Previously I'd have massive excel sheets running different scenarios, but now I can have a cloud based approach that has a compare feature built in. Cons The only downside I've experienced so far is since I've been using the software during the early stages sometimes I've come across some bugs. Some have already been resolved. Additionally, there are a few features that are still in development that I'm waiting on. Switched from [DealCheck](https://www.capterra.com/p/205089/DealCheck/) I like the soon-to-be coming deal pipeline management portion. Clear analytical results Pros The intuitive entry of assumptions allows for efficient and consistent analysis of multiple acquisition opportunities, comparing apples to apples. The Goal Seek feature allows the calculation of unbiased offers and honest results, driven by logic instead of emotion. Cons I would like to see a feature that allows for variable rate debt service, inflation and other macro assumptions. This is rare in other software as well, so not a major issue with consistent underwriting practices. Also, I'd like to goal seek on various metrics including DSCR or the breakeven with a floating rate, for example. We could easily preload our known cost stack per asset class into the software for quick and consistent underwriting. Pros You're able to easily get calculations on loans, income, expenses, NOI, cash flow, cash on cash return, IRR and anything else you might need to evaluate an investment. You can "deal seek" offers that work for you so you know what offers to make. Cons I've been using it since launch and if I submit issues/suggestions they provide feedback. I find it helps me weed out deals that do not meet my qualifications very easily. It also is very useful in helping me formulate offers with the ability to compare their results. Pros My favorite function of the software is its comparison features. Comparing deals and scenarios is made much easier with this software. It also makes sharing information very easy. Cons The color scheme is elegant but faint. It can be tiring on the eyes keeping lines and sections straight. There is a steep learning curve in utilizing the stabilization section. Pros The software organized multiple tasks used to underwrite potential real estate acquisitions into one platform therefore decreasing the time and effort needed from evaluation. It also allows you to compare different models of structuring the purchase to see which is more favorable. Cons The only con I have is that I didn't have this software when I started my real estate investment career 25 years ago. My mistakes would have been smaller and my successes larger. I've learned a ton while using the app and feel comfortable evaluating deals and making offers by having all of the numbers I need easily retrievable. Pros I like that the software has everything in one place. It seems like the developer has thought of everything around managing real estate. I love that I don't have to have several excel sheets to track and assess my portfolio and future purchases. I also really like the goal seek function. It's already saved me from some emotional offers and has helped me stay true to my goals. Lastly, the compare function is great. I can compare multiple offers side by side. Cons I wish it had a downloadable month to month proforma. Annual is all you need but a month to month for beginners or those seeking funding is useful. Within minutes of use I had ProFormas for multiple properties that I was underwriting. Pros MPS is feature-rich yet easy to use. The screens are well organized. Fill in the parts that you need, ignore the rest, and get your results... FAST. Cons I discussed the minor issues (mostly enhancements that I wanted) with \[SENSITIVE CONTENT\] directly.
