I have worked with Buildium in multiple businesses. We have also tried other software. Buildium has been the best I've worked with for Property Management.

Pros

Tenant and owner income/expense tracking as well as work orders.

Cons

Accounting capabilities are not available yet.

I would say the experience has been positive and has accomplished what we need. We're a small company so hopefully as we grow this can still meet our needs.

Pros

The tenant portal works great to track and update their ledger. Most of your tenants will use the portal to pay which makes it easy to identify which tenants are behind.

Cons

ePay is too slow to process payments. In some instances tenant payments show up in the bank account within a couple days but other times it has taken up to 10 days which is too long in my opinion. The penalties for late fees cannot be separately set up for each tenant which makes the process manual each month for leases that don't follow your standard penalty rate. The 1099 reporting is also very limited.

To clarify the ePay feature, the time of day and week a payment is submitted affects how long the processing time takes. For instance, weekends and bank holidays prolong the process, as banks do not process during those times. 10 days is a long time, however, so we recommend reaching out to support to check on the status of transactions that take longer than a few business days. They should be able to look into it for you.

Buildium was great with helping me with all of my questions that I had regarding their email and text message features. I finally decided to take some time to take a closer look at the features they offered and when I did, I realized how much time I wasted by not using these features earlier. No more copying and pasting emails/photos and text messages to and from tenants and owners (not fun to do).

Pros

I've been a customer of Buildium since 2010. I really like the fact on how Buildium saves me many hours throughout my workweek and helps me cover my tracks at the same time. This is helpful especially during the busy part of my day. One of the many great features that I like in Buildium's is the seamless integration they implemented into their software using a top rated property inspection software. It stores the inspection report with all of the photos and notes in one place for reference at a later date. I use my tablet onsite and the software does the rest. Another plus about Buildium is when I need to open a new work order (either onsite or in the office) for maintenance or a repair issue, I open the work order tab and everything you need is in one convenient place to manage the task from start to finish. Also, on Buildium's home screen, I have a dedicated section where I can review and update the progress of all work orders. In addition, each property manager has access to only their managed properties (specific authorization can be customized too). At the end of the day, all of this information is easy to locate, view, share and export and I know where to go if I need it. There Is So Much More...!

Cons

There's really not much that I could say about what I like "least" about Buildium. I say this because, they constantly make improvements and implement new features on a regular basis. There really is very little opportunity to say, "... I wish there was a better way to do this task..." They also ask for feedback on occasion and I like that too. I found that if there's a popular request made to Buildium they act on it and they implement those new features. All of their users can request and track new requests through their forum. A very transparent company who is serious about making my day easier, Buildium!

### "Gets the Job Done; Would like more Features"

Software functions well and is reliable, Customers and Clients tell us they DO NOT like the portal and don't understand reports. I have volunteered to be in a user group to develop reports but have not been contacted yet.

Pros

The software is easy to use and fairly flexible; we do use it in some ways that are not intended to address unique situations. I also like that there is a forum for user requested features where the community can "vote" on improvements.

Cons

Development of new features that are highly requested by the community could be responded to faster. There are also some requests that seem more like fixing a bug than a new feature that are ignored completely. These are things that affect our staff on a daily basis, e.g. emails that are automatically sent to customers and clients that have a link to the message thread in the portal where they can respond directly in thread (which is a good thing)- - EXCEPT the link is so cryptic that the average user does not realize it is a link, so they end up emailing us and we spend countless hours copying and pasting just to try to keep our documentation complete. If the developers would make the link more apparent and/or make email replies automatically update the message thread it would be really great.

Is Buildium GOING OUT OF BUSINESS?

None at the moment. I am appalled with the company at the moment after using the system for 5 years.

Cons

Is Buildium GOING OUT OF BUSINESS? Is anyone else having trouble getting hold of a human being at Buildium?!?!?!?!? I was on hold for 5 hours yesterday! Till the system disconnected me. No customer service agents available. I called the sales department and immediately a human answered. They were very nice but had no way of transferring my call to anywhere else in the company, not even a manger. It is day 2 now and no answer from Buildium. The sales line and the customer service line both have an automatic answer that there is a company meeting. My call is regarding the FORTE automatic payment system which has received funds from our renters but is not transferring funds to our account. I find it very suspicious that a company is: 1. Receiving funds for rent transactions but not paying the property company the rent. 2. The Customer support line is so busy that it can not answer calls. 3. The sales department answers immediately with a live person yet can not transfer a call to a service agent or a manager. 4. Sales can call me back directly the same day to up sell me a product while I am still having no call back form a manager or service agent. 5. I leave my contact number several times with a live person. Sales reaches me at my number yet I get an email from service that they can not reach me at a good number. 6. I send a reply email to service and give them my number that sales used to call me and I get a reply email from service that I need to supply a con

Buildium helps me send automated messages, such as lease renewal reminders, rent increase notices, and move-in instructions. This feature helps me communicate more effectively with tenants and improve tenant satisfaction.

Pros

Buildium's maintenance tools enable property managers to create and track work orders, communicate with tenants and vendors, and ensure that maintenance tasks are completed on time and within budget. Buildium has a relatively intuitive interface and it offers integrations with a variety of other software platforms which allows property managers to seamlessly integrate Buildium into their existing workflows and systems, further increasing efficiency and productivity.

Cons

Flexibility to customize the platform to fit specific needs. While Buildium does offer some customization options, i want want more control over the interface and the ability to create custom fields or reports. Buildium can be challenging to use for complex properties with multiple units, leases, and accounting requirements.

### "Best investment of our HOA"

Bookkeeping and reports are easy to enter and pull. Reconciliations are flawless. When I figured out that we could save documents/invoices by entering all outgoing payments as bills first, it was GREAT! The approval process is really good for checks and balances in our management of the community. One of the issues that I believe will be solved in the next 10 years is that some of our most elderly residents (usually those in their 80's) don't like portals and believe that their information will not be secure. Younger residents don't seem to have the same issues (by younger I mean anyone under 80). In 2017, when we took over management from a management company, we had a treasurer who wanted to do accounting and tracking with spreadsheets and was literally afraid of online software. He was over 80. Because of the time it takes to manage a community as a volunteer, it is usual to have elder individuals involved in boards and committees. We have it down to a handful of those who refuse to go to their portals. Lastly, my request to have an online process for architectural control does not seem to have gotten to the front of the line. It would be so beneficial for us to have that to be able to streamline another process for self-management.

Pros

Buildium has been great for our resident managed HOA. We did a thorough vetting job in choosing our management software, and it has lived up to what we hoped for. The books are right there, and we can allow anyone to see all that is going on at any time. Board members and volunteers have different levels of access, and that has made it easy for reporting. Resident portals are great, and the communication is easy.

Cons

Size of documents/invoices you can is smaller than needed, so I often have to split documents into parts which is annoying. The email took doesn't allow cut and paste of a pdf into the body of text. I always have to send our newsletter as an attachment. Sometimes q & a does not answer my questions for simple things -- such as, I misspelled the name of a new owner, and it took me 30 minutes to figure out how to correct, because there was no answer provided in q & a. My biggest "complaint" would be that this is rental focused in some regard, and we have no tenants. We only have owners, and residents sometimes tell us they are confused by the things that say "tenants" or refer to rentals.

Buldium likes other software company, they did some things very good, some needs improve. They have good customer support team and some good ideas, but Buidium should understand that they need stronger programmers to improve the database. We will stay here for couple years and growing with them and see what they can change and improve.

Pros

Cons

Database. This software doesn't have "back" or "return" key. The data of each page not connect with each others well. Buildium built a good building, a lot rooms inside, but when you tried to from one room to other, you would have to go outside first.

### "A robust operations platform that saves time and money"

Great! Customer service has always been helpful, and the tool is very stable.

Pros

Rent tracking and customizable late fee policies, leasing/advertising tools, renewal countdowns, and work orders are among my favorite tools within Buidium.

Cons

The reporting features (especially ePay reports to reconcile credit card transaction costs on a per-property basis) are not 100% clear or intuitive. I would like to see some community best practices for various reports.

### "Great cloud-based accounting software for rental property management"

We use Buildium to manage the financial accounting Profit/Loss status for 16 residential rental properties.

Pros

Ability to manage property accounting G/L and Financial Statements at the individual property level and at the consolidated level for all rental properties.

Cons

We have used Buildium for 4-5 years to manage the financial accounting responsibilities of 16 residential rental properties. We are aware Buildium can handle many more aspects of rental property maintenance such as tenant portals, online payments, lease applications and management, vendor management, etc., but we have not yet graduated into these features.

Reason for choosing Buildium

Ease of use to setup each individual rental property in Buildium using a common chart of accounts for all properties. Peace of mind of investing in a cloud-based product to prevent loss of data and information due to physical computer harddrive crash or computer theft that would result in loss of all previously recorded accounting info.

### "Read this before making the mistake we did !"

This is the 2nd review we have posted on lack of customer services and the unwillingness of this company to assist their clients. Instead of writing a descriptive review we have decided that we will just copy and past section from the last email communication with the companies supposed "Stevie Award Winning" Customer "dis-service rep" Jeana Pndelli. You as the consumer should decide if you would want to be treats as "low priority" based on the below email. Client: 9/27 "Hi Jeana, I have brought this issue up with everyone from call in support up to you now. When you go into reports to search for a budget the drop down menu does not let you narrow down by typing in a letter. Therefore, we have to go through the entire list of all the properties to find the budget we need. Most all other drop downs in Buildium let you narrow down. Why not this one? " Buildium Response: 9/27 "The "budget vs actuals" report still has legacy coding on the back-end which does not allow you to search within the property field. It has been a while since we updated this feature/report which is why the older coding still exists. I can bring this to our level two support team's attention as I agree each report parameters page should be consistent." Client: 9/27 "Thanks but just so you know this was already sent to your level two about a year ago when I brought it up. Not sure why it takes so long to fix issues. " Client: 10/11 What the status on fixing this issue. Last you said you sent it to level two. When will it be fixed? This is an extremely time wasting glitch to have during budget season! Buildium Response: 10/11 I just checked on the status of this with our level two team. They let me know it was sent up to our engineers and developers. We don't currently have an estimated time frame for when this change will be made Client: 10/11 So we don't know if it will be a few weeks or a few years? Buildium: 10/12 I can't give a time frame for when this will be changed since it's been sent up as a lower priority item. I'll send you an update by 10/28 Client: 10/31 10/28 has passed. Buildium: 11/1 I spoke with the product manager in charge of this feature last week and he let me know it's still in low priority status but he hopes to have the redesign done as soon as possible some time this year. However, we can't give a definitive time frame just yet since lower priority items often get bumped lower for higher priority bugs.

Nothing really.

Cons

Lack of customer service. Armature accounting and reports. Unwillingness to listen to their clients. Horrendous file management system. Not for HOA management .

I really like Buildium and the ease it offers. I've used 3 other softwares and Buildium is as good or better.

Pros

The reporting and accounting is very good in comparison to other softwares.

Cons

You have to click through several links to get to places when it could be compartmentalized better. Example - Click property, click unit, click lease, click tenant. This could be cut in half.

For navigating, we often offer different avenues to get to a particular page so you can find one that works best for your flow. For example, when looking for a tenant, you can take the path you mentioned, but you can also find them through the Rent Roll page, or even more directly on the Tenants, both of which are in the Rentals menu. An even more direct option is through the global search at the top of every page. Just type the resident's name, and click! Hope that helps! Thanks again.

Overall very user-friendly software. Easy to navigate. They had a representative come to our office to troubleshoot any issues and work on new ideas with us for solutions and new features.

Pros

Easy to navigate. The menu is not overcrowded with unused options. Search bar picks up a lot of details to easily find owners. Easy payment options for owners and clear cut statements.

Cons

Nothing really. Minor glitches and they had a representative come to our office to troubleshoot any issues and work on new ideas with us for solutions and new features.

### "Not best for the Greek industry"

Would like to see better integration with HappyCo Inspections into Buildium. WOuld like to see kinks with HelloSign transition better worked out. Kinks with the Rent page are a regular frustration causing extra work.

Pros

Transition to HelloSign has been mostly positive.

Cons

Some financial reports are really off and don't lead with an accountant or auditors mindset which causes a lot of extra work on our team.

Reason for choosing Buildium

Would likely transition to Revela if we didn't want to have to deal with adjusting to a whole new system again.

### "Poor Customer Service"

Friendly interface and good functionality overall.

Cons

The Customer Service is VERY POOR - tickets get generated but not followed up on. You have to call multiple times because you get to speak to untrained and unexperienced people who are very limited in their action to solve an issue. Our business was in put in serious jeopardy due to Buildium's decision to put a hold on our bank account due to incompetencies of underwriting team of verifying basic information as an SSN - we had to wait a week to get the funds released when finally (after 3 years of service) they were able to run a basic background check on us to confirm that everything was in order. Very poor business decision on Buildium's side.... Be very careful when trusting a company like Buildium run your customer finances in this manner..... Very disappointing and unprofessional!!!

### "Love the System but It's not Perfect"

I've been very happy with Buildium. It's all inclusive and I don't need other software to run the business (other than google drive and email!). I do wish they would do better at supporting financial recording for EFTs. However, they are constantly making upgrades and I feel heard as a customer. I'm confident the software will continue to improve as time goes on.

Pros

I love that it has so many functions and is constantly being improved. The help sections and customer support are the best I've ever encountered. I love the lease renewal work flow which makes my job so much easier. The tenant and owner portals are a wonderful resource that allows clients to help themselves before contacting me.

Cons

This system is really set up to support people who use checks. We do not. We do everything by EFT and because of that we have to do a lot of work arounds to record things in Buildium. It's not ideal and sometimes becomes complicated.

Again this is really simple and great for the amount of money but Id love to see more improvements more often. I enjoy using the program and do find it be most of what I need.

Pros

Love how simple this is to use! I personally didnt have a big bookkeeping/accounting background so setting up, implementing and using this was much easier than other software that is for more of an advanced user. Tenant messaging is great! Love the use of resident website.

Cons

Wish I could do more with the tenant emails, notices. I have to use a third party to get really cool looking emails/notices. You cant even really put in a image which would be helpful. Reports are customizable enough. As we are all different I would love to have more options for the reports not just on what info they show, or filter out but the actual width of columns, etc. I dont like to export to spreadsheet then edit. More ability to communicate with all parties on a work order, right now you can only update by checking tenant or owner. Would love to be able to send messages to vendors separate from tenants/owners. Also hate having to make a task then work order, it should really be just a work order. Then you can create a task for other things.

Price and simplicity. On boarding for both is a long process and they charge (which is crazy). Buildium was setup quickly, then we added the extra services. It was really easy to set up and is still very simple to use.

### "Buildium has made our job harder not easier. So many problems hard to explain all of them."

none. our job is harder with the software than without it. Not worth the money. Your platform is so inflexible that minor adjustments are a major hurdle. Recently I used your 1099 feature and find out that you dont efile with the states and even worse you dont provide or send us copies of the 1099's to file with the state. Your system is not designed to make the PM job easier but rather line your pockets. I cant tell you how many pages on your site say OOOOPS! You must know by now that your platform is poorly designed.

Pros

Epay is the only feature that is worth mentioning. However, with that said once a payment is made if it is made prior to the posting of the charge you had better know the Buildium accounting method and know how to withhold deposits make new charges and completely review every account in your ledger to make sure the charges get posted. The system should automatically know how and when to post these payments . Bad Accounting Design!

Cons

Everything else! the software has failed our company in the accounting module, the maintenance module, and lately the 1099 feature is worthless. They dont even send you a usable copy of what was filed. Constantly have to look at search results that say OOOPS! That is unacceptable . Cant do payroll, cant use a credit card without double entry, Cant ever get ahold of customer service. Rarely return calls the same day. Although to their credit the representatives are patient and understanding to the weaknesses of the system often sharing the same frustration and anxt.

Saves time and allows better communication with tenants

Pros

Ease of use. Very intuitive design. It is customized for Property Management and for rental owners.

Cons

Their are a few functionality items that I would like to see added. I do understand that it is not efficient to add a feature based on only a few people requesting it. The reset password link to tenants needs to be looked at. When you reset a tenant password, the link expires after 10-15 minutes. That pretty much means you have to be on the phone with them to make sure they are in front of a computer when you reset. However, most of our requests for a reset come via e-mail and when we respond and do the rest, we can not guarantee the end user is going to take action right away. I understand security, but a 24 hour expiration on a password reset would be more reasonable. Security-wise,...if someone hacks into a tenant user account the only thing they can really do is post a work order or pay the persons rent for them. Hacker has no reason to get into someones Tenant account so no need for such short time frame on password reset procedures.

I still keep recommending this to new clients. This is great for full use property management. With rental owners, I only use the tenant side of things. As a bookkeeper, quickbooks is a much faster way of the day to day finances. Balance sheet accts in buildium don't have the features you need to track properly for assets and liabilities. Just track the tenants and journal entry in the activity at month end into quickbooks. It's easy and perfect. Buildium reports help.

Pros

From uploading properties and tenants to everyday use, this software is great. Tracking tenants, maintenance and bank accounts are easy.

Cons

There are some behind the scenes programming that could make this run smoother and quicker for the user. A quicker way to add one time tenant charges would be nice. Too many clicks to get it done, especially if you have multiple tenants you need to add charges too.

### "The One to Use"

Pros

If time and $$ is what you want to save, look no further. No, it's not perfect but keeps my small rental portfolio organized and is worth the price. Adding Tenant Turner to Buildium was a game changer!

Cons

Too many clicks to get what I need. Interface needs updated. Need to be able to use credit card inside app to accept holding/security deposit b4 accepting applicant. Also need to allow 1st month's rent to be paid any time during the month at move in and then prorate in month two.

### "Good easy to use and cost effective Property Management Software"

I am a old school guy and Understand why the software steps are as they are, but many times the software shows a escrow account warning when no warning is warranted, the software assumes I Follow its directive ,I find it cumbersome and repetitive at times.also when the tenant and landlord are settled up , I should be able to delete the account without interference from the software, I want to run my company noot have Buildium make the decisions .

Pros

Simplicity, and cost make this a good software package for property management,I have and I would recommend to others.

Cons

I prefer to track payments from tenants and to owners on the same page, our security deposits live in a separate account, when third party payments are processed sometimes the payments are not accurate per property but are in total, very confusing for individual accounts, the record deposit feature is redundant and unnecessary IMO

### "Professional and Polished"

When we were choosing which software to partner with, Buildium quickly rose to the top. Today, four years into business, I don't know what we'd do without it. From an accounting perspective, my accounting team has been pleased with the company reporting capabilities. From a management perspective, it allows our smaller firm to look as polished and professional - if not more so - than our larger competitors. It all comes down to how well users work the system. We feel we've gotten into our groove when it comes to onboarding, marketing, maintenance and more. The only thing I wish Buildium would consider is greater training options for those new to the software. That said, I managed to get us started (initially) and train the other users. And whenever we have a question, the support team is always a close phone call away. I would absolutely recommend the software to anyone as the best for ease of use, accounting capabilities and managed growth of the business.

Ease of use. Tech support available by phone.

Cons

User training options at the start of use. Perhaps online classes could be considered?

### "The Worst Rental Managment Software "

My interaction with agents at Buildium has been for them to tell me "you bought it". yes I did but after the first year (btw will only do monthly on any software now) I can then get out.

Pros

Rent listings about all I can say. Maybe something with the tenant portal for documenting service requests.

Cons

E-pay, Poor interfaces, Limited services in the accounting software, Lists your properties as "apartments" on websites not as what they are. The list goes on and on.

Reason for choosing Buildium

Features thinking that I could cancel Quickbooks, Docusign, and my website developer. WRONG

### "Easy to use becoming more Robust "

Been using Buildium for about 6 years. We have been able to manage properties much more effeciently and thoroughly. Tenants now are more interactive and easier to recieve payments and get work orders done, so much less deferred maintenance. The software is intuitive and pretty easy to use. When we have needed Customer support there has typically been a live person that is very helpful.

Pros

The software is pretty easy to use, intuitive. Buildium does not really encourage integration with other Apps easily.

Cons

That Tenants can't do Independent Home inspections. OR that We can't tie another software into Buildium easily to allow us to customize a few things.

Reason for choosing Buildium

Because we are a smaller company and did not need to manipulate software as much as Yardi allows (therefore costing more). FYI - I recently tried to upgrade my buildium membership but it absolutely did not make sense financially. I think it would be beneficial for there to be an option for smaller companies of less than 100 properties to be able to get the premium package for a lesser price. (I want open API and will not ever be more than 50 properties, so a package for a smaller number of properties would be something the big companies like Yardi don't offer)
