Buildium is very user friendly and easy to learn. It helps us manage tenants, leases, maintenance requests, and financial records in one place. The system is intuitive and saves our staff a significant amount of time.

Cons

My experience has been positive. I would pick it again if needing a new property management program.

Pros

I like that in the 7 years I have been using Buildium it has continued to add services and system updates. It is easy to use. I like the customer support. If I don't know how to do something and can't find a tutorial, they are a phone call away.

Cons

I still am concerned about electronic payments. I don't know what we could do to limit the reverses. The fact that you can't edit an incoming EFT is a problem if you need to catagory a payment a certain way or move the date up or back a day.

Used it for over 10 years and will continue to do so. The most common reports i use are the general ledger, income statement, and tenant statements.

Pros

Tracking the expenses by vendor and tracking rent across multiple properties. The ability to generate custom expense reports, and start to see trends over years.

Cons

I use it internationally, and it doesnt have options for multiple currencies , i have to switch all accounts to euros, and back to dollars, depending on what account and property. Also when batch entering id like it to auto populate or suggest the property and expense account from list. It is a little expensive considering i dont use the tax forms, bank synchronization, or tenant portal.

It's functional. I only use it for lease management and data entry to generate owner statements. I also use the.tax filing service. This has been worth the investment.

Pros

I use the Lease management and invoicing features the most. It helps me to keep on top of rents and expenses by property fairly efficiently

Cons

The preset reporting options is limiting, making researching my data difficult. I would prefer an option for report layouts to be customizable .

Overall I'm very satisfied and it has changed the way that I run my business. I am still building out processes and trying to utilize more of the functions.

Pros

That most everything that revolves around property management is centered in one location and connected seamlessly.

Cons

I wish I could have opted in earlier in my investment career with fewer properties, but it wasn't cost effective with low numbers of units. However, that is helpful to keep competition lower.

Overall, my experience with Buildium has been positive. It has been a valuable tool for managing properties, tenants, owners, accounting, and maintenance operations in one platform. The software helped improve organization, communication, and efficiency in day-to-day property management tasks. While there were occasional challenges with certain accounting functions, reconciliations, and system navigation, the platform overall provided solid functionality and helped support the operational needs of my property management business.

Pros

What I liked most about Buildium was its all-in-one functionality for property management. It helped streamline tenant communications, online payments, maintenance tracking, lease management, and accounting in one centralized platform. I also appreciated the owner and tenant portals, which made communication and document sharing much more efficient. The system was especially helpful for staying organized across multiple properties and maintaining professional recordkeeping.

Cons

One of the things I liked least about Buildium was that certain accounting and reconciliation functions could become complicated, especially when dealing with older transactions, trust accounting adjustments, or prior-year uncleared items. Some features also felt less intuitive than they could be, requiring extra steps or workarounds. In addition, customer support response times could vary, and certain customizations or reporting options felt somewhat limited for more advanced property management operations.

I made the switch from QuickBooks because I needed a platform that was specifically designed for property management rather than general accounting. Buildium offered integrated tools for tenant management, online rent collection, maintenance tracking, lease management, owner statements, and property-specific accounting all in one system. It helped streamline operations and reduce the need for multiple separate programs, making day-to-day management more efficient.

Overall the blood sweat and tears we put into getting the system up and running has been rewarding. We set up recurring tasks for condos and adding/removing staff has been great too. The recurring task program has been a life saver and the email/communication options are fabulous!

Pros

PAyment processing once set up is smooth, the interface is really friendly, and the task managment system makes me feel more confident that items aren't being missed. We have also had a lot of success with the customer support team being available and also knowledgeable for quick questions.

Cons

On boarding was 100% done by our admin team, it doubled everyones work load for about 4 months and was really stressful. Both Yardi and Condo Control offer onboarding teams to help and this was not an option at Buildium, even after begging. We are a small business and with only 4 staff to onboard a full portfolio (over 45 buildings), the onboarding was pretty stressful. This included creating our own chart of accounts, adding every unit adn the corresponding information (owner, tenant, phone number, email, banking information, absent address, monthly fee, etc), adding every vendor, transferring trial balances (dangerous as we are small and only have a bookkeeper and not an accountant).. Many of our financial statements needed editing and indepth review during transition to ensure they were correct.. In addition to that, their is very little ability to customize the software. In Canada we use the words Strata or Condominium ... but everything is the program is "Association" and many of the verbage in reporting is also "association" which is confusing for clients. The reports are very boiler plate and require you to download them as an Excel in order to Change the names manually in excel reather than having customizable options. There is a weird glistch in the system regarding deposits on the "association side" that no one at customer support can provide a clear answer for... so we have a bunch of ledgers that have "deposits held" that do not actually exsist....

Overall a good experience, especially for residential property management. It handles the core tasks well, but can be limiting if you manage commercial rentals alongside residential ones.

Pros

Buildium is generally easy to use and navigate. The leasing process is straightforward, and tracking applicants and tenants is simple and well-organized. The tenant portal is a nice feature that makes communication and payments convenient for residents.

Cons

There are occasional software bugs that can be frustrating. Credit card payment allocation is cumbersome, you often have to manually calculate the amount per property rather than it being handled automatically. The platform also falls short for commercial rentals, lacking some features and flexibility that commercial property management requires.

Buildium has been the best property management software I have used in my 20 years of property management. The accounting system, owner accounts, tasks, emails, and file management are all integrated into one program, which makes day-to-day operations efficient and organized. A truly delightful platform to work with.

Pros

What I liked most about Buildium is the recurring tasks feature. In property management, there are many responsibilities that repeat monthly, quarterly, and annually, and Buildium makes it incredibly easy to stay organized and on top of everything. Being able to set recurring tasks for inspections, maintenance reminders, follow-ups, compliance items, and regular operational duties has helped streamline daily operations and reduce the chance of anything being overlooked. It saves a significant amount of time and keeps the entire workflow consistent and efficient. Combined with the accounting, owner accounts, emails, and file management all being in one platform, Buildium has been one of the most organized and user-friendly property management programs I have used in my 20 years in the industry.

Cons

What I liked least was the recent change made to the task page. I find it frustrating that past task entries cannot be edited, and that files cannot be removed once uploaded (if a full day has passed). In property management, the ability to correct notes, update information, and manage files efficiently is important, so having more flexibility in these areas would greatly improve the user experience.
