It saves so much time by being able to set up showings from my computer, phone or iphone vs the old way of having to call each real estate office to set up showings. Plus the software automatically sends an email to agents who have shown my listings for feedback which I can then provide to my sellers. Great software. It saves me hours every week by automating scheduling, confirmations, and notifications between agents, sellers, and buyers. Everything is centralized — I can quickly check availability, confirm appointments, and update showing feedback right from my phone. It’s seamless and very reliable, especially during busy listing days. Pros Very easy to schedule and confirm appointments. Automatic notifications keep everyone on the same page. Works great with the MLS and mobile app. Feedback system helps sellers see real-time insights. Saves a lot of time coordinating with other agents Cons Sometimes notifications overlap if multiple listings update at once. Pros The ShowingTime Appointment center is a great feature as it saves us so much time. We can rely on this service to schedule showings on our listings and we receive notifications via email, phone call, text, or through the app when a showing is confirmed. Feedback requests can be automatically emailed to the showing agent depending on your preferences. You can customize the feedback questions to fit your (and your clients) needs. Saves a lot of time that would normally be spent calling and emailing agents. If you speak directly to an agent about the showing, you can enter the feedback manually. Other services that allow online appointment scheduling do not offer a call center for scheduling showings, so this is very beneficial for clients and agents who are not tech-savvy. Cons The service is dated and they haven't made many efforts to 'get with the times' and there are few options for self care. By now, agents in our area are very aware of Showing Time, but few agents use it. Most agents hate calling the 1-800 number because of the wait to connect to someone. I can enter showing requests manually on our website, but we should have a link dedicated to each listing, then post that link in our MLS or text/email it to other agents to schedule a showing. There is a way for agents to schedule showings online, but they are required to set up a (free) account, but agents don't want to go through the process. There is a service that allows us to link the showing on the MLS, but it isn't compatible with our MLS, and I have been waiting 3+ years for it to be. There are very few options that allow me to manage our listings and showing appointment. If a showing is logged incorrectly, under the wrong agent, I can't delete it from the past showings without calling tech support, waiting on hold, etc. I also can't reschedule showings easily - I CAN cancel the showing, then submit a new one, but the email notifications sent to everyone gets confused and thinks the showing was canceled, not rescheduled. This causes confusion, missed appointments, multiple phone calls, and it's a pain! If you call tech support, they can reschedule, but that is just more of my time wasted. It helps me keep all of my showings organized whether it is as the listing agent or a buyers agent. I like that I can set up all the instructions required per each unique property. Pros I like how user friendly it is and how it keeps my all my showings organized whether its on the listing or showing side of things. Cons I wish I could see the lock box code when I go back for a walk thru or inspection .It doesn't show the code for me so I typically have to reconnect with the agent to get the code. As a realtor with the garden state MLS we have access to Showing Times for free and it has helped everyone in my office save a ton of time and lets them do their job much more effeciantly and effectively Pros I love how you can totally stop worrying about answering calls and texts, keeping track of showings, informing sellers, and following up for feedback. Showing times organizes and handles all this for you so you can focus on your clients Cons There isnt much wrong with it since its a pretty straightforward app as it is only designed to handle real estate showing scheduling and feedback. Cons Honestly, there aren't many things that I dislike about Showingtime. A feature that I would maybe add is a way to have Showingtime send an automated call to agents to receive their feedback responses as agents ted to be very busy and do not always submit their feedback. Pros No more calling each individual real estate office to make appointments. No longer being subject to the personalities, efficiency etc. of the person at the desk, answering the phone. I like the mapping feature, the way it looks is easy to quickly see the lockbox code, showing instructions etc. I am always annoyed when I'm on a roll of setting up multiple appointments when right in the middle of what makes sense regarding mapping it out, some agent requires I call them. They are not necessarily available when I call. I will skip that showing if it's just going to take too much time for me to finish making appointments & move on to the next task. I'd like to see i mandatory that we use Showing Time. Cons I've had a couple of time lately when I could not access it from my phone. I got a message that said there was no internet connection. July 29, 2020 1.0 Pros Accessible from anywhere, including your smartphone. Cons Worst experience ever! They double charged me for listings and I have been literally begging them to refund the double charges. They have a broken accounting dept that tells you they will speak to their managers and get back to me but that never happens. Then, I call back and we try it again! August 8, 2017 5.0 Pros I like the fact that agents can set up all their showing restrictions/exceptions all at once even if the dates that the showing times need to be altered for are well out into the future. It prevents agents from having to remember to go in and change the showing rules for specific dates in the future. Cons I wish that the software sent a reminder or alert of some kind when an agent enters a new listing but does not enter any occupants/owners for contacts. The software necessarily defaults to a "must confirm" setting and has the listing agent as the contact, but often agents are busy and miss the calls to set up those appointments. Instead, I wish ShowingTime send a reminder to the agent with each new listing that said something like "You are the only contact listed for this property. The realtors abuse it by using it as an anonymous forum to critique home furnishings. The app is great. The users need lessons in etiquette. Cons Under the cover of anonymity, realtors lash out at sellers. Bad move realtors. Your industry will be redefined if you continue to bash home decor. Remember...you are selling the house!
