I like that I can search in global and find just about anything Cons Sometime it can crash for no reason in the middle of doing something and then we have to log back in. Tenant features and rental management are very easy to use. Cons There is nothing that I don't like so far in the 8 years I have been using it. Staff are helpful and friendly. No major changes have even been made because they got it right the first time. Pros I absolutely love . It is super easy to use. The dashboard is amazing for an overview of what needs to be done. Cons Creating personalized forms for maintenance. Adding maintenance costs with an upcharge proved to be one of the hardest things to do. Everything can be set up and adapted to the business needs. Pros I love that you can customize so many layers of the system. The unlimited support and teams calls were excellent. I was able to provide lists of my questions and issues so they could be worked through together. I felt like I learned the system much faster and with better accuracy. Cons I wish there was a way to keep RMU longer, and have access to more videos. I also wish there was an electronic help desk that responded faster. Rather than calling in. Perhaps a "most commonly used" suggestion would help if possible. August 14, 2025 2.0 Overall okay experience but the constant and daily bug issues are a major inconvenience to our processes. Pros Works well for the basic aspects like tracking tenant/owner/property data and communications and the customer service agents are pleasant. Cons Too many bugs, several recurring issues that support has stated are just not fixable but that to me sounds like it is just a lot of work for them to do and they don't want to. Simple things like publishing documents or preparing a letter to email cause several delays daily since their solution is to just close RM and then log back in. It handles everything from accounting to maintenance requests, which helps us stay organized and efficient. Once we got past the initial setup and training, it became an essential part of our operations. Pros The software is very comprehensive and customizable. I especially liked the accounting tools and automated rent collection features. The interface is also fairly intuitive, and customer support is responsive. Cons The learning curve was a bit steep in the beginning, and some of the reporting features felt a little clunky. Also, mobile access could be improved for on-the-go management. You can create your own templates and customize existing ones as well. Letters and notices as well as reports. Sounds like no big deal but most systems require an IT department when with RM, you have the freedom to play around with things yourself. Pros I like the customer service and how everyone is nice and extremely responsive. It's nice getting a person on the line without having to go through 45 minutes of pushing numbers just to be transferred somewhere else. Everyone is so very helpful. Cons Since the system is designed to accommodate so many different communities and their needs, sometimes it's overwhelming trying to find what you need and what to disregard. Fortunately, you have the ability to customize the system in a way to eliminate those things you have no use for. It is user-friendly and if you do make a mistake, it can be easily fixed. Pros RM streamlines property management and handles everything from tracking & screening prospects, maintaining our website, acccounts payable/receivable, and service maintenance in one location. Their customer service is exceptional. Cons While there are many options to customize, there are some items that cannot be changed. Also, be prepared - there are an enormous number of options, so sometimes finding what you need can be daunting. We had not really explored those features too much, so she was very knowledgeable about how they all worked together, and the different options that would fit our company. Pros It is a very robust software package. We have been using some features for several years, but there are so many more that we never looked into, and we are starting to do that now. Cons The features between the portal and Express are so different. It always seems like when we upgrade to a newer version of softwares, we always lose very useful functionality, and that is very frustrating. I wish we had started with this instead of Yardi because the team and the software seem to be much better. Pros The company stands out for great customer service. I had concerns about implementation and they spoke with me at length and then helped custom make our process so that we were allowed to move multiple aspects of the project forward in tandem and implement things faster than expected Cons It's really too early to know since we just started using it, but we moved over from yardy and we're finding that there's a lot more flexibility and a lot more features. Pros We use  to monitor/record the leases for our logistics hubs + warehouses + third-party facilities. The automatic billing set-up and vendor tracking made it very easy to do monthly financial chores. Cons The interface needs to be more modern while mobile use is not all it could be for on-site facility managers who are not always desk bound.
