Comments: If you're shopping for property management software, then, even if you're a small firm now, Yardi should be on your consideration list. You are planning to grow, right? It will be a selling point if you prospective clients that you use Yardi.

Pros: During my 35 years in commercial and multi-family residential real estate, I have literally watched the real estate management software industry grow up. I have used most of the best property management software companies' products at one time or another. Yardi has been an industry front runner virtually since its release. If you run a large management company with institutional clients, then chances are you already know all about Yardi, because many institutional owners require that their managers use Yardi. If you aspire to manage institutionally-owned ("investment grade") properties one day, then you should take a hard look at Yardi. It is highly competitive cost and feature-wise with its very best competitors. Call Yardi and ask for a demo. At the very least, you will get a taste of what top-of-the-line property management software looks like. I have recommended Yardi software to my property management clients on many occasions. In all fairness, one size does not fit all in the property management industry, and I have recommended one of Yardi's competitors instead more than once.

Cons: What I like least about Yardi also applies to its best competitors. That is, there is a lot of front-end setup required to use its most valuable features. And there is a steep learning curve to be overcome in its use. Intense training of your controller/accountant(s) may be required, and additional training of property managers. As a general rule, you should expect Yardi's implementation cost to equal or surpass its purchase cost. This goes double if you plan to host Yardi on a proprietary server at your company. Again, my comments here apply to Yardi's best competitors as well. The best property management software is powerful, feature rich, highly customizable, and, when properly implemented, speaks well of your company's professionalism in many respects.

A valuable tool to manage all of your rental properties all in one place. Great for many units.

Pros: This is a great way to manage every part of your rental property aspects all in one place. Yardi Voyager is extremely helpful in implementing payments to accounts and many more features. There is a reason that Yardi is one of the most popular rental software tools out there. They make handling everything simple and easy. Yardi Voyager specifically is good against multi platform rentals. It's like the big boy of rental tools. Once you have it all configured you'll never use anything else. It will help you with quotes on your new move ins, your lease expirations, your work orders for your maintenance people, it will also help with your occupancy, your vacancy and your foot traffic in your property. There are a lot of reports that you can generate to gauge how you are doing financially in the business as well. Yardi Voyager is an extremely useful tool.

Cons: The only con that I have about the program is that some of the functions that are incredibly useful, can be a bit difficult to configure and set up. Luckily though, any time I've struggled all I've had to do was contact customer support and they literally were able to help me step by step. Very very useful.

Overall: Against all other rental property softwares, this is the most diverse. You can literally use it from everything to commercial, residential and hospice type environments. It is also really great because most people that have worked in the rental property industry are familiar with the program which makes training new hires a lot easier.

Pros: YARDI has been my go-to property management software at more than twenty different communities. The ability of this software to be manipulated to provide the management data and style to apply to so many various asset types, and or management styles is pretty amazing. The years of improvements through providing leading edge management software has honed this offering to include the ability to manage every aspect of your asset management needs.

Cons: The bottom line costs associated with licensing and usage are a consideration. For smaller users, the costs to set up menus, tabs, and reports are greater because they cannot be absorbed in as many budgets to achieve the customization you may need, within the included hours of service. These are some reasons smaller users are choosing other management softwares. It would seem such a stable industry leader would have simplified and made more inclusive, all the basics needed for smaller users.

Recommendations to other buyers: Have prepared questions for specific demonstration by the software sales department of target areas that are important to you such as vendor management, what the process looks like from traffic through move out and the various ease of use options included. It is very important to understand the service options for continued training and support options to clearly ensure the software offers all you are seeking for your monthly and annual investment management.

Pros: You can generally figure out how to do the basic functions with little to no training. In theory, it has a lot of useful information for property management.

Cons: Every single time there is an update, data is messed up & takes forever to get it fixed by Yardi. It times out fairly fast & you lose the data you were working on. There seem to be a lot of glitches & it's not always cleat how information is gathered & calculated.

Comments: The customer service is very friendly, but the system itself is just not user-friendly.

Pros: There is a lot of option for functionality, however, if it doesn't get setup correctly, one cannot use said functions easily. Then, has to spend extra time/credits with Yardi to correct the setup.

Cons: There cannot be separate forms for separate properties, which made our program view 10x too much information/form boxes than we needed to. So, there ended up being several empty boxes we just didn't fill in.

Pros: The pros do not outweigh the cons. 1) One can use it online (same as lots of others). 2) One can use it for accounting AND property management. Not sure what else.

Cons: 1) Times out "for security" very quickly, yet it requires NO password to sign back on. It's just a nuisance timeout that makes you lose your work OR have to constantly remember to refresh.
2) Slow
3) Clunky system that doesn't really do a lot
4) WAY TOO many pop-up windows constantly opening. Let ME decide if I want a pop-up.
5) Way too many fields that do absolutely nothing
6) It probably can do a lot, but who knows since it's not designed by property managers and has too much non-usable information on every screen (tons and tons of non-used fields).

Pros: I think it is very user friendly. I had never used the program two years ago when I started my new job. I caught on immediately. There are options available to get to different tasks more than one way. I am still learning new things, but I feel lost without the program.

Cons: Sometimes the communication between other programs is funky. We use I Love Leasing (Sweet Spot) and the import/export causes multiple leads.

Overall: It helps make my job easier. I can't do much of anything without it. When the system is down or I get locked out... I am useless...

Pros: Easy to use, super basic program that takes care of all your needs. I love dash board. Anyone with basic common sense could work this program. Integrates nicely with other software's such as resident check and bluemoon.

Cons: I've used this software with different management companies and you can pick and choose which functions you want, nothing really negative on Yardi itself but not all companies use the same functions and not being able to use all of them can make the software a little more tricky at times.

There is nothing better to simplify your work than yardi

Pros: I love that our yardi rep can customize the features we need and tailor the program to the things we do most often. I appreciate the addition of the search bar and favorites to make navigating a breeze.
Yardis functionality is ideal because it can integrate with so many other systems.

Cons: I would prefer if yardi didn't time out as often as it does but I understand that is a security feature to protect the sensitive information we are working with.

I've used Yardi for years for property management and accounting. It's the best product out there.

Pros: I like that the software can be customized to your needs. There are several options for add ons that you can choose to use or not. There's also a ton of training from full conferences to webinars.

Cons: When usage is high, the system can run slowly. This generally happens around the first and last days of the month.

Overall: This software made my company's processes much more streamlined and effective. It created a team functionality allowing more people to work together than before.

Yard is very helpful, and typically easy to use and navigate.

Pros: I use yardi everyday for resident records, and I like the amount of information that can be easily imported and edited and the memo finction is very useful.

Cons: Yardi can be a slow, especially while running reports. It is not always user friendly when Simone is waiting for you to pull up information. Seems to loose saved information, I also wish it would help prevent duplicate entries for prospects by pulling from a variety of fields.

I used Yardi for SFH property mgmt, maintenance, accounting, etc. It was wonderful!

Pros: The dashboard could be personalized per role and made finding things much easier and quicker. The amount of information to be accessed and the reports made daily tasks that much easier.

Cons: Sometimes the links didn't necessarily make sense in regards to what you were actually looking for and the path to find information was a bit convoluted.

Overall: Platform large enough to hold all of the necessary information which could then be formatted to fit our needs.

We use Yardi in our Property Mgmt and Development Cos. It has various functions and is easy to use.

Pros: Many options available for use. We do financial management, residential management, construction management and can flow from one to another when needed.

Cons: At times, there are certain processes that do not react the same way in the different areas...for example, if in construction mgmt the screen doesn't automatically go places that it might in financial mgmt.

Comments: I'd like to see classroom learning more widely available!

Pros: Available online, able to enter transactions for multiple entities without having to log out and switch companies. If configured properly, Yardi Voyager is able to run accurate cam reconciliations, eliminating the need for extra work (maintaining cam on a spreadsheet)

Cons: Not very user friendly on some levels, and the manual isn't always crystal clear. The e-learning isn't very helpful and classroom learning is only available certain dates and places.

A MUST have program!

Pros: I have been in Multi-Family residential business for 5 years and I could not have survived without Yardi. My company has so many customized features it makes reviewing reports and entering POs so simple!

Cons: The only downside is because our Yardi is so customized, our lead tracking program doesn't inter grade very well. But I still LOVE Yardi.

I work with Yardi 8 to 10 hours a day

Pros: The easiness of entering a renewal. Rent roll is awesome and easy to look at. Looking up a phone number or email is easy to do. Love the market survey option.

Cons: Guest cards, duplicate guest cards, dates can be changed in guest cards, too much information to enter. Yardi times out a lot and it is very slow. Especially at rent due time.

Pros: Our yardi is soooooo easy to use and train on. If you want to find someone there is a button for that. Reports are emailed to us weekly/daily.

Cons: It can sometimes take a while for reports to be emailed or uploaded. Ours is a little too customized to use with Iloveleasing but we work around it.

Pros: There are multiple ways to do the same thing in the program. The links are extremely easy to find on the home screen.

Cons: I dislike how much Yardi crashes. We use Yardi for everything and when we constantly have to shut it down and log back in takes a lot of time

Pros: I like the functionality of the product. The conferences are very nice to learn about new products and changes in the system.

Cons: Integration with other systems can be a huge issue many times. The system should be more web-based for a more user friendly interface.

Pros: You can do EVERYTHING in Yardi. It handles all aspects of property management, from the site to the accounting department.

Cons: It is not super intuitive. Yardi definitely requires a lot of training to really achieve a solid comfort level, let alone mastery.

Pros: I really like the reporting, links so that you can drill down and get more info. Asset tracking and billing back work orders is great as well!

Cons: The only con is that we don't have the advanced package so we don't have the preventative maintenance work orders. We have to use recurring work orders instead.

Overall: We are able to track our work orders and have a number of reports that we run weekly to analyze our work orders for 40 communities.

Yardi provides support not only to the company, but also customers and vendors.

Pros: Yardi has too many features and functions. It's easy to integrate different functions . So, it has big development potential.

Cons: Sometimes, it's hard for Yardi to process when the data becomes really big. It caused the whole system run slowly.

Cons: One fact that I disliked about Yardi is that it was difficult to go back a day (or so) if a batch needed to be corrected.

Pros: The product is is quite easy to use and it has a user friendly interface. It would not take too long to master.

Cons: Navigating some of the features could be a bit challenging but once you master the product the it will get better.

Pros: -It can do just about everything. Sometimes it feels like we have barely plumbed the depths of its capabilities

Cons: -There are frequent outages and slowdowns

Pros: Yardi is quick. It can keep almost all the residents information and is easily accessible. Yardi is organized.

Cons: I do not like when i visit another property and use there property code and now that im back at my property i have to keep switching the code every time i log in. I also dont like that it times me out alot and i have to log back in before im able to save my work.

Pros: The ability to add in 3rd party features quickly. Maintenance is extremely strong through this software for tracking technicians, products and expense per unit.

Cons: having to generate crystal reports for leasing prospecting is slow in comparison to onesite nor as functional in my opinion.

Overall: quick and easy use, easy to train new employees and help track our expenses

Pros: With very strong analytic ability, and can pull out different reports within different parameters.
Handle huge data set.

Cons: Not really convenient.

Cannot upload Journal Entries in a bulk and have to change the file name one by one.
A lot of problems happened during posting.

Overall: Easier to get GL, Trial Balance, and other reports.

We use it as our accounting software and system of record for leases.

Pros: There are a lot of controls in place that enable us to maintain it as a single source of the truth. There are a lot of useful reports that are pretty easy to navigate.

Cons: There are almost too many ways to set things up. As we start to implement additional software that feeds off yardi data, the flexibility of the software actually poses a challenge in integrating with other softwares. It would be helpful to have a recommended way of entering key lease provisions.

Comments: I used this software to manage a large database of clients. I received a day of training and that was more than sufficient to get the hang of Voyager. For our purposes, I was easily able to search clients by first or last name, last 4 of ssn, or even the street they lived on. Was able to upload documents directly into the system and attach them to client profiles, which cut back on our paper usage and kept us from having to add more filing cabinets.

Pros: -Efficient -Easy to learn, easy to use -Reliable

Cons: Interface can get clogged up with open windows. Sometimes when you click to open a link the page will open in the background and you will not notice. Not a big deal maybe just something to work on for the next software update.

Recommendations to other buyers: If you need help managing your client database and would like to save money on paper and office space storing files than this is the perfect software for you. I have been nothing but happy with it.

In 2006 this would have been great!

Pros: It is very easy to process payments and to have multiple properties Adding different kinds of payments such as parking or other fees

Cons: Poor UI If we hadnt progressed at all technologically then this would be a great platform to use. Hard to search residents

Pros: Software is consistent. Don't expect new updates to break the software. Software is great if you do Commercial and Retail management. Not the best for student housing.

Cons: Software is slow. Loading reports takes a long time. Learning the software is not easy for staff, especially as software is pretty counter-intuitive.

Overall: Software works really well if you spend the time to learn it. Yardi is robust and has a lot of features. Learning curve is pretty steep, and not necessarily worth it.

Yardi is simple but is falling behind newer, shinier programs such as Entrata Core.

Cons: Yardi's interface could use some work and it is quickly being seen as outdated, overshadowed by hot new products with shiny websites.

Pros: The customer service was second to none (I've never had such an awesome support team that was so responsive). The software also seemed to be pretty good for the property management side. From all the commercial property management software my client looked at this one was pretty much the only choice because of the robust functionality and the one-stop integration (accounting and client management were in the same software).

Cons: SUPER clunky, and early 90s interface. From an accounting perspective there was so much that it was lacking - including controls (like being able to lock people out of certain functionality while giving them access to the other modules they did need). It was also really frustrating because the accounting reports were quite unsightly.

Overall: It was pretty much the only viable option for commercial property management because it did have so many features that the clunkiness was just a "price to pay" for everything else.

Pros: Customer service is extremely timely to respond to concerns or issues. They often times teach the user how to correct the problem so that the user gains the knowledge for future incidents.

Cons: There are too many features, if that can be considered a con. At times it is overwhelming and confusing. There are multiple ways to arrive at the same page.

Yardi has been very valuable for managing numerous multi-family apartment complexes.

Pros: The varied documents that can be produced. Once the raw data are entered, Yardi can basically produce any batch of information in general or specific to a certain need.

Cons: Yardi can be rather complex, especially for the beginner or one unfamiliar with its applications. Considerable training is necessary for most individuals to gain full utilization of its services.

Overall: Instant and specific reports for virtually any need that arises.

No matter what type of property under management Yardi will work

Pros: For residential property Yardi allows me to input upcoming large expenditures as well as Holiday expense allowance- Nice

Cons: I believe there is a company elsewhere that may summarize in more detail my monthly management expense, However, Yardi is not complicated for me and easy to view my budget status daily

Pros: Amazing for large complexes. I used this when working at a section 8 housing complex with 196 units. In fact the whole company raved about it. Its very complex and has a lot to offer.

Cons: It takes a lot of time to learn and understand. I was actually let go from one job for not knowing how to use it. I think if they offered an online course that you didnt have to pay for or maybe even do have to pay for it would help a lot

Overall: able to manage a huge property and also good for resume

The platform is easy to use.

Pros: You can export excel files with Yardi. I also like that there is a quick menu setup for new users of the software. Once you use it a few times, it's pretty straight forward and easy to navigate.

Cons: There is no way to import excel files. I also dislike that each item clicks on opens it's own window. There should be a setting that overrides that.

Overall: This is a great tool for property management companies and accounts payables in the real estate field. I highly recommend it.

Comments: Overall I enjoy the software and would suggest it for any Property Manager!

Pros: I love being able the do all the accounting from one source. Yardi makes keeping track of leads as easy as a click of the button . I have no idea how are company lived so long without this product .

Cons: I wish that customer service was a little bit faster at getting issues resolved. It has taken sometimes two to three weeks to figure out software malfunctions.

Pros: It's easy to use, easy to navigate, easy to move from resident to resident and also to find vendor information.

Cons: I wish there were more reports available to everyone and not just to certain companies, etc.

Recommendations to other buyers: This is the best property management software I have used in my 20 years in the business.

I love YARDI I have used it at many different properties & Jobs!

Pros: Its very user friendly even on different versions its usually pretty easy to use.

Cons: Sometime some restrictions on access to reports or features.

Recommendations to other buyers: TRY AND YOULL LOVE IT, I DO!!!! If you know someone that is using it at their job check it out!

Pros: The software is very well organized. We can track a lot of work processes within the website and it helps out team with many tenants and vendors.

Cons: Sometimes the pages take a while to load and often time out. The accounting team described the desire for it to do more for the price

Pros: Streamline time for entering accounts payable- nice that you can enter a batch (meaning more than one company)

Cons: Sometimes it's frustrating on where the reports are that you need and you cannot locate them-- you have to remember how to get there.

Comments: This is the best property management products that we have used so far. perfect for managing client database, and saves on paper as well.

Pros: Once you learn the functionalities, it's easy to use. Highly recommend for an accurate setup. I love the dashboard. Very user-friendly.

Cons: Not all the company uses the same features. You can pick and choose the certain functions. The low-end version doesn't have many facilities.

Pros: The interface was easy to use and fairly intuitive. I thought the least skilled users could learn to use the product with a small training investment.

Cons: The UI was quite dated in appearance. I understand the importance of a product being easy for end users but the UI looked like it had been neglected for several years.

Pros: Disclaimer: I was asked to set up and test this for my property manager relative. The potential is huge- managing all rental properties from one site. The reporting is robust, and interface is intuitive and clear.

Cons: It seemed to take way too long to get to the screen I wanted, then the pop-ups, which are supposed to make life easier, kept getting in the way. It needs to be WAY streamlined to be a go-to tool for property managers, IMHO.

Overall: Working towards streamlining property management, please keep improving so you can get there!

Pros: Not for smaller HOA's - may be best for large associations, or a number of associations in a Manager's portfolio.

Cons: Does not provide sufficient Project Management tools. The version we would need is too expensive. The low-end version doesn't have basic features we need to track maintenance requests, projects, access documents, utilize email to send Board notifications.

Recommendations to other buyers: Compare to Buildium, AssociationVoice and others that either offer website based or iCloud based services with portal access.

Pros: Covers every aspect of property management and ties all departments together makes it easier to communicate with all departments and tenants and be hands on the job 24/7. most software i researched had one or two options missing but its seems like the staff at Yardi did a great job and covered every possible scenario .

Cons: Not 100% user friendly but easy to get used too, all in all great product

Recommendations to other buyers: Saves the hustle of working with different software's
