Pros

makes my job so easy every day! I can see residents' payments, and documents, whether they have read their communication emails, and also makes inquiries with new leads super fast!

Cons

There can be upgrades that cause issues with our everyday use and can sometimes shut down for a time period.

Overall the experiance with has been excellent. No, complains support is quick on reponding issue reported.

Pros

Information is easy to pull, ledgers are self explain. I have used other softwares and has been the most easy to use and manage. Also, to teach a new hire is easy, videos are very helpfull too.

Cons

Generating report it could be confusing. Also, merging to utility billing was confusing speacilly to explain prices.

Overall the team is great, we had a few hiccups in the beginning of our roll out but with the number of properties we are migrating it was expected and all issues that arose were resolved timely.

Pros

Software is user friendly, easy to use and navigate.

Cons

Currently they cannot remit payments directly to out vendors, their development team is working on it and hopefully it will be available in the next year. We are using an outside product for invoices, payments etc.

Overall attempts to consolidate functions and create a more seamless user interface and navigation, however this has been at the expense of having less powerful software (in relation to competitors). I think Entrata would be best suited for smaller properties.

Pros

has many small functions that come in handy, such as report styles, package management, and ease of assisting residents with their online ResidentPortal account.

Cons

Unfortunately, I found to have minor glitches when trying to manage a large volume of properties or units. There have been compatibility issues with various platforms from the resident's perspective, and things like the "leasing workflow" and synchronization with other property management software like Yardi presents many obstacles/inaccuracies, especially with certain formats of Yardi Voyager.

I have been using at multiple properties with multiple property management firms, it really should be the industry standard with its easy to use interface and functions.

Cons

Very rarely do I have any technical issues with , although the support team is the first point of contact to reach me before my in house IT support team.

Pros

I enjoy that all aspects of property management are in sync with leasing, maintenance, reporting, and accounting all in one software.

Cons

Customer service is not consistent and larger issues often don't get addressed. It seems like development team does not address bugs or glitches timely or ever. Specifically we have wanted to implement the PO system, but for close to 6 months this part of the software does not work (trying to import a catalog of PO items does not work). "Development team" has been looking into this for the entire 5-6 months and despite multiple follow-ups, there has been no changes or developments in this issue.Also - the "Gain Loss on Lease" and GPR does not make sense often and cannot be made sense of. When asking for support on how a number was determined, the support team does not offer much/any help.Lastly, customization of pricing through editing the pricing matrix on the "Pricing Dashboard" is clunky and inefficient.

Pros

is an amazing tool to help you with property management. It's user-friendly and loaded with anything and everything you would ever need to assist with leasing and property management and compatible with so many systems that you use everyday.

Honestly there are so many features that it is sometimes easy to get lost with all the many options available to you but there is ample training if you have the time to explore.

I'm a fan! I would be interested in seeing how the full package works with the accounting platform. But I also know how hard it is to get accounting groups to veer away from Yardi...

Pros

If you are looking to track resident communication properly, this is the best platform. I am also a fan of the lead management setup. has the best resident demographics analysis report compared to Realpage and Yardi.

Cons

The rent roll report could use some finessing and I do prefer most Yardi financial reports.

So far it has been a very big learning curve. I think the training makes it seem like it's very easy to use and ready to go. However, after using it in real time there is a lot more to it that what you think. Has some really great features but I am not sure if we are even using it to its full potential yet. I will update my review as time goes on and I have been working with the system longer.

Pros

The dashboard showing all the tasks needing to be completed are very helpful, that way you know at the end of the day if you have missed anything. Customer support is very responsive in answering any questions or troubleshooting any problems within the system.

Cons

Not knowing how many of the permissions are turned off at the beginning make implementation incredibly difficult. During the migration process and training period there should be discussion over the permissions, and they should be set up initially with the trainer. Sending residents applications and leases to sign has created confusion and most of the time prompts them to start a new application or guest card. This creates duplicate entries that sometimes you cannot delete until they move in (was told this by customer support)

is customer support driven, is the best overall user experience and great value for the software. I highly recommend Entrata if you are considering switching to a technologically more advance software. I have used Yardi, MRI, AppFolio, Propertyware, QuickBooks, JD Edwards and more.

Pros

Ease of use for property site users of the software, offers many tools to reduce employee headcount and overhead. Provides great training resources for new users.

Cons

Custom financial reporting is not robust enough for companies with higher lever reporting requires than basic Income Statement & Balance Sheet.

Pros

is very user friendly. Its a mix of ease of onesite and accounting views like yardi. You can dig into the numbers on your financials and see exactly what is going where.

is a very user-friendly program. Having new hires come onboard to learn it takes a fraction of the time.

What I like is how easy it is to add Guarantors, see residents' ledgers and rent totals. Maintenace is easy to enter and check on

Our reps \[sensitive content hidden\] have been absolutely amazing. They are incredible responsive and go above and beyond to help with any issues I've mentioned. There has been no problem too small for them to jump in on.

Pros

I've only recently started using but I like that there are so many settings can be customized to match our processes. Our Entrata team (specifically, \[sensitive content hidden\]) are incredible. I don't know if my experience, personally, with Entrata would be the same without their help!

Cons

The only thing that I would like to see is more back-end training for Administrators. There are so many available features that I'm not sure how to use. I only recently started using so I assume this may be an option in the future but I think it would really benefit our company to have a "master" Entrata user who receives in-depth training and knows how to really unlock Entrata's full potential.

is easy to navigate, has a multitude of reports, I can call for support anytime.

Cons

Cannot look up unit numbers, only names depending on which site I am at. I cannot place pinned notes anywhere on the face of the applicant/ resident profiles, reports aren't easy to get correct information seeking.

Love that it is all in one and we are able to manage all functions pertaining to lead to lease process, accounting, maintenance and facilities, web site and digital presence optimization and tracking from one place

Cons

Technical support has declined as the company grew and with covid. I noticed such decline in the past 2 years. We have been using for the past 7 years or so and it was great.

### "An industry standard in an industry with room to improve"

Considerably better than OneSite. There’s improvements I’d like to see, but I could comfortably recommend .

Pros

has a best-in-class user interface and works reasonably well with mobile devices. Property management software is not known for either of those things, so I was pleasantly surprised. Entrata has a respectable array of features and exceptionally customizable reporting. Entrata makes it easy to pull virtually any data you would need and format it in a way that would be presentable to owners or investors.

Cons

would probably be near perfect for a conventional housing property manager. Student housing, however, is a little different. College students can create incredibly complex situations that Entrata doesn’t always easily conform to. Entrata might work the way you’d expect to, but students do not. In a perfect world, there would be more property manager input in the programming stage.
