We found it in Realquantum - they're lightyears ahead of the competition. Cons The software can be a bit intimidating to start. There are so many amazing features that come with the tool that you may not intuitively see what the "next step" is. Appraiser Real Estate Used the software for: 2+ years ### "One-man shop LOVING RQ! Wouldn't live without it" November 6, 2024 5.0 I'm so thankful for Realquantum! It is exactly what I was looking for in appraisal software. Their team is amazing to work with and they are very responsive to customer needs. They welcome new ideas from users (and implement them!). They have a great setup for requesting technical assistance, and their response time is same-day, mostly within an hour in my experience. They are friendly and competent to answer my questions. Get in with them now because it's only getting better! Pros Integrated cloud-based platform that is intuitive to use and streamlines the appraisal report writing process and analysis as there are many built-in, unbreakable calculations. As a single-man shop, I've been able to streamline my process and eliminate redundant tasks using RQ. All the feedback I've gotten from my clients is that my reports are their favorite to read/review as the reports are formatted nicely. The price point makes it affordable even for a one-man shop and is scalable for large businesses. Cons The databases (e.g. sales and leases) are integrated making it easy to pull data into your reports and there are many ways to search and filter. However, viewing the results is suboptimal. You can only see three records at a time. 88 fields populate automatically but only 15 can be viewed at a time. You can deselect fields you don't want to see, but it doesn't appear you have preset search criteria so you don't have to deselect unnecessary fields every time you search the database. For some users (i.e. enterprise) they are able to access their raw data and perform any number of different analyses. However, for everyone else, you're only able to export a limited number (maybe 10) comparables at once into another format (i.e. Excel) to run analyses. Secondly, it can be cumbersome to name and categorize photographs. You cannot edit more than one photo at a time. You cannot sort photographs in any way. Sometimes I take hundreds of photos (which through the RQ app automatically upload to the cloud-based program!) but it takes a lot of time on the back end to name, arrange, and categorize them. As far as time-saving features, I think this would be a huge help to appraisers on the RQ platform. Lastly, some property entry fields could use more options and variety. For example, site grade only gives you the option of selecting one slope type and one grade (at, below, or above). If you have a level at-grade site in the front but it slopes down steeply at the rear, you would only be able to describe one aspect of the site with the presets. Alternatively, there are narrative boxes in every report section that allow for as much detail as you want. Reason for choosing Realquantum Same reason as I stated above. VP Real Estate Used the software for: 6-12 months ### "A good start, but needs to flush out some issues" December 9, 2021 4.0 The overall experience was a bit frustrating in the beginning and has improved. The support team (Kristie and Alisa) are responsive and competent and they are fortunate to have them as they are great to work with. I think they have a workable product that does save time, but has a few bugs and issues that could probably be solved with a greater investment in software personnel. They do update the software periodically and listen to and appreciate feedback. Pros I love the ability to incorporate things like cap rate comps and expense comps and the way the software is set up, any subject becomes an expense, cap rate and sale comp. The report creation is easy and the report generally flows well. For the most part, searching for data is easy and integrating sales and leases into reports is easy. Cons No auto save; if a property is labeled as one property type then all leases associated with the property (regardless of use) are also labeled that way even if they have a different use. Pasting images into documents makes them a bit blurry. In the cost approach, the only way to enter soft costs is as a percentage of hard costs. The sales summary grid only lists price per square foot even if you choose price per unit for the unit of comparison. Grayscale font is tough to read and any font copied in from another source is black and has to be changed. When entering leases, you cannot clone a lease and then change only the differences. I think they need to hire more people to work on the software side. Reason for choosing Realquantum Valbridge is too expensive. Real quantum seemed modern and at a fair price. Thanks! Pros Realquantum sits open on my desktop and I'm in it throughout the day, pretty much everyday! What I like is how intuitive it is, how easy it was to adapt to (I came from another platform), and how the finished product looks. Cons Initially I hesitated to jump onboard with Realquantum as I was working in another platform and I wasn't sure I wanted to go through the database and report building process again. And, like most appraisers, I wasn't sure about the output options. This said, I wasn't always happy dealing with the excel/word way of doing things and so I moved to RQ. Honestly, I'm not sure I have too much negative to say as the output is great, and snipping graphs or tables into the report easily customizes the report. We now have the ability to create professional reports with much greater efficiency than our previous system. We have been able to provide more commercial appraisals in a more timely manner for our clients. Pros Realquantam has made us more efficient in completing our commercial appraisals. Here are three reasons we like it: 1. Online Cloud Experience- We like Realquantum's online cloud experience. We did not have to download software and it does not take up a lot of space on our computers. The ability to just log in and work on your appraisal is very efficient. 2. Comparable Sales Storage -The ability to store and use previous comparable sales also enhances our efficiency saving so much time on data entry so that we can focus on analysis. 3. Professional Reports -We also liked the ability to choose from different report designs so that our reports look professional with our preferences including our logo. Cons There is a bit of a learning curve to understand the software and how to input different information but they have great training, support as well as searchable online assistance. Production is up nearly two times as much since using this software. The database feature I find is one of the most beneficial parts. Being able to have one property for an assignment, sale comp, and lease comp is so helpful. Not having to write up sales and leases for every report is a dream. Cons Blank pages are a frequent issue in reports. I know this is due to the programmed margins the software uses. However, having to find places to add fields or take out information to get rid of the blank pages is time-consuming and tedious. I think that certain calculated fields and tables that are not able to be changed can be misleading as well. Pros The staff and owner are very open to feedback. They also handle issues quickly when or if they arise, which have been minimal but is nice to know in case something does occur. Cons The software appears to be designed it a general way to be useful for a wide array of non-complex assignments throughout many regions. The training was easy and what little contact I have had with tech support has been good. The software works and has increased my productivity with many less headaches. Pros I most like the stability and lack of errors. The cloud based system is also beneficial allowing access from anywhere. The iPad app is effective and functional for photo management. I think adding all properties into a database is genius and makes adding comparables very quick and easy. I have purchased and used 5 different software suites in the past 15 years. Until Realquantum, all were Microsoft Office based using Word and Excel. Overall, it is a great product and by far the best narrative report writing software currently available. Cons I only have a few real complaints. The adjustment grids don't have a built in utility for making time adjustments and the improved sales won't allow you to insert an acreage or site adjustment but has a fixed line for excess land. Spell check added to the user input commentary would be great and the Cost Section needs to allow for expansion or a 2nd scenario. I also wish the system could allow the direct import of PDF documents and signatures which would simply the final report printing. Reason for choosing Realquantum I chose Realquantum because it was cloud based and seem to be cutting edge. That term rarely applies to anything in the appraisal profession. The plug and play feature helps limit errors. I would say above all the database function has been most beneficial to our office. Cons Really my only complaint with the software is the lack of control in formatting (placement of items and margins). We often end up with a lot of blank space on pages. Realquantum is the best appraisal software on the market at this point and I would recommend it to anyone looking for a boost in productivity and simply a better overall experience. Pros Realquantum is very intuitive and easy to use and the team is extremely helpful in making the implementation simple. The features that sold me included database integration with report writing, which makes the process fast and efficient. I also use VAL which integrates nicely into Realquantum. Cons The software has seen so many version updates and fixes to any issues or services that were needed there is not much to say in terms of cons... it's like I have my own IT team working on making this product better for all. I think it could be better with small tweaks and upgrades. Pros The product produces a high-quality report. It is fairly easy to navigate and use. Cons There are some features that are not there, such as traffic count can be used to compare land but not properties with improvements. The customer service is not very good. When you talk to someone you get the reply "yes, we know that is an issue but we can't change it." There doesn't seem to be a real drive to make the software better for the end-user. It seems to be a very arrogant attitude of "We have the best software, take it or leave." Pros This software appeared to be the best one out there when I was researching for new software. The best feature is that I don't have to have storage as all documents can fit electronically into the property or appraisal. The company also updates their software based on customer feedback. Cons I would like to be able to run reports such as a list of appraisals completed in 2021 with info such as price, valuation, etc. This would especially come in handy if we needed to hand a report to any board. I would also like to see an open text box after each tab of the improvement description to add any details that could not be just "clicked" on. That way it is separated by category. It is a great product that produces a great-looking report. Pros I like being able to do my appraisal work all within one program, and I love that I can work from anywhere with it. Cons It is not yet set up to perfectly handle special use projects that have unusual income and expenses and there are occasional bugs with formatting. The latest addition lets you preview how the actual appraisal will look based on your inputs on any given page. The grids allow for a variety of units of comparison (sf, acre, unit, etc.) for the valuation process. Cons Lack of direct help for specific questions. The jump in cost is had to swallow but I don't feel like I have much a choice. Pros After set up and with existing comparable data, it saves time to use this software. Cons I would like to see different options when using the sales comparison approach. For example, if an improvement(Non-GBA) adds to the value of the property say - $25,000, I would like to be able to just add the $25,000 in the grid and not a percentage or dollars per sf. The income approach is very confusing. Using the survey and needing to know the terms of the lease (sometimes I can't find out) is difficult. I wish it were easier. This requires manual input for rent comps and income estimates.
