After almost 15 years in the business of rental multi-room luxury villas i was fortunate to be introduced to Kigo by someone who used it to run their inventory of rental villas. As they said to me - "the software is really good, but what's really impressive is the company itself" he took me to a presentation where Kigo and Trip Advisor were presenting. They introduced their software demonstrating many of its features - full daily control over pricing, the integrated channel manager, the calendar systems and many others. What was really impressive was when i asked for a private meeting afterwards. As i waited for my slot to talk to them the bulk of the other people waiting were existing customers. Owing the nature of the conference arrangements i could here all the discussions. Each client sat with the Kigo representative and told them what was working for their business model and various issues they had. The Kigo rep spent considerable amount of time reviewing past tweaks and listening to what modifications they would like with the system (and that point in time their were relatively new to Asia and some of the multi-currency issues they were not ready for). Over the course of the new few months, each one of those issues was addressed, software improved, custom api's rendered to help with problems, etc. This is a big company, with serious resources, that listens. Its a very rare find in today's world. The software already addresses industry issues well (let me tell you how many hotel software salespeople have tried to sell me something completely unsuited for this industry....) Kigo does a fantastic job, it continues to improve, because that is part of their business model.

Our rental program has been working with Kigo for a couple of months now. At Gold Coast we have a high number of luxury vacation rentals (villa's,condo's and town homes) which we wanted to list separately on all our connecting platforms such as Booking.com, Homeaway and Flipkey. Before using Kigo we were only able to upload unit types and not the actual units separately since it would be to much work to keep all platforms up to date with rates and availability. Since we are working with Kigo we have all our rental units listed on several of the platforms. Unfortunately at this moment, Kigo does not supply a full connection with all the online platforms yet and this still does influence our online visibility for our company. We hope they will start the connection with those pending platforms soon. Also, the Revenue Management Tool that Kigo provides is a great outcome. It makes our rentals more competitive and absolutely is already influencing our number of bookings. We would however like to have an easy option to exclude some dates from the revenue tool. Right now this does not seems possible. The support team at Kigo is great. We send them a lot of emails and they are continuously answering us within the next 12 hours at the latest with a clear answer. No need for waiting to solve an issue. For our company there is one inconvinience, we are not able to get the monthly reports for the short term rentals and the longterm rentals separately from the system automatically. We have to work on the reports manually before we can send this to our customers. Overall we are very contented with Kigo and we therefore highly recommend this Channel Manager and the Revenue Management Tool.

Cons

There is no Payment processing channel for Middle east at the moment ,which is necessary to receive website bookings.

Pros

Kigo allows you to manage a vast range of characteristics of all of your properties. Its Support Team, is kind, with a high level of knowledge and with an excellent time management. They will NEVER leave you hanging and always go an extra mile in order to resolve any issues and/or doubts that the user may have.

Cons

Not for begginers, however with the assistance of Kigo Support Team, it is really easy to fully understand the system.

I signed up to Kigo a year ago and it has been a head ache all the way along. Perhaps if you have an IT whizz and a LOT of patience you can figure out the complex system and and very unsupported set-up process but it was just me and even my IT guy was thrown by the whole thing. The hardest thing was the extent to which the staff at Kigo could not care less and made me feel like I was the problem for not understanding it but having spoken to half a dozen other users I have realised not one of them had fully gotten to grips with the booking system and most were going to throw the towel in. This is what I have done as I was getting nowhere with Kigo and was wasting time and money for a system that is already built in to HomeAway and TripAdvisor. To add insult to injury having confirmed I would not be charged the cancellation fee (charged if you cancel before 12 months) they have just debited it from my account - even though I cancelled after 12 months. 440 taken from my account without my being able to stop them... Kigo have an expensive push to promote themselves and have gotten corporate partners like HomeAway on board to recommend them but this is not to be seen as an endorsement of their product. The company gives the impression of being in a constant state of change with no one knowing what their colleagues and other areas of the business are doing. If you are still thinking of using them ask your sales person - who will be paid commission for signing you up - to give you the names of 5 other businesses similar to yours that will be happy to discuss how wonderful and easy to use Kigo is before you sign on the dotted line. And if they can then let me know!

Good Channel Manager although there is the need to develop or improve the agreement with Vacation Rental websites as for Airbnb, Tripadvisor .. The support is collaborative and precise in the answers related to the "standard" issues, for specific questions related to add-on or Kigo applications can improve. It is strongly suggested the development of a financial/accounting interface.

I worked with Kigo system last summer and was the biggest mistake. The software doesn't work as they sell it. There are no Credit card integration, channel manager has very few channels and most of them they don't work. However the worst part is that they demand your credit card to charge their monthly payment. I was wrongly charged during the 3 months I worked with them. In August 2015 I was charged for 35 days with a occupancy of 110%. ! When I complain about this they said there was a problem with my account and the situation would be rectified. The first mistake was in July and I cancelled my License with them in October because they didn't solve the problem and I'm still waiting for the correction. Kigo is untrustworthy, the software is very poor and I'm starting to believe they are more of a scam than a proper business. Stay away from them.

I was impressed by presentation what sales manager made of the practicality of the system. I really liked the automated channel management system and possibility to have a easly integratable and good looking website. After making agreement it turned out that the channel distribution system did not actually work on any of our main channels - Booking, Expedia, Agoda. Airbnb had ended supporting the system and the email import is clumsy solution. The email templates are very basic and based on them not possible to create any similar websites what where given as examples. I wanted to cancel the agreement and get money back for misleading sales but they did not agree to refund. Do not reommend the system as long as it is not actually working as promised. Very difficult to actually set up and did not find anything what worked as promised.

We don't have a full opinion from the benefits for now because the system was only fully connected now, we are looking forward to checking the results once that is fully operational.

Pros

Some new features mainly welcome guest app, the new website ( Wordpress base) and also Kigo operations manager.

Cons

The bookings calendar page, ( mainly if you are with a mobile or iPad), the system speed, a little low ( kigo legacy was faster) The owners account access, some complaints from owners.

I see the potential but for the small user it was expensive and cumbersome.

Very extensive but if your small it is overwhelming and not as obvious as software can be made to be.

Cons

Very expensive And not so flexible as you would think. Complex and little support after beginning. I did not know I HAD an account manager until I went to leave! Also not good about departure but as I said no follow up after 4 hours of on-boarding (1hr ea. week for mo.) Overly complex and expensive for the little Property manager.

I have used several vacation rental software platforms over the last 5 years. Depending on the various sizes and types of business, some are better suited than others. I signed up with Kigo over a year ago and it wasn't a very good start. There were many drawbacks including a limited range of maintenance based functionality and their multi-language functionality needed significant improvement. Basically if you were traveling from Brazil, your website could contain US spellings. I am pleased to say recent changes at Kigo have given me new hope. Our team is getting timely responses to our questions, AirBnb is working in the Channel Manager, and the new operations functionality is very good. Highly recommend their Operations Management tech. Well done Kigo. All in all, though it wasn't always the case for me, I'm now happy I decided to stay with Kigo. A little communication goes a long way. I really hope this new change is permanent. Keep up the good work.

### "Kigo - a frustrating setup"

Setting up Kigo was like pulling teeth. I was so frustrated I almost walked away from the program. We were one of the early adopters and there were endless teething problems and very little in the way of support materials. Once the system was set up correctly I had to train members of staff to use it - that required me to prepare my own set of video tutorials tailored to the way we use the system. The staff are now competent and rarely have questions. Much of the functionality isn't used (eg scheduling cleaners and maintenance staff as few of them are tech-savvy), but the bookings calendar and the ability to track income and expenses as well as generating homeowner's statements has been a godsend. Despite my early frustrations and criticisms of the program, it has done what we need it to do.

Pros

Integrations with eg FlipKey and TripAdvisor so the bookings calendar is always up to date is fantastic.

Cons

Tough set-up.

We tried Kigo a year ago. Things were going OK, but after they resorted to not providing credit car details to us, we were unable to process our guests reservations and had no choice than to move away. We recently gave them another try based on them being able to be PCI compliant and having a good integration with AIRBNB. After 3 months of a massive amount of work on our side and continued failure for Kigo to deliver into its integration with our 4 main portals, we ended up in a situation with a high number of lost bookings given their inability to send correct pricing to our portals. The Airbnb integration was plagued by issues such as poorly sized photographs due to a kigo error. Booking.com was not displaying rates correctly and sole option was to forego the required damages deposit in our main site. Flipkey and Homeaway did not integrate at all. After many tries - and 3 months of virtually being unable to accept any reservations, we moved out business away. And to add insult to injury Kigo is charging us a 440 euro early termination fee. We will of course fight it, but I should have listened to the numerous negative reviews for Kigo. They did not listen to all of the times we explained our business mode, were not available to resolve any problems and escalation to leaders did not work. They over-promess and truly under deliver. Be warned!!!

We were previously an Instamanager account (April 2015), however a few months after onboarding Instamanager, Kigo bought Instamanager and we were required to migrate over to Kigo. Things were going relatively smoothly until roughly 5 weeks ago, we experiences a glitch in our Kigo system that prevented us from being able to issue refunds and also produced error messages when our clients tried paying through the Kigo system. This glitch and the horrendous customer service has been a devastation to our business. We have spent somewhere around 20 hours emailing and calling for assistance and end up at square one each time. We are told this is "a difficult bug and the team is working on it", but we never receive any kind of update unless we call. This has been beyond frustrating- save yourself the frustration and look elsewhere for a reliable software company that has adequate customer service.

Sounds great but has quite a few bugs, including the fact that your property listings must be on an exclusive contract or you have to contact your competitors to access you clients!! Kigo does not seem to have any intention of resolving this major and many other mminor problems. Also takes them forever to create your website .

Our support team and your account manager are always available to contact regarding specific issues and we always resolve them quickly and completely. Secondly, if you share management of a property with a third party, be it a competitor website, then you have to arrange content they post or change with this company. This must be resolved between you and the company when you agree to do business. Finally, our fully custom websites are generally created in 60/120 days, but can take longer based on the features and design that are requested by the customer. Our times given are a guide and a completely custom designed site will take time to complete, depending on the features requested and the communication between both parties. Thank you
