### "Customer service used to be great."

While using the mass email function to send owner reports I've had multiple issues with the system not recognizing owner email addresses. I've called customer service and emailed and still have no resolution. The first 1 1/2 I was with were fantastic. Customer service was helpful and always had the right answer. About a year ago something changed and calls to customer service no longer produce results. I'm considering switching to a new program.

Pros

I like the ease of use, little training is needed to make full use of the system.

Cons

The owner portal isn't as easy to use as expected.

I have been using the software on and off at different companies for over a decade. It is critical to my work and helps out a lot.

Pros

The ease of use getting around is beneficial. The ability to receive EFT rent payments is huge for us.

Cons

I do not like that you are only able to attach a small file to bills/checks. It would be much better to be able to attach larger files. It would also be beneficial to be able to attach more than one file to bills/checks. I also would like to see credit card accounts to be handled differently. We make it work by using a bank account, but would like to not have to have a work around for feature likes this.

Positive. Very similar to my thoughts above in the Pros section. Have valued and enjoyed seeing what Real Page has done with this product since the acquisition a few years back.

Pros

Other than how easy and clean the layout is.....my favorite part of is how they utilize and solicit user feedback....and then for the most part, implement the right changes.

Cons

The Financial Reports and Accounting modules are still lacking. Not to mention the Financials Tab within the Accounting module....is just useless in my opinion. Would love to see really take the time and initiate to improve and revise this. Which would include getting feedback from any users who are Accountants or CPAs by trade or have those backgrounds. Myself for example would love to partake in this if asked.

Very favorable. They have grown large, to the point that user support takes much longer than it did previously. However, the tech support folks do make an effort to help resolve the isssue.

Pros

The property management business is very complicated. The multiple functions demanded of a P/M software are many and require proper set up and use. offers tremendous value for the cost. Users who disparage this software, often do not know how to set it up properly.

Cons

It's complex and needs to be set up properly. The academy video training was added many years after we began using it and is a tremendous asset to a new or inexperienced user.

### "Do not care about fair treatment. All they want is Money!"

I have been a customer of for 5-6 years. I saw them grow. Today, once they are more stable and more successful as many people gave them their trust and loyalty, Buildium became a robot. Yes, A Robot, with no Human touch. You want to speak to someone, you need to pay extra. Otherwise, you simply create a ticket, and then you may wait for a reply for several days. For us, the Property Managers, who are committed to high service quality standards before our customers, this issue is really causing problems. Also, in July I prepaid Buildium services for 300 units. Actually for both Buildium and HappyCo. With all Covid 19, my business lost units, and I asked to return some money for unused units. They replied that I need to downgrade. I went ahead and downgraded, no refund is offered. They replied that they will process a refund. After, they said they will not give me anything :(  This is very sad to see a company with heart going to this low and take advantage of loyal people who once gave them their business and trust, which helped them to grow. 

Pros

Portal, Statements, Online Payment work great. Customer say that accounting is confusing, but we used to it.

Cons

A quality of Customer service is declined

### "Pretty good software for our small property company"

Pros

The software is easy to use across multiple platforms; I can use it from my smartphone, tablet, or from a PC with an internet connection. It has lots of useful features. As a six-property small company, we only use a few of the features so far. We started using it for the accounting. But there is more; I especially like the applicant tracking feature which we used for the first time in the past month. It happened to be integrated with a product we actually already used for credit/background checks. I was able to send a prospective tenant a link to the website produces for you where the tenant could complete the application online. I then sent links for the SmartMove credit/background check to the prospect. It all fed back into Buildium and even notified the prospects of our decision by email. There is also a way to post new listings online with Zillow, Trulia, etc. from within Buildium. As we were already set up for another method, I have not used it yet but will likely try on the next property we have available. It allows you to add property pictures, property descriptions and leasing information that would save time on properties with higher turnover. There is a built-in website-making function that has a lot of potential to set your tenants up with accounting and other information online. There is a method for setting up payments online too, but it's tied into just one vendor. As I don't want to give up any percentage of the rent we receive to a credit card company, I'm not using that one myself. I'm not sure if you could use other vendors for online payments. I do plan on setting up my tenants online so they can see the payments we have posted for them and their lease information. They will also be able to request maintenance items online, too, which would be helpful in our tracking of such items.

Cons

There is a learning curve to figuring out how to effectively use the software. Also, there are some things it won't do without a workaround from an accounting standpoint. We have mortgages on some property which takes a workaround to account for properly. Also, the payment method assumes you cut a check or use their EFT system. In reality, we usually use a credit card and pay off that bill. But we have to account for it by pretending that we cut a check. Not a dealbreaker, but it takes some work sometimes to figure out the workaround for a given situation. The Help function is useful, and I am sure contacting the company would work too (although we have not needed to contact them for questions so far).

I have come to rely on always being there when I need to enter information into the system or to generate a report or look up a transaction. I can't remember ever having a time when the system was down or not available. Not having to worry about this gives me peace of mind, and in a sometimes hectic environment, this is important. Buildium is dependable.

Pros

I use daily and rely on it to enter information that will be used to generate monthly and annual reports. The finished product is easy to read and looks very professional. Our owners know they are in good hands when they can easily see where there money is spent and feel confident that we are protecting their investment. For our tenants, they really like being able to pay their rent on line, saving them time and money. If I have an issue that needs to be resolved, I know I can count on Buildium's customer service department to answer my questions quickly and accurately.

Cons

I understand how this software works now because I have been using it for the past several years, however, there was a little bit of a learning curve. Because I know the limitations of and how to get around them, there is less and less that I don't like about the software.

### "Buildium Hates Their Customers! Stay Away!"

Pros

I have been a customer since 2012 and have paid my bill on time EVERY TIME! But, Buildium could care less about their customers. I had fraud on my bank account and my payment couldnt go thru because my bank account was locked down. I called Buildium to ask if I could have a week for the bank to set up my new bank account and they said "no way", you can't access your Buildium account until you pay your bill (mind you, my bill is THOUSANDS of dollars!!!). I can not access any of my clients' accounts on Buildium and will have shut down my entire business while I wait for the bank to set up a new bank account and release my funds because BUILDIUM SUCKS and HATES THEIR CUSTOMERS!!!!

Pros

There are multiple features to like about software, from their online training to the ease of use, to the owner and tenant online portals to their ongoing upgrades.

Cons

Integration wasn’t an issue. One thing that is missing that should be there is credit reporting of tenant payments. This will help tenants establish history and improve housing opportunities as well as help owners collect bad accounts. Good news is takes suggestions and I’m sure they’re working on it!

### "Do Not Buy Buildium"

Yuck!

Pros

I like that it is web-based. The online Help search feature is average. It returns too many suggestions. However, when you find the relevant item, the instructions are well written.

Cons

1) Net Income does NOT flow correctly to the Balance Sheet. While this is IMPOSSIBLE in every accounting package I have used, somehow does this. (For perspective, I have been doing accounting 37 years.) Telephone tech support was unable to resolve the issue. 2) Adjusting journal entries cannot be made at the tenant level, only at the property level. Thus, many steps are required for what should be very simple entries. 3) Very limited search capabilities. a. Cannot search ledgers on amount, payee, or reconciled status. b. Cannot export Tenant Ledgers to Excel for better searching capabilities. c. Cannot export General Ledger. 4) Cannot memorize custom reports. Parameters of reports must be reentered each time the underlying built-in report is used. This is VERY time consuming and error prone. 5) Lousy tech support by email. Slow or NO response. 6) When concluding editing or viewing detail of an item in a tenant ledger, the program goes back to ALL Tenants for the property rather than returning to the tenant ledger on which work was being done. So, to continue working, the user has to find the appropriate tenant and reopen the ledger. This is very time consuming. 7) On-line training videos have a music track playing while the presenter is speaking. This is VERY distracting.

I needed a system where everything was in one place. I love the EFT rent payment and rent tracking. It is easy to list apartments available and easy to track down applications.

Cons

The inability to straight invoice owners just like quickbooks does. Sometimes I dont want to pull from rent and the owner contribution is very bulky. I wish I was able to accept more rent without having to get it approved. It makes onboarding a property difficult if I need to accept rent quickly

### "Definitely Worth a Try"

Overall, I think is a good company and I think they are struggling with the fast growth process, as many companies do. The cost of their program is less than Appfolio and the folks that work for them are better at helping out with issues. I found Appfolio's phone support to be mostly snarky know-it-alls and patronizing 20-somethings with an attitude who seemed to be bothered by my questions . Buildium support has never come across that way.

Pros

The set up process and assistance in doing it was quite seamless. The ongoing support is there if you need it and the tutorials, although not great or always up to date, do help you figure things out without having to call in.

Cons

The close-out of a tenant can be awkward and not intuitive. The return of security deposits with interest and charging of fees is clunky. Also, when a lease runs out, the system doesn't roll them over to month-to-month. It simply just closes out the lease on line and makes it look like the tenant doesn't live there anymore or owe any rent. This is both frustrating and stressful because if a tenant owes money and decides not to declare that, they could potentially get away without paying rent. There needs to be a change in the rollover of the leases in the system so we don't miss collecting rent.

No software is perfect but seems to care about making theirs as good as possible. I find Buildium extremely easy to use.

Pros

I picked up the basics of in one day. I am not a software expert. It provides nearly everything I need and provides info in an easy to digest format for my clients.

Cons

could do better on reveiwng user suggestions and implementing them. I have been asking for a custom chart of accounts for each client for 5+ years.

Amazing customer service, amazing product.

Pros

keeps innovating. They add features that make the software more user friendly and keep innovating their software to be more attractive. If you manage more than 10 properties, this is a must have.

Cons

\-Tenants get very confused in the payment history section. This would be nice to clean up and make more user friendly with filters, sections for different charges, etc. -The ability to change addresses for tenants while filling out a check.

Pros

takes something complicated and makes it easy and user friendly. I have used several other property management softwares and they are overly complicated and clunky. Every time I implement one of their add-ons, it saves me hours per week. It's deflationary software. I am able to manage many more units than I ever thought possible by myself with no additional support staff. This allows me to maintain great margins and it is ready to scale when I am ready. The technical support is excellent and has a call back feature during the rare times that they cant answer my call right away. Underrated feature for those of us that don't have time to sit on hold.

Cons

If I had to pick something to nitpick about I would want some more optionality with the reports. I would also like to be able to perform much more functions from the mobile app. Finally, the integration with happy inspector is pretty poor. The process of uploading inspections to the lease is cumbersome.

I had used Propertyware previously and while robust it was overly complicated and prone to many glitches and problems. Seemed like they were constantly having to retool features. is a breath of fresh air compared to Propertyware.

Pros

Easy and use friendly! The online payment system and space to store lease, pm agreements, insurance docs, bills, etc makes this the best source for our managers, landlords and tenants!!

Cons

The online work order and maintenance features are not the best. Having this all in one place for tenants to post can cause misunderstandings and gives tenants a place to complain before discussion with manager to resolve the issues.

### "Overall a Quality Property Management Software Platform"

Overall is a really good platform to use especially if you want things to be automatically done or updated. I like that customize dashboard that lets you know when leases are expiring and need to be renewed. They also allow you to auto list properties for rent. This is extremely helpful for us. One down side of this platform is the inability to send debts to collection like other platforms have. Overall, I would recommend Buildium as long as they were made aware of the extra charges and services they continue to try and promote to tenants.

Pros

The thing I like the post is that it automatically applies late fees to accounts. It also auto notifies tenants once they make a payment on their account. I like that you can email every tenant using one email instead of trying to email them individually. The site is very user friendly with a customizable dashboard to help you get a quick snap shot of your rentals.

Cons

I don't like some of the auto emails that get sent to tenants to help sell some of the products is promoting. For instance, they want all tenants to have insurance and will continually email them to get them to purchase insurance that Buildium gets a cut of. They also are encouraging tenants to set up ACH payments, which if you don't have the top account level, charges the owner to use the service. I feel like Buildium continues to try and do add ons from both the tenants and the owners which is frustrating considering the amount of money we pay for the software.

Mobile app could be a little more inclusive of the management side of the software. But it is good for tenants and owners to use.

Regarding mobile apps, we do have a manager app that you can find on the Apple App Store: https://apps.apple.com/us/app/buildium/id1288105237 or on the Google Play store: https://play.google.com/store/apps/details?id=com.buildium.android&hl=en\_US&gl=US Through the Buildium app, you can do many of the same functions that you can through the website, like manage tasks, record resident payments, view property, resident, or vendor information, and more. allows our rental department to stay organized and provides easy and efficient access to data information. I could not imagine doing my daily tasks without Buildium.

Pros

The general format of the total program is good and maybe better than other programs used in the past. I really like the latest update of the status button for work orders

Cons

I do not like that doesn't have a feature where multiple windows with in Buildium can be open at the same time. (if it exists, forgive me for not knowing how to use it) I do not like that Buildium doesn't have a back button feature, especially in the tasks and work order screens. I do not like that Buildium will allow a partial online payment to be received. It should not receive a tenant online payment unless the full balance is being paid. This is a problem when tenants owe for late fees or maybe a repair expense. I would like to have the auto email option to send a work order to a owner even if the vendor has no email. It only gives that choice if the vendor has an email set up in the system. Some of our vendors receive work orders by phone or text or in person but the owner still needs to know what work is being done. It might be a nice feature for Buildium to store invoices in the system once a work order is completed. Not just the picture attachment spot within tasks and work orders. it it were a data base maybe or at least folders to store scanned copies. The work orders feature to add in the vendor parts and labors costs and description still seems cumbersome especially when dollar amounts are entered and then the book keep tries to pay bills. It may be we need Builduim training in this area. it should be a really useful feature. Sometimes Buildium seems to add double charges under tenants ledger info. Every now and then a random double charge pops up.
