Cons

The accounting module is very weak. It is not at all up to par with the rest of the product!

### "Like Buildium so much!"

Pros

We're a somewhat small Property Management company in California with about 140 units, and I like a lot of things about Buildium. The customer service reps are helpful and polite, which is so noticeable today. They know what they are talking about, and I understand their explanations; they speak clearly and in good English, especially with accounting questions, as accounting is so confusing to me. I like the ease of using the program; I quickly adjusted to it. I seldom need to call customer service, as I can figure things out myself 90% of the time. As time goes on (we've been using Buildium only since December 2013), I keep finding new reasons to like the program. I haven't even used all of the capabilities that it offers. The lease ledger setup, entering payments, check writing, using reports, figuring out where we are in our bank account, and more are easy. I love how if I make a mistake, correcting it is easy, which wasn't the case with our old system. What I really like about the program is that Buildium tweaks its program frequently based on input from customers. They seem to listen to customer needs and make changes. I've really noticed this, and it is very positive! When we were looking at new software cost was important, and Buildium offered one of the best values. But because the cost was so competitive, I worried that we might regret going with Buildium. Some of the other companies really pushed their software hard and put down Buildium and some other companies, but we're happy now that we've been using Buildium for seven months, and we have no plans to go with any competitor's software in the future.

Cons

The system slows down sometimes around 4 or 5PM Pacific time, but I'm not sure that it's Buildium's fault. We're in California, and customer service phone help ends at 2:00 PM Pacific Time, and it seems that when I occasionally want to call, it's after 2:00 PM, which is a little frustrating. The reports are great, but there is just one report which I used to run on my old program that isn't available on Buildium in the same format. Otherwise, I've found all the reports so far that I need. I really can't think of anything else of significance that Buildium doesn't offer.

### "The problem we have with Buildium"

We really do like Buildium (a lot) in so many ways; however, we continue to try out other software ONLY due to the tax issue causing us audit issues.

Pros

To many to list - I really like all of the many great features.

Cons

The online help is mostly outdated/missing steps- it RARELY includes all the steps required resulting in calling the support line, using valuable time on hold & no assurance of receiving a call back, the time difference, we have a limited window as is. Being closed weekends& all holidays is very frustrating. The Academy is very basic entry and great info but we often are not in that perfect world, video of common problems would be very helpful from the helpline as they often say we see this a lot!! Only talking to the support line do you understand how to do perform the entry, this could Free up the support line for uncommon issues. For a Canadian Company it is very upsetting that GST has not been ignored for a long time, this is requirement by law and one that has cost us a great deal of time - it is not a wish or would like to have, it is an essential MUST have, yet, Buildium is working on improving features such as communicating more efficiently with texts, etc. These are great features but compared to Tax and Government it simply feels like you are not concerned with the needs of your Canadian Clients. We had an issue with moving in new tenants it auto applied a payment for the deposits, Buildium was over 4 mths replying&we had to bug Buildium for an answer. We missed it on 1 ledger cost us a lot of time trying to find out why our bank Acct was short. Still no solution, its now sporadic. I sure hope it isn’t affecting any large companies. (only 3 con items :))

### "Disappointing and getting worse"

I once felt like a valued customer, but with the multiple buy outs be prepared to feel like a number more so than a client.

Pros

Buildium is a very basic property management software that will work well for small property management companies who do not require many features and who do not require much customer service.

Cons

Customer service has progressively gotten worse and worse over the 7+ years I have used them. Buildium lacks many very basic features. There is always a "work around" to accomplish something that should be simple, but with Buildium very rarely is anything simple.

Reason for choosing Buildium

They used to have a small company feel with great customer service but the times have changed for Buildium.

### "Pay to Play"

The set up required some major staff time however the Buildium team was great. The Help line has ben good most of the time, there has been a few times when it took up to 45 minutes to reach a human which is disappointing.

Pros

Allowing us to put our best foot forward with a public facing site and a tenant portal is great. It also is excellent to be able to manage our lease ledger etc.

Cons

I knew when we selected Buildium that there were modular aspects that required payment and separate agreements but the sales team does not do a good job of explaining exactly how shackled your listing experience is without paying Zillow for access to their site. They also do not clearly explain the hoops that your listings must jump through to by syndicated across the other listing sites.

### "Good in Theory, but Terrible in Application"

Continous cosmetic portal adjustments are annoying. Time should be spent fixing the weird glitches in the system.

Pros

The basics are easy to use and the lease tracking is helpful, also ACH&#s ' EFT's are easy to set up.

Cons

The accounting is terrible. I manage multiple companies under one login, and it fails to communicate with the other companies (ie notes and loans b/w them or even simple paid out transactions. I have to create contra Notes and Loans accts. to create a full transaction for both companies Lessor and Maker. The reconciliations block you from adjusting dates, accounts, and amounts and if you use the " bills" feature, you have to cancel the check, to adjust any aspect of the Bill. It is not user-friendly. Also, I am still unable to find the automated email to re-send to tenants to create the online payment portal.

### "Game Changer"

Pros

Buildium has been a complete gamechanger in terms of financial management and tenant communication. Tenants now make all payments via EFT and post automatically, eliminating errors and saving time. This alone has saved me many hours a month. In addition, the "resident center" site allows all tenants to access documents and other important information at any time. The applicant background check and leasing "add ons" are well worth the additional minimal charges.

Cons

The third party Leasing capability was recently changed and that required additional work on my end. Also, would like there to be commercial leasing focus in the software as it appears to be residential focused.

Reason for choosing Buildium

Buildium was the first product I looked at. It provided me the ability to have a trial period. It was so easy to set up that I was sold early.

They do a good job at marketing there products and services for themselves

Cons

I am a fairly intelligent/skilled guy. The software was nearly impossible to use. All these great features you apparently need a Masters degree to set up and implement. NO WORRIES THOUGH, YOU CAN HIRE THEIR SISTER COMPANY APM TO TEACH YOU HOW TO USE IT!! This part is not in the marketing! I could not find anywhere on the website to cancel so I call customer service and they tell me that I don't have phone support in my subscription and to submit a ticket through the help desk. Unbelievable!!

Hi Chris, I'm sorry you haven't had a good experience so far. For clarification, APM is a separate service to get leads for more rental owners to manage for. They are not a Buildium trainer. Buildium Academy is a great resource to learn how to use Buildium, and you can access it through the Help & Support menu in your Buildium account. You also have access to our support library, and you can search using keywords or by asking a question (ie, How do I receive a payment?) and you'll find step-by-step articles that should help. I am very happy with Buildium. I love the online tutorials. I find I can solve most problems using the help function. Buildium has made my life so much easier.

Pros

I love working with Buildium. It is very user friendly. I also love the accounting features. It used to take me hours to reconcile accounts and now I am able to do it in less then an hour max. I love the tenant portal and that our tenants can pay online. I also love that Buildium is ALWAYS improving. They take our suggestions and keep making the program more functional and easy to use. I will never use another program for managing my property management company.

Cons

I wish that we were able to text owners and potential tenants from using the messaging service. I have to have a separate text service to message owners. I also wish there was a waiting list feature. It would be so nice to have all of that information in one place.

This software helped me to truly organize my day to day operations. When you are dealing with money and families dwelling, you can't make mistakes.

The only problem I had was tenants moving in and out of housing. Adding and removing tenants from a property gets confusing in the software.

Very easy to use. Posting rent and bills is simple. Move outs are also easy to maneuver.

Cons

The Rental Owner Statements. Also, the Rent Roll Report does not include future tenants as far as the security deposit we have on hand.

My overall experience with Buildium has been very good. At times I don’t feel I am using it to its full capacity. Not because I may not understand the technology it’s making time to sit down and learn the technology. I am a full-time teacher plus run a full-time family business through Buildium.

Pros

The software keeps me organized. It brings me directly to the ledgers that I need. It definitely takes out some of the added paperwork.

Cons

I often find that when I’m looking for a solution to a glitch or problem that I’m having on Buildium instead of answering my question directly it takes me through many steps just to get the answer.

It is straight to the point to use. Most features are easy to learn and master, and we can do a lot of things in less time

Cons

What I'd like to suggest to be added in its features are: - enable "copy/duplicate" entries and transactions - enable to import bank transactions as CSV file and to facilitate auto recon for convenience - enable to extract General Ledger transactions - enable write off of accounts receivables without affecting (reducing) income accounts - have a better platform/design to monitor account balances and movements in these balances

Pros

We are almost there after 18 months . The balance sheet needs to have the ability to make subtotal similarly to the P&L and other reports. I use to do software support and beta testing. this is a benign request in that if you put it in, those that don't need it can ignore it and those that need it would have it. I am surprised this hasn't been asked for before now. Reasoning: Now my office manager has to convert data to excel data sheet and has to MANUALLY to the subtotal. This is very dangerous. We do sub totals of all operating accounts and than subtotal for all reserve monies and they must match. I would like your software to produce a clean Balance sheet.

Cons

this is all second hand but : downtime has been having spikes. Follow up after property manager submits a problem. I feel that when she sends you an issue, it should open a work ticket in our system and in yours as well.

Very good. I can't imagine getting started without it. We started with a 32 unit complex.

Pros

This platform is easy tonuse and has a lot of automation and built-in tools. It has been extremely helpful for establishing systems as a new property owner & manager.

Cons

Some of the book keeping features have taken a little bit to play around with and understand how they work, but with a little trouble shooting I have it figured out.

The tech support isn't what it needs to be. They need to be able to fix issues faster and make changes to the platform in a more timely manner.

Pros

The accounting system is easy to use. We switched everything over from Quickbooks to Buildium for out accounting and that is going well.

Cons

The button to send emails to alternate emails does not work. Also the time to load all the bank accounts is 2-3 minutes per time which is frustrating.

Overall, its easy. Customer service is stellar! Very responsive.

Pros

I like the communications feature. Being able to send bulk messages to residents is a time saver! I also like the Help and Support functions.

Cons

I wish we could create a Work Order Template. There are some things we would like to so they are automatically included instead of typing out. I would also like to see a way to keep track of CC transactions without entering a bill.

One of the biggest benefits in using Buildium over previous products is the ability to process everything we need for all of our properties in one place. Their customer service staff have always been knowledgeable and extremely helpful.

Pros

Buildium fulfills our needs for both property management and bookkeeping seamlessly, including integration with third party software. We use the online banking and inspection software offered. I love the continual updates and improvements most. Each one makes my job easier and faster.

Cons

There is a bit of a learning curve if you are used to windows based programs, but once you get the hang of it.. piece of cake. I would like more customization of reports than is offered and the ability to create new bills or checks by copying an existing one.

Buildium has freed up a lot of time during the application process, the manual rent payment processing (thanks to ePay), and allows me to store relevant documents (leases, copies of repairs) online and accessible at any time.

Pros

I like that I can upload and save data that I need while out of the office, and have current information at my fingertips as this is an online based system. No need to run back to the office and dig through a filing cabinet. I love it when tenants pay online and Owners sign up for direct deposit, ePay is a must!

Cons

I do not like that I don't get a warning message if I attempt to double charge a management fee for the same period.

Pros

They are a comprehensive end to end solution for all your property management software needs.

Cons

Slow to change between pages. You can open multiple tabs but then you have to remember to refresh when you switch pages.
