Pros

Avec WIM, je suis acteur de ma Taxe foncière et pas uniquement un spectateur qui constate un montant à payer. J'optimise de début jusqu'à la fin ma gestion.

je n'ai pas d'inconvénients à souligner actuellement.

Expérience pour le moment réussi. La hotline est à l'écoute et c'est la réelle plus value qu'offre WIM. Par ailleurs, l'outil est facile d'utilisation et fiable et faculté d'échanger avec les autres utilisateurs.

Pros

Wim a facilité la comptabilisation de la TFPB et la maitrise de notre patrimoine (notamment la fiabilisation de nos données patrimoniales). Son installation a été rapide et efficace, puisqu'il a permit d'identifier rapidement les pistes d'optimisation .Cet outil facilite le travail collaboratif sur les sujets de TF. Par ailleurs, il permet d'avoir un visibilité sur l'imposition du patrimoine tant en N+1 qu'en N+10 ( pilotage de la taxe foncière).

Cons

Les extractions de données différentes sur l'outil nécessitent des rapprochements de fichiers. Ce point mérite d'évoluer et sauf erreur de ma part, c'est en cours.

L'utilisation de WIM nous permet de traiter plus rapidement la campagne de taxe foncière (comptabilisation par intégration dans notre ERP), de comptabiliser au lot et justifier plus précisément la TEOM auprès des locataires.

Pros

WIM permet d'intégrer à un seul et même endroit toutes les informations liées à la taxe foncière pour l'ensemble de notre parc immobilier (18 000 logements). Il permet de comptabiliser par intégration dans notre ERP et contrôler la taxe foncière, faire un suivi précis des demandes de dégrèvements, faire des prévisions budgétaires et faire du reporting auprès de notre gouvernance. Facile d'accès, il permet également de partager l'information avec les autres services de notre entreprise.

Cons

Etant un outil jeune, des améliorations restent à faire pour permettre aux utilisateurs de retrouver toutes les informations nécessaires sur les éditions et exports présents dans l'application: notre identifiant interne, avoir un tableau de bord pour le suivi des demandes (avec des alertes), pouvoir personnaliser les courriers de fusion...

La gestion de la taxe foncière sous Excel n'était plus possible du fait du volume de lots que nous gérons. Nous étions arriver aux limites d'excel. Nous somme alors passé sur l'outil WEBTF en 2017, seul outil existant pour la gestion de TF, mais cet outil a été abandonné.

Wim semble être actuellement le meilleur outil du marché pour gérer la taxe foncière. Des gains non négligeables sont souvent à la clé grâce à l'optimisation de la gestion de la taxe foncière.

Pros

Wim intègre une LAD permettant de renseigner automatiquement les différentes données de chaque avis comme les taux d'impositions, les montants... Cet outil est également capable de calculer la TFPB des commerces de façon juste en intégrant tous les nouveaux calculs nécessaires suite à la révision locative. Wim permet également d'obtenir une analyse très poussée du patrimoine permettant d'optimiser au mieux le montant de la taxe foncière. En cas de difficultés, le support est très réactif, j'ai souvent une réponse dans l'heure. Enfin, la comptabilisation est vraiment facilitée grâce au rapprochement effectué en amont entre le patrimoine de notre ERP et celui des impôts.

Cons

il manque des modes opératoires permettant de mieux maîtriser l'outil. En effet, actuellement, je reste très dépendant du support.

L'outil est beaucoup plus aboutit, plus ergonomique et répond vraiment à tous nos besoins avec un support très réactif.
