Cons It is a bit too robust for small and mid-market companies who don't have the ability to pay for the required customization. Yardi is second to last, and eSite is last. It took me two full months to get accustomed to their platforms, which is far too long to figure out a property management platform. Pros It is somewhat easier to navigate after you learn it a little bit. Cons It is a very dated leasing platform. It is not very user-friendly. Pros Yardi Voyager is an end-to-end solution for property management. From the end-user apartment application process to utilizing the inventory module, Yardi Voyager provides a solution for managing units and tenants that is so much better than previous software we've used. Cons Portions of Yardi are considered "more important", so their developers focus on upgrading certain features, while letting other useful objects deprecate. Pros It was a huge step up from the previous software our company used. Functional. I liked the dashboard. Cons Everything was not under one main "house" program. Yardi (main program) and Rent Cafe/CRM (leasing). While they talk to each other, it was frustrating to have more than one program to use. They "a-la-carte" every module and the functions within each module can be limited unless you license everything. The main reason was we could not get customer/technical support. Support emails would go unanswered, phone numbers disconnected or unanswered. Their management team would get involved and still nothing would be responded to or helped. Pros User interface was easy to understand and use. You could create your own customized reports. Cons That is a long list. Rent Cafe (tenant portal) never worked right for our tenants. You could never get two different reports to give you the same answer. Not nearly enough automation options for day to day functions. The primary con was little to no customer/technical support. Even the numbers on their "Support" site were either disconnected or unanswered. Pros What I like most about Yardi is the ability to document everything from start to finish. The ability to have other systems integrated so you don't have to switch often between sites and dashboards. Cons Yardi is a bit complex. Everything is not clear and any small adjustment of a calculation will send you back to the beginning where I would have to wait after creating a ticket. A lot of our issues arose from a hasty and incomplete setup of the software, which led us to run into irreconcilable issues later down the line that would cost too much to resolve with Yardi. Pros There is functionality for any process you may want or need to do. They are willing to schedule meetings if there are any issues that arise. You are planning to grow, right? It will be a selling point if you prospective clients that you use Yardi. Pros During my 35 years in commercial and multi-family residential real estate, I have literally watched the real estate management software industry grow up. I have used most of the best property management software companies' products at one time or another. Yardi has been an industry front runner virtually since its release. If you run a large management company with institutional clients, then chances are you already know all about Yardi, because many institutional owners require that their managers use Yardi. If you aspire to manage institutionally-owned ("investment grade") properties one day, then you should take a hard look at Yardi. It is highly competitive cost and feature-wise with its very best competitors. Call Yardi and ask for a demo. At the very least, you will get a taste of what top-of-the-line property management software looks like. I have recommended Yardi software to my property management clients on many occasions. In all fairness, one size does not fit all in the property management industry, and I have recommended one of Yardi's competitors instead more than once. Cons What I like least about Yardi also applies to its best competitors. That is, there is a lot of front-end setup required to use its most valuable features. And there is a steep learning curve to be overcome in its use. Intense training of your controller/accountant(s) may be required, and additional training of property managers. As a general rule, you should expect Yardi's implementation cost to equal or surpass its purchase cost. This goes double if you plan to host Yardi on a proprietary server at your company. Again, my comments here apply to Yardi's best competitors as well. The best property management software is powerful, feature rich, highly customizable, and, when properly implemented, speaks well of your company's professionalism in many respects. It is a tool useful on a daily basis to track my building's financials as well as AR and AP. Pros I like the nearly unlimited ability to customize Yardi to a company's needs. Detailed information available and ability to compile financial reports are invaluable. Cons It can be very complex to use, requiring very detailed manuals. It is very user-friendly in the sense that you can manipulate lots of data in different ways, it is organized, and can handle high volume. Cons The software could definitely use some optimization updates. It is designed for use with IE, and does not typically work well with other browsers. The system is completely customizable so that almost any company's business practices can be reflected in the workflow patterns, menu-sets and reporting. Cons Some of the new websites and software that are designed for client access to records are pushing the boundaries of what traditional software providers (such as Yardi) currently have on offer. Yardi are in the process of updating to try and match the new offerings that are available though - although the enhanced features are sometimes within whole new modules and options (such as Concierge) which are additional costs on top of the base Voyager package.
