We have been quite pleased in the decade that we have been using with the product, the support and of course, the streamlining it has provided our business.

Pros

We were among the first to convert to 's stand alone version and we continue to use Rent Manager for every aspect of our business (approx. 1000 residential and several commercial buildings). The software is very user friendly and intuitive making it easy to onboard new employees. The comprehensiveness of the online training through Rent Manager University is invaluable for new and long time user employees. We use several of the integrations and are currently looking at adding several more. The allow us to adapt to every changing technologies and industry best practices. The customer/technical support is outstanding. I really cannot say enough good things about the support department. Whether it is technical support or assistance in scripting to help you streamline or create custom reports, they are always extremely helpful and responsive.

Cons

Any cons that we have found has helped us find work arounds for or has upgraded to in their regular updates. I would like to see more options for "batch" operations.

We have used for many years now. It has been a great software for our rental business. It keeps us on track with the variety of reporting options for tenants as well as financial reporting.

Pros

It is a great software for tracking tenant transactions. It is set up to be easy to use and navigate through with very few bugs or issues.

Cons

It does not have a payroll module. Also, some of the reports we used with the desktop version are not an option in Express.

Good when utilized by all staff/tenants, RM Support is Great BUT all add-ons cost additional, difficult scripting & system gaps lacks functionality unless you have it set up fully by an IT department/higher data support/developer role.

Pros

Full Tenant communications available\*\*, Property/Staff/Maintenance Management, knowledgeable Customer Support team, full operation system including accounting makes it desirable.

Cons

A lot of User Interface gap connections, Scripting is difficult with little guidance of which Class/Function applies to what etc., NO Free add-ons, Tenant difficulty using/instruction on use, limited # of users can access at one time, university only has 1 profile included, can be extremely costly with addition of all of the add-ons to make it the way you want it to function which can be time consuming trying to find alternative ways to make things work. Limitations in scripting result in trying to find loopholes.

Over the last 10 years I have had very few issues with RM. It has been so easy and efficient to use and if I need help, it is usually my fault but the RM support team is just a phone all away to help me fix what ever mistake I made

The ease of use is spectacular! Easy to ;earn and to get up and running. I have been using it for 10 years now and love it!

Cons

It is difficult to script yourself, I always need help to do that, but help is always there for support

Mixed experience. It's better than spreadsheets. I have put in many feature requests over the years, none of which came to fruition. Wish the student housing features were more robust. Student housing is a different animal. I would love to be involved in a focus group on how to tweak the system.

Pros

Customer Support is very good. Reps seem to care and work hard to resolve issues. Rarely a long hold time. I like the app too.

Cons

In trying to convert from RM12 to RM Express there are not any tutorials specifically to guide me through the differences. Many features could be more robust.

Pros

Easy to use! I love the search bar. Scripting option is a dream since my company sends a lot of Agreements and letters.

Cons

Sometimes there is a lag while tying an email. Rare, but it does happen. When the lag happens, it does take longer to send an email.

Cons

So far, I have no dislikes. It really is great to have for a rental management. Monthly reports make my life that much easier, and I have been using it for 3 years now.

Overall, I think this is great software. It's more robust than most other software I've used for this industry, and they have a lot of useful integrations. They have excellent customer support staff as well who problem solve in a timely manner. There are great tutorials on University, and I've also used this platform as a trainer.

Pros

I love V12! It's great software especially for those in the manufactured housing sector. They have great reports and lots of customization options as well as integrations. I've used a handful of different software for property management, and this one is by far my overall favorite.

Cons

I don't like their new version, Rent Manger Express. It has a long way to go to be as great as V12. It's ok for basic users who use it minimally. Also, it would be great if, when pulling reports, you could drill into the results that make up certain numbers, especially on financial reports, but not a deal breaker. It would just make it easier to recognize things that need to be reclassed or to help explain to a board member or investor where certain numbers come from without having to do a lot of research.

We actually went to Yardi Voyager and then less than a year later went back to . They didn't have the reports we needed for investors. They were supposed to develop them but I saw that years later when I went to another company they still hadn't made the reports.

The people at are great. Every time I've interacted with the team whether it's customer service or sales, they're always very helpful.

Cons

The number of integrations and updated technology is a little lacking. The differences between the express / 12 version are a bit stark.

We have been able to save much time by being to to generate templates and automate actions through certain triggers. Our top management team loves the idea of seeing what's really important from anywhere.

Pros

The platform offers strong security features, including role-based and user privileges, ensuring sensitive tenant and financial information is protected. It's a robust suite for accounting, service issues, communication, leasing, and reporting- all in one platform. For an organization like ours, managing complex portfolio, it gives back value through its automation services. The implementation and onboarding process was exceptionally helpful. The continuous access to Expresshelp and other learning materials, like University, provides help to users in my organization to resolve issues promptly. Aside from the unlimited online resources, Rent Manager offers different ways to reach their support team. The TWA has provided transparency, thereby increasing integrity and reliability. The dashboard customization and command launch feature make it very easy to navigate through the system.

Cons

The time difference. Currently, we are subscribing from a different region, so most times it's difficult to join webinars.

### "The naked truth about Rent Manager"

I have been on RM12 now for over 6 years... I have always found their support people to be the best part of the organization. They truly are dedicated to making sure you have a great experience.

Pros

If you are in the property management business you want this software. Not only do you want accuracy in the automations that work behind the scene doing all the things property managers must do (like sending monthly statements, receiving rent checks, attending to work orders, etc.) you want a robust accounting system that is detailed and accurate.

Cons

The web version still does not have all the features of their remotely hosted service, RM12. Though the web version is the direction everyone is being gently pushed to use, the Windows version (that runs on their servers through Remote Desktop Services) is loaded with features.

Violation section is user friendly. I like how I create filter titles for each of my managers I have.

Cons

How you have to do multiple steps to do/change one simple thing. As well as the prospect section is very disorganized.

### "Digital Warehouse for all your Docs & Free e-Sign Abilities!"

Great way to track processes, tenant notes and property maintenance. Doc storage & e-sign is 100%! When a new prospect calls or walks in, you are able to quickly enter key vitals, gives the leasing agent the opportunity to "claim" the lead and all members can watch the progress. The beauty part is that if a team member falls short of a close - or leaves the company - the remaining members are able to pick up right where the first member left off. The document storage has proven to be a great resource too but I am most excited about 2 features in particular. e-Signable docs - import ANY form or letter into RM and use their merge fields to drag and drop key information to auto populate into the form and then send it for e-sign. The other feature is MASS TEXTING - oh my goodness! As both a loan originator and property manager I find myself needing to send the same messages over and over and in the past meant - from my cell phone - 1 tenant or borrower at a time. No more! Now I can create a template specific to either group, use merge fields to personalize the message and send them out all at once thru RM! Game changer!

Pros

Incredible customer service, great document storage, easy to import docs for e-sign, user friendly! Super easy to drag and drop docs and pics right into the Notes section. Mass texting is quick, you can create re-usable templates with merge fields to personalize to tenants. We are using it for our borrowers loans as well and has been fairly easy to create UDF to customize the information required for each new borrower. My favorite part is being able to import (or internally create) ANY form for e-sign!

Cons

Setup ease is only possible with proper permissions in place from the start. Ensure user access. We are using rmVoiP along with the web version of RM. The softphone set up was tedious even after getting ALL THE PERMISSIONS set correctly on my user profile. The reality now is sometimes the office phone rings thru to the VoiP #, you can actually hear the pc alert you to the call but the rub is that you can't always answer it - using a bluetooth headset as recommended. You are also supposed to be able to make and receive calls from the app on your cell phone. This too has proven to be a challenge - especially when both the cell and pc have competing bluetooths.

I have been using for 11 years and the product keeps improving and simplifying the daily demands of overseeing multiple communities spread out over the Midwest. It allows me to stay on top of the day to day operations, rent collections, violations and be able to provide valuable feedback information to my managers.

As a regional manager of multiple manufactured home communities across the Midwest it is the perfect tool to track all aspects of the manufactured home business.

i enjoy using . The choices offered are substantial. There are more choices that i am using at the time but look forward to trying.

Pros

gives the user many options for the price. The customer support is wonderful. the software is user friendly. The tenant management helps guide me through the process of moving residents in and out. The user interface is easy but even if i cant find what i am looking for the seach box always gets me there. The rental management portion make the rent collection and reporting easy.

Cons

there is a report that i would like to run but can't seem to find the menu and parameters to make it happen.

Over all experience with is 110% all the time. Their sales department is extremely helpful to add and explain all new technology, they will set up meetings over the phone, zoom, or come to your business for training. Rent manager's customer service department is great as well they will help you with all issues and if they do not know the answer they will ask their team leads so that all information is accurate the first time. Best company for Rental management companies.

Pros

is a great software for rentals and more. The reporting for end of year documents are helpful for tax season. Tenant management is very important to get them in and out of rentals this system makes it super simple. Customer support is always great and with low wait times.

Cons

for the most part is great, I wish the journal entries would be attached to tenant files though.

I've used it every single day since about 5 yrs ago and my experience has been great, I wouldn't change it for any other software, I can find anything I need within seconds, I can communicate with my vendors/tenants from here, I can customize pretty much anything for my business needs

Pros

All information needed for everyday property management is there, from tenants, vendors, transactions, bank statements, maintenance issues and records, insurance certificates, and the list goes on and on. Also, if you ever have any issue the customer service team is pretty amazing

Cons

Sometimes it has bugs, like when you open something, it takes a lot of time or completely shuts off the program and you need to log back in

It's been a horrible experience. Their staff is awful. Their product is awful. They hide the constant extra costs from you, but some of them are basically mandatory like the training program. If you don't use all your implementation hours before your "launch," they just take them even though it's what you paid for, even though you likely still need them. They just would rather take the money. We will not be renewing this contract.

Pros

There's nothing to like about . I suppose if I had to choose something I would say I'm glad we can text and email within it BUT the filtering function is NOT great for that either.

Cons

We were sold on this product by an EXCELLENT sales team, but if you prefer NOT to burn your money, buy something else. Their customer support is clueless and half the time they just tell you they'll suggest what you need to development as a change to the program even though that change is BASIC COMMON SENSE and no other software functions in such a stupid way (like that you literally can't print checks in number order--it randomizes them). It is not user-friendly. It is not intuitive. My staff struggles every single day. Deposits are taking me EASILY four times as long as before we had this program.
