Pros: I really love that I can work from home using this software. I virtually assist a property manager in a larger city and can access his accounting information through this software program allowing me to manage his books, reconcile accounts, check reports, and more!

Cons: I often think the layout of the program could be a bit more functional over all - once you get used to using it is fine, but I think it could be more user-friendly.

Pros: Provides me (landlord) a way to provide my tenants with information and gives them a way to make notifications that won't get lost in my one man operation

Cons: In the event of a great error, there doesn't seem to be a way to go back and start from a previous point

Overall: Tenant interface, and am moving to use for accounting

Pros: The support on this site is amazing. If there's anything I don't know how to do or can't figure out, they literally walk me through it step-by-step. I switched from Payyourrent to Buildium.

Cons: It would be great if there was someone to help completely onboard you. In my case, I transitioned slowly so I'm just now finding features that I've had for a year and never used.

Overall: I love buildium. It's a lot of value for the money you pay and it's scaleable so right now I may have less than 10 units but as I grow, the software can grow with me. A lot of software programs I looked at weren't made for small companies - they were geared toward large companies with large money. This software is actually made for property management accounting instead of using Quickbooks Online which is a lot more difficult to set up when collecting rent and security deposits. I use buildium for applications, background checks, storing tenant documents and leases, maintenance requests, collect rent, and even offer renter's insurance through the portal. You can't beat it!

Has elevated our business practices and capabilities substantially.

Pros: Great tech support for an excellent product. It adds the ability to collect rents and disburse payments electronically, for example.

Cons: It doesn't make the beds or do the laundry? The Buildium team is steadily working on enhancements. Eager to see what's next!

Overall: It literally pays for itself. Convenience fees, application fees, misc admin charges combine to pay for the entire amazing package.

I use this software every day makes my job so much easier

Pros: interface or layout are easy to maneuver. Please remove the minimum character requirement for for this review box

Cons: Accounting principle. It is quite difficult to grasp. Forte or third party bank takes quite long to approve bank changes or bank application.

Comments: Great software with outstanding customer service/help line and constant feature updates. Makes property management processes easy and efficient.

Pros: Ease of use, on-line rent payments, workflow, reports, customer support, ongoing feature updates, stability (always on), software as a service model.

Cons: The business features (financial statements etc.) continue to evolve, as they are not core to property management, but they are to property owners who have management companies track all financials (or use it themselves performing property management functions).

Pros: saves money, requires less staffing for this software does the job a five staff it makes everything more simplified and organized. The success to property management is in organization. It also gives me a competitive edge over the competition for not to many places offer property owners online access with their very own password, to keep ahead in todays world of competition we have to keep up with todays technology for the old fashion way will eventually disappear!

Cons: color of the software, would be nice if clients could pick the display colors of their screens, would be nice to have a map of the city that shows were are your properties are located like pins or markers, places we have displayed signs.

Comments: Before I purchased for the office I let them know I was doing commercial, so I was disappointed on the features for my portion of the business. Others in my office use it for residential and they love it.

Pros: It was easy to set up, their support staff is excellent and the report functions were good and easy to print. Online bill pay is a wonderful option.

Cons: My part of the business at my office was Commercial vs Residential. There was no way to input information that did not relate to Residential (bed and baths are NOT relevant)

Program is easy to use. Support staff is great to work with.

Pros: Easy to use. Tutorials & Great Support Staff make it easy to learn. Can't beat what you get for the great price. The tenant portals make it easy & convenient for them to setup recurring rent payments online, our tenants love it! Tax time is made easy with their 1099 program. The Buildium app makes it extremely convenient to keep watch of everything from wherever you are. There's tools that I haven't even tapped into yet, and Buildium keeps adding more to make the job even easier!! Thank you Buildium!!

Cons: Would be nice if Support Staff were available past 5:00pm on the West Coast. But you can submit a Ticket!

Great management software for a great price. Allows our condos to self manage and save big.

Pros: The best thing about this software is the ability it gives us as a small HOA to automate processes and easily allow owners to communicate, pay bills, and generate requests. We love the reporting features that allow us to keep owners updated and export to our CPA.

Cons: The only complaint I have is that for owners who do not have app access, the web site access is a little difficult.

This has been a great experience for me. Buildium has grown since we first started using it.

Pros: The program is basically easy to use. we are a small property of 72 units. I am not computer savvy so ease of operation is vital for our operation. We have had at least 5 programs none of them worked for us. Your customer service is very good. I enjoy reading the weekly blog.

Cons: The communication part is hard for me to use. Specifically the email is hard for me to use. I don't think it is the program but my inability to use templates.

Overall: I am the only one in the office so I have to figure out everything about the program. Buildium is easy to use it only take me a few tries to make the program work.

Pros: great too to allow the whole team to manage our property management business. communication with contractors and tenants as well as all accounting in one place.

Cons: the marketing for listings and lack of integration with third parties for cash payments and unattended showings is cumbersome

Overall: good history of up time and availability.

Pros: The website is user friendly. Anytime I've ever had any tech issues, the response and customer service was friendly and professional. I'd recommend Buildium to anyone who manages properties in any state! All the new updates to the website have been for the better and really help with response times being more instant than before!

Cons: I would say that one of the cons is the texting feature. I think it might be bugged. I'm always receiving updates when I do not want to see them. I'm sure it's something I can turn off, I just haven't had a chance to.

Overall: Ease of use.
Landlord, tenant and property manager friendly.
All around great customer service.

Pros: Has lots of features to reduce time and easy of recording information. Doing bank recs are much easier and looking up information on the app is great when I am out of the office

Cons: It isn't set up for Canadians as well as we would like. Doesn't have an easy way to incorporate GST so accommodating its Canadian clients with some features would be appreciated with that and reporting. Have had issues with the payment portion 3rd party provider but when it works it's great.

Overall: Reduced work load and more efficiency.

Pretty Good - I need to maybe do some tutorials to make more effective use of the software.

Pros: I like it because it is web-based software and it also separates my client's expenses into tax categories to make things easy for them. Our goal as a property management company is to provide a stress-free experience for our clients.

Cons: There is currently No local rep to have a hands-on tutorial with, and it would be very helpful to have someone by my side assisting with learning all the ins & outs, or perhaps a local class. If you have some webinars, that would probably help.

Comments: Overall we have been using for a few years and are very happy

Pros: The customer service is always great. The product is intuitive and works well with the mobile app. Any issues are resolved in a timely manner.

Cons: There were many challenges setting up the software properly. We were trying to upload about 60 units and it took longer than expected. (not sure if this would be any different with another software though)

Comments: Its a great program to use and its fairly easy as well once you have some sort of knowledge of what property management systems are capable of doing.

Pros: This program is cloud based so you can login where ever you are and do whatever you need to get done at that very moment with everything that you need at your finger tips. Its great for on the go property managers.

Cons: I would like to see some personalization abilities in the future as some reports may become confusing, maybe we feel some information is not needed whereas we'd like to add other information for our reports.

Pros: This software has everything you need to manage property. It can track all of the financials for your properties, produce reports, and even help with electronic leases and electronic funds transfers.

Cons: Accessing all of the information Buildium has is not as simple or intuitive as it should be. Also, the mobile app isn't nearly as robust as it could be.

Pros: Web based is a great along with a responsive support staff. They are always adding new features and enhancing the software.

Cons: Some of the reports are not as easy to ready as Others. My owners have difficulty with the Owner statements, (the reserve amount always confuses them.)

Pros: Tech support is ALWAYS available at no additional cost! Live support during business hours and ability to submit support request(s) outside of regular hours. They go above and beyond to help you get your question/problem resolved. They also have an abundance of Resource Materials available that cover ALL aspects of Property Management.. Buildium truly lives out it mission statement to come alongside Property Mangers to help they succeed!

Cons: By Buildium's own admission they know they still have things to work on. But they have a long term plan and are continually working on improving the product and making it more robust. They have, and will continue to, listen to their customers as they make and implement these changes and improvements.

Overall: Buildium is a cloud based product that is mobile friendly that can be used from anywhere at anytime. It is extremely cost effective, easy to setup, implement and use. I was personally able to take a Property Management Company from a completely manual system to a completely computerized system and successfully pass two Department of Real Estate audits in the process.

My experience with Buildium so far has been great very smooth, and easy to use. So far it's perfect.

Pros: Once you figure out how to set up, it is relatively easy. Lets you know the status of the rent amounts due, the lease period, repair invoices and other necessary information that you and the landlord need.

Cons: Not as easy to set up as you first think. There are some setup steps that seem to be repetitive and could take fewer sets. The excel setup sheets did not always carry over all the information to the program and sometimes there seemed to be a glitch even when the service rep was working with it.

Overall: The information that is necessary to managing several properties is at your finger tips.

Pros: Great tool to manage tasks and is very user-friendly. Searching for tasks or work orders is quick and effective.

Cons: We did not have any complains other that the fact that we are a small team but we maxed-out the available spaces. I don't know if it has the capacity to forecast asset replacement for budgeting purposes.

Pros: All my building info and maintenance is in one location. Easy too look up tenant information and easy access to them.

Cons: Doesn't keep apartment maintenance in between tenants. I like to have all the history of every unit i have for all time.

Pros: I am not an expert in accounting yet this software was simple to understand. I was worried before making this purchase. Some reviews mentioned that it was a complicated software. I found this to be untrue. If I get stuck on somehting there's always someone in customer service to help me.

Cons: I don't think I have an issue to complain about. Maybe as time goes on I will find something but for now, no complaints.

Pros: The customer service is superior to any other rental software I've ever used. I can always get a real person on the phone to help me solve any issues.

Cons: I wish I had a little more flexibility with splitting my commercial units. But customer service has help me to "trick the system" getting the end result I was looking for.

Pros: We have been using Buildium for about 5 years now. It is really good at the things the company wants to be really good at. Very easy to use, reliable cloud based application, integrates well with other ad-ons.

Cons: In a day and age when user flexibility and customization is the new norm, this company takes a "one-size-fits-all" approach to the software. Forcing people to adapt to using the software the way they want you to, as opposed to allowing you to customize the software to adapt to your preferences. They also arbitrarily make changes to the program's functionality with little or no warning. If you are fine with this sort of thing, then you will love the program. If you prefer things your way, I would suggest continuing your search.

Overall: Helped to organize rent roll and maintenance management.

Pros: It keeps me from having to create binders to keep track of each property. And paper binders don't send reminders!

Cons: The mobile app still needs work to become as useful as, say, my QBO bookkeeping app. It has basic functions but doesn't have the dashboard listing functions yet. Wisely, tho, they added a button to go to the full site that automatically logs you in.

Overall: It helps us manage places and people without leaving my desk to go to file cabinet

Pros: The customer service is OUTSTANDING! There is no way to be able to solve all the problems of transitioning to a new program on your own; I tried that with another program, using the excellent documentation they had provided but was never able to overcome some of the posting problems I encountered. I ended up frustrated and stressed out from being unable to understand how the program wanted me to do things. However, when I ran into any problem with the Buildium program, all I have to do is submit a support ticket. I normally recieve an answer back within 24 hours. If it is a serious problem, I call customer service and I am ALWAYS able to reach a LIVE, FRIENDLY, American speaking Specialist that is able to see what my program is doing and walk me through the problem to the point that I can manage it and they always explain what is going on so I can understand it!! It is the absolute best program I have ever used, in any field, in my entire 40 year career in Property Management! And they are constantly updating the program and making it better! I don't think I have ever been happier with a buying decision in my life. I highly recommend this program and company to anyone who is going to be managing real estate.

Cons: The ONLY thing I can think of that I don't like about this program is that one of the report sorts I use is done by the owner first name, instead of last name and the security depsoit breakdown report is done by Owner name, instead of the Tenant Name. Other than that, I can not think of a single thing to complain about. It is a great company!

Overall: I had been using a DOS based management program for nearly 20 years and had to go online due to the changes in technology. It was a very stressful time trying to find a program that could do what we needed and was affordable and that I could manage on my own. Buildium has been the answer. We LOVE the online payment option for our tenants and landlord. We LOVE all the reports and the way the accounting process is set up. Most of all, we LOVE the excellent customer support we recieve from the Buildium team. The whole experience has been outstanding.

Pros: Completely user friendly. The fact that you can send the reports to excel and accommodate them according to each client is great.

Cons: Wish it could interface with quickbooks. It doesn't have an aging report. If a client has a credit balance it doesn't show in any report.

Pros: I like the functionality. My tenants can pay online so there is no excuse for late payment. Tenants can submit maintenance request online and I can view it on my phone from anywhere. My owners can login and view their accounts online.

Cons: I don't like that you cannot send a copy of the invoice with the rental owner statement. You cannot generate a bulk email for the income and expense statement and send to all the owners you have to send individual reports.

Pros: This software is reasonably priced and offers easy to use tools and platforms to manage the apartments. Also the online platform is wonderful for the company and for the residents too. The easy of online payments is a wonderful feature. The reports are easy to use and clearly defines the incomes earned. This makes the accounting a breeze and also helps with the budgeting and forecasting processes.

Cons: The only thing I would like to see is a feature in the Epay process that you can clear transactions as they clear the bank. Perhaps in the accounting / deposit function like we do with check and other payment deposits.

Pros: This allows me to send a link to our online application, quickly qualify prospective tenants and seamlessly register them into our portal to handle payment of rent and security deposit. Provides a means by which to upload digital copies of leases and pertinent information and manage the relationship. My tenants are happier, I save a bunch of time and hassle, eliminate paperwork.

Cons: The financial features on this program are probably the most robust of all of the PM platforms we evaluated, although it is not intuitive. Buildium has allowed us to move off of QuickBooks entirely.

Overall: Save time and hassle! Streamline the property management process for both owners and tenants.

Pros: The software is easy to use, it's always online, the customer support is always ready to help and it just works well. The tenant portals are wonderful, allows the tenants to pay online, request service etc. The owner statements are clear and detailed, one of our clients CPA's has commented more than once that they wish more clients used this software as the reports are so clear.

Cons: I would like to see the financial reporting/syncing side of the software developed further. This is an area that has received attention from Buildium and I suspect we will see more as the user base expands.

Overall: Buildium helps us stay compliant with the Arizona Department of Real Estate while providing great service for our landlords and tenants.

Pros: Customer services is the only thing that really stands out for me. This is not an easy program to use and will take a while to learn all the available features. I call in a lot and customer services is always very helpful and very knowledgeable.

Cons: Attaching documents is not up to par. Can not attach more than one document and this is very inconvenience. Application fee is one set fee and can not be adjusted for multiple applicants. A lot of little features could be amended to make it more convenient for users.

Overall: Record keeping is the main benefit.

Cons: Sometimes I feel that Buildeum is too difficult to navigate for someone new that is just starting up. It's almost "too sophisticated" and an ordinary user like myself gets lost easily.

Overall: The main benefit, of course, is the organization that helps regulate the flow of property management. It's like going to ONE store and finding everything you need (groceries, home depot, pharmacy, dry cleaning, banking and much more).

Pros: The platform is super user friendly and they are very quick on approving e-pay. I used another company prior to this and I had to attend 6 weeks of training sessions, plus their e-pay took 2-3 weeks before I was approved. It took me almost 2 months to get up and running. When I made the switch to Buildium, I had everything I needed up and running within 24 hours. THAT's how property management software should be!

Cons: There really isn't anything I dislike except for when you log in, it takes you to two separate pages instead of just letting you sign in through the first one.

Pros: It is understandable and you don't need to be an accountant to use it. I like the Dashboard so that I can see what is going on at one time. Also, the customer support is superb!

Cons: I wish the property list had a drop down or that they were permanently listed on the side (like Rent Manager - but that software is too complicated). Going back to the properties every time is cumbersome. Also, having the the what ever account you want (for me operating) on a drop down so it doesn't take so many steps to get to it. I would also love if maintenance requests could be sent over to the events tab so I could look back at work that was done in the past (especially if something breaks again a few months later - I can go back and see when it was fixed or request was made for it to be fixed). It's hard to remember everything and could help with tenant complaining that they asked for something when they didn't. Its 3 or 4 steps to copy request to the events tab.

Pros: I love the tutorials and the easy to use systems. You don't have to be a computer wiz to know how to use the system and my owners and tenants love it! I also love that you can create work orders that alert your vendors when a service or repair is needed.

Cons: I wish that it had the ability to insert photos into communication emails. I love to send out email blasts but without photos is really limits my ability to email through the system.

Pros: Ease of use. Very intuitive design. It is customized for Property Management and for rental owners.

Cons: Their are a few functionality items that I would like to see added. I do understand that it is not efficient to add a feature based on only a few people requesting it. The reset password link to tenants needs to be looked at. When you reset a tenant password, the link expires after 10-15 minutes. That pretty much means you have to be on the phone with them to make sure they are in front of a computer when you reset. However, most of our requests for a reset come via e-mail and when we respond and do the rest, we can not guarantee the end user is going to take action right away. I understand security, but a 24 hour expiration on a password reset would be more reasonable. Security-wise,...if someone hacks into a tenant user account the only thing they can really do is post a work order or pay the persons rent for them. Hacker has no reason to get into someones Tenant account so no need for such short time frame on password reset procedures.

Overall: Saves time and allows better communication with tenants

Pros: The product is easy to set-up and on the rare occasion one does need to call for help their Customer Service and Technical Support are amazingly efficient. Buildium University is an extremely professional set of tutorials that allows users to ramp up to speed quickly. Our community association members can access their account or contact our office via their smart phones or PCs. Being cloud based allows us the ability to manage associations from anywhere on the planet.

Cons: Being a robust integrated management package makes it difficult to find what one is looking for at times. The package is geared for Rental Management so Association Management is their red-headed stepchild. There are features that are necessary for community Association Management that are not available in Buildium, yet.

Pros: The ability to organized each property, each owner, and each tenant. The Buildium Academy is a great source to get acquainted. Short and easy to understand segments. The customer support is exceptional. Have used (maybe even overused) this service often. Have always received a positive and accurate response. You can tell their are smiling on the other end, regardless of how dumb the question main seem to be

Cons: Because the program is not used every day, and sometimes only monthly, it is easy to forget the process. Of course, the more you use it, the better it gets. It is easy to forget something during the initial set up. You have three different entities - Property, Owner and tenant. If you miss something it is a problem. That is where Customer Service is fantastic.

Pros: It is designed with today's technological standards in mind. It's easy to use and understand. The knowledge base is extremely helpful. The flexibility of it is by far the most important feature as things are always moving and changing. It's intuitive. And the app is an added bonus.

Pros: It's such an easy program!! What I like most is the quick responses from customer

Pros: It seems to have full functionality no matter how large your business needs are, and their support team is great. Some things are really straight forward, and those other things that aren't so self explanatory, you can have your questions answered through buildium support

Cons: I wish there were some weekend support options. This is when I have time to really sit down and do some extra learning about buildium. I also wish there were support teams that I could refer back to a group of people that were handling my company so I wouldn't have to explain my whole story again. I have a very unique company and some support members understand my needs better than others. If I had the same support members to help me, I could be more efficiently helped. I need help on a large umbrella basis, rather than just getting help on one topic at a time. It has taken me over 8 months to really learn buildium for my needs, and just when I thought I was understanding it, I found that I had to redo almost the entire year to make my book keeping balanced as it would read out on my year end statements

Overall: I got full organizational benefits, start to finish from advertising to moving out. It has organized my book keeping and bank statements and helped me organize my leases and my security deposits and kept me on tract to maintenance.

Pros: Buildium is so easy and user friendly. It is too difficult to pin point what I like MOST, but
because I like so much about all of it.

Cons: hhhhhmmmmm.....the renewal flow, but I just edit the end date and change the rental rate and that is as easy as pie

Overall: I am able to track my word orders, my delinquencies, and month end is SO easy

Pros: Easy to use, I really like the synchronization to Zillow and multiple listing sites, that has really helped with listing our apartments and submitting applications. The background and credit check process has also been great

Cons: I'm not certain how accurate the credit and background check information is, since it seems to be mostly verified by the applicant. It also appears that the finances do not sync with the bank account that I have already provided the information for. Automatic linking to the bank account would be a great improvement.

Pros: when we switched to buildium we had a lot of questions. the phone staff was quick to answer every question we had. the program works great using our standard computers and removes the need of a server. we dont have to worry about i.t. support because they handel it all. our previous service required special computers and softwear to just even run.

Cons: the program can be pricey but worth it. there is a small learning curve but the phone staff is there to help you every step of the way

Overall: Buildium in all reality has allowed us to eliminate paper filing cabinets and increase productivity. we view it as another employee who knows it all

Pros: Easy to use program and the quick availability for customer support either by service ticket or phone is fabulous. Their support team is patient, knowledgeable. Buildium Academy is a fantastic tool to help you navigate setting up and learning the system.

Cons: No cons so far! They are constantly improving their services which I love to see. Improving the Task feature and adding "service tags" for each property would be one of my recommendations. This would allow you to quickly pull reports to see what maintenance items you need to monitor or complete.

Buildium has made our job harder not easier. So many problems hard to explain all of them.

Pros: Epay is the only feature that is worth mentioning. However, with that said once a payment is made if it is made prior to the posting of the charge you had better know the Buildium accounting method and know how to withhold deposits make new charges and completely review every account in your ledger to make sure the charges get posted. The system should automatically know how and when to post these payments . Bad Accounting Design!

Cons: Everything else! the software has failed our company in the accounting module, the maintenance module, and lately the 1099 feature is worthless. They dont even send you a usable copy of what was filed. Constantly have to look at search results that say OOOPS! That is unacceptable . Cant do payroll, cant use a credit card without double entry, Cant ever get ahold of customer service. Rarely return calls the same day. Although to their credit the representatives are patient and understanding to the weaknesses of the system often sharing the same frustration and anxt.

Overall: none. our job is harder with the software than without it. Not worth the money. Your platform is so inflexible that minor adjustments are a major hurdle. Recently I used your 1099 feature and find out that you dont efile with the states and even worse you dont provide or send us copies of the 1099's to file with the state. Your system is not designed to make the PM job easier but rather line your pockets. I cant tell you how many pages on your site say OOOOPS! You must know by now that your platform is poorly designed.

Pros: It Logical - I know where to look to enter information and I know where to look to find information.
Helpdesk team is great and I never feel embarrassed about asking questions (even if I think I should know the answer).

Cons: Not too much - they are improving all the time and the webinars are a great help.

Pros: Allows me to get everything done in one place from financials to Lease renewals, one reason this is helpful is that if a spreadsheet is needed it can be produced and edited in excel in most cases. The ability to include renters insurance with the monthly rent and keep in contact with Tenants through the software is very useful as well because you don't have to log in to another program to keep track of these things.

Cons: Inability to text property owners and vendors through the software is what I like least. We can certainly live without this but for example, being able to text Tenants rather than email is an effective way to get a quick message out without clogging your email inbox and it would be just as effective for property owners and vendors as well.

Pros: Relish the features such as tenant and lease tracking, accounting, automated rent and late fee reminders, on-demand reports and syndicating vacancies to other web pages.

Adore the mobile app and the frequent updates to the system such as work orders sent to Owners.

We began exclusively for the cost-effective tenant screening process and have moved into familiarizing ourselves with other and important modules, such as general ledger accounting.

Outstanding customer support, whether support tickets or telephone calls, is beyond what words can express.

Overall: Great customer support, ease of tracking mechanisms, applicant reviews and screening, work order trailing, accounting, lease reviews, communications with tenants and owners.

Pros: The program is easy to navigate around. The most help is that you get online support that is extremely knowledgeable; and very helpful.

Cons: The only issue we have is not being able to text (only email) the tenant. The text would be great just to let them know 'freeze warning'.

Overall: Other than the program, we have to make physical notes. The program helps us to take notes as an issue is presented by the tenant.

Pros: The customer service team is very responsive. They are always great about getting back to me and I LOVE that I ask for a call back instead of waiting on the line.

Cons: The software doesn't handle flat-fee management models well - I have to write dozens of checks each month to myself.
The software also assumes that everyone is also a real estate agent as well, so it does not allow for proration for the second month's rent so you can pay the agent the first month in full. Having to manually create a workaround has been a chore.

Pros: I love the customer support! I've learned to call early in the morning with questions instead of waiting on hold for a while. My questions are answered quickly and professionally.

Cons: It does not allow me to write refund checks to multiple tenants on one check. It also takes a while to collect and group all the bills that were paid on a single property on a monthly basis.

Pros: After comparing Buildium to other property management softwares, Buildium exceeded my expectations on pricing, options and easy to use without compromising customer service. The Buildium Academy is a great tool available at no additional charge, providing detailed information and answers to all questions. They listen to my business needs. As a small business owner Buildium has provided the time efficiency with our property management accounting , thus guving us more time to focus on business development.

Cons: If I had to pick a Con would be the rental application process if you start off with the Core plan. Many services are at an additional charge and there are set up fees for most of the added options. These charges can be avoided if you use the Pro plan.

Pros: Easy to use. Customer service is tremendously helpful. Less expensive than other competitors. Application process is a life saver and so is the e-sign options for leases.

Cons: The system is actually pretty fantastic. But if I could recommend any changes it would be the lease renewal process. It is a bit confusing to tenants and accounting can be a problem for that transition month. The new account and previous account should just be a continuation of the existing account.

Pros: To be able to access my whole portfolio when I'm running between properties makes this system worth it in the first 5 minutes of use. I can individually manage over 100 properties with ease, and the work order portion of the program makes the time between maintenance request and action virtually nil.

Cons: I do wish the software had FULL Canadian capabilities, including the ability to allocate GST and PST to fees etc. Currently there is no Canadian tax feature.

Overall: I can completely manage my whole portfolio on my own, and provided a great product to our clients.
