Excellent. Even when I share the things that could use improvement, they are very minor in the grand scheme of this software. It covers all the basics of property management & the support team has always been very responsive & helpful. When we express frustrations or make suggestions on how things could be tweaked to better serve our business, I feel like they genuinely listen and are constantly making progress to improve the software to fit out needs.

Pros

The ease of it. You do not have to be an experienced computer programmer to navigate this software.

Cons

There are a few limits that the software has that won't allow us to always use it in a way we would prefer.

Set up is fast and that was important because you can't just stop running the business to take the time to set up a software system. It simplified my bookkeeping to such an extent that I now have considerably more time to devote to the business.

Pros

It only took me 2 days part-time to lean how to use this software. While I normally really LOVE a printed User Manual (I'm old-school), the online Help available is very extensive and showed me what to do in every situation, so far. Setting up Properties, Owners, Leases and Tenants is remarkably simple and almost intuitive. Nicely done.

Cons

When I get the message (all the time) that says that an entry cannot be changed, I have to go to the original bill, deposit, etc. There needs to be a button that takes me there directly without having to go hunt for it.

A friend told me about and after reading online reviews (a lot of reviews), I didn't consider any other products.

So far the integration has been great. We have not yet got any product update reports on the above mentioned issues.

Cons

HST Representation on the owner/tenant ledger is incorrect. We needed a work around which is not the most efficient way. The auto calculation of HST on charges is not available. understands the liability account charges on tenant/owner ledger as the liability to the respective owner/tenant. It could be a liability to government too like in the case of HST. The rent roll and recurring charges list in tenant lease section should provide per sq ft rates for rental properties. The automatic bank reconciliation has not worked at all as it was advertised during the sales calls.

### "A Great Way To keep all of your Property Management needs organized"

Before we were using Google Drive and kept track of everything with spread sheets. makes it easier to keep all of your information together in one spot. Buildium is very user friendly. A little confusing at first but once you grasp how they organize everything you will catch on very quickly.

Pros

This app is wonderful and really helps keep the tenants, leases, contact info, maintenance requests, leasing and listing, Property Management, Work Orders, finances everything to do with Property Management all in order. It’s a great way to keep your company organized.

Cons

I wish that there was a feature that we could have the list of tenants, like with outstanding balances, and when leases are close to being up etc. There’s a process, and I wish I could have a list of tenants with the check mark boxes beside them to mark off and keep track of each process. And even when I leave the page, and go else where in . When I come back to the list it is still the same as when I left it and I don’t have to start over. Just so I can keep track of which task and property I’ve already done for said task. For example: We have leases ending soon, I have to email each owner of each property to see if they want to do a rent increase or move out. This is where I would need my first check list of tenants I need to do this for. Then the next step is to create said rent increase notices or move out notices , this would be the second check list of tenants so that I can mark off and keep track of each step of the process and which tenants I’ve already completed the rent increase notices/move out notices for. I need this to be able to make separate lists that save even when I leave the page and go else where in Buildium. Right now there is a check box by each tenant, but it’s not really designed to keep track of what your doing because when I leave the page and come back my check marks are gone and I have to start over and try to remember which tenants I’ve already completed the process before. When dealing with tons of tenants this would make my job easier

We wanted a real system to keep organized as we grow our company. Also all the cool features like making templates for various documents /emails and being able to send them out to all 100 tenants if I need too all at the same time. That makes my life so much easier. Also keeps track of tenant payments and finances, you still have to do your part finance wise but it makes everything easier. Buildium makes everything to do with Property Management easier.

While we don't currently have a checklist ability for your move-out or renewal process, you should be able to see the information you're looking for by running a Rent Roll report, which shows you most of the information you're looking for. You're also able to run Buildium in multiple tabs or windows at the same time, so you can keep the report open in one window, and navigate to any other page in a separate window. ### "Great Property Management software "

Overall I am pleased with this product. The more I work with it the more I find I am able to do.

Pros

This software allows me to communicate efficiently with tenants and owners and to find information quickly when needed. I also love that it is always adding new features and updating existing.

Cons

I would like to be able to text owners the way that I can tenants. I would also like to be able to do the owner PM agreements as well. Sometimes I need to add an addendum so it would be nice to be able to add documents to be signed as needed.

### "A great choice for property rentals (with a few limits)"

Overall, I am very happy that I've made the switch to . While there was a small learning curve (as expected), the training we received was excellent. While there are a few limitations to the software for my business model, it works and we've been able to adapt our processes easily to fit Buildium's work flow. As with any accounting software package, it may not be able to do everything your business requires, but it does work and it does work well.

Pros

All in all, this software works great, and is very stable. The process flow is intuitive and simple, but as with every software, has it own unique quirks. Once you get the process flow down, it does pretty much everything you could want a property rental software to do. This software is more directed at either individual landlords, or property rental companies who rent other people's property. If you're a company who self-owns a group of properties, just know functionally the software works great, but some of the reporting options and budget options won't fit that business model exactly. The functionality is there, and it works well. Incoming payment processing, and the automatic tracking of it works really well, and the multiple payment options are great for my customers. Moving from a traditional quickbooks-style accounting software to the online system, has been great. The functionality to log-in from anywhere (including mobile) to access the system is a huge improvement, and allowing multiple users to log-in at the same time is great. A bunch of the manual entry and accounting minutia that I experienced before has been removed from my plate.

Cons

From my customer's perspective, there are two main short comings of the software package. The first is the mobile app -- I'm told its slow and clunky to use. The general consensus of my customers is the web portal is superior and much easier to use. The second is the length of time a financial transaction takes. The transaction time for a credit card payment is typically end of day or next business day (not an instant charge), and an ACH is typically 2 business days to pull (so a customer can initiate the payment Friday, but not have money removed from their account until Tuesday.) From the business/accounting side, while all the data is there in , you can't do much easily with that data. The reporting side is very limited. While there are roughly about 20 reports built into Buildium, they are limited. There are the obvious Balance Sheet, P&L, Delinquent Customers, etc. reports -- it's pretty much limited to those built in reports. Getting data out of Buildium to play with in Excel is difficult, and the lack of reporting options can be disappointing. As stated before, the reporting and budgeting options in this software lends itself well to looking at houses at an individual level, but if you're a company who self-owns many properties - you won't be able to budget along the traditional company level -- all budgets are locked to specific houses. Money Transfer Times - money transfer is moderatel slow - 2-3 days for Credit/ACH, 5 bus days for Retail

has given us the tools to streamline our processes and make daily tasks easy. The online software makes it accessible no matter where the staff are located so that work orders, rent input, communications, etc. can be handled in real-time and on the spot. Everything from leases to lease renewals, maintenance requests to inspections are all in one spot, easily accessible. No more paper files to thumb through. The administration of property management has never been such a breeze.

Pros

As an accountant, the accounting features are awesome. Online payments make tracking incoming rents easier since there is less leg work. You can setup priorities on how payments are applied. The program is easy to use and to navigate. provides tutorials that are great training tools for new and even experienced users. Buildium was easy to setup and integrate into our company.

Cons

I have yet to find any complaints with 's program. There are continuing to improve and add features on a quarterly basis. There were no issues switching to this software from our previous system.

Great software, definitely a work in progress, however, it's getting to the end where things are getting refined and polished to be one of the best out there!

Pros

The ability to organize everything. Notes and files, communications and ledgers; it's all super fantastic and helpful.

Cons

Needs more ways to sort properties, like HOA communities, utilities, even a map section for all of the properties we manage would be awesome. More customization essentially. For tenants pages, Summary Pages, Etc. Maybe some more integrations as well.

Reporting is important and lets you know who owes how much and what bills need to be paid. It simplifies the bookkeeping aspect and gives accurate accounting if used properly. Really enjoy having a dashboard with all critical information at my fingertips.

Pros

is packed with features to streamline property management and cashflow. There is no better way to accept tenant payments and pay vendors online with the click of a few buttons. Once we got our tenants and vendors using the payment portal, we drastically reduced time spent on processing paper bills and checks. There are so many ways to automate tasks and save time.

Cons

I'm hoping that the developers add the "Duplicate Invoice" feature in the Bills module. This would save a lot of time when entering several bills at once. Setup is difficult but key to make the software work for you.

### "Best move i have made to automate my rental management - Tired Landlord!"

I feel it took my automation to a new level - making all my tasks much easier. I often tell fellow landlords if they don't have a software for managing their properties, they should definitely try out!

Pros

My husband who is very picky has really liked the accounting management he is able to achieve with . I take care of the maintenance portion and really appreciate that the tenants can put their repair request into the portal with pictures. From there, i can create a work order to send to a vendor/handyman and easily attach the photos, plus it will include the tenants contact info for their convenience - and mine!!

Cons

I miss that it doesnt send a text alert to my phone when a request for maintenance is entered, and it only does emails to the handyman. However, the ap has notifications, and i recently found a widget that i can put on my home screen and see incoming request...plus if i scroll down, it even has the previous ones so i can easily go right to it to update it. So, i give them a pass on no texts at this point!

### "The Cadillac of HOA/Condo/Property Management"

I have searched far and wide and is the best available for HOA/property management. I use it for all my monthly paying accounts, and find that the professional statements which are easily generated make managing the finances uncomplicated. Overall, Buildium is super customer friendly and has always met my expectations in the five years that I have been with them.

Pros

This software is mandatory if you have monthly payments for properties. It accepts EFT/Debit/Credit Cards and has a very user friendly approach to keeping financial records on individual homeowners in perfect shape. They also allow easy access for homeowners to both their own account and payments, and to governing documents, minutes, etc at any time. Imputing the payments and checks etc is easy and personalizing the accounting categories to fit your business is a snap. It pulls up a roster of homeowners and when someone moves out, changing out the account name takes seconds instead of laborious work in other spreadsheets etc. The to-do tasks list is very helpful for sharing among a busy office. In a vs spreadsheet choice, I would pick Buildium every time for accuracy, professionalism and most importantly ease of use. I pull down a list and print up invoices from many time periods, and to email the late invoices, is simply a matter of 2 seconds to pull up the right file and hit the correct button.

Cons

The non-bending method of making payments - where they require the vendor to log in and invoice directly vs just allowing me to make quick payments to say the lawn guy or other vendors who wouldn't know a computer if it smacked them in the face. I do not use this portion of the software. I have also asked them repeatedly to sell a 'lite' version of the subscription. One where they charge less for seasonal payments. I have several HOAs that only pay once a year, and can't use because it is cost prohibitive to have an account open for 12 months that only has one payment per year. They need to have a Florida/AZ/Seasonal version at a lower rate that has limited payments.

Overall to date after use of this product for 3+ years or so, it has been positive and for the most part appreciated. However, I would suggest being cautious and calculating when considering the new module roll outs vs their related cost increases for users especially considering the user demographics of the product as currently has a solid thing going right now in terms of their appreciation and overall responsiveness in terms of product module updates/new feature rollouts in response to their immediate user's feedback and needs in running their businesses.

Pros

Initially, its low cost and welcoming feel towards the smaller property management and investor teams which given all the recent price increases that has slowly faded and now feels almost as if price targeting is trending similar to Appfolio which was the primary reason we initially chose vs Appfolio upon start up. That said, I still do love the open request and feedback solicitation from the Buildium users in terms of specific function and modules we are looking for/need for running our business in addition to the pretty timely and mostly appropriate implementation of those related requests/updates requested by the users. Last of all being the remote Check printing feature that was recently rolled out within the past year or so as that was a complete game changer in terms of time savings on investors parts.

Cons

Still feed as if the different key modules of are too scattered about and not as either user friendly as needed and most significantly how those same critical modules do not do the best of jobs of being interconnected in the sense of communicating with one another to make processes streamlined and just less redundant throughout the Buildium suite overall. For example, there still could be plenty of improvement between the Rent Roll and Expiring Leases modules in addition to the same being said for the overall Accounting/Financial reporting modules themselves as those 2 specifically could use some vast improvements to help make them much more robust and professional.

The more I understand , the more I appreciate its features. The accounting features could be powerful if we had quality training.

Pros

I like the ever-expanding features. The accounting and property management aspects of this software, combined, could be robust.

Cons

Unfortunately, this company really needed an account representative to help guide the accounting setup. We cannot use the in-depth accounting reports because the accounting was not setup correctly years ago. Additionally, we would like to see easy statistics such as vacancy rate. However, it is hard to get an accurate count since some properties that are empty are going through renovation, and there is no way to distinguish this.

I train multiple users of to use it, help fix issues as they occur. Buildium makes it very easy to do and explain. I use it everyday doing the books in full for several accounts. I never cringe when investigating accounts for other peoples' errors because Buildium is so clear.

Pros

\*Ease of use cannot be overstated \*Screen aren't overly "busy" and the fonts are easily read, layout is obvious \*Accuracy and flexibility to make all accounting coherent and easy to explain to brokers/owners \*Reports generate quickly and while viewable on the screen can zero in on specific transactions, with interactive links \*Ability to email individual reports or export in a variety of printing styles \*Bank reconciliation and tie-out cash to properties and owners and company is simple \*Communications have improved a lot in the past year - SMS tracking communication with tenants is much better. \* banking window is AWESOME Being able to select by property and dates... Wonderful!!

\*Reporting fails - prints two pages when unnecessary, waste of paper, most people want one pagers - inability to email all owners their statements to each owner all at once. Can email individual reports only. Can't select properties on the fly- have to create a printing Group first. \*Email addresses in owner and tenant records still tried to jump outside of instead of taking you to a simplified email interface within for tracked communications. Sometimes it's a little clunky navigating back and forth to common areas like between lease and property \*Inability to produce a Invoice to the owner for reimbursing the broker/property manager or other vendors as needed. Owner statement doesn't reflect bills for the property entered but not yet paid.

is very user friendly and provides owner access 24/7/365 which is vital.

Cons

Multiple screens to get needed information, i.e. applicant email was removed from list of new applicants. Application must be opened to get contact information. Ability to copy email addresses from screen to send email outside system was removed. Most cons would be slanted toward my personal usage requirements of the product.

It is not a five star product because of the support they "don't give. The support staff are educators not problem solvers. The software is cheaper than the competitors and it works well. I would buy it again, but that doesn't mean they shouldn't fix the problems.

Pros

When you call support you do not have to wait on hold, they will call you back. Reporting is very nice. The system actually works. Price is fair.

Cons

Release communication: When the release breaks something and the accounts get messed up (like they did a upgrade for lease renewals that had a bug where the leases did not renew with the correct rent amount), the communication is horrible and they fix the problem going forward but not the messed up accounts. Phone support is lacking. When the error cannot be resolved immediately (by telling me what i did wrong), they rarely if ever follow up on the ticket. I don't know how they monitor their open tickets. One fellow did not even create a ticket, so after 1 week of waiting I called back to find out I had to start over. Then I waited another week and called back for a status, and there was no status -- still waiting 2 weeks in. When they have a problem to investigate, they do very poorly. Lastly, if you accept ACH or credit/ debit card payments and any item is disputed. the only way to communicate with them is via email. They will not verbally tell you anything. You initially get 7 days to provide evidence of a valid charge. After that the dispute remains on your account until it is re-credited to you account or nothing happens, and I mean nothing. In this case your evidence doesnt matter the charge back stands, doesn't notify you at all. They tell you it can take 4 months for a response and during that time the only way you know if it is settled is to EMAIL them.

I had been using a DOS based management program for nearly 20 years and had to go online due to the changes in technology. It was a very stressful time trying to find a program that could do what we needed and was affordable and that I could manage on my own. has been the answer. We LOVE the online payment option for our tenants and landlord. We LOVE all the reports and the way the accounting process is set up. Most of all, we LOVE the excellent customer support we recieve from the Buildium team. The whole experience has been outstanding.

Pros

The customer service is OUTSTANDING! There is no way to be able to solve all the problems of transitioning to a new program on your own; I tried that with another program, using the excellent documentation they had provided but was never able to overcome some of the posting problems I encountered. I ended up frustrated and stressed out from being unable to understand how the program wanted me to do things. However, when I ran into any problem with the program, all I have to do is submit a support ticket. I normally recieve an answer back within 24 hours. If it is a serious problem, I call customer service and I am ALWAYS able to reach a LIVE, FRIENDLY, American speaking Specialist that is able to see what my program is doing and walk me through the problem to the point that I can manage it and they always explain what is going on so I can understand it!! It is the absolute best program I have ever used, in any field, in my entire 40 year career in Property Management! And they are constantly updating the program and making it better! I don't think I have ever been happier with a buying decision in my life. I highly recommend this program and company to anyone who is going to be managing real estate.

Cons

The ONLY thing I can think of that I don't like about this program is that one of the report sorts I use is done by the owner first name, instead of last name and the security depsoit breakdown report is done by Owner name, instead of the Tenant Name. Other than that, I can not think of a single thing to complain about. It is a great company!

Pros

Love everything about such as the retail payment option, the owner ach payments, the general ledger, and the dashboard for easy navigation. IT's like you can put into automations.

Cons

I haven't ran into anything I haven't liked yet.

I worked for a property management company that used Rent Manager, which I thought was a better product. We came very close to switching to Appfolio because they offer a water utility chargeback and invoicing as part of their package. I've also had a hard time understanding the relationship between Real Page and . The sales people at Real Page don't understand their connection with Buildium. Buildium also doesn't offer a payroll package.

Pros

I suppose the dash board showing past due balances, expiring leases and activity of recent attempts to work with past due tenants.

Cons

That suddenly processes that you relied on suddenly stop working and tech support doesn't know why something doesn't work and they never get back to you with an answer other than that 'we're aware of the problem and we're looking into it." The search feature doesn't work as well as it used to.

### "Poor Website"

Software it great, easy to use and navigate. Website is not great and limited in customizing or changing.

Pros

Easy of use from the user end. What I like about the company is the always are trying to improve in areas that need it.

Cons

I don't like the website. It looks old and not professional. Other software companies allow the use the ability to have a website made for them for a cost and does not. As my company has grown it would be nice to show how we are professional and a good management company with a modern more professional website.

### "Good Option to Explore"

The company's overall experience was very positive. gives us the flexibility to control the company's finances, leases, tenants and properties in one place. Once you learn how to navigate, it allows controlling almost all property management processes. It still has room to adapt to Canadian companies and integrate with local apps/companies.

Pros

Flexible, intuitive and have all information about leases, properties, tenants and owner well organized. The e-pay feature makes transfers and payments easy to control. It has an incredible amount of reports to explore and robust accounting and financial modules. gives great help to transfer data from the old system to their system.

Cons

The implementation/transition to this software was difficult and time-consuming. It required time to familiarize and adapt the system to the company's processes. The initial training was a system general overview, not enough to understand it deeply.
