Pros

I've used Yardi for many years before being introduced to Entrata only for a little over a year now and I believe this is the best product management software out. I can hands down say I've seen so many new leasing agents come in not knowing a thing about the software and becoming very familiar and teaching me new things by the second week of playing around with the interface and exploring Entrata. I as an assistant manager have taught my property manager so tricks such as the Merge Fields which I find very powerful and useful for reaching out to the entire community in bulk and also creating flyers, mass communication, updates to the property or projects happening, and even for delinquency collection. It's made my job 10+ clicks easier in comparison to Yardi, everything is straight foreward and not complicated. I love Entrata and wish this would be streamlined across the entire property management industry. Thanks for making my job easier!

Cons

The website portion has some glitches I've noticed, mainly when prospects apply, some of the data does not transfer correctly so I have to do a lot of explaining upon receiving applications (eg. someone applies online and sees that the rent mentioned is only a fraction of what the asking market rate was from when they left the community after the tour). It definitely is the only major issue I've really experienced. Also, sometimes when applicants are trying to complete an application, occasionally it does not allow them to get to the next step to complete the application as if there's always something missing, Missing Fields but everything is complete so we often have to print out the application manually and sign it manually then need to scan and upload it when this happens. There should also be more than 2 uploads allowed for submitting documents the community needs to help process an application, for example, we need ID and 3 paystubs, most people don't know how to combined documents.

Our portfolio has consistently overperformed since moving to Entrata. We have more time to focus on our communities and their needs now that AR, AP, and leasing are so easy. Having all of our products in one place is fantastic.

Pros

Entrata is built from the ground up. There are no integrations to worry about with other software for the core functions of Entrata. It is easy to use, intuitive and makes doing our jobs on a day to day basis much easier. On the admin user side, the settings are simple to navigate and with every change made in real time, Entrata makes it easy to change a company wide setting to make an instant change in function or procedure.

Cons

Some of the feature requests take a very long time to be handled or recognized. I wish there were more sessions held on the updates made to the system on releases than just a weekly email on the updates. Having an Affordable piece that was not only ready but good would also be immensely helpful.

It started out as a frustrating experience, but after countless hours pouring over doumentation and speaking with support staff I have a clearer understanding of how it works and what the solutions to the problems we face are.

Pros

The support staff work hard to find the root of the problem and give clear solutions. Though sometimes those solutions are not the simplest - the development team is constantly working to improve the program.

Cons

Violation management is clunky and rigid, once set up it is very difficult if not impossible to correct mistakes without starting over. Specifically with student housing there are things that just don't work how you'd expect. That being said they are actively working on improving it.

works for what I need but wish it had more functions on the maintenance side of things

Pros

easy to see tallies and total numbers, work order note options are nice and managing keeping track of residents work orders by unit is easy.

Cons

searching through residents and work orders is very limited there need to be more ways to search through work orders using key words and categories, there needs to be a way to generate a report on how many work orders you have in a given period for a particular type of problem like kitchen sink leaking, and then you get a report of how many kitchen sink leaks you had during that period of time. this would help budgeting and planning of maintenance,. would also be nice if you didn't have to go back and forth to to the list every time you want to look at a work order, you should be able to expand and contract the work order right on the list so you can more fluidly go through them, when we are in meetings we go over every work order and we end up printing out a list because it is easier to go through them that way. waste of paper when the product could do the same interactively without needing to generate a report.

More flexibility in the PO system, and we would really like to be able to conduct vendor bill payment via ACH without having to go to AvidPay (Avidxchange product)

Entrata was very love and hate at first, especially the transition from Yardi to Entrata. But once we were trained on the software. The system itself is pretty seamless, all in one place. Very user friendly, great features throughout the entire software.

Pros

I really like a lot of the reporting, and the texting feature that Entrata has. I also like how you can mass email tenants through Entrata. I also love the fact that I can see everything my residents do in there activity log cause you know resident lie a hand full of the time and we can catch them in it! lol.

Cons

I wish Entrata has an option to only email certain buildings, or maybe my access only allows me to send to everyone but that would be great to separate the emails that way. I wish they have the option to block certain people for apply multiple times, like once they applied and got denied or cancelled it gets blocked right away and cannot re-apply for certain time frame. Sometimes the system glitches and when you respond to leads they are still being flagged as if a response wasn't given..

I enjoy Entrata compared to some of the other software's that are available. This system allows me to almost do everything.

Pros

Reports are simple to filter. Adding Lease/Addendum simple. Rent Matrix for pricing is simple. System will generate charges for upcoming move in notices. Can apply future charges to new residents accounts. Bulk Move out. Bulk move in (don't use this, but good option for those who use it.) Make ready board if we could get more in depth with this and begin using. Lead activity filters to application & resident profile. System generates notice when duplicate guest card. Integration with lead platforms. Email Property Lead process is all shown on activity page. Bulk Notice Combine & Merge leads & applicants.

Cons

Reports buffer to long at times. Accounting reporting could be improved. Texting must be opted in. Customer contact center stopped taking resident calls.

Cons

It seemed to take forever to learn Entrata. There were so many tabs that it was overwhelming at first. However, now that I have the system down, it is actually a breeze and makes my job less complicated in so many ways.

I really like it. My only complaint, and this goes along with learning a new software, is that there are often several different ways to access the same function. It's a bit confusing at first, but at the end of the day, the result is the same. Just takes practice learning your way around the software.

Pros

I love the ease of inputting and referencing invoices; I love the ease of pulling reports and applying filters to get the exact information I need without other unecessary details; I LOVE having a Resident Portal.

Cons

It's difficult to integrate to, especially if you're coming from an older software. For example, we used AMSI and there was a lot of information that couldn't/wouldn't transfer over and was hard to capture. Once we got established with Entrata, however, our time in the office has been much more efficient and effective.

### "Great software, needs better support in my opinion"

Pros

Entrata is easy to set up, customize, and maintain. Often times, I find it easy to fix problems on my own or help regional teams create new webpages that show specials, virtual tours, sitemaps, etc.

Cons

It is really hard to get consistently great support. Technicians take too long to respond to inquiries, (sometimes days ). We would love to see ticket turnaround time improve. Also broken integrations are a major concerns. When API feeds are interrupted, this causes a decrease in availability for prospects. We could be potentially losing business due to this, enraging ownership groups, which directly affects our ability to retain management of properties.

Reason for choosing Entrata

Sometimes our ownership groups want a quick turnaround when acquiring our services as a property management company. Entrata is very good at asetup and onboarding communities, which helps ownership get back to business during a new takeover or transition during management companies. ### "Problems with Entrata"

I think my comments are pretty clear. I do not like to have my week interrupted because of a system like Entrata. My reason for doing a review is that as a user it occurred to me that with the unmistakable difference between debit and credit and the abrupt dismissal of my concern and that of my property manager, the service must be substandard, probably with the system, and most certainly with the problem solving.

Pros

Did not like or dislike until I had a problem, the thing I dislike most is that the system cannot discern between credit and debit, although it looks like over 1000 transactions have easily recognized credit versus debit. Using my debit card cost 7 cents per transaction, using an Echeck cost me near $3.00. As a consumer I resent being forced to change because of system shortcomings.

Cons

My experience is that a debit card cannot be distinguished from a credit card by Entrata, yet the rep told me I needed to check with my bank. Obviously not willing to see why the 1 in 1000 experience was only with Entrata. That type of approach has never solved a problem for anyone but the one trying to avoid the investigating.

### "Amazing Tool! "

Entrata makes everything super easy to keep track of but was very difficult to learn how to use all of it's features. Not everything is straight forward like viewing the application portal of guarantors and sorting applications and leases by days open. But rent payment tracking and general leasing is super easy to use and has a lot of features in the guest cards that allow for a quick glance to see what step they are on.

Pros

I love how easy most things are to do in Entrata. From leasing to rent tracking, it makes all daily management tasks super easy. I also really enjoy the visual aspects of the leasing and rent tracking. It makes it super easy to glance at a guest card to see what step they are on.

Cons

It has a very difficult learning curve. New staff struggle to grasp how to use Entrata for a couple weeks. Even then, it will take about a year until you master everything you are able to do. Also have some filters missing form the search function like number or an application or lease was open for.

Overall it's been great. I really like this software because it's made my job so much easier and my collections and communications have signifigantly improved.

Pros

User friendly, compatability, excellent customer service, fantastic features and tools. Reporting that is easily customizable by the user. It's so much more flexible than our previous software and they are always striving to improve or create additional features specific to their customer needs. They are also super friendly and readily available by phone for support. I have never had to wait on hold. The CSR's are extremely knowlegable and professional. If it's an in depth issue, then the online tickets can take a while, but they always come through. Set up is a lot, but this is usually the case with any software transition. I will say that the transistion, although they always take some time and work, was the best I've experienced (and I've been through a LOT of them in my 30+ year carreer).

Cons

Needing permissions to be turned on for every little thing if you are not an Admin can be annoying, but once it is set up it's rarely an issue.

I did not get the opportunity to take any training before being exposed to Entrata. I took all of the video training and test as well as watched all of the videos that were offered on the software. I am self taught and I have learned a lot from the support team. They are wonderful and talking me through tasks or helping me understand something. They are some of the best in the business.

Pros

I have worked on many different management software and Entrata is my absolute favorite. I love everything about the software.

Cons

I can't think of anything I don't like.

Overall - love it. The Entrata team hosts regular webinars and calls for the system that are open to anyone, and are also available to help with tickets pretty quickly. It's rarely buggy for no reason - usually there is some other factor that makes sense, and it gets resolved quickly. I knew nothing when I started using Entrata, and through playing around with it in daily operations, I was able to learn a TON. Easy to find more and optimize, customize, and use the system to make the day easier.

Pros

I love Entrata software, pretty much everything about it. It's easy to use, easy to adjust when errors occur, and super clear. It's easy to understand and navigate, and user friendly as well.

Cons

Sometimes when asking for feedback, you'll essentially get spammed with requests. I don't super mind this because it happens maybe once a year for like a day, and then it resolves itself. But honestly, that's my only issue with it, which isn't bad at all and I am pretty okay with dealing with that haha.

Cons

The only complaint I have for entrata would be every once in a while a text message won't generate correctly in my message center. Not a real issue though.

### "Good product for normal property management "

Not a bad product if you are a normal property looking to manage your tenants; it is tough for us due to us having to deal with students in individual beds.

Pros

The lease process is easy for students to understand and lets us know what to do on the back end.

Cons

For student housing, this product is very tough to be able to build properties that have specific beds and units. Getting things to work for the cosigner and the DepositInsure is also tough.

Entrata is fine for what it is, I think a lot of ease of access or usage should be refined to make it easier for those who do not have a more technical understanding of its processes.

Pros

I started this business already using entrata, and never had an issue using it, the options and features make sense to me as they are, and I adapt well when new features are added.

Cons

If I organize a list in entrata to contact a resident in a certain order, I would like that list to stay that way when after I click on an account and exit it. I have also been pending a customer support ticket regarding roommate shuffling, and the feature being down for 5 weeks, and not really seeing much progress besides an "in progress" email I get every so often which has been holding up getting ready for move out/move in....so

It has been a smooth experience so far with the features of the product. Feature-wise it's all good but the response time could be improved.

Pros

First of all, The deployment (transition) was seamless. Lease tracking, Occupancy Management, Rental tracking, and online payments are the best features to make your work easier. Easy to understand and use all features.End-to-End services from financial to Maintenance.

Cons

The support system could have improved. Sometimes the response is delayed for critical issues.Hold durations are longer when agents are busy with other users. Need to wait till 8 AM MT to speak to the support desk.
