A lot of administrative burdens go away. It saves time especially with rent reminders, automated tenant screening, tracking of expenses. You spend less time chasing down rent or doing manual accounting. There are trade-offs: you’ll need patience with delays in payouts, occasional glitches. If you have a large portfolio or want very advanced property management tools (maintenance tracking, custom workflows), you might outgrow it. For independent landlords, small-to-medium scale, it’s very strong. Good value, good support, and core features do their job well. Pros The main features are free or low-cost for landlords. They are improving product. It is good and seems to be getting better. Pros Tenants seem to pay on time and I have a record without remembering to write things down. (Which I too often don't.) Cons Honestly, I loved cozy.co until apartments.com bought them out. They had everything in one place (rent, maintenance records) and tenants could pay ahead of time. I found this a little hard to get started on, and was disappointed it didn't have the same feature. Now I think it has been improved but I'm still not quite up to speed. When adding an invoice to be paid, other than the rental payment, and the tenant does not pay, there is no option to send a reminder the tenant about the invoice. Some functions like weekly, bi-weekly payment options would be beneficial as well as a way to put in more than one person per unit without creating a separate unit when roommates share bills would be wonderful. Pros Overall, it is user friendly; however, there are a few times that more features would be helpful. For example, being able to adjust rents by the month rather than by the contract or being able to set up bi-weekly or weekly payments as opposed to just once per month. Pros Since we've begun to use Azibo, I no longer need to remind people that their rent is do, collect checks, etc. My renters sign up on Azibo and the whole rental process is automated. No more late rents or 'I forgot.' So much easier to manage my rental property. Even renters that were always a few days late, now have it on autopay! Cons There was a glitch in the program after only a few months of using it, that reminded all my renters that their rent was due for the last 6 months. Freaks them out! But it was corrected that same day. As Azibo involves collecting money and such, it was a little nerve-racking. Other than that, no cons. It's easy to use and does what I need it to do.
