### "My Rent Manager Experience"

My experience with has been nothing but amazing, not only have they made processes more efficient but has allowed us implement almost anything that we need to run and maintain the properties. It has made processes quicker/efficient and keeps all of our information secure and organized. Not only is the program useful and amazing, the people who are staffed to help assist you through rent manager have all been pleasant to work with and has made my experience with Rent manager better

Pros

has been so helpful for us, allowing us to keep track of our properties and tenants efficiently. Not only does the program help us keep very organized and attentive to our tenants and properties. Through customized scripts thanks to the scripting team who are amazing and knowledgeable people, we get to know what needs more attention efficiently. There are so many uses for this program and has given us a huge boost.

Cons

Honestly nothing really catches my attention. If i was being really picky I'd say the design needs an update to a more modern look, but it's all about the functionality which is a 10/10

On boarding was great and the support has been quick and always takes care of my user errors. Whenever I call the support line I learn something new.

Pros

It allows me as a small landlord (100 units) to manage my units professionally. The cost doesn’t change as I scale.

Cons

The database is complex, so there is a learning curve. Each thing I learn makes managing easier. There are a lot of options that I can pick and choose from.

Pros

Overall, I have been very satisfied with . We recently added the RM Voip software to our office and it was a seamless transition. Any time we do have issues, tech support is always available and our issues are fixed easily.

Pros

helps me complete many functions of my job as a leasing agent much faster and simpler than with other leasing software.

Cons

Every once in a while, there are times when the software will be down and inaccessible, but that is understandable given all of the different tasks that the one software is able to accomplish.

Overall, is a great product for standard Property Management uses. A great option for the cost and they seem to be steadily releasing updates that actually improve the functionality of the product.

Pros

The API with AvidXchange that allows us to sync vendors, GL accounts and invoices/payments for approvals and processing.

Cons

The reports are difficult to customize within and the ability to export is also limited. When exporting to excel, it merges columns in an attempt to maintain the aesthetic which results in data that can't easily be sorted.

has been a powerful tool for our company, but more importantly, are the staff. I've never called and spoke with anyone who is not professional, friendly and helpful.

Pros

is easy to use... yes, there is a learning curve at first as there is with all programs but that is quickly remedied once you are in the program.

Cons

When statements are generated, the date of the statement is the actual date it was generated so you can't generate them the previous evening. It would save us time to be able to generate the prior evening but date it the next day.

Very satisfying overall, the automation of a few processes really makes things less time-consuming and efficient

Pros

has the best customer support team I have ever dealt with. Very few bugs and issues, and has very clear reports.

Cons

The UI of the software tries to declutter your screen by hiding tools in pop-up buttons across different areas of the screen, which in turn makes it hard to know where something is, as it is not labelled anywhere.

Pros

Very user friendly, support is great never make me feel like I should know the answer and walk me through the wheres and whys of the answer

Cons

I have issues with the ? mark getting to the page I need for finding my own support answers. Explains very well my answers once I get there.

We cleaned up all of our spreadsheets and centralized our rental records in . It’s enabled us to stay compliant, reduce downtime for our fleet and ensure smoother customer experiences.

Pros

 has been so helpful in managing our leased fleet and housing. The accounting and the maintence tracking integrate together very well, and being able to do everything from One sheet is good.

Cons

There’s not much customizing for non-real estate sectors, such as tourism. We needed to modify certain modules to fit vehicle tracking and tour property rentals.

The support by itself is worth making this product a 5 star. The people are always patient and kind and I have called many times.

Pros

It has almost everything you could possibly want for property management. I particularly like the daily reports I can send myself to help keep me on track of delinquent payments.

Cons

I would like a timeline showing visually the tenants arrival and departure days. As an RV park manager we have a lot more coming and going so this would be a bonus.

Overall it really does make Property management a lot easier.

Pros

It is really easy to understand and use, setting up new tenants and owners is super easy.

Cons

Adding attachments from non sources is harder than I feel it should be. Also, the email address book does not archive past Owners and Tenants so you still have to go through and choose the recipients, which is tedious.

I want to learn more and not finding the right places to go to learn as a hands on learner. I have signed up for classes but I never hear back.

Pros

I like that I can have all info in one place, I need to learn where everything is and how to use it.

Cons

I am a hands on learner, so finding it hard to figure things out, there are so MANY areas to go, hard to figure out.

I think the whole operation was very professional, the software excellent, and I'm excited to learn everything this software has to offer.

Pros

has an excellent, very efficient system in place for implementation. The software, set up is full featured, clean interface and seems to have everything you will ever need to run your property management business.

Cons

I'd imagine the learning curve could be steep for some, a couple of hours more of included implementation training would have been nice.

Yardi is a big name and we thought we needed to use "what everyone else" was using in multi family. After onboarding, we immediately lost all software support and found we were unable to be successful with the software. We are a small company and need to be able to just pick up the phone and ask for help and not be charged for training. RM has excellent support and tons of resources for self help.

I am satisfied with Rent and I feel that I could be exploiting more its potential since there is much to be done due to its many options of customization.

Pros

The global search tool is the feature that has proven most useful for me when working with more than 50 properties and all their associated tenants and vendors. I have experience with other Accounting systems like QuickBooks and CINC but my experience with Rent has been extremely pleasant and enriching because allows you to do so much more and explore a world of possibilities due to its customized reports and features. The other thing that I would applaud is their customer service team. When I first started using it I was reluctant to the fact that assistance was provided by phone because I thought that I was going to be waiting in line to never be helped but what a pleasant surprise. There was no one time that I have called that I have waited more than 5 minutes in line to be greatly assisted by the nicest and most knowledgeable agents. You can always count on them to obtain responses about features, implementation, and more.

Cons

Since I work with the accounting side of the software, the fact of not having the bank accounts linked to to do daily reconciliations, monitor bank transactions, and process bank transfers without leaving the system makes my day-to-day harder, and what usually would have taken me 5 days to finish it is now taking me 2 weeks. I know that the option is available in the online version but since this feature is provided by other accounting software for free I do not understand how is still not available to all users. The other feature that I would love to see or have in the future is the option to import Credit card transactions and register the same way we do with Electronic bank reconciliation.

The software is easy to navigate, and customer service is always very knowledgeable of the areas where my team and I need assistance with.

It is so easy to navigate and learn. There are a lot of options, but the best part is that you can customize it to your needs!

Pros

It's very thorough with all of the features for tenant/rent management, easy access to numerous reports, user friendly, security features are impressive, and the process management aspect is super easy to navigate. but most importantly the customer service is EXCEPTIONAL!

Cons

I haven't had any negative experiences, so I don't have anything negative to say. I had an issue with running a batch, I called customer support and they immediately fixed the problem (turns out it was an error on my end)

This is our second go around with . Unfortunately we thought that there was better out there, switched to Appfolio for a year, and here we are switching back less than one year later. There are a lot of things that I thought Rent Manager was lacking, but low and behold they had those things in the pipelines and I have no complaints now.

Pros

The customer service that provides is one in a million. Literally.

Cons

The difference between RM12 and Express.

I enjoy Rent Manger overall. The people working for them are stellar. The reason we have chosen to stay with is because of their excellent people and customer service.

Pros

's customer service is 5 stars. If I have a problem or an issue with the software I know an agent will not get off the phone with me until it is resolved. Also, I like their are two versions of Rent Manager to work in, web or remote desktop.

Cons

My biggest hang up with is I can not work exclusively in one version of the software. I understand the web version is a work in progress, but the jumping back and forth between the two version during my business day gets quite irritating at times. Also, there is one more thing I do not like very much and that is the way Rent Manager University is set up. For one, I am not a fan of the "edutainment" aspect of the training. Also, I would like the ability to drill down to specific trainings better than what is currently being offered. I would have given Rent Manager 5 stars overall if these two things were better.

Overall our experience with so far is great. The expresscore bootcamp, rent manager university, help articles, and our implementation partner were very helpful and knowledgeable. Overall, the best feature of rent manager are the user defined fields. These fields make us able to throw away all our old word documents and tracking excel spreadsheets, so we are able to clean up our computer drives and have all the information in one place.

Pros

The user defined fields. Our company is moving away from MRI which is restrictive in how information is collected and displayed on the MRI interface. With we are able to add more lease details, and the interface is easy to follow (and the question mark help tabs are very useful).

Cons

The onboarding training (bootcamp) is geared more towards residential than I would like: there were a few topics we did not need to sit in on as we are a commercial retail-based company. We also needed more commercial lease training (metered utilities, CAM Recs)

Pricing - MRI is costly and our company does not fully utilize every feature however we must pay for all features since we are at the lowest base level of MRI. MRI is not easy to pull information - have to click into 2-3 different windows to retrieve information. Not customizable: one of the key features why we chose and not extend our MRI contract are the user defined fields.
