Pros

offer many features that make work easier and faster. The companion mobile app allows users to stay informed and in the loop even on the road. Task tracking helps keep things front and center. Property pages keep info in one, easy to find location.

Cons

While the mobile app is great, it differs greatly from the PC version making use by those not as tech savvy difficult. Some of our older employees struggle to navigate the app. It's not impossible, just frustrating.

it's here. but I think it can be better. I can the impression it was made mainly for HOA association and that is not me.

Pros

Keep tracks of the to do task and make recurring tasks.

Cons

that the tenants have difficult time responding within the request they made. and that they change the state. Also dislike that the workorder tab and the bill do not work together as much as i would like.

Overall I am really enjoying the program and feel it has made things easier for its users and for our tenants.

Pros

Love the Tenant Portal and all the features it offers. Accounting functions are easy to use and there is a simple way to make any type of entry.

Cons

Would be very helpful is there was a report to track both Liability & Worker Comp insurance for Vendors & Certificates Of Liability for Commercial Tenants. As well as Property Taxes & Insurance on all Properties.

Very positive experience. We are solving the business problem related to remote property management.

Pros

The features that are most impactful are accounting, automated rent collection, and customizable accurate reporting. Integration was easy and onboarding agent helped a lot.

Cons

No features missing. I would personally replace 'reports' with interactive dashboard that pulls important information automatically. There are a lot of reports to choose from and not all are relevant or hard to remember what they do.

### "Bank integration"

From 2017 to late 2019 we were very happy with them. They were bought by RealPage in 2019. My guess is this has something to do with the issues we are facing now.

Pros

Mostly user friendly and easy to use when the bank integration worked.

Cons

No longer lets us reconcile with the bank link. States specifically this is a feature of their software but we are told by that we will have to manually reconcile. This was a PRIMARY reason we chose Buildium. The answers we get as to why are inconsistent from each person we speak with. Now we are being told that our subscription price is being raised. Would be nice if they were accountable for their issues but it's a constant passing of the blame.

With auto-reconciliation, we rely on compatibility with the banks and their login requirements. Recently, an issue has been identified with banks that have multi-factor authentication as part of their log-in process; this includes receiving a code via text or an authentication app. I hope this provides more background for you around this functionality.

Our real estate company found the need to hire a service that could somehow help us to automate our processes and keep our documentation in order before the great wave of customers to come to require our services, the need for expansion led us to acquire PMS, which has helped us to live this transition with serene calm due to the great facilities provided by this platform.

Pros

All invoice payments can be made accurately and smoothly within the tool giving greater productivity to its use and the development of operations in the company. To be able to keep track of the expenses is completely necessary due to the need to be able to keep a constant control of the money avoiding that without realizing it we can fall into the red in a business as unstable as it is today the real estate. The PMS tool is recommended mostly in small and medium businesses because its accounting system is not as good as we expected, it has a number of limitations that can make the experience not entirely usable for this type of situation. The customer service is the worst of all the platform, long waiting times, do not provide sufficient solutions to simple problems.

Cons

We miss a more intuitive work generation system because demanding different tasks to different employees can sometimes be annoying and create a waste of time that we clearly do not want to assume. Sometimes the website is slow and does not work the way we expect it to, this could be improved with a little time and dedication to the platform in question. Customer service is lousy.

Pros

The system is easy to launch, use, and explain to owners and tenants. Has made my life so much easier! Online tenant portal and app allows tenants to communicate about their property and make payments. Owners have their own access which allows them to see their statements and reports. Makes the entire process simple and easy! Runs my entire property mgmt company!

Right now, I am very satisfied with this software! They are constantly updating and adding new features.

The software is better the Yardi and Quickbooks, but I will say I am on the phone with the support staff at least once a week with questions and hope future iterations work better with Apple products.

Pros

We like the monthly reporting feature and how all the transactions flow into the reports.

Cons

It does not play well with an i-Pad and I am not sure how it will do with other Apple products. Several delays or hang ups that cause you to go to History and clear out the Cache once or twice a day, or after a hour or two’s use.

The business problems that are being solved by are mostly property management issues. With Buildium we're to quickly add and remove residential agreements quickly and efficiently. Some of the benefits we're able to realize with Buildium include, but are not limited to, the capability of reporting maintenance issues with ease to help ensure the upkeep of the property, and monitoring and tracking financial transactions with ease.

Pros

Integration with existing business processes is exceptionally easy, and quite helpful! The most impactful feature is the property management feature; it's easy to use and supports all the property needs of our program.

Cons

There's no features that are missing or that I think need any form of improvement. There are no aspects of this product that are difficult to use, and integration with current business processes is simple. I do not have any negative feedback to provide for this product. I think this product is great!

We like the ACH function of collecting rent from tenant.

Cons

The banking is confusing to setup - and waiting 7-10 business days to be approved along with 3 months bank statements is difficult when we have a new account for a new building.

Needs more accounting features such as automatic reversal of journal entries, listing balance sheet accounts on a report based on liquidity, and, comparison to budget reports on a consolidated basis.

Our biggest challenge was gathering all of our data as it was stored in numerous systems. 's deployment staff was excellent in helping us to get off the ground. We were live within 30 days of starting and have continued to add functionality throughout the year.

Pros

We have been live for just over a year now. We use the applications, electronic rent collection (epay), accounting, Resident Center, and task tracking (maintenance) features of . Their automation has saved us so much time and money.

Cons

Wishlist rather than cons as the system is very good: 1) multiple applications would be good based on the type of property rather than being limited to just 1 application, 2) the ability to move a tenant out and move a new tenant in on the same day, 3) better tenant communications (emailing and messaging) above and beyond what is built-in, we adopted Follow-up Boss for this, 4) API should be open to Zapier

I switched to from QuickBooks in July 2011 and will switch off on January 1, 2012. We manage about 100 single family properties that are owned by about 30 investors. Yes Buildium is easy. Yes it is simple but if you are in the business of managing properties for multiple owners it just doesn't do the job. First, there is no way to invoice an owner for repairs. Buildium says you should have enough in your reserve account to cover the bill. OK, that makes sense, but what if you don't? There is no way within the system to tell an owner about upcoming expenses. You have to use another accounting system (QuickBooks for me) to invoice and track receipts. Then you have to add the invoice and payment to Buildium so the owner's reports on the portal (a nice but rarely used feature) are complete. The ability to sort reports is nearly non-existent. Buildium says to down load the report to Excel and then sort. Trouble is, the Excel file has so many merged fields that you cannot sort a single column. It is taking me 15 minutes to find and remove all the merged header information before a simple sort can be done. If you select the entire sheet then un-merge the report becomes a mess. The ability to "find" is absolutely non-existent. If you get a check for $1,453.62 and need to know where to apply it, good luck my friend. You have to call the issuer and get the name of the property and unit. Receipts, statements and reports, which are generated as pdf, are all formatted differently. This means you have to have 3 different types of window envelopes on hand at all times. Buildium is "joined at the hip" with NELCO printing and I have not been able to find checks other than NELCO's that print correctly. Why is this a big deal? NELCO charges $0.35 a check while Costco charges $0.035 per per check. If Buildium is not getting commissions on the business they send to NELCO, they certainly should. The online help search feature is worthless. There is no content searching so whatever word you type in the search box shows every page that includes any of the searched words. Skip the search and go directly to their index. With a little effort you can find an answer. The support team is quite pleasant and responds quickly. They rarely, however, have a direct answer and absolutely refuse to ever confirm a feature, like sending a bill to an owner, is just not there. What they do is endlessly reply, "We don't understand your question, please clarify." I have no one to blame for selecting Buildium except myself. When I asked to be shown features in the online demo I was told to talk to sales. When I asked sales the same question they said to sign up for a demo. In summary Buildium is cheap and easy but of little substance.

I have a few minor quibbles with Jim’s review, but he’s mostly right. While you can invoice an owner for repairs, it’s not as easy as it should be. Jim’s also right about our reports; we provide most of the reports people expect, but you can’t customize them and trying to manipulate them in Excel is a pain. That’s something we plan to tackle in a future release. It’s also way too hard to find what you’re looking for in the current release, but that’s changing with the new global search feature due out in the next few weeks. You still won’t be able to search for a missing check, but that’s on our roadmap too.

For the money, provides us the software and support to organize and track our apartment business . It does much more than what I was looking for, and I look forward to utilizing more of its features.

Pros

Once we onboarded and learned how to use for our small, single owner apartments business, It is easy to keep track of tenant payment histories. We started from an all-paper system, and Buildium helped us organize and begin tracking, collecting, and summarizing our units and tenants. I am thankful for the help and support modules. They're well done and easy to follow. If they don't solve my problem, customer support has been there for us.

Cons

Navigating from one screen to the next can be cumbersome. Reporting designs are limited to what they select as important. For instance, I cannot alphabetize my past due tenants. The app is very limited as to what it can do or what can be seen without going into full site.

### "Rental Management Software that just works!!"

We used to use QuickBooks, it is not geared towards property managers. QuickBooks has a set of vast libraries of functions to cover way to many different businesses. is made for just that reason. Buildium has saved us a lot. We no longer need a bookkeeper to handle the simple task of day to day entries.

Pros

is an awesome piece on software, easy to learn. They have video tutorials for almost everything the software is designed to do. When I run into something I don't have time to go find the answer to I just call them, their support is the best. They have walked me through several situations in a kind and generous way. Buildium has tenant and property owner login pages so that they can see how or company is handling their properties, I can receive payments online. Tenants can submit repair items online as well. The list goes on & on.

Cons

is not geared to do all of your bookkeeping in. If you chose to go this route there is some double entering that you will have to do. I think they should develop a setting that could be changed to do just that. My business keeps the money on the books, you have to redeposit the money back into the main business account on several of the functions if you plan to use it as your bookkeeping software.

We entered one property in it with extreme difficulty. Decided not enter any more. For any property the underwriter needs 10 days to make decision and that’s unnecessary. Asking question on the list of owners and who owns at what percent Is not what a software company should know or care.

Pros

There is a training, there is a live customer support although there Is not much help they can offer.

Cons

Extremely complicated to use, or work with. Needs substantial training. There is underwriter which will ask extremely personal questions, more than what your State or IRS will ask (seriously). Definitely not made for commercial property management.

The system is very user friendly, the partner integrations add value that wasn't there before, reports are easy to read, and the Resident Center is a great way to communicate with the tenants.

Cons

I would like to be able to transfer tenants within the community, or to sister properties, without moving out and moving back in and I'd also like the record deposit screen to have a filter function (by property, by unit number, and by amount). A move-out/move-in report would be nice too, and the ability to run the Vacancy report within a specific time frame.

### "High Hopes and Mislead"

The customer service was just terrible. They don't tell you that you have to apply for online payments. When we were denied everyone stopped reaching out to us, wouldn't answer our questions about why. We called customer support multiple times, by multiple employees to try and find out what or who the problem was on the application. It was extremely disappointing. Also online payments should be ensured for a property management software. AT THE LEAST they should be very up front about it and have you apply before spending three weeks transferring all your information into the platform, customizing applications, settings, fees, setting up staff logins, etc. Then drop you and not respond or answer any of your questions? horrid service. The whole ePay thing is a mess. The onboarding process was also 5 times longer than it needed to be. We had all the templates for information transfer done in a matter of days, but had to wait two weeks to have a phone call where we watched our onboarding rep input the templates for 20 minutes... They just need a lot of help refining their onboarding process, removing redundancies, and expressing the process. We were so excited for the switch to , but are so disappointed with how things turned out that we will never go back to them.

Pros

Had all the features we wanted in a new property management software and the support software was very easy to use. As I dive in I keep finding more wonderful features that are very useful and simple to understand/navigate.

Cons

The customer service was just terrible, and is ultimately what lost our business. Online tenant payment are run through a third party software that needs to be applied for for each bank account (which they run employees credit check for as well as the business and the business owners credit... who bases a businesses future on an employees credit?).

has simplified our accounting system dramatically. Easy to enter information, easy to find information. Terrific. Tenant portal has also been a significant tool for us and for our tenants.

Maintains records of all maintenance requests. Simplifies assignment of work orders to contractors. Overall a significant impact on increased productivity and increased tenant satisfaction.

Would be nice to have a search feature that would allow me to search for a transaction using a keyword or dollar amount. Would be good to allow larger attachments than 1 MB for invoices.

Pros

I like the “live” link with bank accounts for owner draws and electronic rent payments. The accounting functions are well designed and very useable …particularly 1099 tax filing (such a time saver!). Reporting is pretty straightforward and comprehensive. Tracking recurring and one-time tasks is useful. The ability to save documents to properties, owners, or leases is really nice.

Cons

Specifically about the software I can’t think of any functionality we use that I could criticize. The on-boarding (implementation) process was rushed. A few more questions about specifics of our business would have circumvented several problems we encountered. One example was security deposits…held by owner vs. held by property manager. This is not unusual for a software company but technical support expertise can be spotty at times. While I understand that everyone needs to start somewhere it can be frustrating when I know more than the technical “expert” trying to help me solve a problem.
