### "Rent Manager is for SERIOUS Property Managers"

Our business would not exist as it does without . The onboarding and installation was a bigger time commitment than we anticipated, but it was well worth it, and Rent Manager's support team stuck with us through our struggles implementing it.

Pros

What I like most about is that it is, without question, the most complete property management and PM accounting software - and they have the support to back it up.

Cons

It has thousands of features so it is complex, but the complexity once optimized is an incredible tool and business engine.

We used from 2019-2022 then we tried Buildium and TurboTenant in 2023 but they were not even close to being adequate for what we do. Called a few other companies and got called back by annoying sales dudes that did not understand real estate.

makes its program (easy to do business with) Owner friendly and onsite friendly. Rent Manager offers great training as well. Every property I manage the one thing I require is the use of Rent Manager. Such an effective business solution.

Pros

has provided my company with excellent service since 2013. I find it a great value for the money. Excellent report options. Easy to train on. Best record keeping. The customer support by far is the best of all. I used a couple other software programs in the past that did not offer me the same level of service nor reporting. Our industry is all about time management. Rent manager makes our daily functions move quickly and effectively. I highly recommend Rent Manager. The admin feature allows you to create any fail safe you choose.

Cons

I honestly do not have a concern about anything with . If I have concerns about the ability to do something, I simply call the toll-free support line and am quickly assisted with a resolution.

### "Rent Manger V12 is Great Software Overall"

Overall, I think this is great software. It's more robust than most other software I've used for this industry, and they have a lot of useful integrations. They have excellent customer support staff as well who problem solve in a timely manner. There are great tutorials on University, and I've also used this platform as a trainer.

Pros

I love V12! It's great software especially for those in the manufactured housing sector. They have great reports and lots of customization options as well as integrations. I've used a handful of different software for property management, and this one is by far my overall favorite.

Cons

I don't like their new version, Rent Manger Express. It has a long way to go to be as great as V12. It's ok for basic users who use it minimally. Also, it would be great if, when pulling reports, you could drill into the results that make up certain numbers, especially on financial reports, but not a deal breaker. It would just make it easier to recognize things that need to be reclassed or to help explain to a board member or investor where certain numbers come from without having to do a lot of research.

We actually went to Yardi Voyager and then less than a year later went back to . They didn't have the reports we needed for investors. They were supposed to develop them but I saw that years later when I went to another company they still hadn't made the reports.

I've been in this industry a long time. AppFolio was super basic. While Yardi Voyager was quite robust, it wasn't user friendly and didn't have the reporting needed for manufactured housing. Manage America is ok but requires other software like BackOffice to fill in the gaps.

I have been using RM for over 8 years. I originally used RM XVII and four months ago made the switch to XPress. I think both versions are user friendly and again the customer service is top notch!

Pros

The customer support is TOP NOTCH, the help options are unmatched and RM University is a wonderful tool to have. The overall look and functionality of this software is sleek and robust.

Cons

Nothing really sticks out as a dislike with RM. It would be nice if there was a way to set up automatic notifications to tenants when any charges are added to their account, but otherwise no real issues.

Pros

The Experience is all about the user. Ease of use and endless customization. I like that one system can do so much and hold so many pieces of documentation. Fantastic value for the money. Customer support is amazing - so responsive and helpful.

Cons

Sometimes I have connection issues and error messages that cause some down time and frustration. It does usually resolve itself in a short amount of time.

### "Digital Warehouse for all your Docs & Free e-Sign Abilities!"

Great way to track processes, tenant notes and property maintenance. Doc storage & e-sign is 100%! When a new prospect calls or walks in, you are able to quickly enter key vitals, gives the leasing agent the opportunity to "claim" the lead and all members can watch the progress. The beauty part is that if a team member falls short of a close - or leaves the company - the remaining members are able to pick up right where the first member left off. The document storage has proven to be a great resource too but I am most excited about 2 features in particular. e-Signable docs - import ANY form or letter into RM and use their merge fields to drag and drop key information to auto populate into the form and then send it for e-sign. The other feature is MASS TEXTING - oh my goodness! As both a loan originator and property manager I find myself needing to send the same messages over and over and in the past meant - from my cell phone - 1 tenant or borrower at a time. No more! Now I can create a template specific to either group, use merge fields to personalize the message and send them out all at once thru RM! Game changer!

Pros

Incredible customer service, great document storage, easy to import docs for e-sign, user friendly! Super easy to drag and drop docs and pics right into the Notes section. Mass texting is quick, you can create re-usable templates with merge fields to personalize to tenants. We are using it for our borrowers loans as well and has been fairly easy to create UDF to customize the information required for each new borrower. My favorite part is being able to import (or internally create) ANY form for e-sign!

Cons

Setup ease is only possible with proper permissions in place from the start. Ensure user access. We are using rmVoiP along with the web version of RM. The softphone set up was tedious even after getting ALL THE PERMISSIONS set correctly on my user profile. The reality now is sometimes the office phone rings thru to the VoiP #, you can actually hear the pc alert you to the call but the rub is that you can't always answer it - using a bluetooth headset as recommended. You are also supposed to be able to make and receive calls from the app on your cell phone. This too has proven to be a challenge - especially when both the cell and pc have competing bluetooths.

Bit of a longer learning curve to get started just because of the myriad of features available for use. Once we got it customized to our needs it runs very smoothly for our company.

Pros

Highly adaptable to individual company needs. Easy to create workflow checklists and assign them to employees. These checklists can even include instructions for completing each individual tasks as well as links to off platform videos ( think google drive, Loom and Youtube) for walkthroughs of more difficult tasks

Cons

Wish there was a way to back up data into a non-RM platform file that can easily be reviewed outside of RM. Only backups we are aware of are data sets that can only be viewed inside of the RM platform

I’ve been using for a while now, and here’s the honest truth: it’s a beast. If you’re coming from a simpler tool, you might feel overwhelmed at first because there are so many settings. However, once you get through Rent Manager University (their training portal), it’s a game changer. The rmAppSuite Pro mobile app is fantastic for my maintenance team, and their customer support is actually responsive when you get stuck. It’s more of a professional-grade tool than a 'lite' app, so it's perfect if you're planning to scale your unit count."

is a great value for the money. It is very user friendly and easy to use. This has made property management very efficient. I also like how they are constantly fixing bugs and issues. Always making our rental management a breeze with Rent Manager.

Pros

What I like most about is the scan check. It quickly scans the checks and puts the information on the tenants account. It's great for Tenant management. The customer support is amazing as well.

Cons

There have been things that needed improvement. When you send them feedback, it may take them a while, but they usually get around to updating.

Overall, it's been an incredible journey watching it evolve, get better, and to explore all the exciting new features is amazing. I was particularly shocked with the addition of Orion AI since is clunky, but I was impressed that they are making an effort to embrace all that AI has to offer. Overall, I am very, very happy with it.

Pros

I love that the updates keep coming out. There are so many useful features that they keep adopting, and I like that I can submit feature requests. I do feel that they take the requests seriously.

Cons

There are a lot of customization options, largely in part, I believe, due to the fact that there aren't so many options outside of literally behind-the-scenes property management. It's amazing how customizable it is, because is the base layer with additions on top, but it can get expensive, and it can get confusing with logins and setup and the occasional breaks.

Great product, great service, great people. Overall happy with the product. It came highly recommended from other users in the industry, and so far, we're happy with it as well. It has made rent collection from the tenants easier as well. The CashPay feature works well for those tenants that don't use online access.

Pros

Support team is very helpful and pleasant to work with. I really like how easy it is for customer support to log into our system and walk me through any changes that need to be made. If there a question that is posed to them and they don't immediately know the answer, they will immediatley ask their team and resolve it while on the support call.

Cons

There are some great features available that make regular daily operations much easier, but they are financially out of reach. In order to get some of the additional features you might want, instead of those features being available a la cart, you have to make a leap to a tier change which can almost double your monthly expense.

We have used for many years now. It has been a great software for our rental business. It keeps us on track with the variety of reporting options for tenants as well as financial reporting.

Pros

It is a great software for tracking tenant transactions. It is set up to be easy to use and navigate through with very few bugs or issues.

Cons

It does not have a payroll module. Also, some of the reports we used with the desktop version are not an option in Express.

Excellent and 95% of the support team is top notch with only a few outliers. Overall best support I have ever received from a software vendor and with 30 years executive IT experience that speaks volumes.

Pros

Easy to use, exceeded my goals of doing 85% of my business the way I always did and left me to adapt a small portion which actually proved to be more effective long run. Administrative time has plummeted and efficiency has skyrocketed in the past 5 years since I started using the software.

Cons

lack of import facilities for ease of data entry to further increase efficiencies. ie importing credit card transactions in bulk from a spreadsheet et al.

Pros

As an all-in-one solution, I no longer need a separate system to track maintenance, which was a pain point for us.

Cons

Not enough automation, but it's coming. I would love to be able to select an assignee and put in which days garbage goes out, and have the task auto created each week - and change when I change assignee

It's been good - I have been happy with it overall. I wish that my company would switch over to RM Express instead of what we're currently using.

Pros

It's pretty easy to use, and if you're not familiar with it, to me it's self-explaining as you click around - you can see different reports. There is always your support team, which has always been great when I need help or have questions.

Cons

I hate that you have to use the RM upload folder. I wish you could upload items normally like other software programs.

Good when utilized by all staff/tenants, RM Support is Great BUT all add-ons cost additional, difficult scripting & system gaps lacks functionality unless you have it set up fully by an IT department/higher data support/developer role.

Pros

Full Tenant communications available\*\*, Property/Staff/Maintenance Management, knowledgeable Customer Support team, full operation system including accounting makes it desirable.

Cons

A lot of User Interface gap connections, Scripting is difficult with little guidance of which Class/Function applies to what etc., NO Free add-ons, Tenant difficulty using/instruction on use, limited # of users can access at one time, university only has 1 profile included, can be extremely costly with addition of all of the add-ons to make it the way you want it to function which can be time consuming trying to find alternative ways to make things work. Limitations in scripting result in trying to find loopholes.

Overall - nothing but a positive experience, it's made both communication with prospects and tenants seamless. While its got its bumps, there is nothing that is perfect. A solid 9/10 from me.

Pros

Easy to navigate, customer service is top notch too, which is worth its weight in gold! You can find most of what you need, where you need it. Being that my background is Excel-based, the option to Alt-Key my way through the majority of the program is super useful.

Cons

The inability to define stricter parameters when it comes to filtering. There are a million options to refine a search by, but some of the more basic things are not defined/searchable.

Honestly great. For the price this is a great platform. The customer service team may take a little bit of time to get to your issues but they're always experts / professionals.

Pros

The people at are great. Every time I've interacted with the team whether it's customer service or sales, they're always very helpful.

Cons

The number of integrations and updated technology is a little lacking. The differences between the express / 12 version are a bit stark.

The ability to easily fix errors with out having to go through to many steps. is pretty easy to use.

Cons

It is not self guided it will allow you to make mistakes. It should be able to track what you are doing and assist with the process instead of letting mistakes to be made.
