### "Doorloop is the my top choice."

I have tried several property management softwares, and I have found Doorloop to be the most intuitive and easiest to use. Their customer service and training are patient and top notch, and they are not stagnant they are focused on using AI to advance the software for their customers. I self-manage 75+ units and it would be chaos without doorloop.

Pros

Interface is user friendly and intuitive, I have a lot of lower income tenants, and they use it and understand it. Also, I love the text notifications, especially when there is a freeze or emergency announcement, I can contact all my tenants very quickly. Also, the app stays logged in, so I can input rent collection as I receive it in any form.

Cons

None, their might have been a few early on, but they are great at evolving with enough feedback from users, their customer service is very responsive which helps with learning curves and issues if there are any.

EXCELLENT experience. Seriously, I have nothing negative to say about DoorLoop. We just went active October 1, but so far there have been no issues.

Pros

Customer Support, Ease of Use, Payment processing, Rent Collection. Doorloop sets up various zoom meetings prior to going live where they walk you through the software. If you have any questions, you shoot them an email or ask their AI assistant Gary, who has also been a great help if you need to learn how to access or do something. They are ready available any time you need them. Best service ever.

Cons

When entering a bill it would be easier if the tab button was active to be able to go to the next box verses using the mouse. :)

Because Appfolio's customer service is the absolute worst I have ever experienced. Especially, for the price. We had been with them since 2016. They lost a good customer because of the lack of service when needed.

Very positive! I think the platform is very intuitive, and user friendly. The AI component is also a helpful add-on for the tenants.

Pros

I love the feature that allows tenants to pay rent online which includes notifications for rent due, late fees, and current balances on their account. I also like the direct messaging feature between me and the tenants., and the feature that allows tenants to put their maintenance requests with photos and descriptions on the platform without having to call us.

Cons

Response time from customer service, though I think that is being corrected. \[sensitive content hidden\] , the customer relations manager that is assigned to me though is awesome.

### " Great Features, But Major Flaws and No Follow-Through"

Customer service seemed great at first, but once you’re signed up, it turns into a lot of runaround with no real resolution. Issues get dragged out, and you’re left waiting with no fix in sight. Disappointing overall.

Pros

What I liked most about DoorLoop is that it allows me to generate a balance sheet per property. That’s been a helpful feature for organizing my finances.

Cons

What I liked least is the inability to void vendor payments that didn’t go through. Even after two months, the payment still shows up on the vendor’s portal, and there’s no way to fix it manually. I’ve spent hours on this issue with customer service and still have no resolution. This is a basic function that should work in any property management system.

Pros

I love that DoorLoop has a pretty platform interface but even more than that are the "Leasing" and "AI" features to speed things up. I'm a real estate AA assisting with property management and uploading rentals and it's been pretty easy without any need for tutorials as the design and setup is intuitive.

Cons

No robust in-app task management system (real estate lifecycle to-dos for contacts) AND scheduling/automating de-listing/listing properties based on lead movement (i.e. If someone got approved and there's only one unit at a property then remove listing).

As a new property manager since November 2024 managing 35 single-family homes, I’ve found DoorLoop to be user-friendly and sufficient for a newbie.

Pros

As a new property manager since November 2024, managing 35 single-family homes, I’ve found DoorLoop to be incredibly helpful—but what truly stands out is the ability to book bookkeeping sessions with \[sensitive content hidden\]. Accounting can be tedious or confusing at times, but booking 50 minutes with \[sensitive content hidden\] for just $99 is an absolute game-changer. We get so much accomplished in each session, and I walk away having learned something new every time. He's become a regular part of my routine, and the support is not only affordable but invaluable.

Cons

What I like least about DoorLoop is that their chat support isn’t available in the evenings. I do most of my accounting at night since my days are spent in the field with clients, owners, and tenants.

Im glad I went with DoorLoop. They've been great. The people have been helpful and the transition was pretty easy.

Pros

value, ease of use, easy customer service. Use of ai to help with problems initially. I came from AppFolio and it has been pretty easy learning this platform

Cons

issues can take a bit longer to fix as this company is not open past 5 est and on the weekends. An answer or solution may have to wait.

I tell everyone that asks me about DoorLoop what do I like most...having a solid solution that is backed by great support is rare. This combination is rare to find in any SaaS platform.

Pros

The customer support is truly top notch! There has never been a case where we have not left with the issue resolved and walking away with more confidence and knowledge.

Cons

There is a learning curve but this simply could be as many of us are new to using this kind of platform. Not much I could say that I like least...maybe the slow payment processing but other than that it is great.

Terrible. Their customer services, barely knows how to help you. The onboarding team, was non existent, there are constant flaws with their system.

Pros

Honestly, the only decent item is balance sheets per property. Other than that its not a good system

Cons

It boasts property management, but their accounting aspect is terrible and they constantly have "glitches"

Overall, this application is easy to organize and deploy for multiple tenants but the cost is exorbitant compared to other platforms.

Pros

Works great for online rent collection for multiple tenants and clients, with mobile app availability.

Cons

The cost is higher than most other application service providers for online rent collection without giving significantly better quality.

Very professional from start to finish. We manage like 10 commercial properties. This is just what we needed. Before DoorLoop, we were using spreadsheets.

Pros

I had one training session then figured out the rest by my self. If you are a confident, technical person, this software is very intuitive. I did need to ask my CPA a few questions when it came to setting up the balance sheet. I have contacted customer service a few times for some simple fixes. Just a great software and worth the price. There's nothing lacking, except maybe a cash flow statement.

Cons

Nothing. I love the tenant portals, online payment. Everything was easy to setup. Easy to get around. Nothing not to like.

Totality. It does it all, plus the great reviews. We weren't looking for the cheapest solution. We wanted the right solution providing a great tenant experience and would scale with us.

We are glad that we found DoorLoop at the beginning of our management process. It made everything much more simple.

Pros

DoorLoop has most of the tools needed to be a successful property manager. For the most part, it is easy to set up and use. No need for external tools, such as Excel. Portals, websites, and communication tools really add to our professionalism.

Cons

More complicated lease terms, such as those used with Student Housing, are not always simple or possible to set up in DoorLoop.

8.5/10 - I really like doorloop, i think the fees could be more upfront ie costs more with more active properties, I didn't know that. Also I believe that the PM should have a way to track funds easier when sharing the operating account with other properties. IE making a "owner" profile for the business took a bit to wrap my head around, and still throws me for a loop.

Pros

The ease of use of the dashboard and interface. Ability to give owners a portal so they can login and see what they need when they need to.

Cons

I have to manage my own businesses budget as a separate user and make manual deposits to the same operating account to keep my budget reconciled correctly.

### "Better than a property management group"

Absolutely outstanding. Getting onboarded can be a little confusing, especially if you've never had experience with anything like DoorLoop or rent tracking systems. DoorLoop provided live on-demand training with a coach that made it pretty quick and easy to get setup and running. I would highly recommend DoorLoop for, at least, small to medium sized organizations. I have found DoorLoop VASTLY superior and less expensive than a traditional property management group.

Pros

I use DoorLoop most for tracking tenant maintenance requests. DoorLoop makes it a one-stop-shop for seeing a maintenance request from start to finish. This has been most valuable to us since transitioning from a property management group.

Cons

We have been using DoorLoop for around a year, and so far I've found zero problems. I honestly cannot think of anything that needs to be improved. I'm sure there's something, but everything has been spot-on so far!

Reason for choosing DoorLoop

DoorLoop is graphically appealing, intuitive, inexpensive and just felt right. My wife actually found it. I wasn't skeptical for long, and it's worked out great!

So far 4.5 out of 5. Some hiccups on the set up process (processing limits for receiving and sending funds was EXTREMELY low) and took days to get resolved. I don't like the 3rd party processing partner so far as they are hard to get ahold of to address any issues. I have used Stripe in the past and much easier.

Pros

The set up process was helpful as there are some onboarding calls and demos to watch. The extensive reporting/features really help automate the workflow and efficiency of the bookkeeping

Cons

The lack of direct phone service when there are customer support issues. Submitted tickets to request a callback and then not getting one is very frustrating. I was 99% sure phone support would have included a direct phone number to the service center, but the online support can take hours to get a response. Also the payment processing time is slow. There needs to be an option for expedited funds if there already isn't one. I am new

Pros

Ease of use has been amazing! I loathed using the previous software because of how clunky and complicated the system was to use. What took me 30 minutes on that software takes me 1-2 on DoorLoop so it's been an amazing time saver!

Cons

Everything has been great so far! It would be nice to have some easier to see accounting information for each property in the property tab

I would give Doorloop a 10/10. Great customer service and a great product. It has been essential for growing my business and streamlining processes.

Pros

Doorloop hs fantastic customer service. I can accomplish everything I need in Doorloop but when I run into a question or roadblock, it is easy to get an answer and get back up in running in a matter of minutes.

Cons

I was sad that there are no graphs or charts to show expense trends, NOI trends, revenue trends, etc. It would be nice to have a graph feature where you could easily see NOI by month and make sure you are trending in the right direction. I realize I can export to excel and create a graph but that is cumbersome.

### "Why I choose DoorLoop"

Great customer service and very responsive to our feedback for improvements. I don't hesitate to recommend it to other apartment operators for their business.

Pros

DoorLoop has an ease-of-use scale that allows you to get up and running with your property business in a very short period of time. The ability for residents to access a resident-facing portal was important in this day and age. I compared competitors and their products, availability of a resident portal, on-boarding time and chose DoorLoop because it allowed us to get moving on with understanding the apartment community and it's "quirks."

Cons

Limited option for screening and background check and lack of integration with BlueMoon TAA online lease application. The DoorLoop's partnership doesn't allow us to take advantage of the revenue stream we could otherwise have with some others. The current offering costs twice as much which means our residents would be paying more for application and screening fees. Our own business relationship with an outside service allows us a greater revenue stream while allowing us to charge a smaller fee for the same service to our residents. This means that we have redundant process where we have residents do their online lease in Bluemoon, then have to create a link to the application from DoorLoop just to be able to get to the payment screen for the residents.Another challenge is reporting for a partnership with passive investors. In order to accomplish this, we have to export to a CVS file and generate a spreadsheet report that provides the right information to our passive investors.

I did a lot of research on finding the best property management software that works for us with a reasonable price range and this is it for us! I am very satisfied with this product and look to continue using this for many years to come.

Pros

The software is user friendly. I have found more tools to use that I need at this time. Reporting is amazing as well as the dashboard feature which is my favorite! I would like to highlight here that their customer support is TOP NOTCH! It will be very hard to find this type of support.

Cons

The accounting could be a bit more friendly but again, I'm not a finance guy so it may be easy to use for others.

My overall experience is positive. Since so many of my tenants are coming through Airbnb at the moment, I'm probably not getting $60 worth of value every month, but if more tenants come through Furnished Finder in the future, then it will be worth $60/month. The customer service is really exceptional, and DoorLoop is the best property management software I have been able to find.

Pros

DoorLoop has great customer service. From day one, they walk you through all of the setup and follow up to make sure you understand everything. They are quick to reach out to you if you have a question at any point later on. They want to hear your feedback, and will act on good ideas that you give them. My tenants find it easy to pay their rent through DoorLoop, and they receive automated invoices and receipts.

Cons

The rental application feature is a bit clunky to use, and I wish there were a way to split the cost of the TransUnion credit report fee between the applicant and our company so that we can stay within New York State guidelines. It would also be great if there were the option to save application templates that could then be applied to rental units. I would like to be able to easily see on the Dashboard the expected date that undeposited rent will be deposited into the company bank account. I would love to have a budget feature so that I could utilize all the accounting features. Also, it would be great to be able to have rent reported to the credit bureaus.

Pros

DoorLoop provides a wide array of utilities for property managers. Tenants can apply online, pay online, and be screened via TransUnion. The system tracks payments in and out and owners can jump on their own portal and run their own reports at any time. If someone comes into the office and pays with a check, I can immediately enter the payment in on the cellphone app and submit a picture of the check as part of the record of the payment. The system will also automatically email the tenant that the check was received. There are settings to send reminders to tenants when rent is due or if they are late to help reduce forgetfulness. They are always updating the system to add new features. DoorLoop has howto guides and videos to walk you through how to do anything. But if there is still an issue, their customer service people are very responsive by immediately getting on an online chat or getting on a Zoom call to help you.

Cons

There are a few features I would like to have added. I have mentioned a few to DoorLoop who has stated they are working on a few of them. That is one thing I have noticed is that they are always improving the program and adding more features so that in time I am getting more of what I want.
