The software is very intuitive and easy to learn. It has all the basics that i need to run my business. Cons I dislike that I cannot manipulate my excel documents directly in Rent Manager. I need to export my documents and save to my local machine which takes time. it would be much easier if I could do it all in one place. Many of my self-induced fears and anxious moments were addressed by Andrea Wilkins who walked me through my concerns about implementation. Pros This was a big step for us and I appreciated the personal approach, patience, and concern given to me by Andrea Wilkins. We are now able to efficiently manage our tenant information and payments in a format that is relatively easy to use. Cons I am not a person who is well-schooled in accounting and financial matters. Pros The ease of use and ability to generate custom reports in Rent Manager is great, especially compared to other property management software platforms. The ability to split and allocate expenses is also very functional. Cons Several times I had to clear my browser cache in order to log into Rent Manager, or in order to post and save something. It was highly inconvenient and disrupts the flow of your work. January 2, 2025 4.0 RM has provided a sound product and continues to grow and change each year, while also keeping the customization for each customer. I like that my setup is for ME and someone else change tweek stuff to make it how they need. I have used this software for 13 years and have only had a few issues, which were mainly resolved by the wonderful/knowledgeable RM support staff. When in doubt of something new, I utilize the in-software help or call RM support and get an answer to my delimma promptly. Pros I like that you can customize to your specific needs in almost everything you do & setup in RM, it's not just "canned software" - I can make it my own! Cons Lacking in the AP/AR areas for credits - can't spread to all properties, usually a credit is only applied to 1 property and for something that applies to ALL properties (i.e. worker's comp), I cannot spread a credit to everyone. Pros Rent Manager has so many features and integrations. It is easy to use, but what I love most is that when I have questions, their customer support is super easy to get ahold of and always SO smart and kind. I've never had such a consistently good experience with any other customer service for a product or service. Cons The user interface could always be prettier, but its still good. I have used other property management software and have found them clunky and hard to navigate. Pros Rent Manager makes sense. It's an easy layout that is customizable, has all the reports you could ever want and is easy to learn and use. Cons I have had it shut down on me a few times for not enough memory in my session but since RMX has come out, that is no longer an issue. Constantly improving and adding support services that can mprove your service to tenants Cons There are two different versions- desktop and Express. I have staff that use one and not the other. Requires me to be versed on both. There is some difference in them- but both are very intuitive and usable. I would say we have "evolved" together. So many changes in technology over the years. And RM has taken advantage of those advances and incorporated them into their software. I find new efficiencies everyday utilizing the automated postings, report batches, payment postings and more. Letter templates with scripting makes notices to tenants so easy! Pros The company is continually improving the software to accomplish anything and everything property management needs for residential and commercial properties. Electronic rent payments in and electronic bill payments out. Cons I can't really think of anything. If I run into a problem I call customer support and they help me through it. I have called aren’t Manager support many times over the last 5 years and I have always had my issues resolved. Pros It’s easy to use but the customer support is absolutely the best. Always knowledgeable and very clear and concise when they show you how to solve your issue. Cons I did have to wait for 15 minutes on hold.
