I had the same experience of Laurent. I join on KIGO without any assistance. They promised to help me to import all the properties from HomeAway or other channel, but the imported only the name and description, no pictures, no facilities.. nothing. They did that in around 1 month.. After 3 months very difficutl to set the system and many times didn't work I decided to stop my account and I paid the Final contract of  500. Only KIGO has this system, only KIGO didn't give you a Demo, but you can only buy the service and if you close the account before one year you have to pay  500... Probably there some reasons..

I used to use Kigo Legacy and it worked fine. A few problems here and there but the basics where there. Now with Kigo 2.0 is has been really complicated. Their way to explain the set up is terrible and the platform is full of bugs. Client manager tries to help but it is not her fault. It is just not stable yet, not a good platform for sell so far. I am not happy at all and I am not sure it is worth the price.

We have been working with Kigo now for almost a year. The change from our previous partnet to Kigo brought us a lot of benefits. We would say that the compatibility to other holidayrental companies and also to booking.com is the biggest pro. The customer service and the tutorials are helpful. Also complementary products such as SEO work are very good. The only not really saisfying thing is that some things that we wanted, and that have not been requested by any partner before can take a while till they are ready.

Kigo is a good tool for Vacation Rentals property managers. It is easy to use once you understand the features. User friendly, property listing simple and fast, lead request and booking management very good, channel management also. The support team is responding realy fast and the account success mgr is doing good job. In general I find Kigo very useful tool for my work. Nevertheless I would like to suggest to Kigo the need for a demo account during the training for new users, with capability of real examples of all the procedures for better understanding. Also I like to suggest during presentations and webinars to present cases with a complete procedure from lead request to confirmed booking, payments and owner statements etc, step by step and screen by screen. This would be very helpful for distant learning.

After looking at over a dozen Property managment systems i chose Kigo because of all it was promising in the demos. It was in march 2015 and Kigo just had been bought by an american company (Realpage) and they were merging the 2 systems and it was a nightmare. After 6 weeks of trying to get the system setup it was not even close to be operational. Tons of bugs, our tax calculations for lodging tax not working properly, major problems with the quote system and with integration with airbnb, absolutely nothing what we were trying to do was working. It took us over 100 hours of work to try to get the system set up but seeing it was going no where close to what was promised, we decided to opt out. The Rep at the demo had promised that if Kigo did not deliver (for example for tax calculations that are complicated in Quebec), then we would be able to opt out and not pay anything. I wrote at least 10 emails and was NEVER refunded. and the way they calculate the pricing is very expensive because it's a per night you book you pay them a commission. I consider this was one of the worst business relationships I have ever encoutered in my life. Please do me a favour: run away from Kigo. so be aware and run away!

Kigo it is a really professional product! We did have a really good experience and we hope that we could improve the system together thanks to our technical "know how" of the Vacation rental field.

Cons

We think that the worst part of Kigo Vacation Rental System is its layout/aesthetic, which is not the best. We think that Kigo should work more on improving this aspect of the product.

Kigo's an amazing product. It's changed the way we run our operations, bookings, payments and marketing. We highly recommend it.

Pros

\* Trivial to market my properties on 10+ vacation rental portals \* Makes managing reservations and availability calendars a breeze \* Payments integration made it easy for us to move to credit cards for payments and security deposits \* Auto-generated emails saves us 5 hours a week drafting response to inquiries and checking calendars \* Very responsive to our concerns (we've been a customer since 2010 and they've added a number of features that we requested)

Cons

No cons or complaints. The only thing that could be improved upon for us would be for Kigo to provide limited-access to our cleaning staff. Currently, we use Kigo's google calendar integration to organize all of our scheduling, but we wish we could give access to the backend to our cleaning staff directly while hiding certain details.

We are a small vacation rental and property management business on Bonaire (Dutch Caribbean), ran by my girlfriend Debby and myself. No co-workers. To be able to grow, in terms of extra villas and apartments to rent out and manage, we really needed a system that could automate our tasks without losing the personal touch towards our clients and (future) guests. KIGO was this solution. The biggest impact is the easy to work with lead system. Fast calculation of rates, quick, personal response, automated follow-up schedules. it's perfect for us! We'd previously tried a free system which had some good features, but when we wanted to expand our business we needed something more complete. It's a fast and clear way for our leads to find out if we have anything available for them. It definitely helps us to get more bookings. Before KIGO they would send us an e-mail or called us, we had to calculate the prices and reply to their inquiry. Now, thanks to the KIGO site, it's automated. They listen to the features property managers want to see and are looking forward to seeing what they implement from our suggestions in the future! Sunwise Bonaire

I struggled with this software and spend hours trying to get it set up to work . I only found out after investing hours and lots of $ that it would not work with Flipkey so was only going to accomplish 1/2 of what I wanted it to do. It seems like a great software but be prepared to put lots of hours into getting it set up with little support from the company. They will be happy to send you links to try and figure out your issues. I was offered a discount to try it one more month and when I declined they charged me the whole month at full price (4 days into the month) After all the time they pursued my business I expected better service

We have been using Kigo for our holiday rental business for almost a year now. The initial contact we had was very professional and they were happy to show us a demo and answer many questions. Once we decided to place the order, I was put in touch with the relevant person to help design the website and get up and running. It's been great to have everything automated, from the moment the guest makes a reservation all the way up to arrival. We use email templates a lot to remind guests to pay, give them arrival instructions, and a follow up after their visit. Also being able to automatically update a huge range of calendars, like Housetrip, has made things so much easier and less time consuming. Although the system can be a bit complicated, the customer support has been fantastic at helping me get the most from it. I am sure I don't use as much as the functionality as I could, however maybe next year I'll use more. One development area ' would love to see an iPad / iPhone app, that allowed you to see bookings for that day etc, so that our staff on the ground can use it to manage workload and guests arrivals.

After 4 years with a Taylor made site of mine, 'fighting' everyday for new features, having to present Update Memos every month to improve very little, but paying a lot, I felt I had to change my way of working. Kigo then appeared as a new solution, almost as an answer for our preys. A professional software, with loads of features and possibilities, open to new developments according to the short term rentals sector evolution. The back office is very complete, with very helpful reports for both the agency and the owners. Calendar synchronization with other sites is very assistive ' even if still not totally automatic, as well as the dashboards which makes our logistics much easier. There are some limitations, though, that I believe will be surpassed, like the integration with a newsletter software, and the data base of our clients for posterior utilisation, for instance. Overall, it was definitely for us a success factor migrating our website to Kigo's Software. I can say that we grew, last year ' our migration year ' 100% in volume and team working.

We use Kigo since early 2013 , both the management system and website. We are very happy and satisfied with Kigo as daily tasks are much easier. It is 100 % geared for vacation rental. Software is relatively young but improves fast, listening to customer needs and implementing solutions that best fit the way to work of most of them . Personally I think it lacks some features, but I am confident that with the pace of updates that take , some of them will soon be implemented. PROS : - It is very fast and very stable. We have never had a service failure. - The channel manager synchronizes perfectly with no errors or problems , totally reliable. - Very easy to contact other agencies for exchanging properties. - The customer service is always available for questions or troubleshooting. CONS: - Relatively complicated for a basic user , at least in Barcelona they do not offer classroom training, on the other hand they do offer video tutorials , webinars and as I said you can call them for questions. - The channel manager lacks of some major portals.

This is the worst solution ever, runaway while you still can!!! Horrible support, I've dozens of tickets open for weeks without answer or sometimes, i receive an answer after 1 week asking if i still have my issue..... OF COURSE i still have it if no one work on it! 90% Of my issues it seems they never heard about it... come one guys, is it normal that you don't try to be proactive? We've lost more than 30K between all the missing reservation due to wrong pricing or last minute booking option not available + the pricing of this solution and all those add-ons. We were really happy with Kigo 1 but this Kigo 2 (aka instamanager) is the worst choice you can make! The only smart thing they do at kigo (sign you a one year contract to make sure you don't leave before!)

Although we've just started using Kigo, we are finding it to be very user friendly, with lots of options! When we were deciding on which software company we were going to go with, after extensive research, we chose Kigo because they offered all the benefits we were looking for at a reasonable price and plenty of support to go with it! Starting a new business can be so overwhelming and seems like a whirlwind at times, but Kigo and their staff have really stepped up to the plate to make sure we received the support that was necessary to accomplish our goals! If we could do it all over again, we'd go with Kigo hands down!

Kigo offers a wide range of possibilities to create your own idividual vacation rental homepage however you want. All the tasks, settings and configurations are nearly endless, what sometimes can lead to a problem. But after investing some time into the program I discovered all the great features that come along with kigo. Kigo has what you need and what you want for your rental business. What I like is the fast support even sometimes the problem could not be solved, there is always someone you can talk to and is willing to help you in any way. The only negative point for me is the coplexity of the software, it takes you some time to understand how it works and how to set up everything. Once you are familiar with it, it makes your work just so much easyer and faster. I also like that kigo always provides some new features like the "channel reports" so I see it is not just a program you buy once and thats it, it is always developing to fit the needs of the customers.

In fact without KIGO i May not have gone into this business as deeply and for the length of time that I have successfully. I consider Kigo a true partner and never once felt it to be just a program. hats of to Shaun.

quick real time updating to all reservations. Seamless backend management and front end website. owners are enthusiastic and helpful.

Cons

Homeaway integration of calendars has taken years to make happen. Probably a homeaway issue not kigo.

Kigo makes it really easy to run a vacation rental business, which anyhow in the business knows requires serious organization, marketing and logistics to be successful. I love how easy it is with Kigo synch my calendars across multiple 3rd party websites. One of the strengths of Kigo is also its channel manager, which makes it very easy for Kigo users to form partnerships and expand their property offerings and marketing. It has a nice backend for landlords as well to get info and keep their calendars up to date. The software is growing quickly, as is its community of users. I did a lot of research before I chose Kigo and am very happy with my choice.

I have been using KIGO to grow my business since 2010 and it has absolutely changed the way that I do business. Guests can visit the site, enter dates, see available apartments, see exact pricing, and book instantly online. All of this happens while I sleep and the ramifications on my business growth have been incredible. All of this, and more, has given me the time to focus on more important issues. Apartment renovations, adding new apartments, expanding into other income generating activities, getting into guidebooks like RICK STEVES, improving ratings on TripAdvisor, and MOST IMPORTANTLY, personal time. I used to spend 15 hours each day answering inquiries, now I spend almost none. Very happy. In the future, I would like to see a KIGO APP for the iPhone to allow guests to see their booking information. Kigo is always looking for ways to improve, so I have faith they will get there.

The interface is elegant and easy to navigate, but that's after some initial learning curve. Training was underwhelming when I signed up, but has since improved significantly. I appreciate how using Kigo, besides the useful set of tools, is implementing new initiatives to help guide you through some of the planning and thinking about how to manage a vacation rental company and work in a team environment efficiently. I signed up for 3 functions specifically (Channel Manager, Website, and CRM) which I believe are already a must for most businesses in online travel era. Having them bundled thoughtfully in one place makes Kigo useful. I was asked by a Kigo team member to leave this review and agreed to validate the new level of responsiveness, and problem solving approach to working with customers like me.

We were using another software previous to Kigo and when we compared the pros/cons especially when growing rapidly with many properties Kigo provided so much more benefits. The platform is very user friendly and the templates for the webpages are really great looking. We are very happy to have moved to Kigo. Technical support answers really fast and you are able to contact via Skype as well and that makes it so much easier. The Kigo platform has given us a lead among the other rental agencies in our country and we are extremely happy with the results.
