The customer service is the best. They are friendly helpful and know what they are doing. Pros I like how user friendly the accounting is. You do not need to be a CPA to use the accounting portion. The customer service is the best I have dealt with. If I have a problem I message them, they send help videos and if that still isn't what you needed; they call you and help you over the phone or through the chat with in minutes of you sending them a message. I am learning daily all the wonderful features they have to help me keep track of all my leases and payments. Cons So far I have not come across anything I do not like about . " February 3, 2022 5.0 Pros I love that everything I need is in this software. I am a first time investor. I was looking for a software that manages the leases, the tenants, the payments online( it’s a huge help!!!). I can put my maintenance person as an administrator, so he will get the emails about the issues that needs to be taken care of. I have been using the software for little less then 4 months and I absolutely love it! Customer service is a huge plus! I needed to use them couple of times and they are super responsive. I requested some zoom calls as well and they right away arrange that! 10 stars for ! Cons Not applicable. There is nothing I don’t like about the software . I save a lot of time in my property management with the software. Pros I like how user friendly the software is. If there is something I can't find it is very easy to look up the answer or live chat with someone to figure out the solution. It is a great place for me to keep all things assistant/property manager related. Their Customer Services is beyond what I have every experienced!! They are so helpful and patient. I personally needed assistance with accounting and they helped me beyond what I was expecting. They are super quick to respond and assist with any questions you have. Pros The onboarding was very simple. Everything you need is in one place! There is a small learning curve, like there is with any other software, but once you use it for a little bit it's super easy and intuitive. I love that it will send out rent reminders automatically and tenants are able to pay rent through their own portal. It shows on the dashboard still owes rent. Much more efficient than tracking through Excel. It is also easy to track your income and expenses. Cons No cons that I am aware of. Everything has been great! It was a very similar process to quickbooks so everything translated over nicely. Pros The best part of this program is that I can keep track of my investments, expenses, revenue, balance sheets, and P&L for multiple properties all from one central location. Much easier to use then the Quick books Pros It keeps track of the account for me. Takes me a couple of hours a month. Cons Sometimes it has glitches. They also have a place to go and see what they have paid and obtain a copy of any documents they need. Customer service is above and beyond! Cons The process when sending out a lease to be signed through your e signature program. I would really try to update this so sending out forms to be signed is a simple process. As such, I was specifically tasked with finding the best software for our needs. The extensive criteria included a full accounting module, built-in reporting, CRM for tracking prospective tenants, payment processing, vendor bill-pay, and more. was one of the few companies that ticked every box on our list. It’s been about 8 months of use and we’ve been thrilled to see the number of improvements they keep on releasing. The software is only getting better and we’re confident we made the right choice. Cons The renter’s insurance isn’t offered through the renter application process yet. At the moment we are just referring our residents to the current provider we recommend. The best part about is their customer service! I have reached out to my contact without a scheduled meeting and received prompt responses multiple times. I've had multiple Zoom meetings to work through problems. Other times I've just use the live chat feature and have always received problem solving solutions. Just the customer service is worth the price! Pros Setting up the Owners, Tenants, and Properties was very straightforward and easy to do. Cons The difficulties I've run in to are where to find everything. For example, I created an expense and trying to locate it later had me searching! This system relies heavily on reports, so it's usually just a matter of finding which report you're looking for. Or making sure a time period on a report is set correctly. I'm not sure it handles everything perfectly, but the support staff has been good to work with. There is a substantial learning curve. Pros I needed a product that spoke to commercial clients and tenants. This product handled that part well. Cons I don't feel the product is fully fleshed out yet. One of the features that does not exist is the ability to print deposit slips. My workaround is Quickbooks. I just enter the data, print, and delete. I would like to see that fixed.
