### "Grear Company - Needs to Listen More to Customers "

Overall experience has been great. While I understand profitability and making money the company needs to talk to its customers more and get feedback. For example the ACH thing could have been better received of they would have understood how associations and budget planning works. Increasing in the middle of the year didn't allow any time for any of us to possibly raise our per door fee to unit owners. Charging them per owner is not the right answer.

Pros

Loved that it has free ACH for my associations which has helps us grow. Overall reporting is very good. Sales support (\[sensitive content hidden\]) is very in tune with thing and very responsive.

Cons

The over all way the communication was on the ACH charge wasn't what I would have like to see from a large company. Needs to work on the app more to make it more friendly.

### "Integration pulled with no notice, then phone-only pricing changed after confirmation"

On 10/22/2025, Vendoroo (our maintenance coordinator integration) was removed without any proactive communication to impacted customers. To restore API access, we attempted to upgrade; the app wouldn’t allow it, directing us to sales. Support initially confirmed Premium 150 at $337.50 now/$375 effective 11/1, I approved conditional on pro-rating, and then they changed the price to $400 “for existing customers.” I have screenshots of my billing screen showing $375 + tax and an 11/1/2025 next charge, plus the full email thread. The combination of no-notice integration removal, blocked in-app upgrades, and shifting phone-only pricing felt like a forced upsell rather than a customer-first solution. The core product is capable, but this experience eroded confidence in ’s pricing transparency and change management.

Pros

Solid core accounting and trust accounting, clean owner/tenant statements, bank recs are reliable, resident portal and ePayments at times bounce back after the already clear and cause accounting issues since we pay owners based on clearing these payments, and the UI is generally stable.

Cons

terminated the Vendoroo integration without advance notice, disrupting maintenance operations. Then they blocked self-service plan upgrades and forced “sales-only” pricing that didn’t match the published rates. After confirming $375/mo for Premium 150 in writing, support later said it was $400/mo for existing customers—an opaque, moving target that undermines trust (Case #02258492). Escalation required multiple emails and still lacked a clear remedy.

Pros

has been a game-changer for our property management operations. The platform is intuitive, well-organized, and designed with real property managers in mind. From tenant and owner communication to accounting, maintenance tracking, and reporting, everything lives in one place and actually works together seamlessly. The accounting features are especially strong and save us a significant amount of time each month. Owner reports are clean, professional, and easy to generate, which has greatly improved transparency and client satisfaction.

Pretty solid. I like it so far more than any other systems I’ve used such as yardi and doorloop. I am glad I got a system training as without it it would be difficult to figure out solo.

Pros

Ease of use. Option to expand into HOA management. Like the texting feature with clients. I like the automation of releasing charges without having to manually go in and send. I like being able to collect management fees thru the system and pay landlords thru the system.

Cons

The user experience could be better optimized visually. Length of time it took to approve for ach and debit/credit payments. Not offering onboarding complimentary. No bank account integration for running applications on prospective tenants. Don’t love the 20 doors or less for the price. Think it should be a higher quantity like 50. Especially because some properties have multi units or I’m managing by the bedroom.

Thanks for your review, Kasondra! You actually can use ePay to receive for rental applications received through your Buildium account. Simply go to Settings &gt; Application Settings &gt; Application Fees. You'll be able to choose which ePay-enabled bank account you want fees to go to.

I've been using for 2+ years and love it. It's much more streamlined than other property management software I've used in the past. Any time I have an issue or a question I'm either a couple clicks away from a helpful video or article OR I know I can speak with a real person in just a few minutes. We also love the portals for clients and tenants!

Pros

It provides everything you need in property management software, while being easy to use. The Academy and Help Center are unmatched!

Cons

I do wish there was more ability to customize reports. It would ideal to be able to create one from scratch, rather than modify an existing, as the option to modify are not what I need

I love and have been using it for a few years first with another company then with my own. I do not see myself ever changing.

Pros

Great customer service, always available. They are like having an entire team on hand. The system is easy to use and accurate. I love that you can upload documents into any situation for record keeping. Accounting is made easy through the system.

Cons

The program is a little pricy, but it is worth the quality that you get in the system and customer service.

had been fantastic and has made my job as a 1 and a half man shop so much easier! It was easy to train my part time staff and it helps me keep tabs on all of my clients.

Pros

is so user friendly, for my team and for the tenants and owners as well. We work with owners and tenants of all ages and backgrounds and haven't had a problem getting people to work within the system. The user interface is simple to understand and navigate.

Cons

It's inability to calculate nnn expenses for commercial leases. It does almost everything I need to manage our commercial portfolio but if it's lacking one thing, it's the operating expense calculations.

In my opinion report and accounting and ease of use are the best options. This reduced my time and increase my production.

Cons

I think the journal could have the ability to include more than one property; sometimes I need to create several journals for a simple entry that could be done directly between the properties.

Overall I am happy. A lot of features I do not know how to use, however that is my fault. I would be very interested to know if they offer live trainings.

Pros

It is a fairly easy way to manage and list rental properties. I like that it pushes rental listings, easy communication, and ease in collecting rent/fees.

Cons

Since being sold the prices went up a lot and I can no longer make a call for help. I need to upgrade for $1000 additional a year. When I open a trouble ticket it takes a while and I find that I sometimes get AI generated answers that are not helpful. Also, they are making money on my tenants purchasing insurance through their site and I do not get a portion of this.

is a good value for the money, and it was relatively easy to set up and get started with. We are still evaluating whether or not it can support all of our needs as we grow the business.

Pros

I have found that the customer support staff at are reachable, knowledgable and extremely helpful whenever there was a task that I needed assistance in completing.

Cons

There are some reminders and features that would make the platform more all encompassing so that we wouldn't have to rely on outside calendars for certain items like license expiration dates, and re-occurring bill payments.

Compared to previous years it has made things much easier for a team of people to keep information passed from person to person much easier. I keep track of all my tenants in a homeless shelter & creating events from shift to shift is easy and readily available to all shifts.

Pros

I like how easy it is to navigate & when doing notes it makes it easier to add the events for a short summary. The accounting software makes things easier to keep track off. The user interface is extremely easy to learn.

Cons

I don't like how short of an event that the amount of words allowed is often too short. The emergency shelter requires case notes that are more detailed & I usually have to create a separate document for the more detailed case notes.

Overall it has been great working with . They have a cost effective model that scales with my business. It is a professional product with all the robust features needed.

Pros

Good value to scale a business up, payment processing and financial reporting are easy to use. I also like the third party add-ons like advertising for more landlords.

Cons

Takes a minute to figure out some of the reporting. It has so many features sometimes it was tough to figure out how to just get a basic financial report.

It is not the best for reporting in my opinion. There should be more areas for better reports with better details.

Pros

The application links are easy for prospects to fill out.

Cons

The time for the processing fee to process for applications. We are looking 3 to 4 days at times. You cannot merge people together that are moving in. Not so user friendly at times and a lot of steps to navigate though.

For instance, if a payment is submitted late on Friday, it won't start processing until Monday because banks don't process on weekends. Would recommend the others. very good bang for your buck and has so many features you would not find on other apps.

Pros

It is very user friendly. The interface is straightforward via desktop and on mobile devices. So east to adapt to and understand.

Cons

Not being able to search specific keywords or phrases in text messages. I like how we can find names quickly for messaging but the keywords or phrases would be nice so that we do not have to scroll constantly searching for messages.

The service has been great! I am happy to stay with but hope that some improvements may be coming.

Pros

I like that it is relatively user friendly, easy to look at and understand, and the customer service has alwasy been professional and helpful. I love having so may integrations with outside vendors.

Cons

I find the reports less easy to understand than other platforms I have used. My clients tend to have lots of questions. I also am no at all satisfied with the online Help & Support offerings. I was previously with Propertyware, and it was very easy to type in what you wanted to do, and the system would give you step-by-step instructions. While that exists here, it is limited to seemingly only to most basic of processes. This could be much more robust, which would save time calling the help line. I am disappointed that There were integrations that were not an option because there is an exclusive account already in place with another vendor, while this does not seem to be an across the board policy on your part.

Pros

Finances, tasks, vendors and communications with residents all in one software. its easy to go between properties, and user friendly.

Cons

the task and work order doesn't auto populate the building address. would like to add other residents(in the same building) to work order easier.

Pros

Easy to use. Great customer support. Love the range of reports I can run. Good user interface makes it easy to navigate

Cons

A very basic bug was not able ti be fixed. The name of my banking account was wrong. I tried to have the name of the checking account in the banking tab changed and it could not be done. I was not asking for any account numbers to be changed just the name of the checking account. Also dislike the fees charged for ETF transactions

Everthing from beginning to end has been a great experience. Ir's a stremlined platform with the ability to streamline tasks.

Nothing. The offerings of are great for property management. the task of entering the data into excel was tedious but served it's purpose n the end.

Overall, is an all-encompassing property management platform. I used Yardi many years ago and Buildium seems to have much greater functionality.

Pros

I like because I can access all of the landlord and tenant information, lease agreements, etc. relatively easy. I served as the Maintenance Coordinator for Sunset Property Manager for a year but now act as a Leasing Agent.

Cons

Some links aren't identified as links (e.g. tenant names) which was confusing when I began using Buidium two years ago and sometimes I need to click on multiple links to retrieve the information I need when I should only have to click on one.

Incredible, they are always there to help when there's issues and there are rarely any bugs to fix. It is overall easy to use.

Pros

Texting features, tasks are easily located and key words give easy access to past records. The projects that link a task to another are also very useful to pull up past actions.

Cons

It moves very slowly on older computer models, though it moves very well on mac OS, any other brand with slower processors doesn't do so well.

I wish it were easier to move back and forth between bills and the checking register without having to go all the way out and reselect the property.

Overall it has been a great experience, from onboarding to going live and as we grow, support is there every step of the way and helps whenever we have questions. The Customer support really is some of the best I have ever experienced with a company.

Pros

has helped greatly in every aspect of managing our properties. It has been incredibly beneficial as our small company grows, e-leasing and collecting rent has never been easier. The portal is easy to use, and our tenants love it as well.

Cons

There are a lot of different avenues offered with . At times it can feel overwhelming and like I'm not using it 100% to our advantage.
