Pros

  • Customer support is very helpful when needed. Report’s function is very effective and has plenty of options to explore.

  • Propertyware is very customizable and feature rich. The customer support is excellent and is invaluable.

  • Great back end accounting, Reports are “semi-customizable’, Dashboards are a nice feature, Ability to add custom fields.

  • It's extremely powerful and love the live time instant response. We have set up lots of custom dashboards so we don't have to remember everything.

Cons

  • The worst tech and customer service ever. Really bad development and even worse support.

  • The global search isn't available on every tab, and the manner in which vacant unit information is posted when it comes to a multi-building is extremely inconvenient and confusing.

  • We struggled with auto charges, and billing, the owner reports were challenging to customize and the.

  • You can only search with the built in search engine, which is inferior to Google. This limits the usability of the on line documentation.

"Propertyware is the heart of our office operations"

Overall: I have used and supported Propertyware in our franchise offices for over 5 years and have seen great progress in the features and services provided. They have adapted the core code to fit our specific needs.

Pros: I provide ongoing support to our franchisees. Propertyware was customized to how we do business and is designed to help our offices automate their processes. There is a very good customer support department but for our company specific questions, they call me. If I can't help them, I have a dedicated support technician I can contact.

Cons: It is a work in progress. New features are being added and at times it is hard to keep up with the changes.

"Propertyware is the best of the class"

Overall: Propertyware makes us more efficient and gives us the ability to communicate with our clients far more easily. We run with a smaller staff needed, and provide a much better product as a result.

Pros: Unlike most software in this space, Propertyware is highly customizable, even having an open API available in its top-tier package. This makes the software flexible based upon your individual processes, rather than having to tailor your processes to work within the software, as is the case with Propertyware's competitors.

Cons: Technical support has improved over the years, but it is still not to the level I would like. No one likes calling tech support and getting someone halfway around the planet reading from a script. This is really my only complaint with Propertyware.

Alternatives Considered: AppFolio Property Manager and Buildium
Reasons for Choosing Propertyware: Customizability was our number one priority. Being able to tailor the software to our processes rather than the other way around was a necessity. The other available options just don't allow for that. Propertyware does.

"Is Propertyware a fit for everyone?"

Overall: This is my first time using propertyware, and I was not an employee with the company when the decision was made to utilize the software. To my understanding it went something like this: "Oh this one looks good, lets get it" I think Propertyware is very well organized program when used properly, and utilized to its full potential. I also think its a fantastic program for multi family properties, where all units are located at one address. But as our company does all off site management, pre leasing, student housing, HOA's, and residential homes; the software is not quite designed for that. Therefore, I am left to manipulate it to the best of my ability. There are also specific requests from my employers that need to be met, and can be, but with way too many individual edits to be made. It becomes more time consuming than what the job at hand should take. I cannot give much of a review from when the company first began using the software, because I was not with the company at that time, but was told that the transfer of information from Quickbooks to Propertyware was a breeze. This alone can be a game changer if your property consists of 300+ units. All in all, I think Propertyware is a great software, but I do strongly believe there needs to be more training available to potential clients, so they can have a better understanding of how the entire system works. Each tab is a piece of the pie, but explaining that to tenants and owners can be a bit tricky at times.

Pros: The tenant/owner online accessibility is great!! They can view their ledgers and access their accounts at anytime. I also like how mistakes can be corrected, maybe not always easily, but that is solely based on my experience and how the software was presented to me as I joined the company. I enjoy how easily you can search for a lease or owner in the global search bar, and how in the left hand column it lists the recent places you were for easier access. Move ins and Move outs are seamless, granted the correct information is input into the software. The amount of reports that can be ran is endless, and feel as though I could have this software for years and still never have ran each report with all its options/filters. The management tab is designed (ideally) to create owner draws all at once, and for a multifamily property this is fantastic. With each tab, when creating something new, there are important details included. When used properly, it can make your reports a dream!!

Cons: Tenant/Owner ledgers are not very user friendly (in my experience) They reflect very much of an accountants bookkeeping, and not all tenants/owners are "CPAs" so at times it can become difficult to explain debits/credits or income/expenses. On only a few occasions have I had to call customer service and they did not have an answer for me, or a resolution. In their defense, these requests were quite specific and not something that was frequently asked. Sometimes the amount of options for reports can be a bit overkill. Owner draws were started with custom date ranges, and generated individually, which in turn makes it a bit more time consuming for me to create them. In addition, because of the custom date ranges, the owner statements are very time sensitive and if a mistake is made and not corrected with the same dates, it creates confusion for the owners when they review their statements at the end of the year.

"Propertyware Is a Reliable Property Management Tool"

Pros: The features of Propertyware are so reliable. I like the ease of use of Propertyware.

Cons: I have zero reasons to dislike Propertyware. Propertyware is amazing.

"One Stop Shop "

Overall: Excellent, the technical service team is top notch.

Pros: Easy to track rental payment, ease of owner draws. No other software we looked into featured in depth owner information. Propertyware ticks all the boxes

Cons: Wish it catered to a few more Canadian features. I also I can't post to an account without attaching to a specific portfolio.

Alternatives Considered: Yardi Breeze, Rent Manager and Mi Property Portal

"Do not Choose Propertyware"

Overall: Horrible. Will not recommend.

Pros: I really like their customer support. Im consistently on the phone with them, because its such a bad software, but at least theres people to help solve issues.

Cons: Lots of things I hate about this software... Its clunky, its not intuitive at all, PW slow payments and make their money through interest. Imagine billions running through their bank accounts and they hold tenants and owners moneys for on average 7 business days per month. Tenants and Owners all hate using their portals.

Reasons for Switching to Propertyware: Our franchisor is mandating this per our franchise agreement

"Propertyware Review"

Pros: It is customizable to an extent and allows us to have a one-stop shop for our property management division. The customer service is great, so many times they are able to troubleshoot any tech issues on the backend and/or explain how to accomplish a goal we are seeking from the product.

Cons: There are technology issues on the backend at times and we have encountered various backend issues since we started using the product. However, I do see improvements over time so this shows that the Propertyware team is actively working on solutions, which is great!

Reasons for Switching to Propertyware: Open API solution to allow integration with Salesforce. AppFolio did not offer an open API at the time.

"Propertyware is complex and challenging, but provides nearly comprehensive functionality. "

Overall: Our property management company, Royal Rose Properties, literally could not function without it.

Pros: Their "custom fields" option allows you to record just about whatever information you want or need onto every (unit/building/portfolio/contact/work order/lease/vendor/etc./etc.). On top of that, the system is robust enough to then allow you to create reports that provide, filter by, sort by, and otherwise use that custom data, which means it's useful for tracking just about everything. Which is HUGE for a big, complex mess like property management. Also, while their support system is occasionally (not always or even often!) slow, they do always follow through, and they're tenacious about getting to the bottom of problems. Also, they do actually pay attention to and actually (occasionally) implement new-feature requests, which is really rare in my experience and alone makes them awesome.

Cons: It looks like it's from 1990...and it *acts* like it's from 1990. Which is to say there are lots of small, annoying inconsistencies in the way things are treated that add up to a significant headache without ever actually making you feel like any one thing is enough to make you switch services. For example, you can right-click on a link to any property, lease, or contact and open it in a new tab -- but you can't do that for Work Orders; for whatever reason, they're called through Javascript instead of through a URL, *despite HAVING a unique URL* that you can easily link to. So why is that one thing alone unable to be right-click opened? For another example, you can set a pop-up message to show up whenever you view a property/contact/etc, and that works just fine IF you get to that page by clicking a link to the page. But if you've already been to that page and you use the Back button to get to it, the software deposits you at whatever point in the page you were at when you left...and the pop-up is still way back up at the top of the page, so you have to scroll all the way up to close it, then scroll all the way back down to where you actually want to read (because it greys out the whole page when the pop-up pops up.)

"Real Page seems Outdated"

Overall: RealPage was decent for property management, it was just not as user friendly as I would have liked. It seems like it took more steps then needed to accomplish many of the tasks. It needs to be updated to be more use friendly.

Pros: This does most of what you need to property management and works well with affordable properties. It has a good selection of reports and is fairly easy to use. It does a good job of tracking prospects and creating tasks to manage your staff

Cons: Real Page seem a little clunky and not as easy to use if you manage multiple properties from the same office. It felt like we were always jumping in and out of properties and we could not easily move between the properties. Also the accounting portion was not well integrated with the rest of the system

"Propertyware and me."

Overall: Overall ive been happy with propertyware, i only use the most basic items. Lookgin forward to learnign more.

Pros: Every possible option that you could want to use is already part of propertyware.

Cons: It almost has too much, so at time its hard to learn and get proficient at it.

"Southern Classic Management Services, Inc"

Overall: There is no way possible we could manage the amount of properties we manage without Propertyware, or a comparable product. We are vey happy with Propertyware and see they are always trying to improve on their product. Sometimes improvement, like with Quickbooks, makes life harder. No so with Propertyware. They do the work outside of office hours and it is seamless when launched, no causing the product to run slower.

Pros: We find we use this product in many ways. Just a few ways would be keeping up with leases, reports for our owners, tracking maintenance needs, collection of funds and staying on top of late paying tenants, keeping track of security deposits held, keeping and balancing checking accounts and invoicing tenants . We find most times this product is easy to use and when we have a problem, tech support is very good. We love Propertyware.

Cons: We cannot minimize when sending an email from Propertyware. Sometimes we need to view the tenants summary or ledger to get information to complete the email to the tenant. This causes us to have to either close the email and start over from scratch or open Propertyware in another tab so we can see the tenants information needed to write the email. Having Propertyware open under two tabs can be dangerous when you perform certain tasks. The body of the email you are trying to send does not have spell check. This causes us to have to copy and paste the email to a word processer to spell check it and then copy and paste back to the email if any corrections were made. The subject line of the email has spell check and we do not understand why the body of the email cannot have it as well to stream line the process. We would love to see a way Propertyware could take into consideration the owner owes a commission when paying bills. Presently we have to post management fees, edit the checks produced by entering the word Delete as the check number and then we can pay bills and not use all money in the portfolio, leaving money to be able to pay the commission owed. The next week we have to delete the checks produced, post management fees again, edit the checks again before we can pay bills again. It is a work around but it would be nice not to have to use it.

Reasons for Choosing Propertyware: It appeared to suit all our needs.
Reasons for Switching to Propertyware: It has been a long time ago, 10 years, but if memory serves correctly, Propertyware purchased Tenant Pro and when were presented with a much better product, we got on board.

"Propertyware Product Review"

Overall: My experience has been positive with Propertyware. As a large client, it is extremely helpful to have a Platinum Support Agent connected to our account that has a relationship with our users. The support team has been extremely responsive in working with our teams and discussions about enhancements to be competitive with our products. Being included on BETA teams and development discussion is an extremely positive experience because they are learning about the industry and taking that knowledge for the product enhancements needed.

Pros: The software is built to grow with your company. With the flexibility of the system's customization, including the reporting, custom views, and custom fields, your company can record, track, and analyze business short term and long term business trends.

Cons: The system experiences glitches at times and can slow down based on usage.

"Growing with Propertyware"

Overall: Propertyware has changed a lot over the years, and I like the personal relationships that I have been able to build with the Propertyware team members. Participating in training, RealWorld, and the RoadShow has been helpful to me learning the system and feeling like I am being heard when I have concerns or ideas.

Pros: I appreciate the ability to add custom fields, which I have learned can be invaluable to housing information and pulling into reports. I came from the multifamily industry where Onesite has detailed reporting. Propertyware follows the same professional reporting formats, which my mom and pop owners as well as seasoned investors can follow and appreciate.

Cons: I would like to see improvement to the client text messaging feature and client communication features. I would like to see the conversation housed within the client's personal page, and not a community page. For example, if I am talking to John Smith who leases a house, then I would like to see the text messages and email conversation history within his lease tab. Same with an owner. The way that messages are currently handled is cluttered and difficult to find historicals. Email history is lost.

"Propertyware is great"

Overall: It was a good program, however, at the time, they did not keep up with new technology. Text communications and add on's. Therefore, switched (however, regretted it)

Pros: It was easy to setup and perform needed tasks on day 1

Cons: The transfer of properties/owners integration was difficult and did not go smoothly.

"Propertyware is a good product."

Overall: Once I got comfortable with using the software I like it. I don't have any trouble with finding the things I need in everyday use of the software. In learning the software I seriously screwed up some things and support was extremely helpful in helping me to correct my errors.

Pros: Propertyware tracks everything that a property manager needs for managing their properties. It holds owner contact information, bank accounts for direct deposits, insurance on the property, and the property(s) that the owner has. It has leases for all the properties and gives us a tenant ledger to track rents and contact information for each tenant. It has owner/tenant portals that is a tremendous help when it comes to tenant payments or owner contributions and gives the owner all the information they need on paid invoices and tenant receipts. It also keeps track of emails sent to owners and tenants so you have a record.

Cons: The software in the beginning is a little hard to use as it is not very intuitive. When a property manager was not getting the maintenance requests I called support and there were a couple of different areas that needed to be looked at and corrected before she started receiving them. I would not have known that if not for support.

"What I like about Propertyware?"

Overall: Difficulty to learning the software when it was dropped in my lap overnight due to me letting an employee leave.

Pros: I think 98% of your support staff is wonderful. They are patient, thorough, and always make sure you understand the solution to your questions. They never fail to say "Thank you for using Propertyware." so very important for branding and giving a lasting impression of their sincerity of helping the customer.

Cons: Learning the ins and outs of the software like when do you put a checkmark bin a box and when you do not.

Reasons for Choosing Propertyware: It met our needs for a propertymanagement company with 50 homes

"Software review"

Pros: It is easy to set up properties, vendors, contacts, etc. The reports are much easier to follow than Appfolio. Whenever there is a minor glitch or I do not understand how to correct a ledger the customer service team walks me through step by step to get it done and sends instructions on how to do it myself next time.

Cons: I do not have any specific cons. I use the system for basic services but I know they offer a lot more. I do not know if the cost is comparable or not because I have not shopped around but I think the cost is reasonable.

"Residential Property Management Propertyware User"

Pros: Propertyware is easy to use and most functions can be accessed on a mobile device when you are on the road. In person, phone support is available 9am to 8pm EST. Multiple templates are available for Owner statements. Keeps Property Management paperless. No accounting background is required to use the platform, but it helps.

Cons: In order to view a Document from the administrator platform, the document must be downloaded again to your computer everytime it is opened, rather than being viewed in the platform. Tenant payments are limited as to maximum amounts and payments, which are only accepted one at a time, take up to five business days to process. Not every phone support tech is well versed in the software and sometimes more than one call is needed to get to your answer.

"Enjoying the system, only because the support team is on point and response time is impeccable. "

Overall: Fairly new to PW, but enjoying it. Mainly the support team makes this work for me.

Pros: The support team. To have such a great support team really ensures the product you want fulfills the desires of the customer in question (SPM). All systems will have issues, but the support team you offer are the pillars allowing this product to go beyond.

Cons: Can not open multiple browsers with the system. If I open tenant-A to send a notice through mail merge, but go to tenant-B's page just for a glance, since tenant-B was the last page I looked at, that's the information that will plug in when I select mail merge on tenant-A's page.

Reasons for Switching to Propertyware: Wasn't meeting the needs of the company.

"User Friendly Software"

Overall: It has made us more organized and has made it easier to track our rental income and expenses. Overall, we have had a great experience

Pros: The software is pretty intuitive and doesn't need a lot of training to get started. I like that the reports are very customizable.

Cons: The look of the pages seem antiquated. I heard that a new cleaner look was coming, so I am excited to see it. I wish the reports would refresh automatically as I sometimes forget to look to see if the report is up to date.

"Propertyware for residential management"

Overall: Overall, this program has a lot to offer. I have learned that the more you put into it, the more you get out of it.

Pros: I like the ease of navigating between the leases, portfolios, contacts etc. Also, the ability to attach documents to leases, property, portfolio, contact and vendor pages makes accessing bills, notes and documents quick and easy. Has eliminated searching through paper files for bills and documents which is a real time saver. The tenant portal makes online payments convenient for our tenants and staff. The owner portal keeps the owners informed of maintenance and expenses in real time.

Cons: There is nothing I don't like. Learning the system is relatively easy using the online instructional videos and the help/support tab.

"Reports"

Overall: Overall, my experience with Propertyware has been pleasant. It could be made a bit more fun with a few more graphics. :)

Pros: The software is basically easy to learn and to use. The menu is well organized and clearly visible, in that the appropriate sectors are available from any screen. There are complete and detailed videos for learning the software as well.

Cons: What I did not like about this program is that the Report section is quite limited; you are not able to select any field and prepare a report in any manner that you might need to prepare information. For instance, you have to select a certain section of Report (Desktop, Finance, Lease, etc.); this is fine, except that not every field is available even within that section to add to a Report. It can become very constricting and difficult to find the field you want to place within a report. There should be more flexibility in both the ability to create a report by selecting the fields you want without hunting through the sections. A complete alphabetical field list would be very helpful for people who are familiar with utilizing databases. The calendar also needs to have more options in order of searching and printing according to user.

"NO CRP and it is the 13th"

Overall: Sometimes you get a rep that can resolve your issue and others not. Their training is lacking.

Pros: We have used Propertyware since 2013. Every year we are required to issue tenants CRP's by January 31. This never changes. Last year they did not have the CRP function available until the 9th. This year it is still not available and they hope to have it ready by the 24th!!!! Unacceptable. This system is expensive and this is nothing new. There are some features it offers but quite frankly none others don't so changing systems is likely for me in 2022.

Cons: The move out inspection is not user friendly

"Not terribly satisfied."

Overall: This software was chosen because they claimed to be the closest to the software I previously used: Tenant Pro. They claimed to be able to migrate a lot of my data for me. They did, but much of it was improperly done and I had to re-do most of it anyway, so the data migration was of little help. It took me nearly 3 months to be up and operational, all the while paying my monthly fees without being able to use it "live". They do have a very good support staff. Unfortunately I have to use them a lot. The program is not intuitive. It does not do many of the automatic functions that Tenant Pro did for me. I cannot get the same basic reports that I used to get from Tenant Pro. It has many bells and whistles that I don't care to use and has many issues that have no solutions so I have to find ways around them. After one year I am learning to use it, but it is a very costly software to do most of the same things I did with Tenant Pro - but not all that I used to do. Not terribly satisfied with this program.

Pros: Extremely helpful, readily available support staff. Moderately priced on line software.

Cons: Have to use the support staff frequently - program not very intuitive. Hard to make changes -if at all - to check splits or entries once check is printed. Little customization can be done to checks for printing. Check number extremely small and this cannot be changed Cannot have vendor account number put on checks. Cannot get an Income Statement with both Year to date and Month to date on same statement. Tenant ledger statements not very helpful - not much information shows on the statement Terminated tenants show up on Accounts Receivable list if they had any balance when they moved out. No way to remove them.

"Propertyware: Good but looking forward to improvements"

Overall: It's mostly been good, I've had some great customer service. It seems to have been a bit rough lately, but haven't been needing to call as often.

Pros: It's been a bit of a learning curve, but it's working well for us now most of the time. I like that it is customizable, I feel like there are more features than we are currently using, but hope to be able to discover other ways to make it useful for us. I can see that there is room for improvement and appreciate that they seem to be working on making improvements.

Cons: Application Process is more difficult than it should be. Applicant prospects often can't complete without calling in for help. They become very frustrated. It's difficult to determine what their problems are, seems to work differently for everyone depending on the browser they are using, etc. See my answers to "Vacancy Management" rating question. Customer Service experience is Very hit or miss, sometimes awesome and sometimes takes a very long time to get what amounts to a bad guess.

Reasons for Switching to Propertyware: A more robust software, with flexibility.
