Pros We have been using for almost 5 years now, and have yet to find something that it doesn't do. The customer service is by far the best I've ever experienced with any product or service I've ever used. Cons Can't think of even one. I don't think anyone would be making a mistake about going with no matter how small or large their property group / number of doors is. Despite some complaints, continues to prove themselves as the right choice for my company. The customer support and drive for improvement make them a clear winner. Pros My favorite part about is that they are able to offer customized solutions to my company's complex problems. Cons My least favorite part about would have to be the process for setting up the rmvoip service. I would have liked more direction in using the phone system and how everything works together. Our top management team loves the idea of seeing what's really important from anywhere. Pros The platform offers strong security features, including role-based and user privileges, ensuring sensitive tenant and financial information is protected. It's a robust suite for accounting, service issues, communication, leasing, and reporting- all in one platform. For an organization like ours, managing complex portfolio, it gives back value through its automation services. The implementation and onboarding process was exceptionally helpful. The continuous access to Expresshelp and other learning materials, like University, provides help to users in my organization to resolve issues promptly. Aside from the unlimited online resources, Rent Manager offers different ways to reach their support team. The TWA has provided transparency, thereby increasing integrity and reliability. The dashboard customization and command launch feature make it very easy to navigate through the system. Cons The time difference. Currently, we are subscribing from a different region, so most times it's difficult to join webinars. I've been using it for over 20 years and would never consider any other program. The customer support is amazing. They never make you feel foolish (I'm very good at doing that on my own LOL). Pros The ease of bringing in new tenants is outstanding. Everything just flows thru the program seamlessly. Cons I can not issue a security deposit refund electronically thru the program. The customer support team is so helpful and the program can do so many different things. They just added AI features for writing letters and it has been such a time saver. Pros Rent Manger is so easy to use. It keeps so much tenant information and communications all in one place. The customer support is amazing. Cons The webpage version sometimes times out and data is reset. Its really not that big of a deal. Bookkeeper Hospitality Used the software for: 1-2 years ### "Rent Manager Ties Everything Together" May 23, 2025 5.0 's setup team was incredible, and went a long way into making this system usable for us quickly. They were able to take all the work we'd done prior and incorporate it relatively seamlessly. We had many specialized data sets we wanted to include, that were unique to our line of business; and through a mechanic called User Defined Fields, they could basically create landing spots for any data we wanted. We frequently find ourselves in positions where we think of something we need, and find that Rent Manager is capable of doing that for us. Again, someone on our team needs to know the system well enough to do the up-front work (that's me!), but it's an acceptable outcome to say, "You only need to do the hard part once." A special mention needs to be made here regarding tech support: Rent Manager has an absolutely phenomenal team of tech folks who will make it happen for you, and are willing to work alongside you on setting up whatever you're trying to do. Of particular use is the scripting team - I'm not a coder, so when I want to make a form and pre-populate data, I need their scripting help to get the right info into the right places. I cannot say enough about how positive these support calls have been - a rarity, and a standout feature! Pros puts all information - including the interactions between staff and renters - in one place, where everything can be reviewed and tied together. Communication and record keeping is improved significantly by this. Cons has powerful automation, but only once you've set it all up. This takes time on the front end, when you're already likely in a position of changing drastically from the methodology you used before. The language of Rent Manager can be, at times, obtuse and difficult to interpret; the difference between the Compose Letter, Letter Templates, Signable Documents, and Signable Templates, for example may seem arbitrary, but you won't find the form you're looking for unless you select the right spot. I have always found their support people to be the best part of the organization. They truly are dedicated to making sure you have a great experience. Pros If you are in the property management business you want this software. Not only do you want accuracy in the automations that work behind the scene doing all the things property managers must do (like sending monthly statements, receiving rent checks, attending to work orders, etc.) you want a robust accounting system that is detailed and accurate. Cons The web version still does not have all the features of their remotely hosted service, RM12. Though the web version is the direction everyone is being gently pushed to use, the Windows version (that runs on their servers through Remote Desktop Services) is loaded with features. Personable, knowledgeable and quick to get internal support for any "new" to them issues. My issue is resolved 100% of the time. Pros I love the all-in-one availability of the add on apps that make all our day to day functions seamless. Cons Only thing that does not work as far as I am concerned is that we can only have 2 tenants show on our monthly statements. Some of our units have 3 or even 4 tenants all on the lease. We have created an internal work around but would be nice to have the ability to automatically list all tenants. Their whole staff is professional and knowledgeable. Everyone is nice and extremely helpful. Pros is easy to use. When you do have an issue or question, there Customer Services is excellent! They answer the phone and resolve the issue right away. No waiting like some other companies. Cons There are a few small extra clicks that I feel can be tweaked. Nothing major. For example, the 1099 button on when you enter a bill, doesn't need to be the 3rd space. I never use it. So I just click past it. I do not consider myself an expert but it is very very self explanatory in most cases Pros the user interface is really good and self explanatory. I started working with RM8 and now I use 12 or express and the improvement of the interface is notorious. The customer support most of the times can fix or help with any requirement a user may have. Cons from my experience, maybe the ease of create newer reports (which it oes but it is not as easy as a regular user could expect). Pros It has a broad suite of real estate property management features, financial reports, and accounting. It is a good value for the money. The best part (for me) is the CUSTOMER SUPPORT is fantastic. I think their data security is effective. Cons Sometimes it takes several clicks to accomplish something that might otherwise only take one or two. Like when printing a report, I click the print icon and it brings up a dialogue box that defaults to "other printers" rather than my "default printer". I hope to get this reconfigured with Customer Service Tech Support. They've always tried to help me figure out settings and "back room" technical stuff. I am 45 and grew up in the age of computers and it has an old school feel to the program. Cons I came from another PM company that used Appfolio. There are some features that are missing that should be present. Support Team is awalys helpful in solving issues I may have. Pros has the option to open multiple tabs without losing sight of any information. The system is very useful to track the work I do. Cons Express is a little difficult during this transition process. A lot of our information has not yet been transferred from the RM desktop to Express.
