Director of Operations Real Estate Used the software for: 1-2 years ### "Rent Manager Experience" February 25, 2025 3.0 Pros I think the best thing about is Team Purple and how quick they are in responding. Also recently, they rolled out the Prospect Dashboard that has really been a game changer. They have alot of integrations which is helpful.The one good thing about Rent Manager is the VOIP and how it syndicates the calls - incoming and outgoing. Cons is by far one of the worse CRM I have used. RM12 and RMExpress does not have the same functionality. There is always a workaround needed. Always a glitch. The user interface is better in express than in 12 but Rent Manager really needs to look at other PMS like Entrata and see what they can take from them. Property Management Real Estate Used the software for: Less than 6 months ### "Property Manager" November 7, 2025 4.0 so far i guess so good, but as i stated previously 6 hours isn't enough time it should be at the very least 10 or 12 hours Pros seems pretty user friendly, from what i've used so far. interface is easy to use along with property tracking and tenant management. Cons times out a little too much for my liking when working in RM. 6 hours of time i feel is too little to get the hang of it. December 20, 2024 5.0 I have been with since I opened my business in 2019 after spending many years with a competing software when I was an employee at other firms. When I was ready to branch out on my own, I called the other software company and was told that I didn't have enough units under management to do business with them and could return to them when I did. That led me to interview every company that offered property management software. I settled on Rent Manager because of their open API, the ability to customize (UDFs are the BEST....you can track anything you want!), the ability to keep the corporate books in the software, and the fantastic customer service. Being turned away by the original company is the best thing that could have happened to my business, and by the time I officially opened, I had more than enough doors to qualify to be their client. They have tried to court me since then, and I have enjoyed telling them EXACTLY why I would never consider doing business with them. Rent Manager Rocks! Pros I like keeping my corporate books in the software, and I LOVE the customer service! Cons I don't like not being able to automate sending report batches to my owners and have it show in the history and notes. The monthy report process took a bit to get the hang of, but once I did, it was so efficient. Pros It makes traking all the tenants so easy. The tenant portal is a lifesaver in collecting rent. There support is unmatched!! Cons There is sooo much in . It's had to know how to use all the amazing features, so not really a con. Anything I can think that needs done, has a way to do it. Pros Customer support is always great. Property management done with ease! Great value for all that is offered. Cons So many features to learn. Takes time to learn all the options available. Luckily with a ton of online help guides and customer support anything can be learned with ease. February 27, 2025 4.0 I have used for eight years, and it's a great tool for our company, especially with the easy navigation and convenient features. It gives you the ability to print monthly financials, view charges, and submit work orders. The tenants love that they can review their accounts, pay rent, and submit work orders directly to out maintenance team. Pros is easy to use, and they have great knowledgeable support staff. Our sister company that works on the apartment side loves it too! Cons I wish was geared more towards commercial property management. I would recommend it to other people. Pros The ease of teaching it to new user is a great aspect of the App. It also makes it very easy for maintenance to stay organized. Cons I feel like the desktop version is very lackluster and has too many issues that just get entered into opened tickets and never really fixed. Pros As a customer using the software it was always very easy to get my bills paid and on time with a receipt attached. Cons Not a lot of variety for different options. It took minimal time to get everything input and get used to how works. Cons I have nothing bad to say about up to this point. I have been using it to manage 12 properties, and it has done everything that I need it too and more! Cons Sometimes, I feel like the system can be a bit slow but I think that is because ti is holding a lot of data for us. May not be everyone's experience. It's an easy enough program to learn & could probably do more if I had more training. Pros RM makes the end-of-year documents a breeze. I appreciate being able to have a stand-alone program without the monthly fees the cloud-based programs require. Cons It would be ideal if there were YouTube videos or the like to learn to use the program. Weekend support would be great. If you are a strata management company in British Columbia DO NOT SIGN A CONTRACT WITH . At time of writing this review they still have not returned the thousands I paid them to get set up. I received zero value for this 'investment'. Pros Their customer service is exceptional. I can only guess that their software works well for rental management in USA? Cons I own a strata management company in BC. claimed management companies in BC were using their software. That was a lie. I have premium support for a nominal fee and am able to speak to the same person each call who knows our system and how it is uniquely set up. That alone is worth the price. Pros The flexibility of the software with an open API. The ease of use and train ability. Cons With all the flexibility sometimes the training material doesn’t align with our set up. So the flexibility is great but does have its challenges. Its so nice to be able speak with a pleasant person. Pros Customer support is the best I've had the pleasure to work with. They are patient, willing to take as much time as needed. Cons Currently, Rent Mgr does not offer the integration of 50059's.
