Pros

How quickly they address my concerns and questions. The techs are very helpful and listen to all your concern and help you no matter how long it takes.

Cons

I Have yet to encounter any Cons with Buildium, so therefor I can't elaborate on this question for now.

Amazing service from onboarding to continued support with the priority that is extra, however pays for itself with the ability to get answers, explanations as well as timely responses.

Pros

The value for what the software offers. Other HOA/COA management software does not offer the many layers that Buildium does - it really enhances the operations of the communities. Having good records is essential for the stability of a community.

Cons

The accounting is a bit cumbersome as there are "automatic" GL codes and then every community has a set they use. Not being able to delete the automatic GL codes creates disconnects.

Easy to use. Communication with tenants is good. Integration with Property Meld. Visually appealing dashboard etc.

Cons

Accounting weaknesses and customer support in the area. Our head of accounting has been trying to get help with an issue for months, and no response or help.

Overall I'm very satisfied and it has changed the way that I run my business. I am still building out processes and trying to utilize more of the functions.

Pros

That most everything that revolves around property management is centered in one location and connected seamlessly.

Cons

I wish I could have opted in earlier in my investment career with fewer properties, but it wasn't cost effective with low numbers of units. However, that is helpful to keep competition lower.

It's functional. I only use it for lease management and data entry to generate owner statements. I also use the.tax filing service. This has been worth the investment.

Pros

I use the Lease management and invoicing features the most. It helps me to keep on top of rents and expenses by property fairly efficiently

Cons

The preset reporting options is limiting, making researching my data difficult. I would prefer an option for report layouts to be customizable .

Used it for over 10 years and will continue to do so. The most common reports i use are the general ledger, income statement, and tenant statements.

Pros

Tracking the expenses by vendor and tracking rent across multiple properties. The ability to generate custom expense reports, and start to see trends over years.

Cons

I use it internationally, and it doesnt have options for multiple currencies , i have to switch all accounts to euros, and back to dollars, depending on what account and property. Also when batch entering id like it to auto populate or suggest the property and expense account from list. It is a little expensive considering i dont use the tax forms, bank synchronization, or tenant portal.

Love it overall but it’s not super intuitive to use all of the time. I wish some of the items were grouped differently.

Pros

Paying rent option and tenant management. I like the online deposit to my bank and the ability to e-sign leases

Cons

Interface isn’t super user friendly. I would like to see all tenant and prospective in one spot for ease of use

General great, except for bank feeds. Reporting is quick and concise. Sending messages to tenants is much easier than sending an email.

Pros

User friendly platform, quick and easy bill payment. Setting up properties with ease. Generally a great program.

Cons

bank feed, is not consistent, some charges come through and some does not. Makes extra work and then the auto reconciliation doesn't help. You need to go to manual reconciliation and review every transaction, makes extra work. Would like to be able to sort transaction by ascending or descending views to find things quickly.

Pros

Cons

Speaking with a live person regarding help, if needed. You have to create a support ticket. However, the response time is very quick.

•Overall Experience: Indispensable. Buildium builds trust with tenants through improved communication and transparent services, leading to higher retention. It is a critical, high-value management tool. I found Buildium to be a critically important program that allows me to manage my residents with the same effectiveness and efficiency as large landlords with developed front-office staffs. As a landlord without onsite staff, I can personally stay on top of rent performance, lease management, and service requests. The resident app provides full transparency, which builds tremendous trust. When residents see their rent applied, track their ledger history, and submit maintenance requests that are responded to with alacrity and experience transparent resolution steps, they value their apartment relationship highly. High-value management leads to higher resident retention and supports rent increases. Buildium helps landlords manage and market better and very cost effectively, which builds their brand. Savvy residents now expect the efficiency and transparency that digital management programs afford. I would not manage my property portfolio without Buildium."

Pros

I find the Buildium program and indispensable asset for landlords of any size but especially the small start ups looking to grow their brand image with exceptional service, marketing and resident web-based features. Residents will be impressed by the initial contact with marketing and the application process. Then once a resident, they will enjoy their unique web platform that affords access to everything that is important to them including 24/7 transparency in lease, lease documents, communications, payments and options to pay, as well as reminders. Landlords can manage single handedly from anywhere they live in the world easily staying on top of rent payments, ledgers, service requests and can easily communicate between established vendors and residents. The program keeps trak of everything that is important to landlords all either in a PC or cell phone.

Cons

Opportunity areas are two. 1)The current accounting aspects are not as intuitive as most are accustomed to and there was a long learning curve to use the feature. I wish there was communication with Quicken Basic software as that program offers intuitive easy to use features not yet duplicated in Buildium . This is unfortunate as I still prefer Quicken because use of the Buildimh accounting isn’t ideal. 2)) While linked to Happy Inspections – the link and process is not as fluid and efficient as I had hoped for and somehow images and inspections should be part of the program and not just a partnership add on feature.

I loved Propertyware and found Buildium even easier to use and just as fully featured as I was accustomed to and better value too- it was a most excellent decision. When it came to time to sell property, nothing supports value better than accurate critical property management and lease info digital form all which can be easily accessed for the Buyer. That alone helps support max property sale value. Then the Buyer upon purchase became so impressed with Buildium that he onboarded because he realized my residents were used to a highly sophisticated management platform and anything less would mean he risk resident retention, losing the trust and confidence the Buildium program helps landlords install in each resident.

Well with a bit of trepidation initially feeling forced to decide at the time. Then smaller landlords were required by Propertware to consider another program. I looked at many options but ultimately landed with Buidlium. I loved Propertyware and found Buildium even easier to use and just as fully featured as I was accustomed to and better value too- it was a most excellent decision. When it came to time to sell property, nothing supports value better than accurate critical property management and lease info digital form all which can be easily accessed for the Buyer. That alone helps support max property sale value. Then the Buyer upon purchase became so impressed with Buildium that he onboarded because he realized my residents were used to a highly sophisticated management platform and anything less would mean he risk resident retention, losing the trust and confidence the Buildium program helps landlords install in each resident.

Tenants love the ability to pay through the app. It lets them make multiple payments and see what is happening any time day or night.

Pros

Love the integration on payments email etc. It gives a quick iverview and you are able to access information at the drop of a hat.

Cons

The way it handles documents. Leases and the way it fills in fields feels clunky. It should know how many tenants and adjust accordingly instead of just leaving a bunch of blank space. You should bbe able to adjust on the fly. Also you enter the appliances and all information but cant retrieve the information for the lease.

Buildium had been fantastic and has made my job as a 1 and a half man shop so much easier! It was easy to train my part time staff and it helps me keep tabs on all of my clients.

Pros

Buildium is so user friendly, for my team and for the tenants and owners as well. We work with owners and tenants of all ages and backgrounds and haven't had a problem getting people to work within the system. The user interface is simple to understand and navigate.

Cons

It's inability to calculate nnn expenses for commercial leases. It does almost everything I need to manage our commercial portfolio but if it's lacking one thing, it's the operating expense calculations.

Overall I am happy. A lot of features I do not know how to use, however that is my fault. I would be very interested to know if they offer live trainings.

Pros

It is a fairly easy way to manage and list rental properties. I like that it pushes rental listings, easy communication, and ease in collecting rent/fees.

Cons

Since being sold the prices went up a lot and I can no longer make a call for help. I need to upgrade for $1000 additional a year. When I open a trouble ticket it takes a while and I find that I sometimes get AI generated answers that are not helpful. Also, they are making money on my tenants purchasing insurance through their site and I do not get a portion of this.

I was a Buildium user with P2P Property Management. The owner got big ideas the CINC would be better. Long story short he is out of business. I ran back to Buildium with the clients I salvaged from P2P

Pros

Ease of use, employee is up and running very quickly do to the availability of training support items . Customer Support - This staff is awesome and very knowledgeable. Issues are 99.9% of the time solved very quickly.

Cons

Nothing stands out. Having been dragged off of Buildium by my old employer and learned very quickly that complexity in software does not make my life easier.

### "Easy Set Up"

My overall experience with Buildium has been so good. We went from no software to this and it has been such an easy transition for not only us at the office but our tenants have had a smooth transition as well!

Pros

How there was an onboarding specialist helping us learn the software every step through the set up process. She answered all of our questions and was so nice.

Cons

My only complaint is that we use Buildium for a commercial portfolio, one of our strip malls has separate fire (street) numbers for each unit. This means in Buildium each unit is its own property instead of being under one property. It isn't a huge deal but just a bit frustrating.

I have been using Buildium for almost 10 years now. For smaller, just starting Property Management Companies, it is an affordable option.

Pros

Community facing website where tenants can pay rent, and owner portal. The tax reporting process is simple and straight forward. Communication with tenants, (text and email) is very helpful. Creating work orders is also an easy process.

Cons

Inspection integration with HappyCo. They changed their application. I cannot get the same reports as before. I used to be able to pay for this (inspections) on a yearly basis. Last time I checked there was still the option to request it, but when I called, I was told no.

It has been ok however now that we have been a client for awhile we do not get prompt responses to inquiries unless we call and sometimes they do not have the answer

Pros

The number of different uses it has to handle day to day concerns and tracking of any issues. I really think it is easy to set up.

Cons

The set up of payment accounts taking a long time and requiring so much documentation. Due to this we have been unable to implement the leasing side which has forced me to use another platform

The service has been great! I am happy to stay with Buildium but hope that some improvements may be coming.

Pros

I like that it is relatively user friendly, easy to look at and understand, and the customer service has alwasy been professional and helpful. I love having so may integrations with outside vendors.

Cons

I find the reports less easy to understand than other platforms I have used. My clients tend to have lots of questions. I also am no at all satisfied with the online Help & Support offerings. I was previously with Propertyware, and it was very easy to type in what you wanted to do, and the system would give you step-by-step instructions. While that exists here, it is limited to seemingly only to most basic of processes. This could be much more robust, which would save time calling the help line. I am disappointed that There were integrations that were not an option because there is an exclusive account already in place with another vendor, while this does not seem to be an across the board policy on your part.

the best property management software I have used in my whole career. easy to learn and new updates seem to be making it even better.

Pros

Finances, tasks, vendors and communications with residents all in one software. its easy to go between properties, and user friendly.

Cons

the task and work order doesn't auto populate the building address. would like to add other residents(in the same building) to work order easier.

Very good. Outstanding customer support. Sometimes peoples accent makes it challenging to understand.

Pros

Easy to use. Great customer support. Love the range of reports I can run. Good user interface makes it easy to navigate

Cons

A very basic bug was not able ti be fixed. The name of my banking account was wrong. I tried to have the name of the checking account in the banking tab changed and it could not be done. I was not asking for any account numbers to be changed just the name of the checking account. Also dislike the fees charged for ETF transactions

Everthing from beginning to end has been a great experience. Ir's a stremlined platform with the ability to streamline tasks.

Nothing. The offerings of buildium are great for property management. the task of entering the data into excel was tedious but served it's purpose n the end.

Overall, Buildium is an all-encompassing property management platform. I used Yardi many years ago and Buildium seems to have much greater functionality.

Pros

I like Buildium because I can access all of the landlord and tenant information, lease agreements, etc. relatively easy. I served as the Maintenance Coordinator for Sunset Property Manager for a year but now act as a Leasing Agent.

Cons

Buildium was a program new to me but it works very well once I learned all of the basics and the befits it has to reduce my workload.

Pros

The ease of leasing and payment processing. I don’t have to stress over tenants making payments on their accounts.

Charged late fees on items that don’t receive lates fees so I have to go in and delete them each day.
