GREAT. I am overall a happy customer. The helpdesk team is AWESOME! I have never had to wait long for help and they are always willing to stay on the phone with me as long as I need to solve a problem.

Pros

The functionality that you obtain with this product compared to the price makes it the best in class.

Cons

I wish the owner portal and maintenance piece had more functionality. I do not use the online leasing piece because it was cumbersome and problematic.

Our overall experience with Buildium has been great. It has allowed our company to seamlessly integrate HOA management with rental property management. It has given us a way to integrate all of our clients in once space effortlessly.

Pros

When it comes to leasing and property management, Buildium is easy to use and intuitive. It is a breeze to post a listing and communicate with prospects using the Tenant Turner integration. Everything is integrated, so once you have approved an applicant there is no hassle to add them to a lease and begin the move-in process. Buildium makes communication with tenants quick and easy to navigate to.

Cons

In my few months of using Buildium, there are a couple features that I have found to be missing. One of them being automatic drafting of CRP's. It seems that other system have this built in and it can cause more of a headache to do them through a sperate software or by hand. The system can also be somewhat challenging to learn and navigate at first but once you figure it out it becomes easier.

Communications are solved with this software. File storage is solved although I store it on the cloud as well incase I cannot reach Buildium or chose to do something different at any point in the future.

Pros

Being able to keep all communications, files, ledgers, tenant info, owner info, vendors info, in one place. Auto communications are fabulous! Set it up how you want it and notices are sent out automatically per your set up instructions. Portal access to Owners, Vendors, and Tenants, as well as applicants is fabulous! You control what they see and access and are able to post their statements/ledgers online for them to see in real time. Best thing ever is keeping all the communications from one person automatically under their user name and title.

Cons

Company financials can be a little difficult because the software does so many functions on different levels at once. Just have to study the set up and work it to your liking.

### "Mostly Happy with Our Choice to use Buildium"

It has been a good change for our business from where we were a year ago -- still tracking rental information in excel spreadsheets. I am the one who uses it daily, but the others in the business that need to pull information from time to time find it easy to use and that it has the reports they are looking to find. It definitely has helped us save time on some things. However, some of the shortcomings described in my explanation of things least liked add back time. I'm hoping in participating in this and voicing my feedback to the reps that I'll see my suggestions used to improve things in the future.

Pros

I had used the software at another company and thought it would work well at my current job. I really appreciated the customer service from my past experience. I have had only one less than favorable experience with the customer service received in my years of using Buildium. I like how easy it is for our tenants to use and navigate. It has encouraged most of them to pay online which is a huge time saver for me.

Cons

Since we do commercial leasing and not residential, there are some misses in my opinion. I'd say my biggest frustration with the software is the eleasing formatting. If you have a document with tagged information boxes, if you enter in one wrong piece of information instead of being able to edit just that one box, you have to cancel the whole document and start over. That's rather a pain. So I've been uploading forms more instead of using the saved elease documents for this reason. Also, I wish there was a way to tailor the communications better. My tenants want to receive monthly rent invoice yet your system only generates monthly statements. So I have to manually make these monthly, which is time consuming. It would be nice if I could create something like this. I worked with several customer service reps on this tasks and it was decided that what I want done is not possible at this time.

Satisfied with Buildium after using multiple property management software for its ease of use and modern dashboard.

Pros

The ease of use is first, tenants also find it easy. Like the features of all aspects of property management and report generation abilities.

Cons

Still not comfortable using the Accounting features as we are used to other software for full-fledged accounting. Tried it but this aspect can be improved a bit.

Buildium's ecosystem of add-ons are geared for growing property management companies. I was able to add them as I saw fit, of course some of them cost money, but in all cases they have saved me more money in the time I saved.

Pros

It handles 90% of the lease digital "paperwork" with just a few clicks. Tenants prefer paying online and now that most are, rent tracking is automatic! Paying bills with remote check printing saves more time than I was ready to admit. The integration with TenantTurner to allow prospective tenants to schedule their own showings was a huge time saver.

Cons

I've given buildium 5 stars, but every software could get better. I do wish they expanded the e-signature integration to allow for lease changes to be captured more easily. I also wish they had custom fields to each property/unit - which could be added, searched for, and filtered by; these would allow me to track information such as is there a gas furnace, is there an underground sprinkler system, what's the neighbors name and number, etc.

Pros

It's really easy to use, but still gives us very advanced tools. Robust trust accounting makes auditing and compliance easy. Support is always good and prompt. They are constantly making updates and improvements and seem to really care about the product. I like features that save me time and Buildium delivers. Really good tenant app, tenants really like it. Communication features work well.

Cons

Buildium is great for PMs who manage up to about 100 properties. It lacks the features that you need for over that amount, such as advanced batch reports, missing many standardized features and tools, no inspection schedule tracking, and the manager app isn't the best.

Doorloop is not meant for professional property management. It's missing a lot of compliance features and is not compliant with my state's licensing board. Doorloop is not trust accounting compliant. Many features they advertise don't work and are broken. I'd see Instagram ads pop up for Doorloop showing off new features trying to get signups, but those features didn't exist at all.

Very positive experience from the very start. I would definitely do it all over again.

Pros

This setup was very easy and allowed me to import a lot of data from my previous software. Customer service is AWESOME! They always answer the phone in person and typically fix the problem on the spot. Email requests work well too. Friendly, fast and efficient, can't ask for more. Online tenant payments are very easy for them to use and set up automatically. The software is very intuitive and there are shortcuts that are customizable. It really is a great software.

Cons

It is really geared toward residential leasing, and I am a commercial leasing outfit, but it works ok. They are slowly making changes to make it a better fit for commercial applications.

It looked the easiest to use, and had the best options for online payments, and setting up looked to be the easiest.

The overall experience has been very easy because we had so much customer service assistance. The switch has been a lot easier than we thought. We’re going on a year now and we couldn’t be happier. This is our first tax accounting season using the Buildium program from what I heard it’s been very easy to do

Pros

I work with maintenance daily and I love how easy it is for me to use for all aspects of maintenance from work orders to vendor payments. I love being able to track tenants payments in real time and explain to them if and Why something is the way it is without having to pull out files and do a lot of intense research because it’s all right in front of you. I like being able to look up vendors payments, and total cost of repairs for certain jobs. I also like the ease of billing tenants for their repairs and adding to the lease ledger. I enjoy our office staff can all see what’s going on with the repair over the tenant with ease.

Cons

I don’t know that much about the accounting aspect, which I blame myself for. I need to take some buildium academy accounting classes as I really don’t work that much on that end of the business.

Reason for choosing Buildium

Which historian because it had everything we needed. And the cost was effective. We did look at other software, which is much more expensive. It still didn’t have everything we wanted for the way we run our business.

We like that we have all but ONE resident who uses the on-line rent payment system. Still trying to get them into the 21st Century!

Sometimes a little hard to figure out some of the features, especially the ones you do not use everyday. .

Automation is HUGE! online payment is HUGE! It's connecting my tenant/client requests with my staff and subsequently my vendors - less mess to sort through!

Pros

I don't have to have a degree in accounting, between features, FAQ's and support, I've always been able to resolve issues. Love that it streamlines my processes into one central place and that I have a good overall place for myself, my assistant, my clients and tenants to look at things. Love online payments and ability to pay out to owners and vendors online as well! Software has fantastic capability to shift easily with the changing needs of business (growth or even if we were to pull back a bit - affordable and seamless transition!)

Cons

The vendor/owner portals are difficult and messy. Also, my vendors can see ALL work orders, not just their own for a property they have access to. They have to go under maintenance just to find work orders (not intuitive). Would be awesome if they could just reply to the emails the system sends and have those replies/files be uploaded as communication on the work order. Loading pictures is ok but difficult to reorder. Also, would like to be able to load pictures in an area that show things like appliances/etc but not necessarily show on the listing If I enable "files" to be seen, then people can see ALL things under files - not just those pertinent to the properties they are enabled for. If I send an email to all owners or all tenants, it does not save under their individual communication logs - I have to go into a specific lease/tenant/owner/etc then go to communications to start an email otherwise it's not in the log. Would like to have multiple work orders under tasks - sometimes I need a General, a plumber and an electrician to complete the same task, for example. In the banking area, I'd like the property balances to reflect how much is deposit/property reserves so that I can see I'm where I need to be at a glance. I'd also like to be able to make more than one reserve account per property (i.e. taxes, maintenance) I'd like ONE application email - not one plus the credit check (maybe the app has a link to the chk

We've been using Buildium for about 2 years, long enough to get a good feel for its strengths and weaknesses. My overall impression is that this is a good product for small to medium size residential property management firms (10-100 units). If you have fewer than 10, this product is overkill. If more than 100, you'll probably find it too simplistic. The product is geared to residential properties and residential associations. Managing commercial portfolios with it can be difficult. The Good: Accounting functionality is pretty strong. GL, AR, AP, budgets and property ledgers are handled seamlessly. Very easy to use even for beginners. I like the global search functionality. You can pretty much find anything using it without navigating through the menus. Pricing is relatively inexpensive. It's cloud-based, so you don't have to maintain any software on your own computers. You can access it anywhere with a web browser. Some people see this as a negative, but we've not had any issues with Buildium being down unexpectedly. The scheduled maintenance times are generally late at night. Support is good if you're having problems with the standard functionality. In general I would say the support staff understands their product well. And you can get them on the phone to explain things. That's becoming less common with companies today. Document management is hit & miss. I love that I can post a PDF receipt for every expense right there in the ledger. However, documents at the property- or owner level are less helpful. It's just one big bucket per property or owner. Having a folder structure would be a big help. (Not there today.) Buildium offers tenant bill-pay through an online portal for rent payments, and also outbound electronic payments to property owners. It's done through a 3rd party vendor and at additional cost. This is a double-edged sword. Very convenient; it makes the bookkeeping entries for you automatically. But if you're doing outbound payments, make sure to treat it just like an online banking account (long passwords, be careful of who in your office has access to it, etc.) Allowing for extra security questions or letting users limit the IP addresses that have this outbound payment functionality would be helpful. The Bad: As noted, you'll get frustrated if you're trying to use this for commercial properties. The designers make assumptions that you're doing residential. CRM functionality is practically non-existent. This is an accounting package. They do have some decent (and customizable) postal-mail templates and can do mail-merge so you can send notices to tenants and owners. But this does not extend to email. You'll need another product to do CRM and do double data entry between systems. There is no integration layer or API, so no chance of integrating this with your CRM system or generating custom reports. The reports, while nice-looking, are as-is and not customizable in any way. You're stuck with what they give you. They make some odd design decisions sometimes. For example, you can't generate an association owner invoice for an owner who lives someplace other than the managed property. The invoice is always addressed to the managed property, even if you entered a different mailing address for the owner, as if an association owner would never rent out the property. These types of oddities abound, and the product support folks will never acknowledge it as a problem. They'll tell you to fill out an enhancement request, which may be considered for implementation someday, or may not. You'll never know. Providing a way to customize reports or providing an API would help in this area. In Summary: Buildium is good at what it does, but what it does is pretty limited. You will likely be happy if you're in their demographic sweet spot (10-100 residential units). It's cheap enough to sign up and try it out to see if it's right for you. If you manage commercial properties, have a very large or complex portfolio, or need integrated CRM capabilities, it's probably not for you.

This software has allowed me to have control and better management over my properties, tenants and staff that work with me. It is an application, which It simplifies the bookkeeping aspect. In addition, it has a dashboard for quick data reading.

Pros

Buildium gives me task automation which allows me to save time. He helps me by telling me how much I owe and what bills I need to pay. It makes it easier for me to pay my tenants and manage my properties knowing their status at all times.

Cons

The learning path may seem confusing at first but once you start working more with Buildium the process becomes more intuitive.

Overall, Buildium is a good, solid platform which provides all the tools necessary for a successful property management experience.

Pros

Buildium allows my team to easily list available units, track applicants through the application process, and onboard successful applicants. It has an easy to access tenant portal which prompts users to purchase renter's insurance and allows easy electronic payments. Even my non-tech savvy tenants are able to log in to make payment on time. Tenants can submit work orders and sign up for text message alerts, making the entire tenant experience streamlined and efficient.

Cons

Some of the listing features are not quite up to par. For example, if I choose to syndicate one listing to another service, ALL listings are then syndicated. This becomes a problem quickly when I have multiple listings with different property owners. Additionally, the rental property owner features are not intuitive and therefore have not ben adopted by my clients. I still have to send them reports they could easily access themselves.

### "Great value in a property management Swiss Army Knife"

I would say that Buildium has turned what was a loathed but necessary process into one that is 95% smooth and enjoyable. The ease of calling up specific internal Reports and making them available to appropriate audiences is a breeze, and it's accomplished with visual touches that add a lot of professionalism to the presentation. For those who are not familiar with it, your stock will go up as people will be amazed at how fast you can provide relevant responses. Inquiries that used to take weeks to wend their way through a CPA and his staff, can now be generated in five minutes and sent back to the inquirer. We have cut our external accounting costs significantly by doing internally what used to be sent out for routine addressing...knowledge is power.

Pros

It is a comprehensive set of tools that can handle, to a greater or lesser extent, whatever you throw at it. I would not dream of managing the property I do if it meant returning to the former ad hoc, cobbled together process. Buildium shows the net benefit of having an integrated, systematic handler that does not require having to trouble shoot different resource modules or integrate app functionality, the things that can drive you to distraction instead of providing efficiencies. It is obviously a tool that has had thoughtful design at its core, with ongoing updates and expansion of functionality as feedback on it is digested.

Cons

The thing that makes Buildium so good is the thing that trips it up, at least a bit, in making it compliant and compatible in accounting function. As software, it was, by far, the best integrated accounting tool that was part of a larger management tool. But because it is not specific to accounting, we had to do a rain dance for awhile to bring it and our accounting firm's approach into cohabitation. There are things Buildium can't do, and to their credit, will be transparent about in suggesting work-arounds that are usually reasonable and not kludgy. When considered in the context of what it can do, this shortcoming is really immaterial, IMHO. It is flexible enough to handle multiple properties yet tame enough to make it a great choice for small HOAs and similar, less arduous, environments.

Reason for choosing Buildium

1) Because of the full panoply of functions that was available in Buildium. Some packages that claimed to manage property were just glorified spread sheets with a website tab built in. Buildium was head and shoulders above the others. 2) Buildium's cost offers reasonable price points depending on end user needs. We do not do rental/short term leasing so a number of tricks that Buildium can do are not needed for us. Our package choice reflects our narrower focus with a subscription cost that informs that choice. For the money, it is fantastic, again IMHO.

This has been an excellent experience, from set up to daily work. The few times I have gotten stuck and not been able to figure it out on my own, I have always received the BEST Customer Service, every single time. Pleasant, accurate, immediate help and a solution to my problem with one phone call. It is astonishing in this day and age. Thank you!!!

Pros

I have been in the Property Management field for over 30 years and started with a DOS based accounting program for our rentals. When it became too outdated to use anymore, my Broker dragged me, kicking and screaming, into the new age of online property management programs. After trying a few of them and being terribly discouraged and disappointed, I found Buildium and have not looked back since. The accounting features allow me to give my Landlords exact and professional reports and access to their account information through the portal. Nearly ALL of my tenants are paying online now, which is a great time saver and perfect for my small business situation. I am able to track every penny, every vacancy, every lease renewal AND I have it linked to my website so all it takes to put a property on the market is the click of a button. But the very best part about Buildium is their customer service!!! I have tried to figure out problems for HOURS on my own, then given up and called customer service to have an answer within minutes!!! It is amazing how fantastic the staff is. And the program keeps getting new features and fine tuning too. They listen to their customers and their excellent developers respond to our needs quickly. I've never had a better experience with ANY program or company, across the board. Highly recommend them.

Cons

The ONLY complaint I have about Buildium is that my ESCROW account balances, which are the tenant's money being held in trust, only show the Property Owner names on my reports.

I like that it's an online program, so I can sign into my account from anywhere and work remotely; and I like that we can offer the same online remote technology to our tenants, so they can contact us with maintenance requests, pay their rent or view their account anytime from anywhere.

Cons

Some of the features as mentioned in the previous page require manual checking, which leads to more chance of human error.

Extremely positive, cost effective, and reliable. Fully featured including Tenant Portal, repair requests receiving and tracking. Now includes document signing at no extra cost. Support is friendly and quick to solve problems keeping us on track.

Pros

Now that we have worked with it for a few years Buildium is an integral part of our operation. We could not operate as efficiently and as professionally as we do.

Cons

Very steep learning curve and there are still times when things happen we can't fix ourselves. But Buildium tech support is extremely understanding and quick to locate and fix issues.

We are very pleased with the company and intend to use more of their partners as we grow and require additional add-ons. We have received prompt responses and dealt with very courteous account managers.

Pros

We are newer to property management and ecstatic to have already landed our first 20 doors and HOA. Buildium allows us to communicate easily with one another, our tenants and the owners. We are looking forward to growing within the platform because it has so much to offer.

Cons

Because we do more than property management - our accounting ends up in two places because we need to use QuickBooks. It would be ideal if there were a proper integration. However, the accounting function for anyone who only handles management is AWESOME.

Honestly, it has helped our business out tremendously. The way it tracks financials for all associations and clients are able to pay online and also the apartment residents. Really glad this program allows the accounting part of any business along with the management of all properties in one program. It took the place of our "quickbooks" very easily. i love it

Pros

I was a little "iffy" at first with this program and didn't think it was worth the cost, but boy was I wrong. Great program and very easy to use, even for the "not so computer savy' people. I am glad I gave the program a try. Invaluable to property management.

Cons

The only thing I can say the program could improve is to be able to re-email a payment receipt. If for example and error was made posting the payment and edited the payment. Would like to be able to re-email payment receipts if edited.

Excellent. Even when I share the things that could use improvement, they are very minor in the grand scheme of this software. It covers all the basics of property management & the support team has always been very responsive & helpful. When we express frustrations or make suggestions on how things could be tweaked to better serve our business, I feel like they genuinely listen and are constantly making progress to improve the software to fit out needs.

Pros

The ease of it. You do not have to be an experienced computer programmer to navigate this software.

Cons

There are a few limits that the software has that won't allow us to always use it in a way we would prefer.

### "Buildium, it works great!"

Set up is fast and that was important because you can't just stop running the business to take the time to set up a software system. It simplified my bookkeeping to such an extent that I now have considerably more time to devote to the business.

Pros

It only took me 2 days part-time to lean how to use this software. While I normally really LOVE a printed User Manual (I'm old-school), the online Help available is very extensive and showed me what to do in every situation, so far. Setting up Properties, Owners, Leases and Tenants is remarkably simple and almost intuitive. Nicely done.

Cons

When I get the message (all the time) that says that an entry cannot be changed, I have to go to the original bill, deposit, etc. There needs to be a button that takes me there directly without having to go hunt for it.

Reason for choosing Buildium

A friend told me about Buildium and after reading online reviews (a lot of reviews), I didn't consider any other products.
