Our experience with COHO has been very positive. It has helped us become more organised, reduce admin, and keep better visibility across the portfolio. Rent tracking has been a useful extra layer of checking for us. We import transaction data from another system and use COHO to reconcile this against tenant rent schedules, which helps us keep records accurate and gives tenants a clearer view of their rent payments. Maintenance is also easier to manage as a team because the updates relating to each issue are kept in one place, rather than sitting across separate emails, messages, or individual conversations. It makes it much easier for someone else to pick up an issue and understand where things have got to. Support has been responsive and knowledgeable, and the product keeps improving. Overall, COHO is a practical system that has clearly been built around how property management actually works, especially for agencies managing HMOs.

Pros

COHO has made our day-to-day property management much easier to stay on top of. One of the biggest benefits is that we no longer have information spread across lots of different places, so it is quicker to find what we need and easier to keep track of what needs doing. The onboarding process is also really useful because it follows the way tenancies are actually set up. It prompts the right steps at the right time, but still lets us work around our own processes, or external systems, where needed. For HMOs in particular, it is clear that COHO understands how shared housing actually works. It helps us manage the extra moving parts without making the process feel overcomplicated. The value for money is excellent for the amount it does.

Cons

There is a bit of a learning curve at the beginning because COHO does a lot, and it can take time to adjust if you already have your own way of working. However, once you start using it properly, the way COHO is set up does make sense, and in a lot of cases it works better than trying to force old processes into a new system. I would like to see more integrations with external systems in future, as that would help improve workflows even further, and make it easier to use COHO data alongside other tools. That said, the system is improving quickly, so it feels like these kinds of gaps are being worked on rather than ignored.

Overall, COHO has genuinely streamlined how we manage our portfolio. It’s helped us bring everything into one place, reduce manual processes, and stay on top of compliance without things slipping through the cracks. It’s particularly valuable for smaller or growing agencies who want a professional, scalable system without the overhead of more complex legacy software. What stands out most is that it doesn’t feel like a “corporate” system – it feels practical, user-focused, and built with real landlords and agents in mind. We’ve seen a noticeable improvement in efficiency and organisation since moving over, and it’s become a key part of how we run the business day-to-day.

Pros

COHO is one of the only systems I’ve used that actually feels like it’s been built by people who understand real-world property management. The platform covers everything we need day-to-day – from tenant onboarding and compliance through to rent tracking and maintenance – without feeling overly complicated. It’s intuitive enough to pick up quickly, but still powerful enough to handle a growing portfolio. The communication tools are a big win too. Being able to manage tenant messaging, actions, and records all in one place has massively reduced admin and kept everything organised. Customer support is also excellent – responsive, helpful, and clearly open to feedback. You can tell the platform is constantly evolving based on real user input, which makes a huge difference.

Cons

As with any growing platform, there are still a few areas that are being refined. Some features are still being developed or would benefit from more flexibility (for example, reporting, automation options, and certain compliance workflows). Occasionally you have to find a workaround for more complex scenarios but we haven't found much yet that wasn't do-able. That said, the pace of development is strong, and many of these points are already on their roadmap or actively being worked on.

Reasons for choosing COHO

I looked at a few different systems before choosing COHO, but a lot of them felt either too generic or too corporate for how we actually run our portfolio. What stood out with COHO was that it brings everything into one place – tenant onboarding, compliance, rent tracking, maintenance and communication – instead of needing multiple systems or spreadsheets to make it all work. A big factor for me was that it’s clearly built with HMOs and real-world property management in mind. Most other platforms feel like they’ve been designed for standard single lets and then stretched to fit shared housing, whereas COHO actually handles things like room-by-room rent, multiple tenants and ongoing compliance properly. It also felt much more practical and user-focused. Instead of being overly complex, it’s intuitive enough to use day-to-day without loads of training, but still has the depth needed as you grow. Ultimately, it came down to this: fewer systems less admin everything visible in one place and something that actually reflects how we manage properties in real life It just made more sense for how we work compared to the alternatives.

It has been amazing; I have used it with multiple of my clients and it has helped increase efficiency and manage cost in very effective way.

Pros

They are very responsive to feedback and generally act very fast. The customer support always helps, and their feature pool is ever-expanding.

Cons

The one thing I think they should have is the ability to list on their tenant marketplace directly, which is coho.life without having access to their software.
