This is unacceptable, especially considering the premium price. Unless Doorloop significantly improves their customer support and software updates, I strongly advise against using their service. I had no issues getting everything firing and all of my tenants seem very satisfied with it. It helps make the rent collections a much easier process. Cons I did not like the intial setup fees, I also didn't like the fact I can't do one-off charges for renting out conference rooms etc. but they do not market that they do that so it's not an issue just would be a 'nice to have'. The trainers, working from home, frequently had poor internet connectivity, wasting half of the training sessions (one hour) on fixing their internet issues. The onboarding process was so cumbersome that I had to complete it myself after multiple failed attempts. Additionally, I was not informed about the extra fee for a merchant account needed for rent collection, which was a primary reason for choosing the software. In the matter of two weeks I worked with them they had two reps quit which provided confusion to me as a customer. Also they have many hidden fees that you find out after you pay your main subscription. Do yourself a favour and go with a reputable PM software. DoorLoop is too new and it’s a bunch of kids running around not knowing or understanding how to operate. The software is intuitive to your needs and very customizable. Chat help is available and very helpful in the times we've reached out. The system is something that we will be able to grow with as we acquire more rental units and the tenant portal/online payments will be very useful. Cons Not really a con, however, I can see where someone would try to jump right in. My advice would be to take the time to go thru DoorLoop University so that a new user has a clear understanding of how to set up the system for your own needs - and you will learn even more features that you may have not thought you needed. DoorLoop came along and was easy to implement. It helped us get everything organized and under control. It's been very easy to train new hires on. Pros I loved how easy it was to get DoorLoop started. I have tried other well-known platforms in the industry and struggled to get them working. Many oversold their features. All of DoorLoop's features that I have use have been a success. Always meet my expectations. Cons I think that DoorLoop is a newer platform so there are still some features that need to be added or have only recently been added, like expense tracking by unit. I think more established platforms have all the features flushed out already. I've never had an issue getting an answer or solving a problem using the chat system. During the day response is usually almost immediate! Pros The ability to track our leases and the Tenant Portal are the most important features for our business. It was an easy transition to incorporate it into our business processes once we got past the learning curve. Support is fantastic since we are able to get answers to questions or difficulties almost immediately at any time via their online chat system. Pros First of all, we love that DoorLoop is a cloud base system so we can log onto it using various way, from our phones to a desktop computer and see everything in real time. We also like how customizable it is and that we don't have multiple programs to keep track of everything. This program tracks it all! Not only can we keep track of rents, but also look at maintenance requests that still need to be completed. It helps us stay organized and productive. Cons Bank reconciliations could be improved. If I am in the middle of a bank reconciliation but need to toggle to another area, when I come back, I have to start all over again. Sure the boxes of cleared transactions may be checked, but it would be helpful if there was an option to save so when coming back to it, I could just click on the partially reconciled statement. We have 5 portfolios and I wish we had the option to assign a cost just to the portfolio instead of a certain property. (Currently, we created "dummy" properties and assign costs to those, but those add cost to the program, since we are charged by each door we have.) Our members love the portal and being able to set up their payments through an automatic deduction or schedule it every month. They are also able to get notifications and documents through their portal. The reporting is very good, also receiving and making payments is very easy. Setting up the chart of accounts using our format was very easy. Overall a very good experience. Pros The flexibility DoorLoop offers to test to ensure your business model will work in their system. We spoke to 3 other major property management software systems and they were unwilling to pursue investigating with us. We like how easy the system is to use and all the help including the on line training material. Cons That we were not advised prior to implementation that to get the full functionality/integration of automatic bank reconciliation and syncing, we needed to verify that our bank would accept the interface. Therefore, we have to do manual bank reconciliations and have to check our bank account for the actual balance. Pros The way that virtually everything you need to run a Multi-Family Dwelling is on the DoorLoop platform. Additionally, the customer service, from onboarding to setup, to handling random things that come up during the normal course of business, has been amazing!! Cons As an apartment owner with only 80 units, the price for DoorLoop as a relative cost to what we bring in is much higher than larger operations. In my opinion, the price is pretty steep considering there are useable alternatives for next to nothing. Yes, they don't quite have the functionality and integration as DoorLoop, but there is still an efficiency curve that doesn't quite fit us, however we still use DoorLoop because of the exceptional service and product it provides. If you are a confident, technical person, this software is very intuitive. I did need to ask my CPA a few questions when it came to setting up the balance sheet. I have contacted customer service a few times for some simple fixes. Just a great software and worth the price. There's nothing lacking, except maybe a cash flow statement. Cons Nothing. Getting onboarded can be a little confusing, especially if you've never had experience with anything like DoorLoop or rent tracking systems. DoorLoop provided live on-demand training with a coach that made it pretty quick and easy to get setup and running. I would highly recommend DoorLoop for, at least, small to medium sized organizations. I have found DoorLoop VASTLY superior and less expensive than a traditional property management group. Pros I use DoorLoop most for tracking tenant maintenance requests. DoorLoop makes it a one-stop-shop for seeing a maintenance request from start to finish. This has been most valuable to us since transitioning from a property management group. Cons We have been using DoorLoop for around a year, and so far I've found zero problems. I honestly cannot think of anything that needs to be improved. I'm sure there's something, but everything has been spot-on so far! It is good for storage units however for overall marketing on commercial properties it does not fulfill this currently. I know they are working on this sector. Cons I wish the payments were free for all tenants, not just e-checks. E-checks are sometimes returned due to the fact that tenants forget to make sure the funds are in the account. We prefer the card payments because they are guaranteed. The free fee is attractive and make sense because our tenants pay weeekly.
