Customer support is very helpful when needed Report’s function is very effective and has plenty of options to explore

Cons

Sometimes it’s very slow and that’s one of the things that is least favorite Crashes randomly and loses the page you were in

Pros

It's a great tool to manage properties. As a cloud based software is available from anywhere.Easy to collect rent through the Tenant portal and pay owners.Good customer service .

Cons

Since the phone menu options have changed, I had difficulties reaching Propertyware customer service .

### "Poor quality property management "

VERY POOR, if I was NOT forced to use it, I would not use it.

Pros

I cant find much to like. Pay me, maybe I can find something....

Cons

The software does NOT accommodate ownership, was promised by PW that there would be a module--never appeared. NOT even on the drawing board, promises made, not kept. Very disappointing. Document storage is not even CLOSE to usable, as you cannot title or label folders. Very confusing to residents.

Pros

In my opinion, this software excels in ease of use and easy adoption for new users. Our tenants also comment on how easy the process is from application, thru initial payments, onto lease signing.

Cons

Often times when contacting support, it takes several phone calls/emails to get a solution. However, it has improved significantly recently.

It has allowed us to advertise features clients love such as the ease of communication and how informed they will be about all aspects of their property. It's like cruise control for property management.

Pros

The transparency it allows our company to have. With great communication tools such as owner/tenant portals, automatic email alerts on numerous activities on a property, text messaging, email and more. Powerful reporting features allows us to satisfy the demands of large investors as well as a single property owner. Support is excellent from our local sales rep to the phone support center.

Cons

Not a very user friendly and intuitive interface. Slow to roll out new features and upgrades.

### "Love Propertyware!"

Pros

I have used other software in Property Management and I like this one the most. I work in the Accounting Dept. The payment ledgers are very easy to read and explain to tenants. Posting rent is very simple. But, the BEST thing I like about Propertyware is the assistance that is provided when I don't know how to conduct a particular task. The support that is provided is EXCELLENT! The supporters are so helpful and most of all KIND! They are not impatient. I don't have to stress about not understanding how to do anything, I have that peace of mind knowing that help is just a phone call away!

Cons

I don't understand the difference between a new journal entry and an adjustment. I am confused about which one to use.

Maybe it is the admin settings, but I need: MY PROPERTY ONLY emails and notifications, correct reports ie:90 days expirations, owners to receive a 90 day notification---the same as tenants get

Pros

Easy to use, very user friendly. Overall a good system and good support.

Cons

The only thing I don't like is the system to pull the screenings for Equifax, if there is even a small mistake on the prospect page it will not give you Equifax score and I have to call you every time. I am calling you at least 2 or 3 times a week to your support because of this.

Propertyware is ever evolving to customer demands & market needs. Excellent customer service. Great features & the open API is an example of how they want to cater to your needs.

The only 2 features I've found to be missing is functionality to cleanly pay property management fees & there aren't any other languages offered.

Sometimes you get a rep that can resolve your issue and others not. Their training is lacking.

Pros

We have used Propertyware since 2013. Every year we are required to issue tenants CRP's by January 31. This never changes. Last year they did not have the CRP function available until the 9th. This year it is still not available and they hope to have it ready by the 24th!!!! Unacceptable. This system is expensive and this is nothing new. There are some features it offers but quite frankly none others don't so changing systems is likely for me in 2022.

Cons

The move out inspection is not user friendly

We are currently growing in unit volume and it is becoming a bit less efficient to use the software with the amount of properties we are currently managing.

Pros

I like the overall abilities we are able to use, especially the different reports we are able to generate.

Cons

I would like to be able to use a more multi-family friendly software. I believe propertyware is geared more towards single family units.

Pros

The software is convenient and it allows me to do a lot of things all in a software rather than manually everywhere else.

Cons

It sometimes can be hard to use. There are a lot of buttons and some functions dont work right away and make the changes you are trying to make right away.

Very dissatsified

Pros

It is a friendly program to use, although I wish you offered a webinar for new employee's or specific webinar; for example how to set up a new lease.

Cons

The turn over in your company with account managers. I have not had an account manager for more than 6 months, I don't know who my current manager is. lack of follow up from managers. I have requested to have a seThe lack of knowledge when I rarely call in for support, not all are on the same page. This piece of Propertyware really needs to improve, proper training for ALL customer support. I wished you offered more webinar trainings especially for our new employees. I not aware of any nor have I ever been told you offered them by anyone.

It has made us more organized and has made it easier to track our rental income and expenses. Overall, we have had a great experience

Pros

The software is pretty intuitive and doesn't need a lot of training to get started. I like that the reports are very customizable.

Cons

The look of the pages seem antiquated. I heard that a new cleaner look was coming, so I am excited to see it. I wish the reports would refresh automatically as I sometimes forget to look to see if the report is up to date.

Sometimes the support staff isn't knowledgeable. It would be nice if they also worked on Saturday. The property management company should get paid a percent of credit card processing.

### "Propertyware for residential management"

Overall, this program has a lot to offer. I have learned that the more you put into it, the more you get out of it.

Pros

I like the ease of navigating between the leases, portfolios, contacts etc. Also, the ability to attach documents to leases, property, portfolio, contact and vendor pages makes accessing bills, notes and documents quick and easy. Has eliminated searching through paper files for bills and documents which is a real time saver. The tenant portal makes online payments convenient for our tenants and staff. The owner portal keeps the owners informed of maintenance and expenses in real time.

Cons

There is nothing I don't like. Learning the system is relatively easy using the online instructional videos and the help/support tab.

### "There are better options!"

Overall better to choose another software with higher ratings. Propertyware is one of the reasons I decided to switch my Property Management company.

Pros

For getting basic information Propertyware is okay.

Cons

When there are several other softwares with much better rating why choose Propertyware? It is no wonder it has only 3.5/5 whereas there are several others with 4.5+ ratings. \* Not user friendly. Not intuitive at all. I had to struggle to get to the right page or right report. \*When you view the bills where do you normally look to see to pay off those bills? I normally skim the same page. But here there is no Pay button. I could not locate it on other pages too! So frustrating. When I contacted Support they said it is on Dashboard. I still could not locate it. Why? They have a button with NEW CONTRIBUTION !!! I don't understand why make it so hard? \* I do not get notifications for all the activities. They send only for very selective activities. When I contacted the Support all they said was they are working on it. \* When I requested to combine my 2 different properties (same PM company) they steps they have given are so cumbersome. \* Old tax reports are not readily available. They had only for the previous year. When I my accountant wanted for the earlier years it is not available. I had to again contact the Support. They had deleted it!

### "Learning curve can be daunting but worth it"

Robust tool with automated updates to available properties.

Cons

Would like to display individual property links on social media. Copying the link of the property and pasting pulls a 401 error.Tenant application form needs to be more flexible and adaptable.Finding a particular item not intuitive but we have gotten used to working with the system.

I really enjoy this product and the customer support.

Pros

So many features and capabilities. I really love the amount of information we can store about a property, and I love being able to generate a document using mail merge and selecting a template.

Cons

I do not like that the tenant portal view: login in as is very limited. I cannot see the same view the tenants are looking at. Audit time stamps are inaccurate. I cannot view emails I have sent through property ware.

When you log in as your tenant, your view is almost exactly what the tenant sees, with the exception of submitting a payment, which you won't be able to do when signed in as a tenant. For the other items you mentioned, regarding time stamps and viewing emails sent through our software, I recommend reaching out to our Support Team at 800-704-0154, selecting Option 5 and then 1. Overall, my experience with Propertyware has been pleasant. It could be made a bit more fun with a few more graphics. :)

Pros

The software is basically easy to learn and to use. The menu is well organized and clearly visible, in that the appropriate sectors are available from any screen. There are complete and detailed videos for learning the software as well.

Cons

What I did not like about this program is that the Report section is quite limited; you are not able to select any field and prepare a report in any manner that you might need to prepare information. For instance, you have to select a certain section of Report (Desktop, Finance, Lease, etc.); this is fine, except that not every field is available even within that section to add to a Report. It can become very constricting and difficult to find the field you want to place within a report. There should be more flexibility in both the ability to create a report by selecting the fields you want without hunting through the sections. A complete alphabetical field list would be very helpful for people who are familiar with utilizing databases. The calendar also needs to have more options in order of searching and printing according to user.
