The software is extremely rich in functionality, but that makes it complicated and difficult to learn. Add to that the fact that we have come across many bugs, and it has been an uphill experience. Hopefully once all of our functionality is properly set up and actually working correctly, I believe this software has the potential to be incredibly helpful in streamlining property management efforts. Pros Extremely customizable and robust functionality. Very well set up for manufactured housing property management. Automations are helpful. Tech support staff very knowledgeable and helpful. Cons RMX is buggy and seems to have a lot of glitches. The help pages spell out the obvious facts about the screen in question, but don't actually answer questions about how the functionality works nor how it might interact/impact other aspects of the data. I am not able to give a full thorough explanation since we have just now started utilizing the software and we just recently have completed the onboarding process but still are in the process of getting everything imported into the software. We were originally managing our properties via excel and it is a lot better then doing that. Every property I manage the one thing I require is the use of Rent Manager. Such an effective business solution. Pros Rent Manager has provided my company with excellent service since 2013. I find it a great value for the money. Excellent report options. Easy to train on. Best record keeping. The customer support by far is the best of all. I used a couple other software programs in the past that did not offer me the same level of service nor reporting. Our industry is all about time management. Rent manager makes our daily functions move quickly and effectively. I highly recommend Rent Manager. The admin feature allows you to create any fail safe you choose. Cons I honestly do not have a concern about anything with Rent Manager. If I have concerns about the ability to do something, I simply call the toll-free support line and am quickly assisted with a resolution. It allows me to stay on top of the day to day operations, rent collections, violations and be able to provide valuable feedback information to my managers. Pros As a regional manager of multiple manufactured home communities across the Midwest it is the perfect tool to track all aspects of the manufactured home business. September 19, 2025 5.0 I've been using Rent Manager for 4 years, and it's been a pleasure all the way. Great support, intuitive interface, easy training... incredible experience! Pros I've been a long-time fan of Rent Manager. No other systems we've used before came close. First of all, their customer support over phone and email is UNMATCHED. Their reps are knowledgeable, polite, kind, and so easy to talk to! Honestly, the reps have the patience of SAINTS! Software customer support is one of the hardest jobs out there, but Rent Manager reps slay! We love all their features, and the "hyperlink-like" interface that allows you to jump around within different parts of the program. Love that you can have a few windows open at once, which many other programs don't offer. We've always felt secure in our cybersecurity with Rent Manager. Their features are robust, tenant and rental management is a pleasure, and they really understand the minds of property managers! Workflows and process management are intuitive and easy to use. I feel so completely that it's worth the monetary value - their support is unmatched, and that's really what counts! Oh - and their training materials? Top notch! From Rent Manager University to the in-program F1 shortcut to get to the support page FOR THE PART OF THE PROGRAM YOU'RE WORKING IN - absolutely genius and so thoughtfully user-centered! Cons Hmmm... I don't know!! One thing - I wish that all Windows shortcuts would work in the desktop version, but that's to be expected when you're remote-logging in. July 3, 2025 5.0 The customer service is the best I have ever encountered. Personable, knowledgeable and quick to get internal support for any "new" to them issues. My issue is resolved 100% of the time. Pros I love the all-in-one availability of the add on apps that make all our day to day functions seamless. Cons Only thing that does not work as far as I am concerned is that we can only have 2 tenants show on our monthly statements. Some of our units have 3 or even 4 tenants all on the lease. We have created an internal work around but would be nice to have the ability to automatically list all tenants. You can create your own templates and customize existing ones as well. Letters and notices as well as reports. Sounds like no big deal but most systems require an IT department when with RM, you have the freedom to play around with things yourself. Pros I like the customer service and how everyone is nice and extremely responsive. It's nice getting a person on the line without having to go through 45 minutes of pushing numbers just to be transferred somewhere else. Everyone is so very helpful. Cons Since the system is designed to accommodate so many different communities and their needs, sometimes it's overwhelming trying to find what you need and what to disregard. Fortunately, you have the ability to customize the system in a way to eliminate those things you have no use for. November 20, 2025 5.0 Great way to track processes, tenant notes and property maintenance. Doc storage & e-sign is 100%! When a new prospect calls or walks in, you are able to quickly enter key vitals, gives the leasing agent the opportunity to "claim" the lead and all members can watch the progress. The beauty part is that if a team member falls short of a close - or leaves the company - the remaining members are able to pick up right where the first member left off. The document storage has proven to be a great resource too but I am most excited about 2 features in particular. e-Signable docs - import ANY form or letter into RM and use their merge fields to drag and drop key information to auto populate into the form and then send it for e-sign. The other feature is MASS TEXTING - oh my goodness! As both a loan originator and property manager I find myself needing to send the same messages over and over and in the past meant - from my cell phone - 1 tenant or borrower at a time. No more! Now I can create a template specific to either group, use merge fields to personalize the message and send them out all at once thru RM! Game changer! Pros Incredible customer service, great document storage, easy to import docs for e-sign, user friendly! Super easy to drag and drop docs and pics right into the Notes section. Mass texting is quick, you can create re-usable templates with merge fields to personalize to tenants. We are using it for our borrowers loans as well and has been fairly easy to create UDF to customize the information required for each new borrower. My favorite part is being able to import (or internally create) ANY form for e-sign! Cons Setup ease is only possible with proper permissions in place from the start. Ensure user access. We are using rmVoiP along with the web version of RM. The softphone set up was tedious even after getting ALL THE PERMISSIONS set correctly on my user profile. The reality now is sometimes the office phone rings thru to the VoiP #, you can actually hear the pc alert you to the call but the rub is that you can't always answer it - using a bluetooth headset as recommended. You are also supposed to be able to make and receive calls from the app on your cell phone. This too has proven to be a challenge - especially when both the cell and pc have competing bluetooths. Overall best support I have ever received from a software vendor and with 30 years executive IT experience that speaks volumes. Pros Easy to use, exceeded my goals of doing 85% of my business the way I always did and left me to adapt a small portion which actually proved to be more effective long run. Administrative time has plummeted and efficiency has skyrocketed in the past 5 years since I started using the software. Cons lack of import facilities for ease of data entry to further increase efficiencies. ie importing credit card transactions in bulk from a spreadsheet et al. Bookkeeper Hospitality Used the software for: 1-2 years ### "Rent Manager Ties Everything Together" May 23, 2025 5.0 Rent Manager's setup team was incredible, and went a long way into making this system usable for us quickly. They were able to take all the work we'd done prior and incorporate it relatively seamlessly. We had many specialized data sets we wanted to include, that were unique to our line of business; and through a mechanic called User Defined Fields, they could basically create landing spots for any data we wanted. We frequently find ourselves in positions where we think of something we need, and find that Rent Manager is capable of doing that for us. Again, someone on our team needs to know the system well enough to do the up-front work (that's me!), but it's an acceptable outcome to say, "You only need to do the hard part once." A special mention needs to be made here regarding tech support: Rent Manager has an absolutely phenomenal team of tech folks who will make it happen for you, and are willing to work alongside you on setting up whatever you're trying to do. Of particular use is the scripting team - I'm not a coder, so when I want to make a form and pre-populate data, I need their scripting help to get the right info into the right places. I cannot say enough about how positive these support calls have been - a rarity, and a standout feature! Pros Rent Manager puts all information - including the interactions between staff and renters - in one place, where everything can be reviewed and tied together. Communication and record keeping is improved significantly by this. Cons Rent Manager has powerful automation, but only once you've set it all up. This takes time on the front end, when you're already likely in a position of changing drastically from the methodology you used before. The language of Rent Manager can be, at times, obtuse and difficult to interpret; the difference between the Compose Letter, Letter Templates, Signable Documents, and Signable Templates, for example may seem arbitrary, but you won't find the form you're looking for unless you select the right spot. Support Team is awalys helpful in solving issues I may have. Pros Rent Manager has the option to open multiple tabs without losing sight of any information. The system is very useful to track the work I do. Cons Rent Manager Express is a little difficult during this transition process.
