customer support is outstanding. Although there are long call wait times, when you reach someone you get the knowledge and help you need.

Pros

The detailed reporting, they are all customizable. Many options to identify property types, tenancy types etc.

Cons

the onboarding is not easy as this is very comprehensive and requires alot of data entry. But once you're in, you're in.

We manage several units for different landlords, and having an integrated accounting system to our management software, saves us (and our owners' CPA's) a lot of time as the information is readily available with different reports as per accounting standards. Also, the automation in online applications, payments and rent collection, made our work much easier.

Pros

Integrations with ACH third parties co's for payments and rent collection and Background check work seamlessly, making those processes automatic and effortless for the user. Online applications are also of great use, saving users the time of filling prospects information. Accounting integration is a plus, so no other software is needed for said purpose, you can even fill your 1099's and 1096's through RM.

Cons

In the new version (RM 12) when a property has several units in it, it is not possible to make chart of account transfers in a "per/unit" basis, same as reserves.

### "The Support Is the Best Part"

I haven't had any issues that couldn't be solved by reaching out to support.

Pros

The absolute shining stars with RM are the support staff. There are a lot of configurations associated with the software so being able to get on the phone with knowledgeable support has been a life saver as well as the help button.

Cons

It took some getting used to but now that I am, there's so much I can do within it.

Customer service is usually available through the phone, but they're mostly not well trained and can't help much.

Pros

Lots of options.

Cons

To do anything you need to go through 15 settings situated in different places. Very difficult to figure things out without training for each and every feature.. Management posting fees are not customizable. Expensive. Doesn't come with automatic bank reco, only for another $100/month, which would be even more expensive.

### "I have worked this program for 6 years now and I love it"

Pros

the drill down feature. Being able to find Tenants with different information. All of us use different things so remember different information. I use names, another worker uses Owners and another uses addresses. While speaking with Owners, I can always get the answers I need from this program to help answer any questions they have.

Cons

I would like to customize the reports without extra purchase I wish there was a book to reference when training someone new to the program. Videos work some but most of the people I have helped train are hands on learners and with a book, I could show them some and then let them explore the systemn with the book.

Powerful program that links our park and the many other parks under the parent company so that data is real time, cutting out time and resources wasted by repetition and duplication of forms and reports. We all have enough to do without unnecessary duplication of work. All in one neat package.

Pros

The most recent version, 12, is a much better user experience and comes with many improvements; we just converted on May 7. The staff overseeing the conversion did a great job in helping us be prepared and we converted with very little issues, all of which were resolved quickly. Additionally, we have had very good experiences with Customer Support and think that the company does a good job of listening and considering suggested enhancements.

Cons

There are a few minor navigational items that could be improved but nothing we would consider a major issue. As with any software, you'll always find yourself saying "I wish it did \[this\]" but it serves the purpose well for property management companies.

I like that im able to navigate thru as it is logical in the way things are laid out and i also like the referance to differant areas of information

Cons

i cant honestly say i dislike anything besides the lag there is somtimes due to the remote accesability

### "Outdated, But Comprehensive"

The program itself is pretty outdated compared to most products out there today but does have decent functionality in terms of reporting and user-defined fields specifically. The main downside for me is the fact that the program only runs off of a remote server and you can't access through a standard browser. The price point is not bad overall, but the way that they have over a dozen add-on products with additional charges and the deceiving way that they present their different products was quite discerning for me. When I had an issue with billing by , I was treated rudely, and they were extremely unhelpful. I have looked into other software in the past 2 months and I am planning on switching starting January 1st. Although there are a few minor features that this new software will not provide, I have found it to be a large improvement overall from Rent Manager.

Pros

\-Comprehensive reporting; -Overall price point (excluding add-on feature, which really brings up the cost).

Cons

\-The remote server set up, which only allows logging in from a computer previously set up; -Only one user is allowed on the program at once (you pay for extra users); -The interface is extremely outdated (it looks like Windows 2000) -Electronic payments and credit checks are not incorporated and are done through outside companies, which is extremely annoying; -The system for service requests and work orders is extremely convoluted and, in my opinion, useless; - You cannot reconcile your bank accounts automatically, which is pretty common these days: -The upload and download feature does not work properly and is a waste of time; -The apps associated with the software is not made well, and you really have very little mobile functionality.

### "Not good for a big property"

I work at a 740 unit property. it does NOT run smooth at all. To find an easy answer you have to pull different reports in different areas to get the answer you need. There are errors and issues that happen almost daily and sometimes multiple times a day. The program should make your job easier not harder. It has been over 3 months and they still can not fix or have not fixed the Aged Receivables report. When you run the report it includes prospects-even though you check a box to NOT include them! One of the reasons our owner got 12 was because the phone calls were recorded now RM found out that it is illegal to store recorded phone calls in the tenants history/notes so you can't use that anymore. Not happy with their program or service.

Pros

recorded calls-until RM took it away.

### "Program Needs More Development "

We switched from A very outdated version of Yardi to in hopes of gaining more features. We did get that but we went backwards in terms of functionality. The reporting needs work.

Pros

We were looking for a Web based program. Thus program had easy to follow icons. The Newer technology allowing tenant online payments was a big draw.

Cons

The program is a bit too simple. It needs to be more robust for this industry. There are so many variables in Property Management and they are too cut and dry.

### "Continuous improvement"

I had some latency issues recently and RM put a network engineer on the line with me and walked me through some issues we were experiencing. Initially I thought the problem was with RM and then I thought it was with my ISP. The network engineer tweaked some setting and it helped a lot. I asked if there was any charge and they said no problem.

Pros

I'm a bit of a power user and this product allows me to customize in many ways. Customer service is readily available.

Cons

It is a bit complex and therefore there is some learning curve for my staff. They say it's not particularly intuitive.

### "Rent Manager Upgrade"

We are very happy we chose to stay with and upgrading rather than switching to a new program. RM transferred all our historical information over to the new version so the transition was almost seamless!

Pros

We were familiar with . We love the in-depth financial reports. The RM 12 version has many more customizing options in all areas of the software. RM University was a great help in learning the new version.

Cons

Sometimes a little slow in moving from area to area. Have to wait for RM customer service to call back when having a problem.
